Property Ratings at Residences at Falcon North
The constant cycle in and out of new residents keeps the community from being a safe place to live, and the property shows the wear and tear of the influx and outflow of tennants. It is also super noisy particularly on the sides facing the pool area, playground, and the elementary school at the back. Beware of 10% annual rent hikes if you live here and constant changes in property management companies. I have been here about 3 years and am finally leaving due to paying more now for my 1 bedroom than new tennants pay for a 2 bedroom. I can overlook most things because of my easy going nature, but the costs just got too high. The facilities are not kept clean. The breezeways, garages (filled with graffiti), and storage items are frequently broken into. The opening rent seems tempting for the square footage, but beware of stiff increases. If you want a place to stay put for a while, there are better kept, quieter, and safer communities for less money in north east colorado springs.

My family and I have now lived at Residences At Falcon North for four months and we’ve had a love and hate relationship with our experience. The layout of our apartment is spacious and functional. The kitchen is beautiful and is our most used area. The patio storage is large and having a semi-attached garage is very convenient. Our neighbors are even nice! Although we’ve had several major issues. Upon move in our water heater and washer and dryer unit did not work. It took maintenance almost a month to replace these vital components of our apartment home. Cold showers and having to do our laundry outside our home in the dead of winter was very unpleasant. The office staff did let us use an empty apartment for laundry and showers if we wanted. It was nice but still very inconvenient. In month three our heater stopped working and we were just given a few space heaters and no one ever came to look at the HVAC to repair it. Now in month four our AC is not working. We had a long list of minor things that were left undone after the prior resident. The guest bathroom cabinetry looked as if a large dog chewed it up and they left it as if it was acceptable. The website states that this is a “luxury” apartment complex but it’s not. Base boards, window sills, vents, and cabinets all have messy paint jobs and paint splatters on the floor. If this was not advertised as a luxury apartment these minor things would be expected. The washer and dryer unit are in a space in the kitchen and it’s just exposed with no door. The appliances are too big and we were told to “buy curtains”. Photos on the website show lights on the ceilings in the bedrooms and living room but that is not the case. There are only lights in the kitchen, dining area, and bathrooms. The maintenance team resolved a lot of the small issues quickly. It seemed like it wasn’t fully ready for us when we moved in. Even the drain was clogged with the prior tenants hair. All that being said… the space we get for the money in an expensive area is worth it to us. Our experience has been frustrating but overall we’ve been happy. We’ve definitely never experienced these situations anywhere else. After chatting with our neighbors they’ve experienced similar issues. The front office team is amazing and has been helpful. They are only able to do so much though if the maintenance team does not set up a good apartment for the tenants.
Multiple break-ins and thefts. No items replaced by property management. Filled multiple police reports with no resolution. There are No cameras with the exceptions of the cameras you install. Oh and the thieves will steal those as well. STAY AWAY and warn others. I wish there was a negative star. I have contacted JRK as a courtesy and will ensure to contact the base so they can add this property to the do not rent list.
My wife and I regret signing a lease at this apartment complex! Don't make the same mistake we did! If you go tour you will see a lovely clubhouse and model apartment and staff will be very friendly. However, if you move here, this is what you will experience: - Fireplaces almost all are not working despite being advertised on apartments.com and in the model unit, they have been scrubbed from the lease and the JRK property site. When asking to get our fireplace fixed, we were told that they will not be fixed and that they are not in the lease! Talk about a bait and switch! - Severe neglect of units, see my pictures. Horrible drywall and paint work, water damages, things falling apart, dirty breezeways, stairwells, and garage hallways, melted and broken light diffusers, the list goes on and on I keep finding more and more broken things - Massive unpatched potholes that will bottom out a compact car - Dog poop EVERYWHERE on grass and common areas - Rear gate locked, only one way in or out - Gym and hot tub/pool are only open business hours. If you have a job, you'll never be able to use them! The only positive about this complex is its proximity to the Homestead trail and Cottonwood Creek Park. We will be moving ASAP at the end of our lease!
