Where do I begin? My partner and I signed the lease 1 month prior to moving in. In the time between signing and moving, we didn’t hear anything from the leasing office regarding our unit. On the day we arrived to move in, we discovered someone already living in the unit. We went to ask them why someone else was living there and they had no idea the previous tenant was squatting. Meaning they never even checked to see if she was gone, or even went to do necessary maintenance. They got us set up in a different unit with lower value than the one we agreed upon, and they took our full deposit for the original unit, and gave us less than 24 hours to get updated utilities and internet account. When we complained to corporate about this, they only gave us a $200 compensation and told us the transition was “seamless”. Later on, we had a problem with mice. We discovered a hole in the wall under the HVAC unit, and requested someone come and patch it. The guy came the next day and patched the hole. But when he left, he decided to turn our heat on FULL BLAST without telling either of us. When he did this, I was home and about to leave for work. It was on all day while we were both at work and it was a 60 degrees outside. They expect us to pay for the heat. Recently, they sent an email to all tenants that they were extending their hours to 7pm so people could pick up packages. Today, I went to pick up a package at 6:15pm and the doors were locked and the lights were off. No one received any warning that they were closing early or changing their hours. They also don’t put packages in the package room or have any system of checking them out. Instead, they just have the delivery people dump them in the lobby, and they just leave them there. It’s not like they don’t have time to move the packages, because they take a sharpie and write building numbers on them and organize them in the lobby. Anyone can just walk in and take any package if they want to. In fact, I once overheard them tell a member of staff to make sure to put packages in the package room that day because corporate was coming. They know what they’re doing is wrong, but they just do it anyways because they’re lazy and incompetent. We’re only 6 months into our lease and these are only the greatest instances of how frustrating the property managers are. You will be met with rude staff who will weasel out of any wrong doing on their part. Save yourself the trouble and find a different place to live.
From the get go I had a major ant problem in the bathroom. Major issues with blackmold in the shower surround and the units have been painted and repainted over 5-10 times at least. The property manager is a complete liar. The units are so builder grade and cheap from the counter tops to the paper thin walls. I was doing some apartment searching and saw how much they were charging since moving out and this is absolutely outrageous. Trust me you can get something way nicer for the same or even less.
Scheduled a tour, went, and we looked at an apartment, but we wanted to see the laundry room as we had no idea where it was. The lady giving us the tour told us to trust her that its fine and she didn't have time to show the laundry room. She lacked manners and just wanted to speed through the showing process because "really needed to get back". Property was over-priced.
Location provides easy access to I-90 and surrounding areas, but the property management company doesn't know what they're doing. Maintenance will show up unannounced or provide verbal notification and then not show up at all. Grass is cut multiple times a week (for no reason) usually before 8am, waking people up or interrupting WFH jobs. Rather than calling or sending single emails, mass emails are sent to tenants for issues that only effect a few. Rent goes up every year with little to no justification other than "the market". Toilets and HVAC systems are from the 70s and 80s (not efficient). Needless to say, I regret not doing more research before moving here. JRK Property Holdings has faced numerous lawsuits and Better Business Bureau complaints regarding their incompetence.
I lived here for 2 years and was very happy. Apartment was clean at move-in, my neighbors were quiet and friendly. I know some people complained of bugs or mice, but I never had a single issue. Amenities were great for the price - huge fitness center compared to other apartments. My unit wasn’t super updated but it didn’t look dated either like other apartments I looked at. I only had to call maintenance 2x during my entire 2-year stay and they were prompt both times. Location was also great, grocery store really close and lots of food and shopping not too far. I really loved living here. I chose to leave because I wanted to live further north and I wanted a washer/dryer in unit, but the laundry room here is still really nice if that works for you, I never had to wait for machines and no one ever touched my stuff. Super smooth move-out process too. No nickel-and-dime nonsense, they were more than fair when it came to my security deposit. I can’t say enough good things. This place is great!
Overall, the amenities are nice and the office, gym, and pool are brand new. However, corporate LOVES to take advantage of long-term, perfect paying tenants. Upon renewal, rent price was increased $93/month despite being advertised for $170/month less on their website. The women in the leasing office are fairly understanding, but we were unable to maintain our current rent price because their hands are tied since corporate commands that rent prices are "non-negotiable". Be careful if you plan to live here long-term and expect rent price to increase significantly every time you renew your lease.
