Property Ratings at Residences at 1 Brown
the office staff is wonderful and our apartment is huge!

We're committed to maintaining these standards you appreciate. Looking forward to continuing to make your living experience wonderful. Residences at 1 Brown Team
I’ve lived here for a few months and I regret it every day. The new management conducts “random inspections” like we are in prison. 2 times in 1 month. Loud arguments outside every night for hrs. Constant car break ins. Would much rather pay a little extra somewhere else and not worry about anyone coming into my apartment for random inspections. Horrible. Every other day there are moving trucks parked outside with residents packing furniture inside. People clearly had enough of this place.

This place looks beautiful but has to be one of the worst places to live in the city. My apartment has mold in it, someone has tried to break into my home. Items have been stolen from the mail room. This place is horrible.

I have been living here for 3+ years. Cars get broken into ALL the time in the garage. Security cameras are useless. Paid parking is used by people in the community on a daily basis (your spot WILL be taken). HORRIBLE plumbing and insolation problem (leaks, flooding, and INSANE bills). Amenities are a joke. They promised a luxurious rooftop with a dog park and gym and it ended up being just the building roof with some broken chairs that, again, floods all the time (oh and dogs arent allowed on the roof). Management and staff care very little about the tenants. Overall please just dont even tour this place.

We are disappointed to hear that you feel this way about our team and community. Our top priority is making sure that our residents feel comfortable and heard so we apologize if that is not the case. Please send us an email or make an appointment to come speak with us directly and we would be happy to meet with you to hear your concerns. Thank you and we hope to turn your experience around.
Lack of amenities that are advertised, poor maintenance of priority, pool is always filthy, roof deck has been under construction for over a year. Cannot wait to move!
Unfortunately, none of the amenities function and management does not have any regard for the residents. The roof top was poorly built, and has been unsafe to use for some time. Pool gates fall over with the wind. Cars have been vandalized on many occasions, and management denies responsibility. Cameras do not work. Management told me to cover my car with a trash bag to secure the broken windows after my car was broken in to. Would not recommend living here.
The building looks beautiful and you will get swept up by the amenities and how nice it looks. But it is a mirage. The concierge is temp staff so you never know who will be there. They used to know all of us and would be helpful. Now they can’t do anything and just there to fill a seat and get packages. We lost the community feel The walls are VERY thin. You can hear everything through the walls - doors slamming, even the microwave beeping. The media center never worked but they took out so I don’t think new renters get it but pay the same. But it is broken anyway. The roof has been supposed to re-open for two years now. The pool is great but you can’t bring guests and it isn’t heated. The cameras do not work or they don’t know how to use them Packages get lost Both blogs marked w same address do deliveries get lost No parking for guests or residents. They lost the big lot. Mgmt has changed hands 3x but same owner. Lots of financial issues so nothing gets fixed (see roof). Residents are not the priority. Just filling units. Many units hve hot water for less than 3-4 mins. Constant leaks Mold throughout most units. Security deposit never makes it back to you. It looks great. But it isn’t. It is not a true concierge or “luxury” building. Bus depot 24 hours a day so if you face the bus the noise will keep you up. Maintenance is slow to respond. Hallways smell and trash is always flowing out of the trash room. It was so nice when we moved in. It was a community and everyone (front desk and residents) knew each other and helped out. Now it just feels like a glorified hotel w zero service. Airbnb are in the Bldg. If you end up next to one it will be loud. People rent those units for parties. Look somewhere else.