So tired of this place. We have lived here for a year now and are moving out in a week thankfully. When we moved in everything seemed okay. A few things were wrong in the apartment, the washer did one load and broke and it took them a month to replace it, in one of the two smaller bedrooms there was no screen on the window, all the outlets in the apartment are loose and nothing will stay plugged in unless you put take over it, two of the blinds were broken. No one came to fix these issues since. The pool is not cared for properly. It is green on the sides and the water looks gray and murky. In April our kitchen sink Faucet broke and they didn't come fix it for almost 3 weeks. In May our truck was broken into over $750 in valuables were stolen, since then we know of a handful of people who had vehicles and or garages broken Into. They say they are working on getting police to patrol here. But they can do other things to get security in this community, cameras, fixing the front gate so they actually close, and requiring key codes to get in the pedestrian gates. This place I no longer feel safe at and I hope that when you are looking for a new place to live you pass on this one. I wish we did.
Absolutely awful place! I'm a single mother of 2 kids. I applied and paid $400 to hold the apartment. They denied my application bc i don't make 3x the rent. But they kept the $400 holding fee. This makes no sense and is robbery! If I don't make enough money, why the hell would you keep the holding fee?! You literally are taking money that I could use to secure a place to live for my children and me! Shameful!
This place is atrocious! On move in day they didn't have copies of my keys ready, I went to home depot myself and made my own keys! WTF? I literally cried when I moved in, the place was SO dirty and beat up! Doors off hinges, food splatter on ceiling and carpet, blinds are stained brownish yellow, all door knobs are dented and leave a nasty metallic smell on your hands, and the cabinets are moldy from who knows what. Additionally, it appeared my front door had been kicked in at some point and didn't have a metal plate to secure the deadbolt into the door frame. PARKING IS A JOKE! M-Th i can't even come home from work and have to stay at my parents house because there is ZERO parking spaces. Residents are dishonest and get away with anything! Dog poop on every grassy surface and also on sidewalks and parking lot!? My car was hit in the parking lot by a Resident and another saw it happen...he confronted the guy and called the police, and the resident who hit my car drove away and got off the hook! I installed a camera and see this guy snooping around my building and vehicle when he lives on the complete opposite side of the building in a different stairwell. He is also known to steal packages! Buy a camera if you live here! Ive also been parked in front of multiple times where I couldn't leave for work in the morning because people are extremely rude here and do whatever they want. Tow trucks come through and give "warnings" but no one is ever actually towed. Trash is OVERFLOWING always! I cannot wait to move out of this place! I told my husband if he wants to stay thats fine, but as soon as our lease is up I. AM. GONE! Its smart on their part that you can't submit pictures on this review because believe me I have a ton!
Management is terrible and I was lied to from day one. I was promised a room with a view, a working washer and dryer, and a garage at move in. After I signed they said they didn't have a garage for me, my view was a tree blocking any view I may have, and the washer and dryer wasn't replaced for a few weeks. It took them a month to get my garage. Additionally, the apt was dirty (I had to clean it myself, they refused), and my fireplace may not ever work. They refuse to give me any discounts as well even though this was all in the lease agreement. Good luck getting them to return your calls. I called and emailed many times and rarely got a response. Finally, I was told I could use the gym anytime. I sure hope you don't have a 9-5 job because the gym hours are only 9-530 mon-sat. These Apts are definitely not worth the price. I will NOT be renewing my lease.
Normally I wouldn’t waste my time writing a poor review but the people that work for this complex are awful. The property manager, above all, is one of the rudest human beings. He talks as if he’s above everyone else and his attitude is atrocious. They will not do anything about people blocking in cars by parking in no parking zones because they don’t want to. I asked if I can call a tow company because I can’t get to work when I get blocked in and his response is (with immense attitude and shaking his head) “no because I’m the only that can authorize a tow on this property and I won’t do that.” The next thing is packages are being stolen by a resident in the complex and they aware of this but refuse to do anything about it. On top of that, it takes weeks for maintenance to respond to a call and when I asked for my washer and dryer to get fixed the guy comes in to look and goes “yeah nothing is wrong with them. They are brand new” WITHOUT EVEN TOUCHING THE MACHINE. he just stood there and stared at it. When I explained to him what the washer was doing he stated “yeah that’s not possible.” Worst management ever.