These 1 and 2-star reviews are not lies, they’re telling the truth! JUST moved out of here after living for 2 years. They want us to pay more on top of taking our security deposit, for bathroom vinyl they have to replace because of stains (which i understand, that was our fault they can keep the money) but because we apparently also had to have the carpets “professionally cleaned” when moving out. They also accused us of leaving noticeable pink carpet stains even when it has always been there since we moved in. If you absolutely have to move in here due to location or financial reasons, please please dont let them fool you into signing a full contract, INCLUDING “THE INVENTORY & CONDITION FORM” without allowing you time to really inspect the equipments the carpet/floor and faucets/sinks. We were required to sign the electronic contract including this inventory form before we are allowed to move in. With that said, the carpet stains were never included in their inventory. Might i add, their contract definitely did not state “professionally” cleaned, yet the assistant manager is quick to say that it is required in our contract.. no! Also, we called a few times for cockroaches and mouse seen in our apartment, although maintenance guys were quick to show up, the problems were not fixed. It was disgusting and are clean people, kept the unit as clean as we possibly can. After my husband and i set traps and sprayed insecticides around the apartment did WE (not them) fix the issue. Yet they were quick to add fees for changing the blind slats (something a maintenance guy just popped the slat back in once to fix the problem) which was an absurd amount. Heads up, pest control is charged $11 month (we were obviously paying ~$120/yr for nothing). This place is only good for pictures and marketing. The bowling alley is small and often times locked up, skating rink is useless. The neighborhood is moderately quiet and nice, but expect snow to pile up and buy your own salt for the road in the winter, because maintenance will sort of clean the path but they don’t put salt on the road. Kiss your security deposit goodbye because they will find ways to not give you back your money and make you pay more.
Mice invested, dirty and smelly. The common areas are rarely cleaned, Dog poop everywhere. The lease office has the most rude people I have ever met! The pictures you see here are very deceiving.
This place is so awful I don’t know where to start. Just do yourself a favor and don’t do it. Go through all the reviews online and you will get an idea of what you’re getting.
Appliances are out of date, hallways smell like smoke or wet laundry. Patio floods because the ground is uneven. And during the initial walk through we were told us the clubhouse is great to have friends over, you know, instead of going out and spending money and blah blah blah. The time comes for me to ask if I can reserve it for a couple of hours for a baby shower, and we can’t even do that! “Oh it’s okay if you have like 5 or 6 people but no, we don’t rent it out.” You’re closed on sundays!!! Why can’t I rent it out and have one of you there for two hours watching me clean up?!?! 5 people are employed at least, if not more than full time and sitting around an empty clubhouse when kids are at school, it’s not a hard job. I could have done it during the week! But no. What’s the point of a clubhouse if you can’t really use it for what you need?!?!?! Seriously. The new hardwood floors don’t even seem worth it now. I wanted this place for the hardwood floors and the clubhouse to have family over. Why bother renewing the lease when I can get a clubhouse and hardwood floors with the many fliers I keep getting in the mail.
Apartment itself is fine but because of ongoing and unsolved mice issue no choice but to give 1 star review. Emotinally stressful and draining when you continue to have mice issues and find mice spottings. Tried to break lease, because of said issue, without having to pay 1,500 dollar fee and give 60 day notice but were denied because the issue is being “controlled”. Mice droppings spotted frequently for some time now and now leasing office told me that any reports of mice droppings will he handled by pest control who comes by on thursdays. Carpet should be removed because of many, many, many droppings on it. I would avoid this place at all costs. From my point of view, it seems as this place only cares about taking your money and not the wellbeing of its residents even after multiple complaints for the same ongoing issue. Do your research. Just an honest review from a current resident. Could not imagine a family with a newborn, children, or pets having to put up with this. Will be leaving second review after apartment is eventually vacated.
Location is great and buildings look good on the outside, but don't fall for it! Buildings are old and after a couple of months living there the cockroaches will start popping up no matter how clean you keep or how many times you call for the pest control! Also when I moved in last year they sold me on the amenities they were building at the time -load of crap! The shiny bowling alley and game room is always locked and available in business hours when people work, half of the summer pool was closed because they could not find a lifeguard and the ice skating ring was locked due to weather too cold or too warm! But nothing compares to the incompetence of the office, they will tell you they are taking care of something for you and 3 days later you get a note you are going to be fined because you are not in compliance for the same thing! If you get to rent here, make sure you have every conversation in writing!!!
