In the late 1970’s it was purchased by a local developer who surrounded the antebellum mansion with apartment buildings designed to ensure compatibility with the mansion and a pool was added. The mansion was renovated into six apartment units. In 2011 the property sold again to another local developer who renovated the entire property, modernizing and restoring the units to meet Little Rock’s demand for downtown housing.

I had my motor scooter stolen by another resident and the landlord wrote me up for "letting strangers on the property" .....she's the one with the broken pedestrian gate that lets anyone come in and out as they please.
I can’t say enough good things about Gracie Mansion. The property manager and maintenance manager are phenomenal, responsive, and trustworthy. The apartments themselves are a steal. They have tons of storage, laminated hardwood floors, and lots of little amenities you don’t usually get in an apartment, especially somewhere downtown. I’ve seen other reviews mention a roach problem, and that’s definitely not the case anymore (I wouldn’t stand to live here if it were). The 2-in-1 washer dryer is amazing. If you use a high efficiency detergent and don’t stuff it to the gills it will wash and dry your clothes in 2 hours flat. It’s amazing and is bizarrely quiet. The property itself is stunning and quiet. The community deck is right next to the pool and is covered by an enormous, beautiful tree. The mansion is centered in the complex and is lovely. It’s shockingly the quietest apartment I’ve ever lived in. I genuinely forget that it’s downtown and near the freeway. The tenets are quiet and friendly. It’s both a great apartment to make friends in, or to forget that you have neighbours at all. If you’re looking for an apartment in LR I can’t recommend Gracie Mansion enough.
It felt too good to be true, finding a complex with this kind of space downtown for this price, and in some ways that’s true. For the price, the units are about what you’d expect. It struggles a bit with a roach problem, but management does make sure someone comes to spray when requested. They’re a pet friendly property which I appreciate, the maintenance man is always great with our pets when he stops by and I trust him coming through when we’re not there. The washer-dryer units are RV style abominations, ours breaks at least once a month and even when it’s working, it takes it a solid 5-8 hours to finish washing and drying a load (invest in an ironing board, is all I gotta say). The central HVAC also breaks/malfunctions more often than feels reasonable, but maintenance will usually fix it in a timely manner. Overall, it’s a solid place for someone on a budget looking for something comfortable and cheap.
The value of this property is great! It is walkable to the river market area as well as MacArthur Park. Betty and Larry are very helpful- work orders are completed quickly and painlessly!
There is a roach infestation in most if not all of the buildings. The maintenance person and manager are extremely unprofessional and rude once you sign the lease and actually move in. In addition, the properties are not maintained (for example they were dirty when we moved in including the carpet not being shampooed as we were told it would be).
I lived at Gracie Mansion for 2 years in a 1/1. Location is ideal, the neighborhood is quiet, and the apartments/grounds are updated and well kept. It was always a pleasure interacting with Betty, Ken, and now Larry. A huge perk of the complex was the fact that it was gated. I always felt safe and secure. I've recommended several friends to Gracie Mansion and will continue to do so.
My wife and I lived at Gracie Mansion for 4 years (2015-2019) in their two bedroom. The management was responsive and easy to work with. Any time we had maintenance issues, Ken came right away to fix our problems. They use an answering service when the office is closed. This is was extremely helpful. The apartment itself was spacious and updated. The appliances that came with the apartment are not "modern", but were reliable and worked great. They offer HyperLeap as an internet provider. We switched from Comcast to HyperLeap in 2018, and were very happy with the service provided. In the summer, they open a small pool. The pool is a perfect place for hanging out during the hot summer days. It is never overcrowded and has shaded areas. The residence itself is quiet and other tenants are respectful of each other. The location of Gracie Mansion cannot be beat. You are close enough to walk downtown or to many restaurants, but just far enough away from the commotion of downtown. We will miss our first home, in the heart of downtown Little Rock.
My fiance and I lived at Gracie Mansion for nearly 2 and a half years while we were in school. The apartments are conveniently located near SoMa, Downtown, and MacArthur Park, so if you like going for walks, this is the place for you. You're only half a mile from the dog park, too, which is something I particularly loved. The fact the property is gated was a huge plus for us as well. Most importantly, the management team is top notch. Betty, the manager, and Ken, the maintenance man, were absolutely wonderful. Anytime we've had questions, concerns, or needed help, they've been there to assist. Unlike other property management groups, Flake and Kelley don't charge you a bunch of ridiculous fees. Signing the lease, paying the deposits, and moving in was a breeze. We truly enjoyed our time at Gracie Mansion, and we would highly recommend them to anyone looking to rent in the downtown area!