Before you think about moving here drive around and see the parking late around 8-9pm, check out the potholes, the trash all over the place, the broken lights (and trash/stains) in the stairs and halls. That's a perfect representation of how this place takes care of their property and their tenants. The staff is all SO nice before you move in, once you're a resident they act like you are an inconvenience all the time. The parking is ATROCIOUS, if you get home after 830pm you will have to walk across the complex (around a quarter of a mile) to get home. If you have any kind of maintenance problem (they say they have 48hr maintenance promise). They will take as long as they want to fix things.
I set up an appointment online, I showed up exactly on time and R., the office manager, said he did not have any appointments and literally made me prove that I had set up an appointment. Made me show him a confirmation email. What if I didn't have an appointment? Can't handle a walk in? The office manager was rude and combative, more concerned with enforcing the rules than he was with polite customer service; here is a hint R.: it is possible to enforce the rules and to provide good customer service at the same time, I know, I was in customer service management for over 20 years. My first three minutes on property I had been scolded for not wearing a mask as I was literally raising the mask to my face to put it on while R was 20 feet away in his office scolding me without his mask on and having to prove I had set up an appointment, I was ready to just walk out. I also watched R turn a simple problem into a big problem when an ex tenant wanted to return his keys but didn't have a mask. Right there in the lobby is a basket full of free masks, 30 of them, free for the taking but once again, R wanted to be combative and not helpful so he turned the guy away and would not let him in the lobby instead of just telling the guy to grab one of the free masks off the table. R, you are the property manager right? Did you not know you had free masks for people? What if I didn't have a mask but was willing to pay for an apartment that day, would you have turned me away too? There are a lot of apartments for rent in this town, I think I will keep looking.
After months of speaking to the staff to confirm the move-in process here we ended up choosing to walk away due to their terrible hospitality. Everything was squared away and confirmed until the day of our initial move-in date. Our assigned apartment was not ready on the day of move-in because the MANAGER did not order the replacement carpet weeks before. Being the kind people we are, we rubbed it off and understood sometimes things happen. After several phone calls were made to get ahold of someone, they assigned us to a new apartment in which we toured and confirmed for move-in being the next day after noon due to some paint needing to be touched up. As the day approached, we called the staff several times with no answer to confirm we could bring our belongings into our new apartment. Again, the apartment was not ready due to miscommunication between the staff members. At this point we had our moving truck in which we paid for, ready and packed leaving our other living situation empty and no longer available. Basically causing my husband, myself and our NEWBORN to be homeless. Might I add, a good chunk of our money was also lost in the process of qualifying for this apartment because they refuse to give it back. Finally after days of trying to reach the manager we were able to inform him of the constant mistakes. He was absolutely disrespectful and had no remorse for the hardship that was caused. Rude comments and remarks were made toward us along with terrible attitude and complete lack of professionalism. Weeks later I am still baffled by the managers behavior. The corporate company was contacted and was informed with this terrible experience and we continue to stay in contact with them to help resolve this issue.
I just moved to Colorado Springs from Longmont. We moved into a complex called Residences at Falcon North which are advertised as "luxury" apartments. From day one of moving in, we discovered a horrid smell emanating from the fridge. We notified them right away and they claim to have had the unit "sanitized" but the fridge still smells. It stinks so bad that it is making my entire apartment smell. Aside from that, we've lived here almost a month without being able to use the fridge and multiple attempts to get them to resolve the issue have yielded no results. We have told them that they need to have a refrigerator repair tech come inspect the fridge because we can't access anything of meaning ourselves without taking the whole back panel off (we have tried) and this type of thing we shouldn't even be doing ourselves anyway. We gave this complex $3000 in certified funds upon move in so the issue is NOT that we haven't paid. They just took our money and have done nothing to rectify the situation whatsoever. I guess the main point of this post is to warn others about this place. If you are considering moving here DON'T. Should you ever have a major maintenance issue, they will do nothing other than take your hard earned money and then give you the run around.
