Property Ratings at Reserves at Arlington
Lauren is the best. She made the process easy. I applied for the apartment while I was out of state and I came back and moved in the same day . The pictures looks just like the unit. The hallways are clean. I would definitely recommend this place.

If i could give this place -100 stars i would. They never get back to you about anything and never respond to emails. I’ve never been more frustrated with anything like this before. Hallways smell like rotten fish and just terrible overall. Awful management

I was living with black mold and I had reached out to the renters office multiple times and maintenance and they did not do anything about it for a new tendons that you’re letting in a dirty and gross if you live here you’re gonna be living with black mold and cockroaches
First I would like to say that his company changes their rent on a day to day basis. I know several people who have the same lease as me, same level, same building where our rent prices differ $100 each direction. The appliances and carpet are terribly old. Our water heater was replaced and broke twice during our lease. Our electrical was never fixed, lights would go off and on all of the time. I could go on and on, they gave me issues with my SERVICE ANIMAL. I can not say anything good about the staff or property. If you’re looking for a place to live. Stay away from Harvard Square.
I've lived here for over a year and I RECOMMEND YOU TO GET STAY AWAY FROM THIS APARTMENT! This is not the place for anyone with the right state of mind to live in! The staff appear to be really nice and friendly, selling their apartments a pet friendly, community friendly with all sorts of activities happening in the community. But it's all a LIE! The place was really rundown, they don't have the features they mentioned to you about. Loving the fold-down ironing board, the rich carpet with upgraded pad or even Intercom System?! I'm warning you. It's all a lie none of those features exist. They love to overcharge you for every little thing. I've got charged $1000 for carpet fee even after I hired a professional carpet cleaning company to clean the carpet after I moved out. When they advertise about this apartment being pet friendly, they are just trying to get you to move in and praying they you would bring a pet along so they can charge you $1000 for carpet fee. Totally see no point in pet deposit, pet fee and even pet rent when what they were after was just the $1000 carpet fee.
Lived here for 2 years. Here is our experience: long story short – we DO NOT RECOMMEND THIS PLACE AT ALL!! The first year was kind of weird. It was under different management, but our neighbors were kind of partiers. They would literally be hanging out of the windows and having parties well into the night, almost every night. Got management involved but their policy is that they must be able to hear it from your apartment. You have to stay up and wait for the nighttime manager to come into your apartment (took 45 min – hour each time) and they almost always watched out for her to stop. They moved out, so yay! That problem is over. A string of burglaries happens often. DO NOT leave anything in your cars! And lock the doors! Another problem we had were DRUG DEALS in the freaking parking lot. We had to call the police on multiple occasion giving them as much info as possible. They once came into the apartments and it was the end of that. There are a LOT of OSU students here but those two were really the only problem we’ve had with people. Had issues with the appliances in our apartment. According to the maintenance guy, whoever owned the building before them did not do basic maintenance. Like, putting the washers on the toilet so that we won’t have a flooding bathroom ever flush, the tub still has not been fixed and wont plug/drain right, and the dishwasher likes to chew parts. Had issues with responsibility. Sounds weird but THREE TIMES they ended up cutting our internet cord and would not accept responsibility for it because “the internet company should have buried it/buried it better”. THEY WERE DIGGING AND ENDED UP CUTTING OUR CORD! How about they make sure they aren’t going to be doing anything like that? There are wires around the apartment and sticking out of the ground where maintenance has done “yard work”. So they ended up costing us $50 a pop for their “it’s not our fault”. Our car ended up getting hit in the parking lot pretty bad while on vacation and they refused to help with camera/ect because “it’s not their fault or responsibility”. Management changed and they have been trying to push for community type things here. I just find them annoying because I do not care to have tacos or pizza with my neighbors. May be cool for others though, but I honestly wish they would leave us alone more. They LOVE to shove papers under the door/on the door to “inform” you.
Make sure you get your notice of leaving/not renewing your lease in before 60 days of the leases end. One day later than 60 and you are locked in to 2 months at an inflated rate...
I have lived here for like a year and a half and I am an osu student. Yes it is right next to the 18 stop but it takes 20-30 mins to get to campus. The maintenance is AMAZING! so good. The units kinda suck, I hope you like carpet. The stuff is old but works. If you want to save some money and get somewhere nice and quite, come here.
Been here just over a year and can't really complain. Parking has become somewhat an issue and noise (especially dogs barking) can be annoying but it's a nice play to live. Everyone is nice and accommodating and the maintenance take care of things is a quick manner. Having a patio and an in-unit WD would be nice but you can't have everything. Would recommend.