I moved into this apartment mid-2018. A week into living here my roommate and I were covered in bites and later found the source to be bed bugs. I would strongly suggest not living here, but if you choose to do NOT live in building 10. It is completely infested, I cannot speak for the other buildings as I have not lived in them, but they are known to spread in communities such as this especially without proper precautions, which this place does not do. McCloud is the service they use & they recommended a heat treatment. This is supposed to be highly effective & safe (especially when compared to chemicals) so I was happy about that. However, we still got bites after this was done & found more bugs. To break lease you have to pay 2 months rent & a $1,500 fee on top of it. We lived here for less than a month and experienced bed bugs and they still would not remove these fees given the circumstances. I also had to live in a hotel for 2 weeks because they took that long to get an exterminator there after reporting the issue. They would not reimburse me for my hotel, Jeanette actually never contacted me when I asked if there was anything they could do. She does not communicate effectively over e-mail, so if you want to talk to her you have to go into the office. Hopefully this helps someone from making the same mistake as I did.
Apartments are too overpriced! Before you move in all they do is paint over everything. I live in a 1 bedroom, & I feel like I’m in a studio. The pool/gym looks nice, modern. The PROBLEM is that the pool is never open so don’t plan on using it! They close the pool every other day because supposedly the lifeguard calls off. That’s bs! Maybe if you went through a legit lifeguard company you wouldn’t be having these issues! They hire anyone to be a lifeguard and half the time no one shows up. Pretty much the pool is there just to look at. THE MANAGEMENT IS THE WORST! They don’t care about anything, all they want is your money!
They act nice to get you to sign then management looks the other way. The pool has been a problem since it opened. They outsourced life gaurds and they are late or have to leave in the middle. They don’t have a back up plan and don’t care that you’re frustrated and angry. They keep saying a life guard will come in an hour...it’s been 2 1/2. When things go wrong in the apapetment they forget to come fix them or half way fix it. The utility bill keeps going up. It’s now 125 dollars a month for a 3 bedroom. Rediculois! Nothing about this place looks like what’s advertised. You can’t even use the main things they promote without a chaperone. The apartments are not updated they’re old. All the walls have about an inch of white paint. All the rooms are tiny, the door into the apartment basically slaps you in the kitchen. The doors leading into the buildings are covered in hand and finger prints. There’s dirty and debris all over the entrance. Doors to the second floor doesn’t even close all the way. It’s absolutely not worth the price and I’m here now, only been for a day. Avoid at all costs. View Less
Since the day we moved in I have had a growing list of complaints for this place. Starting with, the apartment rented wasn't available on the day we were moving in. They gave us a different apartment but that was poor communication from day one. The laundry room is usually dirty and the machines break with no good way to report them. They built an ice rink that wasn't filled until February and not a single person used it. The doors were always chained shut. Its now the second week into summer and the fancy new pool isn't open yet. There is no closed sign. Just a chain locked gate. They don't communicate 1st all. They gave less than 24 hours notice to move our cars for pavement resurfacing and towed the rest. They build a fancy game room that is only open during office hours. The doors to the apartment entrances don't lock at night. The buzzers don't work. My specific building has pot smokers. The wall units for air and hear aren't great. The bathrooms are damp. The kitchens are small. What has pissed me off the most are the pests. We had roaches and we have mice. They've pooped on everything and eaten some clothes. My building also has unsupervised children running at all hours and leaving trash in the hallways. They're also raising our rent $100 and have us 2 weeks to decide. We wanted to save money but this is too much. It's disgusting to be here and we are so frustrated everyday.