Moved in beginning of September and have had nothing but problems. The office staff does nothing to help once you move in. Maintenance is over worked and the property is a mess. Save your time, money, and sanity. Go anyplace but here.
I am not usually one to complain but our experience has been such an awful one that I am compelled to let anyone know who will listen. We moved in on March 9, 2019 (yes less than six months ago). We were excited to start another chapter in a new apartment for our young family. The apartment toured nice and we liked the idea of living in a community that was gated. Well, we should have kept looking!! We picked our apartment and requested 2 garages. Well come to move-in day, they didn’t have a single garage available even though we were told they would. The leasing consultant offered to store my husband’s tools for work in one of their garages until they could get us a garage. It wasn't an ideal situation but it would have to work for now. Fast forward one month and we were robbed while the tools were stored in the complex’s garage. Oh and the gates that we liked? They are always broken so that doesn't keep anyone out. After contacting the complex’s corporate asset manager, Alyssa, after many emails that went unanswered I might add, we were pretty much told so sorry hope your renter's insurance covers the claim. After waiting almost a month we finally were able to get a small concession off of our rent for the inconvenience. At this point, we wanted to move as we have never experienced this in our lives but just considered it a bad break. We’re going to just move when our lease ends in May of 2020. Ten days pass and we have been robbed A SECOND TIME! Another garage robbery, things that we kept in our garage with our other vehicle. More tools were taken, our sons baby items, sentimental things to my husband and outdoor recreational equipment. We contact the asset manager again and she is acting like we are being petty in asking out of our lease with no lease termination fee, AFTER BEING ROBBED TWICE!! We have lost 17k in possessions and things were taken that can’t be replaced. We are worried about our family’s safety, we no longer feel safe in our home and in this community. The asset manager is money hungry and does not care about the people living in her property. Everyone is a number to her and only cares about how much money is coming in. Oh and the money she offered as an inconvenience for being robbed she wants back because we want to end our lease ??. If you value your possessions and sanity DO NOT MOVE HERE!!!!
Great place to move if you love dog poop everywhere , your place broken into , unshoveled snow and potholes everywhere . Horrible staff, horrible maintence , no security . I regret moving here and I’ve only been here for 3 months.
The office staff were kind and very informative! The ladies answered every question and followed up seamlessly for one another . Lynette was the lead on my move in and she made it easy to choose renting here. Her professional demeanor and sweetheart disposition were positive points for choosing a home here. This place has been great so far and I think I have found a great home!
Moved in a few months ago. Everyone here is very helpful. Crystal, Lynette and Taylor have been awesome. I absolutely love my apartment. I was skeptical at 1st because of their reviews but am putting my own review. I gave it a shot and I love it.
Lived there a year. Was told carpet was new but was terribly stained upon move in. The AC filter was so filthy it looked like it hadn’t been changed in the whole year before we move in. Dust and cobwebs hanging off wiring where the gas heater was. Poorly insulated with thermostat set on 75 to keep warm we still had to use a space heater in our bedroom to keep from freezing because of large windows. At outr new apartment our utilities are almost $90.00 a month cheaper for electric and gas combined. And we are not cold.
Why spend money on this place when you can rent a house for the same amount of not less and not have to deal with these people. Perfectly nice when you first move in but after a month or two you start seeing their true colors. Start charging you for every stupid thing, your rent starts going up, kind of like a cable company. Maintenance is halfassed and horrible at their job, have been waiting over 2 months for appliances to be fixed in our apartment which is just making our water and electric bill go up and nothing has been done. On day of move in the apartment was covered in dirt and the carpets were covered in stains, closet doors were blown out and off the hinges, etc.. do not waste your time with this place!!! Expect people to throw their trash out right away when there is only one trash can and if you leave it outside neighbors snitch on you and they fine you for it.. more money out of your pocket!!! GO SOMEWHERE ELSE!!!
