Property Ratings at Residences at Hornell
I was here for roughly 8 months. Management is fantastic and living conditions are very nice. Very nice place to stay and reasonably priced for Hornell Area.
My apartment was shared between my fiance and me for a one year lease. As someone has moved very often, I can say that these apartments are very spacious and well maintained. The property felt very secure, the lawns was up-kept neatly, and all requests pertaining to the apartment were promptly addressed by the property manager. The apartments were very accommodating and easy to transform into our new home. Would definitely recommend to anyone new to the area looking for a modern apartment at a good price.
I really love living here! I moved here from Florida and was unable to do a visit before signing the lease. Mike was awesome with sending me pictures of the place and showing me exactly what they look like. He was also very accommodating when it came to letting my parents in ahead of time to move stuff in before I could get here myself. Anytime I had an issue, it was always taken care of right away or within a reasonable time frame. These apartments are beautiful, and the price is amazing for everything that is included! The neighbors are very friendly, and I have never had a noise complaint. I have lived here for 12 months and I would have absolutely resigned a lease if we didn't have to move back to Pennsylvania. I always felt safe with the security cameras and the key fobs to get into the front door. 100% recommend living here!
I love the warm friendly atmosphere here at the residence in hornell! The only way this is possible is by the great staff here! Mike is amazing! He works so hard and goes way up and beyond the call! He never doesn’t answer his phone for any questions we might have! I have lived here for a year now and I’m not going anywhere! Thanks Mike and the crew for making my living a little easier everyday!
I have lived in these apartments for the past 12 months and absolutely love it hear,so much that I have renewed my lease. I have never had a single issue with the management they are great if i ever had a issue it was always resolved within 48hrs, usually it was the same day. As far as if you move out having to pay ur lease. Ya it says right in the lease you are responsible for all 12 months. I have and will recommend the residences at hornell to any one it's a great and friendly company.

Going to be honest here, the apartments themselves are gorgeous. One of the better apartments that I've lived in, but thats where the pros end. The property management is what ruins the experience. When I first met them, I thought "hey, these seem like genuinely good people" - boy was I wrong. They act incredibly nice and welcoming when you are checking the apartments out, but their composition completely changes after you sign the lease. "Oh you've got a leakage in your apartment? Yeah we'll get that fixed up" - Literally never touches it "The main lights were disconnected in your garage? Talk to the manager." *Talks to the manager, doesn't get it resolved for 4months* "Garage floor covered in dirt from construction debris and walls not painted? No we already did that, we shouldn't have to do that again." *Clearly hasn't been done, takes multiple calls with management to finally get it fixed - after 3months* And just so anyone is aware, -if you leave prior to your contract ending, you still have to pay every single month left in the 1yr lease even if you have vacated the premises. Typically you'd lose out on the security deposit+ last months rent, but nope. Not here. -Got a dog? Cat? Thats an extra months deposit they'll be taking + $50/month/pet that you won't be receiving back. Oh but thats not the worst part. I had six 3/16" holes that I made to hang a few picture frames (that were okay'd to do per the lease). And after speaking with management, I was told it was fine, and asked if I could paint over any scratches/smears on the walls. Which I was perfectly fine with and complied. "Oh wait, you were supposed to cover up those holes. Thats $250 that we'll be taking from your SD." Yup, something that will take no more than $10 worth of spackle and 5min worth of patching up somehow costs $250. "Oh whats that, you didn't remove every last dustbunny from your kitchen? Thats another $140 that we'll be taking for an 1hr and a half of cleaning fees" - name me one cleaner that makes ~$90/hr. What a joke. Once again, the manager of the place is a pretty nice dude, but the Property managers ruin the experience. Absolutely would not recommend. Especially when you can find significantly cheaper alternatives in the area. Giving it one star for the nice apartment, would give 0 if possible.
I lived at the Residences for the past year. The only reason I am moving out is because I have bought a house. The Residences was easily the best apartment I have ever rented. Brand new kitchen appliances, clean and spacious bathrooms, a beautiful master bedroom with its own bathroom and a very spacious spare bedroom. The outside deck is great for spring and summer nights. Enough room for furniture and a mini fridge. The staff has been amazing. Any time I had a question about anything I would just text the maintenance staff and they either responded right away or were knocking on the door within 5 minutes. The parking is never an issue and the location of The Residences makes you feel very secluded, while still only being a 2 minute drive away from the City of Hornell. Dumpsters on site make it simple and easy to get rid of your garbage. Never having to wait for a pick up day or worry about putting your garage out at night. I highly recommend anyone looking in the Hornell area to take a visit and see how beautiful and accommodating these apartments really are.
HI My friend paul found this place when I was looking for a house. When I saw it I fell in love with the apartment. I live on the second floor in a 2 bed & bath apartment and it is great You have to check it out!!!!!!!!!!!!! HW