I lived here for more than a year and I can tell it is one of the best place to live in Arlington Heights. Apartments is very clean and newly modeled. It have lot of recreational amenities like pool, bowling, ice skating, gym, video games and much more. The people in leasing office are very approachable and helpful. I lived there 2016-late 2017, I know the workout place is up now...I wrote this in anticipation that some day I would be out of there and we couldn't be happier coming home to our CLEAN apartment now. THIS place is just GOD AWFUL. IT REALLY SHOULD BE CONDEMED. Imagine walking into what should be a "secure" building, to which you are provided a key, just to find out the doors and windows of the building are wide open, missing screens, door handles, locks, etc, leaving your living space and family, completely open to ANY person walking by, resident or not. It's quite pathetic that it's harder for a criminal to get to a washer and dryer then to where your family lives, as giving a key to the laundry room wasn't something they thought necessary to provide us upon move in. Not to mention the constant smell of must, mold, and mildew every time you step into your apartment building and continuing to the apartment itself. They claim a "cleaning crew" comes routinely but that is about as honest of a claim as them saying they have "state of the art facilities" (NOT ONE of "said facilities" exist). Call me crazy, but my definition of clean common areas are not GIANT spider webs littered with bugs and spiders the size of silver dollars JUST outside your apartment door. We had our sink backup recently and was told by maintenance it had not been rotted out for over 10 years and the poor guy had to go back 10 feet into our wall to pull out the old food, grease, etc. from the number of other people who lived here previously. Not ONE day have we had the opportunity to use the amenities promised to us because they have NO intention on finishing them. They just like to use them as "selling tactics" to lure a poor vulnerable renter in. We are just a few weeks shy of finishing the entirety of our lease mind you and not ONE day were any of these amenities available. A WHOLE year. Even though we were told just "a few weeks" by the leasing agent who pumped us with multiple other lies to sell the apartment. Not to mention, they didn't pay for a renewal to the racquet ball club (where we COULD go) even though the "state of the art" facility is FAR from finished. Their communication is elementary and inconsistent. Notes on door about a balance on rent, but emails about a package in office????? I could go on for days about this place. Just save yourself the headache (more than likely a migraine) and spend some extra money on a different place. You will not be sorry you did.
I lived here for a little over a year and this complex, management, and then office are the worst. There are better places in the same price range in the area. Hornets in apartments (got into the brick), lazy maintenance and even lazier office staff, free-for-all for anyone to enter the buildings (never locked and your apartment doesn't have a deadbolt. Found maintenance in mine all the time even when I didn't call!), bait and switching, shall I go on? RUN!!
It's not the perfect complex but it's the best complex. It's not Beverley Hills 90120 I'm not going to lie! It's everything as advertised. It has great neighbors, great staff and clean available amenities. It's not a luxury resort so if you're looking for a luxury resort then move to a luxury resort. This is the cleanest, crime free will kempt complex you'd fine anywhere. It's a neighborhood within a a neighborhood and I'm proud to call it my home! Mr. Legg

I recently moved into the Residences at Arlington Heights. My experience has been wonderful. The staff, especially Janette, are incredible. They are so thoughtful and helpful. The property is kept so well and the grounds are beautiful. I would definitely recommend this place to anyone looking to rent. I feel very fortunate and love my new apartment. They are currently updating the property and I am really looking forward to all of the amazing new amenities. - Madison
One of the burners on my stovetop was dirty when I moved out, so they charged me $90.00 to clean it. What makes this criminal is that I was not allowed to be part of the walk through upon moving out, which is illegal. I contacted JRK to dispute the charge, was insulted by a staffer and told that my only option is to sue them, which I am.

The AC systems do not function well. Though I have had the AC system on full blast for the majority of the summer, my small 1 bedroom apartment has yet to stay cool. The AC system is not digitally controlled, its a low/high switch on a wall mounted unit which really only covers one room and is then supposed to vent into other rooms. Even when the weather outside is cooler the AC system fails to cool the apartment, it's actually cooler on these days outside than in (a problem for people with allergies). The balcony has been a constant source of discomfort. The wood is in very bad repair, I had many difficulties getting the maintenance crew out to fix it, when all they had to do was replace some of the beams that tie the railing to the deck. The railing was warped to a point where most of the boards did not line up well or were not attached at all. When they did actually apply a fix (3 months after initial report and 6 trips to the office asking about progress) all maintenance did was put wood screws into the beams, which just split the beams because they did not pilot the holes, old wood etc... The next patio maintenance issue I asked about was for them to get rid of the wasps that were nesting inside the wood on the balcony, though they said it was taken care of, I don't even think they looked at it because the nests have now grown to both sides of the balcony and to a point where you can't go outside without being assaulted by a swarm of wasps, bees, or other insects. The entry way floods. We get a flooding in the entryway that covers the entire floor every time we have a large rain (3 times this summer so far), sometimes with a few inches of water (deepest point was 3 inches in the middle of entryway). The water takes days to dry out. The area was recently renovated so it looks nice, but you can already start to smell the mold that is building up from the flooding. I have left messages for the office concerning this issue but have yet to see any action or hear any confirmation of the communication.