I've been living in this building since May 2018 (just around 2.5 months). So far there are a ton of great things about living here. The front desk staff is great. They know you're name and unit number and are super friendly. The gym and pool are wonderful. The roof was damaged but has since been partially re-opened. (But has a ways to go and there needs to be entirely more furniture than is available). My apartment has had little issues since I moved in that were easily fixable and were repaired within 24 hours. My view is a WOW moment every day when I walk into my kitchen. I love the free fitness classes that come with the membership as well. I also LOVE that there's free coffee/lattes/espresso available. THAT SAID. Here are the negatives. 1) Some of the people in the building are trashy and I don't understand how they can afford to live here. They are rude, loud, and invite their friends over to act like low lifes in our shared spaces and its aggravating 2) Management has been made aware and continues to allow renters in our building to rent out space via AirBNB. This jeopardizes my ability to feel safe with security. It also is constant now - tourists in my elevators and shared spaces asking us for tips on where to go and what to see. I am not here to be a tour guide. I am here to relax and it is my home. I've never gotten a response from management about this. 3) They're too cheap to pay for ample trash pick up. The trash chute is usually literally clogged from the 1st floor it falls down to all the way up the 4th, sometimes 5th floor. All this rotting trash just sitting in the wall. The hallways smell like someone literally died and no one has found them for months. And it hasn't been once or twice. In the 2.5 months I've been here I'd say it's easily 90% of the time. It's easily avoidable, and I have to imagine it's a fire hazard. Every morning when I leave to go outside I want to throw up and have to hold my breath until an elevator comes. 4) ELEVATORS. They're SLOW. I mean like REALLY slow. (5-10 min wait on busy days) ALSO. This may not seem like a huge deal but I've been stuck in both elevators now ALONE at night. I had to call 911 from the elevator. 3 nights later, I got stuck in the OTHER elevator. This time I had my phone on me and thankfully was able to get service and call down to the front desk for help. I'm sorry - but that's just unacceptable.
I tried to sublet my unit and even gave written notice that I did not want to renew my lease. Do they care? Obviously not. Kathy the property manager is all about money. Which all the tenants have obviously. She has her favorites so play nice or may see a judgement on your credit score after moving out. There a ton of good real estate attorneys around that can help you deal with this property manager and others like her.
Is this place great? Based on my experience over a year later and counting, I’d say pretty close to it. Is this place perfect? No. Is anywhere you move in a big city perfect? Umm…that’s a big fat “no” too. First and foremost, the shower is a revelatory experience. I lead a somewhat exciting life, and it still remains the highlight of my day. It’s the bathing equivalent of Dizengoff hummus: silky, smooth & good for your health. I feel like Meryl Streep in Silkwood every day - minus the nuclear-irradiation panic. Be forewarned, it’s not the kind you can take for 30min, so make sure you rinse your hair early on. As is common with apartments like this, you have your own water heater. There’s also a luxurious Jacuzzi tub in the other bathroom. It’s collecting dust. Shockingly, despite the availability of a dope Jacuzzi tub, yes, it’s the shower FTW. Wait…there’s more! The apartment itself is really top-notch. I have the “Franklin” layout, which is a 2 bedroom. The hardwood floors are really beautiful, and the hallway tile - which is also featured in the bathrooms - is equally so. It makes me feel fancy, even when I’m not. I like to cook. The kitchen is the shizznit. If you like to cook, then you’ll really appreciate the quality of the appliances and the granite countertops. Gas burners! I hate bugs. Unless you’re an entomologist, or that odd kid who played with bugs instead of using the jungle gym at recess, having them in your apartment is like if “Groundhog Day” met “300”, where déjà vu pits you, King Leonidas, against a hungry group of Persian ants each day. Not at the PTP. It’s an amazing feeling to leave food on the counter at night and not see tiny bugs crawling on it in the morning. Nowhere else I’ve lived has this distinction, and I’ve lived in some swanky places. Why is this place bug-free, among other awesome things? It’s due in no small part to the valiant efforts of the people who work here. I work from home, and see first-hand the things both the management & maintenance staff do on a daily basis to make life the best it can be here. I’ve never had an issue getting things fixed in my apartment & often times the maintenance staff keeps up on things like air filters & light bulbs, faster than my iCal does. (Also another apartment-living rarity.) Fresh baked cookies are available every morning and soft pretzels too on weekends. 4.9 out of 5, only because nothing is perfect. Hope to see you in the lobby! ?

