I enjoy my place and feel like home to me. The main thing I feel secure at my place.

I’ve lived here a few years. I live in the north building which is the building across from where the leasing office is. For years I’ve loved living here. It has its pros and cons. The cons have me contemplating not renewing my lease especially since I’m paying luxury prices. Pro: -Beautiful apartments and buildings -Nice amenities (although the pool is small, it’s not busy most times and they don’t shut it down right after Labor Day which is a plus) -Reserved Parking -Quiet hours -Friendly staff -Nice and quiet neighborhood with proximity to the medical center, lots of stores, the bayou, and 15-25 min drive (depending on traffic) to midtown, downtown, and other hotspots. Cons: -They treat the South building (which has the leasing office) better than the North building. -Too many instances in the north building where the garage gates are left open for days, the intercom doesn’t work, the lobby doors aren’t secured, and stairwells are left propped open with a rock or wood. I’ve seen two people sleeping in the lounge area on one of the floors. Some security when we pay luxury apartment prices. I’ve had guests and delivery people literally question and laugh at how easy it is to get in my building. -Lots of times when both elevators in the north building have been out for an extended amount of time, then one started working and the other was out for months with no communication to the tenants. But if one of the south building elevators go out, they will send a mass message, put up a sign, and have techs working on it right away. The elevator is often out that tenants are surprised when either one works. -The lobby of the south building is more aesthetically pleasing with a home feel and nice corner furniture (I assume for when potential tenants come to visit). The north building lobby is much bigger and just has a tiny antique looking table sitting by the elevator. -Some tenants leave huge amounts of garbage and even old furniture near the dumpster on the weekend. It stinks, makes the exterior lobby look crappy, and attracts cockroaches. They need to exterminate the exterior. -When they conduct carpet cleaning a smell emits from the carpet. It’s such a foul nauseating odor for days. They used to put fans to help air it out faster but stopped doing that even after complaints. -The furniture in the pool area is old, dirty, and has a lot of spiderwebs. -Which building exterior got a whole new facelift with fresh paint? You guessed it. Not the north building.

Terrible in the last year. Until management is overhauled, would not risk moving here.

The staff here are super responsive! They send frequent communication about what happens in the community. The area is beautiful and safe. We love living here!

The leasing center staff members are amazing! They are friendly and always eager to help you solve any kind of problem. They are also highly efficient!

ecently moved into residence at Gramercy and it’s already proving to be a fantastic choice! Moving in was smooth, thanks to the helpful and welcoming management team, who made sure everything was set up and ready. The apartment itself is even better than I expected, which makes settling in so much easier.

Love everything about this property. Only criticism is the smell in the North Building corridor. Otherwise, it’s a peaceful community. Our apartment is spacious, and the service staff are very helpful.

I begun looking at the Gramercy several Years ago. I pass by to or from from Kelsey. I always loved the building. I eventually stop and visited the leasing office. Great people. Even though We lived in a wonderful home in Pearland I wanted to be part of the Gramercy community. Three years later and I am. Super excited. God is Good.

I feel safe in the building and the surrounding area, the residents are polite, friendly, and helpful during times the elevators aren't working and the electricity is out, due to storms or hurricanes. The hallways and common areas are kept clean and nobody leaves trash around their area. I like the maintenance people who are very respectful and will chat when asked questions.

The staff is responsive to all concerns or questions we have. They have consistently responded to service requests right away. They have been friendly, and we have enjoyed living here!

The stay at Gramercy has been very pleasant and extremely good. Both management and staff have been proactive in making sure that everything works well and the property kept clean.

I am enjoying my place specially it’s close to all my activities that I do almost all week.

The leasing office staff was super helpful and friendly. The check-in process was pretty smooth. They took a week to solve the maintenance request, but it's still within my acceptable range.

Great so stay so far. Expectation have been met. Maintenance concerns are addressed. Staff are welcoming, accommodating and can be relied on.

Ana was very welcoming and answered all our questions when applying. Any maintenece we requested was quickly taken care of and treated as a priority. It has overall been very good so far :)

Love it, the move in was easy! Great space, quiet, friendly staff! Two elevators to make it easy as well. Haven’t explored too much of Houston yet, but our apartment and building is very nice and already feels like home after 2 days!

Good, quiet place to live. Amenities are nice. Maintenance is attentive. The elevator breaks down often, but it’s fixed quickly and hasn’t been too much of a problem.

The staff at Residences At Gramercy is outstanding. They always have a smile on their face and offer to assist you with any needs you may have. Besides the team, the apartment is always in great shape and the amenities offered are amazing for conducting business meetings, hosting private events, getting a workout in at the gym, or just hanging out in pool room.

I am really amazed the features and the condition of the building. The neighbors are friendly. The staff are truly amazing. De[pending on what floor plan you choose, It is very roomy and comfortable.

The staff of Gramercy is wonderful. Some great folks. However, it is clear that upper corporate management gives them zero support with regard to capital expenses as the pool has been out of commission for months and it is rare to have both elevators working and now it has been over a week without a single elevator. This is unacceptable. As a result, our packages are left in the lobby, which is not secure.

