First off they look nothing like the pictures in person outside of the front office. The apartments are trashed with broken glass, rims, garbage bags, and toys being some of the mess. The kicker that made us move elsewhere was that our back door needed to be fixed because it wouldn’t close and They didn’t fix anything in the apartment mind you they had a week and there were other small fixes. They never called us to move in after they turned us away on the day of move in due to none of the issues being resolved.
This apartment is not a great place to leave. Very unsafe you hear guns fired in the complex all the time. You see police cars enter the complex like they are looking for something or somebody. The complex is disgusting. Please don't let the pictures on their website fool you. The buildings are old and broken, and the floors make lots of noise. They charge you for lots of service they don't provide and don't really Reimburse like: Trash Reimbursement $14.00 Pest Control Reimbursement $5.00 Building and Facilities Fee $15.00 LeaseLock Fee $19.00 The leasing office are terrible. They don't answer the phone when you call. They are rude when you go there in person. If you put in a request, they don't handle it. I moved in 3 month ago and still didn't get my mailbox key. I still haven't received my mailbox key as I'm writing. People would steal your mail if delivered to your door if you're not there. Emails are sent in their portal and everybody receive them about people who didn't pay rent or who might get evicted. I think it's not professional. That's a private matter. They should handle that in private. The first apartment I moved in within the complex had electrical power issue and caught on fire after just a few weeks of moving in. They let me live in there for a whole week without power in the middle of winter. Also, I get water outage notice every week, and sometimes twice in a week. Overall, this is not a great place at all. Please stay away from this place. You've been warned. I should have known it's a terrible place when I was asked to leave a good review my moving day, and she was very pushy about it.
The staff was friendly made me feel at ease and comfortable. The office is clean and is perfect. They go above and beyond to welcome and make you feel at home.

The management team is terrible no one communicates with residents. When I first moved to the apartment it was infested with roaches my ceiling was leaking EveryTime it stormed. they’re always cutting the water off for “maintenance” and half of the time won’t tell nobody.

if you love getting what you pay for please do not move here. there are so many things wrong with these apartments. everything falling apart less than a week of moving in and they claim it’s renovated. they’ll charge you for things you don’t use and say you can’t opt out. they may look nice but don’t be fooled by these people!

Scheduled a tour with them on November 1st for the 18th of the same month. Had to take off 2 hours early from work so I could make it, which was fine at time. So the 18th (Today)rolls around and I get there (30 minutes early) and they tell me that we need to reschedule. Which would be fine, if they called and told me ahead time. Not after I already took off work and drove 30 minutes out of my way. That tells me everything, they don't care about potential tenants time and money or they are very disorganized. Either way that's the only time they will be getting both from me! So trust me look somewhere else!

I lived here and I had a baby at the time. During the blazing heat in the summer, we did NOT have any air for over two months. We called the office and they flat out said "we can't help you. We are understaffed." I even got ROBBED in my apartment while I was asleep during the night with my baby boy. They took so many of our things that I could never replace (computer with videos of my deceased mother). I told the property management and they legit did not give two damns. This is NORMAL here. They told me that they would change my locks but they didn't actually change it for another two weeks. I left. I now have an "eviction" on my credit report due to these horrible apartments.

neighbors will blast music after midnight and it’s loud enough to rattle the walls and mgt don’t care. Don’t bother to call for a security officer they don’t respond anyways.
I request a call from cooperate in December Still No Call My Kitchen is flooding currently half of my home does not have lights and Crystal the property manager seems to have a issues with speaking to paying tenants as I have been waiting for her call for over a week now. Please Save your Money They Don't Care if you pay they will still Not Assist you at All. This is the worst Place to beconsidering!!! Shooting ,Trash , I can go for days Not to mention they turn the water off every other day for half the day!!!

These ppl do not care about tenants at all. They will say just about anything to not do their jobs. Weekly water shut off last all Thursday until 5. Maintenance is nonexistent. I had something under my wall that's caused a mggot infestation and they lied about treatment. They said they found the source, but upon further investigation of my own doing. That too was a lie.