Thank you so much for your kind review and for being such a wonderful resident! We hope that you continue to call Penn Treaty Village Pennthouses for many years to come!
Penn Treaty is a total joke of a place. First off they price these units like their something special. All show, nothing about the apts are nice. Cheap floors, cheap appliances, cheap everything. They continue to take away amenities that they promise when you sign and then change whenever they want. Used to get lunch provided on weekends. People conplained that the food was junk so they simply took it away. The two ladies that run the place have serious attitude problems and are really just nasty whenever you have a problem. They TOW everyone that parks out front. Even do it on holidays. Overall this place is run by scammers. Dont rent here.
Property Manager at Residences at 1 Brown, Responded To This Review
I am so sorry that you feel that you had a negative experience at Penn Treaty Village. We really take pride in our property here and our staff works hard every day to make sure that our residents are happy. Regarding the light brunch that was provided on the weekends, by many request from our residents we now offer hot soft pretzels fresh on the weekends! The towing of cars is a rule that we must enforce out front of the building. There is a 2 hour parking limit and everybody has been made aware of this. All residents have the option to rent a parking space if they do not have one so that they have a spot to park their car that is not in the guest parking area. We enforce this rule so that everyone has space for their guests to park to keep it fair for everyone in all 224 of our units. There are not enough parking spaces out front to allow all residents to park their cars. Regarding management, I apologize if you felt as though we were short with you, we have many residents to take care of and we need to make sure that we treat everyone fairly. For all maintenance requests made during the week our Property Managers work very hard to respond to all requests immediately and rectify problems as soon as possible, usually on the same day. If you felt as though you were not being treated well, you could have reached out to us at any time and we would be more than happy to try to rectify all problems. We appreciate your response and will use this going forward to make our Property and living experience the best it can be.
I was a bit nervous moving back to Philadelphia and deciding on where we wanted to live. I looked at many apartments all over the City and I am so glad that we decided to call Penn Treaty Village HOME! Great apartment, great windows, cool smart system and most importantly, great atmosphere. We only lived here a couple of months and it is already home. The staff is welcoming and respond quickly to all of our needs and the other residents are already like family!

Hello and thank you so much for your kind review. We really do love and appreciate all of our residents! Thank you so much for choosing us and we hope you will continue to call Penn Treaty Village Pennthouses your home for many years to come!
If you make a wish list of things you would want in an apartment, you'd probably find it all here. Between hardwood floors, stainless steel appliances, lots of storage, a pool, a gym, and an awesome rooftop terrace with amazing views of the Philly skyline and Ben Franklin bridge, you couldn't ask for more. There is even free brunch on the weekends. Great location in Northern Liberties, yet you're minutes from Center City. Staff is friendly and maintenance is great when needed. And best of all in my personal opinion, pets are allowed, specifically my pit bull Cocoa.
Property Manager at Residences at 1 Brown, Responded To This Review
Thank you for the wonderful review! We're thrilled you love your apartment and enjoy our amenities and location. Cocoa is always welcome!
I found my apartment on apartments.com and fell in love with it before seeing it in person. A few days before Christmas last year, my apartment building was destroyed in an electrical fire. My apartment was was lost and I had to live in a hotel for about a month. I had not moved in about 22 years, and being winter, I chose to search for a new place to live through the Internet. I discovered apartments.com and found lots of apartment options that I could not find elsewhere. I liked a lot and viewed several places before viewing The Penn Treaty Village. As soon as I walked in, I knew I wanted to live there. The hard wood floors, marble bathroom, and the awesome view of the Delaware river were the selling points. I am so glad that I used apartments.com. It has changed my life. I was so distraught after losing all of my property in the fire. But, I had a goal to obtain the apartment then furnish and decorate it. I live in a different area of Philadelphia, meeting new people and discovering new places. I never would have known about The Penn Treaty Village without apartments.com. I thank you for your help during this very difficult time in my life for this was the first time I've ever experienced a fire. I hope I never do again, but should I ever need to find an apartment fast again, I will definitely use apartments.com!

Thank you for sharing your story and kind words! We're so glad apartments.com could help you find your new home during such a challenging time. Wishing you comfort, joy, and many wonderful moments in your new apartment!
I have been living here for a year now and I love it every single day. Every staff member is super nice and professional as well as the residents, and you have so many ways to meet your neighbors. The pool and the roof are the best in the city and my apartment always impresses my friends. It feels like a hotel. The location is great because you're not right in the city so there is no noise and traffic is normal and there are so many things to do in the neighborhood. I always recommend the Pennthouses to everybody if they're looking to move in the city.