Residences @ Gramercy is a great place to live Great location, everything is close enough & safe enough to walk. Great foods, restaurants grocery stores, even bikeable!

Residences at Gramercy is a lovely place to live. This community is clean and very quiet. The maintenance team is fabulous, handling any problem very promptly and kindly. Leasing staff are very friendly, responsive and helpful. This is the best management team I have ever seen. I definitely recommend this place to anyone who wants to live in a unique peaceful environment. It’s so important to always live somewhere with good management and Residences at Gramercy has it.

I've lived here for 4 months and have had an excellent experience with this community. Office has been responsive as has maintenance. Parking has not been an issue. I'm close to everything I need and the residents are friendly in the hall and elevators.

I've lived at Residences at Gramercy for 6 years and love it. Management and maintenance are friendly and responsive. There are occasional social events sponsored by the management. The amenities are nice and, for the most part, the buildings are very well-maintained. It's a fairly quiet building, with the occasional barking dog or people being loud in the hallway, which can happen in any apartment building. Overall, I highly recommend this apartment complex!

I love living at Residences at Gramercy! The staff (office and maintenance) are professional and friendly, quick to respond in solving problems. The rooms are spacious and well-maintained. I have a large balcony overlooking tree-lined streets and love saying hi to my neighbors as they pass by. Also, the area is close to some beautiful, walkable neighborhoods, like Old Braeswood and West University Place, and in walking distance to Rice Village, which is full of restaurants and mom and pop shops. Love the community here!

I've living in this facility for only one week now, but it exceeded every expectation I had before moving. I came from another country, had to rent the apartment without in person tour, anyway every detail is exactly how it's described online. The apartment is clean and everything works well, place is grate, close to many facilities, absolutely recommend.

The Office Staff, Eva, Tom and Dakota are always very professional, welcoming, friendly and helpful. Their vey instrumental when sending updates, keeping residents informed. One holiday weekend when one of our elevators stopped working, Dakota sent the residents an acknowledgement email of this problem being reported. She reassured us that she is aware of the problem.

Residences at Gramercy is a nice community. It is a clean, modern and well located complex.

I have lived at Residences At Gramercy for more than 5 years and can't say enough good things about my experience. The common areas are kept clean, maintenance is excellent and the office team is exceptional. There is the occasional inconsiderate resident who doesn't respect the common areas, but overall, it's a great place to live. Highly recommend!

I love my apartment’s floor plan, been here only a few months but absolutely no complaints.

Just moved in, but the employees have all been very friendly and responsive. Concerns seem to be quickly addressed.

Overall it is a really great place to live. In my case, all I care is to have security, quiet and good service (staff is great!) and this is what I mostly have here. That being said, there are a few things that really bother me in this community: 1- valet trash: it is beyond terrible to arrive to your place (or worse receive a visitor) with trash placed on the corridor. I never used it and never will but have to pay expensive monthly fee for a service that deeply dislike. (Adjustment years ago was from $9 to $22) 2- Gate is sometimes left open for different reasons 3- glass door to enter the building is many times not locked. 4- no real vigilance while people are moving in or out. There are no cameras and door keeps propped open for an extended period of time without any vigilance. 5- building should offer recycling services

I really like living at Residences at Gramercy. The management and maintenance teams are great, always responsive and quick acting, but also personable and friendly. The premises are clean, safe and easy to navigate. It's a moderately sized complex of two buildings, so cozy and but not too small, and the apartment space is luxurious for the price. I love my balcony! And it's close to really safe and lovely neighborhoods like West University Place for walking under a canopy of trees, and local markets (grocery, pharmacy, restaurants, shipping/mailing, vision and dental, etc.). Great location, great space!

The maintenance staff are considerate, professional and responsive!

After 5 years, the buildings are well maintained ie: paint etc. Probably ready for hall carpet change. Big Problem frequently with elevators , outside phone pad and gates.

I've lived at Residences at Gramercy for nearly five years and love this place! My apartment has a big bedroom with a bay window and great view, and a BIG walk-in closet. The kitchen in my floor plan is a bit small, but it works for me. The built-in washer/dryer is more important to me than a bigger kitchen! It's a comfortable atmosphere with good amenities and excellent maintenance. The building and grounds are well kept and any issues (like gate or elevator problems) are dealt with right away. The office staff is always responsive and goes out of their way to be helpful. I had a debilitating illness not long after moving in. At that time packages were delivered to the office and residents would get messages from the office to pick them up. While I was ill the office staff brought packages to me to save me a trip to the office, which was not their job. I really can't say enough about the excellent management here. Overall, I can't imagine living anyplace else at this point. Highly recommend!!

Great location and a nice community. Wonderful amenities and a great staff who are always helpful.

We are pleased with the quick leasing process, management is pleasant, helpful and professional. Building is modern, spacious and feels homey! Most of all location is 10 minutes to work and accessible to local food and entertainment.

This community is in a perfect location with so many amenities and events. I enjoy meeting my professional neighbors and the staff is friendly and always helpful.
