Property Ratings at The Reserves at Alafaya
My family and I lived at the Reserves at Alafaya for almost two years now. We moved after buying our first home. We absolutely love the ambiance, the location to all the great schools, Avalon Park, and Waterford Town Center. It made everything convenient. We were also a short drive to Winter Park and Downtown Orlando. We absolutely loved the access to parks and walking and biking trails. We loved the pool and all the amenities. The staff are all super friendly and very responsive to assist any way they can. The staff all live on the property as well, so that says a lot. We lived in a three-bedroom next to the lake, so it had a very relaxing atmosphere, privacy, and the extra bedroom made for a great home office. I would definitely recommend the Reserves at Alafaya.

I have been living here since August 2020. The transition that has happened for this community has been amazing. The leasing office is all extremely pleasant. The maintenance men are always smiling and helpful. I love all of the community efforts that they roll out. I highly recommend this community!
Its difficult to get maintenance to do a job. I have to keep constantly calling. The hallways are always dirty. The same garbage is on the floor in the halls since I moved it. No one sweeps or mops. Raccoons ate a neighbors garbage and all the foods stains are still in the floor for weeks. The facility is nice but maintenance is a terrible, lazy or under staffed department.

We are gearing up for our monthly hallway cleanings again this week coming up and will send out notices to the buildings the day prior to pressure washing. This should take care of that hallway. Been here almost 2 months. No issues. Front office is super helpful and nice. Maintenance staff great also. Facilities are well maintained and clean. No complaints!

We have been very pleased with our time at Reverses at Alafaya. The new property management (circa summer 2020) has done a great job improving the landscaping and making new additions to the property (such as a dog-washing station opening soon). Management is obviously concerned with the little things, and it shows in how well they've maintained the property. The apartments themselves are also very nice; they are well designed, making living in them very comfortable; and our apartment has a nice lake view that can't be beat

Finally I am enjoying my apartment home at the Reserves of Alafaya since new property mgmt. Greystar took over this community. Kandy in the office is so professional & friendly, I appreciate all she does! The maintenance on grounds are professional & even wave to you as they golf cart around during the day. Since Greystar took over, I see much needed improvements finally being done. The grounds look awesome with palm tree trimming and other plant trimming. The breezeways are clean now too as they were power washed. I know a few residents in my building and they are always kind & friendly in passing. Reserves at Alafaya is a great place to live now that Greystar is managing. Thank you Greystar!

Change of staff recently was big mistake. Service used to be great. Now we can't get anyone to answer emails or calls. Maintenance takes forever to fix things now. Grounds look horrible. Trash everywhere. Wouldn't recommend to anyone. Will not be renewing daughters lease

From when we toured till about halfway through our lease we loved the reserves. Then it seemed to be issue after issue, the gates would be open for weeks at a time, maintenance was horrible we put in 4 requests for the same issue and the 4th time they came out and the job still isn't done a month later.

We are thrilled to be living at this apartment complex, and have had a great experience overall. Our only major issue has been with neighbors smoking on the premises (both cigarettes and marijuana). It seems this hasn't been effectively communicated (other than in the fine print) as people truly smoke excessively and it is not very strongly enforced once reported. We understand it is a difficult situation to navigate and enforce, but it has been a huge discomfort.

Joy and the staff are absolutely amazing. It is a beautiful neighborhood, that is close enough to UCF, the airport, and lots of entertainment. It is however a little loud being right on Alafaya.

The community itself is a wonderful place to be. Service request system needs a revamp. There are other living managements that utilize a ticketing system which allows the tenant to enter the ticket and track status from beginning to completed.
The whole atmosphere while we were getting a tour of the complex was amazing. Very welcoming.
The apartment offers many good features, but the price of the utilities package was a bit high
Service from the maintenance man Harry is excellent! Harry is a fabulous maintenance worker and we really like him/his demeanor. He's always resolved our maintenance orders/issues, very courteous and friendly. He's one of my favorite at this community.
Nice upgrades, but wish the closets were bigger for storage.
I would recommend this apartment community due to the personalized attention I receive from the management and service/maintenance personnel.

Did not like that it was REQUIRED to pay for cable/internet, and did not like it was REQUIRED to pay for trash service. It essentially raised the rent beyond advertised rates. Because you could not opt out...you had to pay it.
we would recommend the community cause we know that nothing is perfect,the apartment space is great and each building would not have the same problems,community is well kept

You'll be living in a ressort surrounded by nature with top qualité service all years round; Is ? place To call HOME.
The apartments are nice, however are somewhat pricey compared to nearby areas.
We Love these apartments but there are so many things that can be improved.(ej.cleanliness in the hallways) We have been offered in others even with less rent, but we have not gone, we have been almost 2 years and we love it!
We felt at home as soon as we walked into the clubhouse. It's an establishment that goes the extra mile with personal touches to welcome guests and make them feel at home. It's a clean and beautiful environment, with intentional attention to detail that makes the whole experience peaceful and exciting.
We visited several communities recently since my family and I will be relocating in Florida from Texas end of May. Daniel was more than exceptional,showing us around, answering my questions and have been very helpful in answering questions I've had after our visit. We are excited to make this community our home soon. Daniel is an excellent agent!:)
I think the number 1 reason why i WOULD recommend is based on the community! All office/maintenance members are such a pleasure to see/work with. I've heard horror stories about other apartment complexes, none of which compare to my experience at Alafaya Heights! Another reason I would recommend this place is all of the great amenities we get and for the price. Rent is high in this part of town in general but the amenities make it feel worth it paying so much. Thank you to all for making my stay at Alafaya Heights such a pleasure! It would truly be a "dream location" if it just wasn't for the darn misquotes lol jk jk!
When I was moving to Florida the Reserves was the last place I looked at. As soon as I saw the grounds a d the apartment I was hooked. The grounds are always well kept. The area was safe and the apartments very well built. I have stayed in them through two hurricanes and not a scratch.
I would recommend this apartment community based on the very helpful and welcoming office personnel and the community itself. The complex is beautiful and I love living here.
It seems like a lovely place, not too rowdy and the employees seem to really care. In addition to being pro puppy!