My past two years at The Residences at Gracie Mansion have been happy ones! The Residences are a quiet, safe, and secure gated community at the edge of Little Rock’s historic Quapaw Quarter and Rivermarket. I love that I can walk just a few blocks away to lots of great downtown pubs and restaurants or catch a trolley and go across the river to the historic Argenta neighborhood of restaurants and pubs and the Verizon arena. Betty, the Manager, and my neighbor, Ken, the onsite Maintenance Man, have been super friendly and helpful.
My short time there has been amazing. Betty and Ken always made me feel welcome and valued. The Residences are perfectly located, both by foot and drive, to anywhere you'd want to go. From walking to the River Market or checking out the new restaurants, to driving straight to the interstate; it's a perfect place to be. The parking is safe, the neighbors are fantastic, and its quiet. If you were to live anywhere, I'll always recommend it here. You just can't beat it. -R
Gracie Mansion is downtown living that is quiet and safe. Those features are hard to find for prices as low as they offer. I lived at Gracie for 3 years, while I attended law school, and loved every day of it. Ms. Betty and Mr. Ken (maintenance man) are the absolute best. If I ever had a problem, which was rare, they were on it within the hour. Mr. Ken always said hello to me anytime I saw him around the property and made sure to ask if everything was alright with my apartment. I highly recommend Gracie to everyone who asks me where to live while in law school. It is safe, affordable, and the staff is wonderful. I live in a studio, which is perfect for my needs. My apartment as well as those I have visited are all clean, well laid out, and all have up to date appliances and bathrooms. Gracie is a great place to live!
We just moved our son to Gracie Mansion Apartments to attend the Clinton School. Ms. Betty made the transition seamless, and made me feel comfortable with the move. The grounds are well-kept and the gated community makes it feel safe. The area is beautiful, and close to many River Walk amenities. The apartment was clean when we moved in, and any minor issue was handled quickly and efficiently by maintenance. (I'm sorry I don't remember his name, but my son said he was very nice and showed up quickly to help remedy his problem.) I am so happy we chose Gracie Mansion Apartments for his housing needs during graduate school. We could not have possibly made a better choice.
I moved to Gracie Mansion when it was still under renovation 5 years ago. So, I was able to see apartments go from "under construction" to a place children play outside and a community form around the complex. Without a doubt I Have to say this is a great place to live downtown in the Little Rock area. With a gated community, nice, friendly, and caring people employed by Flake and Kelley they are definitely a fantastic and affordable choice.
The manager, Ms. Betty, is very kind and does her best to work with each tenant. Maintenance, Mr. Ken, is also very thorough and trustworthy and a guardian-type figure. The apartments have a clean feel to them and the granite counter tops give it a classy touch. The environment feels safe, especially with the surrounding gate, and the other tenants are friendly. Our neighbors greeted us immediately when moving in and most people have a friendly smile when passing. The Residences at Gracie Mansion is a welcoming community.
You can't get better than the management here! If there is ever a problem with a unit, maintenance is fast and pain free. They actually care if their tenants are happy or not, which can be hard to find.
I moved to Little Rock from Michigan and wanted to live downtown (close to work and school). Gracie Mansions has reasonable rates and great housing quality. It was three blocks from where I worked and six from my school, so I could walk or bike every day. The townhouse I had was great. We had a few normal problems, like a water leak, but maintenance was always there the next morning to fix it up. Oh, and let me tell you about the staff. You CANNOT have a better property manager than Miss Betty. She is a ray of sunshine on any rainy day. The maintenance guy (I can't remember his name) was really nice too. I used to leave him cream soda by the door when he stopped by. I highly recommend living at Gracie Mansion. It's a great place to live in a great city. No matter how drunk you get downtown, your home is right downtown and easy to navigate to (I did it plenty of times).
I lived at Gracie Mansion for over two years and loved it. The location is great, management was always super friendly, and maintenance always did his absolute best to take care of any issue right away. If I moved back to the area, they would be the first place I checked to rent again.