Wow! What a horrific place to live. Paper thin walls, neighbors are inconsiderate, office staff is incompetent, rude, and deceitful. Corporate is a money hungry helpless nothing. There it's trash everywhere and piled up all around the compactor. Wherever my wife or i come to the office they roll their eyes. They blame us saying we are the problem. When actually the downstairs neighbors pound on the ceiling when we walk, and the upstairs sounds like they are training for the Olympics. There is trash all over the stairwells. The pool is not heated, and the hot tub is full of kids. And the last straw is that apparently corporate offered us the ability to break the lease without the relet charge, they never did or at least the office people NEVER told us. We never got it in writing.
Unbelievably poor service all around. Office and maintenance people do not care at all about anything! Whole place is trashed. Trash up and down every hallway all the time. Pool it's filled with leaves, hot tub never works. Office people WILL hang up on you I garuntee it happens to you at least once if not 4 or 5 times. There are plenty of other places out there, keep looking you will thank me!

This place is terrible,absolutely terrible. So the day after I move in I have a leak in my bedroom ceiling, and not just a small one it ran the a good 6 feet. I could tell there had been a leak there before because there was what seemed to be a patch work in the ceiling already. Took them nearly three weeks to fix it. I could live with that if it wasn't for the fact that the leak opened up again on April 4th. I submitted a work order that day. After two weeks nothing happened, so I checked the work order status and the response was, 'it will be fixed when the roof is fixed' (well obviously). If you know anything about springs, it can rain a lot there. So every time it rained I had a nice waterfall in my bedroom. (Filled nearly 2 gallons in one day once), six weeks later when I move out it still isn't fixed and now they are trying to charge me $200 dollars for carpet cleaning. I cannot attach a picture but the leak was bad enough that the plaster on the ceiling was coming off and the roof was bowed. On top of all that, the apartments are not what they look like online and are completely overpriced. Their maintenance people are a joke and have no idea what their doing. (I worked in maintenance and construction throughout high school and undergrad so I know what I am talking about.) Just do yourself a favor and don't even consider living here.
Upon move in I had to clean my apartment because the carpets were covered in animal hair... Globs of animal hair and filthy. I notice a leak in my ceiling, so I called and let them know. They asked if it was ok to come in when I'm not home, I told her I would be home that week. They never showed up but the day I went back to work I get a call saying they couldn't find the hole in my ceiling. And a bottle of my rum was missing from the freezer also. I told them that my washer wouldn't work unless I put it on tap settings and apparently they forgot to connect it to the hot water faucet. Naturally all repairs were done when I'm not home. Me and my family members ( who are disabled vets) got notices on our cars to tow our vehicles so I requested a garage. She said yes and gave me a remote. Excited I hurry to the garage and open it... Turns out the garage belonged to somebody else. So I returned the remote and they said they would get back to me on which ones were available. Never got that call. Stopped in every day and they didn't get a chance to look conveniently. The hot tub is always a mess and discusting. A few times it was green, had algae coming off of it, and smelt of feces. And the best part is when we had a clogged drain in our bathroom, aside from how long it took to fix, when it finally was "fixed" we had drain flies swarming in our bathroom. We are not dirty people so I find it hard to believe that in any other circumstance we would have a fly problem of any kind especially when we never have before. And finally upon move out, I receive a plethora of things they want me to pay for ironically totaling about how much our deposit was. The neighbors all complain about the management and have had such a bad experience they are terrified to rent and are buying houses. They look nice but you are not getting what you pay for and the entire staff should be fired simply on the premises of failure to do their job adequately and because of their ethics.
These apartments come off as being top notch, we'll I can tell you the only thing top notch is the rent. I have turned in a leak for 4 months now. I have mold growing and the best they can do is get me approved for another apartment. They refuse to compensate me for the last 4 months of rent that I've paid, they refuse to pay movers to move me, they refuse to pay the transfer fees from my utility company. They aren't even sure about waiving any new deposits. Seriously this place sucks.. I am now getting sick from the mold but they don't care...