I've been a resident for a few years now and have seen some much needed improvement since the acquisition by JRK. When GreyStar was operating things it was a nightmare living here. Amber in the leasing office is always helpful and Jeannette can be too. I'd prefer not to deal with anyone else simply because they all seem to be so young and inexperienced. Maintenance and other requests are not always completed in a timely manner. Know what your rights are under the leasing agreement as well as your rights as a tenant because they will try to violate them. I've had to sick my attorneys on them a few times.
This is awesome place to live. The staff is friendly and responsive. My maintenance requests are completed within 48 hours as promised. The renovated units are great. The upcoming renovations will be out of sight and I am not sure other properties in the area will be able to top them. I mean bowling alley, rock climbing walls in the fitness center. That's will rock when its done. The rents are competitive to other properties in the area and most properties are not as nice and things will only get better.
I love the staff at this place. They are nice & always helpful to me. I have lived here for a while & seen the many changes that the new owners are making to the property to make this a better place for everyone to live. I am looking forward to seeing the rest of the things to come that are in store later this year.
This complex is awesome, they just remodeled the whole complex and they are still remodeling more things. If you like living somewhere where everything is close by as of stores and things to do perfect spot. It is a little more expensive but no other complex will provide what they do. Brand new pool and one smaller on the other side,gym,laundry room, sauna, they are saying there will be a movie theater as well so it will be really classy and nice. Maintenance is really good and apartments are big and remodeled inside out.
Tanglewood apartments has its ups and downs just like any other place. I love our jack and Jill bathroom better than 1 bath or 2 separate baths. Parking isn't horrible. The neighborhood is really nice and quiet. Easy access to highways close to shopping. They also have 2 pools a 24 hour gym. The only downside is that the rent goes up every year. Also if you are in the dog building there is no laundry in the building. They have a laundry facility. Overall, everything has been pretty well here.
Stay. Away. They've always had some management issues, but the most recent construction project has just been a nightmare. They started this nonsense 3 months ago by removing the outer security doors from all the buildings. Now anyone or anything can just come up to my door. Then they started painting the hallways, but stopped half way through. So now the hallway is filled with leaves, dirt and other nature debris, as well as paint, wall paper residue, and construction dust. They have yet to give us a timeline on when any of this will be completed. If the outside and the hallway being a wreck wasn't enough, they're also re-doing things in your apartment randomly and without warning, like taking out your shower for 4 days without giving you any notice or timeline. This place doesn't seem to care that they're inconveniencing their tenants. I don't see them getting any more attentive after the renovations are done. Avoid at all costs.
Not bad for a 2 bedroom albeit the rent is a tad bit on the high side. They are doing major renovations, including entrances, carpeting, paint and windows. They are also putting in a bowling alley and skating rink in addition to the two swimming pools and laundry facility they already have.
Love the apartment it's close to the highway very nice area great for kids school is near by clean apartments but the rent it's to high need help it would be great full if I get the free rent for life here

This complex is great, clean and safe! I have a one bedroom, one bathroom and it's comfortable. Only bad review is that my specific apartment is carpeted in the living/dining and bedroom. Kitchen is decent size for 2 to cook in. Patio/balcony included in ever apartment which I love. They are currently renovating EVERYTHING from walls to the gym, pools, business office, and adding a library, bowling alley, etc. Truly a great living situation for the price. Not to mention, it's right next to the highway!
The apartments are in really good conditions. There's almost a laundry mat in each building. Fitness center and 2 pools. Pet friendly. This is a great neighbor hood to live in. Some of the neighbors are not that great and fight way to much. Customer service in the front office is really poor. They need to bring in more people. Maintenance on site, they are pretty fast to come fix a problem.
My wife and I have lived in this complex for almost a year and it has been great. Reasonable rent for a 2 bedroom 1 1/2 bath. The new management has been awesome and I foresee this place only getting better and better. It's a shame that the reviews on Google are so low. If you are looking for a nice place to live with extremely close access to I-90 and downtown Arlington Heights, this is the place for you!
