Property Ratings at Resia Coral Reef
Lance and Nancy have been nothing but helpful and supportive of my situation and giving the short time line to move in possible. They were very nice and helpful. They’re the reason why we decided to move into coral reef apartments. The community is very inviting and well kept maintenance is on call and responds quickly! :) definitely worth a place to recommend!!
I'd prefer to live under a bridge than living in this place! It's totally disorganized, every month you have to get in touch with a call center to ask for the rent to be corrected, and the office is rarely opened! Don't do it if you value your money!

Hello, thank you for your feedback. Our Resident Care team would like to understand your case more. Please provide your information at liveresia.com/resident-feedback
From cheap walls to parking disasters, this place has everything you could possible need for the WORST living experience. They are completely outrageous with their pricing on these extremely small apartments with cheap walls of paint. Oh and you might as well forget about the contract that they sign with you to lease an apartment to you. They act like they care up until they get you to dot that signature in ink on their papers. Then that caring attitude turns into “I’m sorry, that really isn’t our problem!”. They also have a huge problem with communication and taking care of resident needs. Their no-violence policy is a joke. The walls are so hollow between the floors you hear couples screaming and yelling at each other and that cops are always here. Like I said, as soon as they get you to dot your signature they no longer care about you. If you’re looking for a great place to rent that cares about your personal needs and safety, do not rent here.

This property had so much potential and on the outside it seems like a great place to live. But as soon as you move in the problems will start. You would think that the only thing that makes for an unpleasant experiences if you have rodents or other issues like that. But it's almost just as bad when you have ridiculous management WHO DOES NOT CARE ABOUT YOUR CONCERNS and an absolute messed up system that makes anytime you need something from the management office and absolute headache. From the moment I walked in here to look at this property, everything was sold to me as being so organized and so pleasant, and the week I moved in that stopped. Things have continued to go from bad to worse, the management is an absolute joke, it's like it's a requirement to have a bad attitude to work in the management office, and their processes continue to be broken. From not keeping the property clean, to absolutely messing up the assigned parking and inconveniencing residents, to allowing people to do whatever they want at anytime, to not seeing where our money is going because the hallways are full of spider webs and the pool is rarely clean; and that's just a couple of things. You pay so much here because supposedly it's rent income-based and controlled but the minute that you realize that you have cheap paint on the walls cheap floors, and a management that doesn't care about your experience living here, you start to wonder if it's just better to pay a little bit more somewhere else. I wish that things were different because the property has potential but you will be sold one thing and your experience will be another. Beware and don't say you weren't warned.

We have been living here for almost a year already and has been nothing but problems! To begin, I had to argue with the front desk because they were charging me a fee I already paid when I first moved in. They never updated their system. On our first day, we were told they checked everything and it was fine. To go inside our home and open the bedroom blinds and find that they didn’t bother to fix the wand tilt. They “fixed it” by putting a paper clip to hold the wand tilt. You can hear everything your neighbors are doing. The walls and floors are super thin. It gets really annoying. There’s never any visitors parking because the residents take all of them up to avoid paying for another parking spot. I called and emailed the office staff to fix this and they didn’t do anything about it. They sent an email saying they were going to tow or fine residents if they park there. Was this ever solved? No. It’s still happening. The prices are wayyyy too expensive for what it’s worth. There is little to no storage whatsoever. My most recent complaint is that now we are being charged a service fee every month because of a new system we began paying rent from. Didn’t even bother telling us about it. And with the new staff, they’re charging me renters insurance now when I HAVE BEEN PAYING IT THROUGH ANOTHER COMPANY FOR NEARLY A YEAR. I had to argue with the front desk woman (who seemed like she could care less about what I was saying) and ask her why am I being charged this and why didn’t anyone tell us about the service fee? They do not care about your concerns at all! This place is a hot mess since the minute we moved in. Our luck, we are here until June. If this is what you’re looking for, then this is a place for you. Otherwise, run far away from this place! Worst mistake we’ve ever made and can’t wait to move out!

Biggest problem unable to contact the office via phone. Noone will call you back from the office have left 5 messages. Trying to get Security deposit back and sent to correct address is impossible. All you get is a Call center for the development. When we moved in there was a physical guard then they changed to virtual guard. People park all over the property we paid for our 2 spots and had to put cones out so no one would take our spots and management would not help with this matter and they said we would have to call the tow truck company. People park on curb and NO guest parking this has not be corrected in the 11 months we lived there. Maintenace of the building has gone down. They put notices they are going to fine people, and nothing is ever done. They close out work orders without doing the work. The way the entrance is set up anyone can walk into the development.