Find a different apartment. This place is terrible and a total rip off. The parking is terrible and they will tow your car for no reason. The office isn't friendly at all and doesn't care about residents. They will rip you off on move out. Beware... Don't sign a lease here! P.S. They offer a rent discount for posting 5 star reviews... Scam
worst place ever! on move in day, the place wasn't even ready, outlets missing their plates, holes in the wall, etc. our contracts almost over and till this day no one has came to fix the little details. We went to the office multiple times and they pretend to get on it. our vehicle was also broken into multiple times and every time we bring up the subject, they pretend to take not only to brush it off later. so instead we requested a garage, they took our info and we never heard from them again. Since our lease is almost up, we have been getting some random fees for no good reason and it turns out they had us paying for a garage this whole time, one that was never given to us. One day as I was making my usual trips to the office, there was a huge complaint from what would have been a future resident, it turns out they walked in to a room as the one we did, but in the "child's room" they found a razor covered with blood, as well as blood drops throughout the house. They should me pictures and we exchanged stories, luckily they got out before they ever got in!
I have lived at the Residences at Falcon North for almost a year now and I love it. The pool re-opened recently due to renovations and it has been so much fun. They also remodeled the clubhouse and it is awesome inside! I go to the gym almost everyday and the gym has everything that I need. The pool is heated which has been nice since the weather hasn't been that great, but great enough to go lounge in the pool. There is also the BBQ area with grills and it is so nice! There is a cabana with couches and tables and it is so comfortable and I love to spend time relaxing in there. The maintenance is great here and they do everything they can to fix problems in a timely fashion. The apartment itself is perfect for the 3 three of us and we have enjoyed living here. There are nice people everywhere you turn and everyone tends to get along. There is also a new trash service that we have really been enjoying. Instead of having to walk your trash all the way to the dumpster (like most apartments would require), they implemented a trash service where you can just put you trash bag in the trash can that is right outside your door and someone will come and pick it up for you. No walking necessary! Overall the place has been great including the staff and the maintenance.(:
Its a place that Looks good on the outside but after you move in you notice the quality is horrible. they will over charge you for an apartment that really isn't worth what they ask for. The management particularly the woman named April are completely rude. Went down to the office with some concerns and she treated us like children ignoring concerns making excuses and interrupting us. They WILL lose your paper work and blame you for never turning it in. Maintenance is horrible it took 6 MONTHS to fix a hole in the wall from water pouring throu! after living here you can really tell how many corners were cut in the construction and how little the management actually cares whatever you do go somewhere else this apartment is no where's near worth what they ask for.
After living here since 2014, I would give a negative rating. We are extremely disappointed. After feeling like the large increase in rent was worth a better management company, remodeled facilities, we still have pretty much nothing. We haven't been able to enjoy the apartment upgrades, still...5 months later we are still waiting to have a heated pool and hot tub; which would have been nice to entertain the kids with the entire summer. Parking space is ridiculously sparce; no painted lines, construction equipment and junk has taken many spaces for over 9 months. Numerous crackers in our dry wall , which we were told where from a failing roof, which still has not been addressed. We were promised to have our carpets cleaned with the renewal of our lease, which has not happened. It took over 14 months to have items address that were on the initial move in sheet,. There is always trash in the hall ways. Dog park trash is overflowing for weeks and the office staff are not even close to knowledgeable or helpful. DO NOT MOVE HERE!!!!!!
Apartment was not move in ready missing bedroom door, outlet covers, missing electrical panel door replacement door was water logged. Fridge ice maker leaked and it was missing oven racks. There's not enough parking and the pool isn't ready But it's clean and staff is very nice and they got most of the things taken care of.
Wish you had a negative rating, they don't even deserve one star. Maintanence takes too long to get anything fixed. The grounds aren't kept up, there is always garbage in the hallways to the storage area. There isn't enough parking. The rent is way too much for the apartment. Glad I didn't sign a yr lease, and you can't ever got an honest answer from the staff in the office, and they aren't very friendly.