Once a month my down stairs apartment’s bathroom floods because the company who runs this complex is too lazy to fix anything and the person on top of me is too trifling to stop her water from overflowing! Lake is nasty, I’ve reported multiple times about said neighbors dogs waste coming down onto my balcony. The water cut off every week for hours is super inconvenient especially when nothing gets fixed. Wouldn’t recommend satan his self to stay here. Beware!!

Hello! As you know, we are working on remediating the need to have the water shut off as we do realize it is an inconvenience for everyone. The Property Manger came to your neighbors’ home and did not see a dog there. If the pet is still there, please let us know. We have also taken care of the water spots and hopefully the neighbor upstairs hasn’t had any more mishaps that impact your home. Regarding the lake, we now have someone coming in 1 to 2 times a week for clean-up. Should you need anything else, please reach out to the Property Manager. Thank you!
Just moved in to Lakeview this week. So far, they have shut off water on Thursday from 10 am to 5 pm and again today at 2 pm to 7 pm. That means you cannot do your laundry, take a shower, use the bathroom, cook food, or do any cleaning. Completely unacceptable conditions. The lake in the back has garbage floating in it. The parking lot is littered with trash. The floors of my "renovated" room had stains and scratches on it. Needs a lot of improvement.

This is the worst apartment you could ever move into. Management is HORRIBLE. They don’t have any type of communication skills. They don’t care about the safety and well being of their residents. If you need anything fixed in your apartment, do not expect them to fix it EVER. I’ve been living here since Dec. 2019, my roof has leaked 6 times since I’ve been here. No one has ever come to check on it. I live on the first floor, but somehow my floors are always flooding as well.

These apartments are horrible ! WORST APARTMENTS EVER ! Maintenance is horrible. I’ve had to call corporate and everybody else above them to get the things fixed! This is not a place to live at all! I am a college student and was hoping to live somewhere affordable & comfortable but I made a terrible mistake moving into these apartments. I regret moving here. It’s been a death trap/ war zone since I’ve moved here in July. From the leaks, to the bugs, incinerator, sink, etc.. DO NOT WAIST YOUR MONEY HERE !!!
Have been living here for a while, and without a doubt this is the worst place you could live..Ive been here long enough to see all kinds of neglect..Any maintenance people the hire have got to be underpaid because they dont fix anything in a timely fashion..its like the people in the off dont care..if they had issues where they lived they would want it fixed or addressed immediately..they ALL lie..i went the whole summer last year without a/c.. its a host of things.. but if you can help it move somewhere else...i just so happen to love my location its quiet.. but its all kinds of crime going on over here..murders robberie, break ins...avoid at all cost...when I see them showing potential renters an apt. i just shake my head and try to get their attention to tell the to smarten up
The management is terrible! they gave me the run around during the application process. Then they called me the day before I was scheduled to moved in and told me the unit I was supposed to be moving to wasnt ready after I spent the whole day having services set up for the original apartment. the new unit they moved me to the carpet was so bad you can tell where the previous tenants had furniture, a smell that let you know that they had pets, and red and black spot throughout the house like something had been spilled. When asked to be cleaned they kept telling me it was cleaned already. Dont waste your time or money.
I have been without A/C since May and here it is July and still no good working air. I recommend not to mover here. I have been a resident here for over 2 years and every year I have had a problem. When my lease is up, I am moving in a much nicer and respectable apartment. They talk a good game at the beginning and don't care for you after you report issues. You have been warned.
I have been here since March 2019 and NOTHING AS BEEN FIXED!! I've been complaining about the ac ubit since I've been here and still NO IMPROVEMENTS! I have a two bedroom and two bath and my toilet in the master bedroom has been leaking and now is no longer operable. The dishwasher is stopped up and so is the garbage disposal! No air!! And i have a 3 year old and a 4 month old!! Was promised a new ac unit three weeks ago and still NO AIR! And it is now JUNE!! Do not consider this place liveable!!
I have not moved in as of yet. And I will be moving in I just have to say that the management team is awesome they will work with you on a case-to-case base. I believe her name is Crystal if I'm not mistaking very helpful friendly and helped us. The whole leasing team are all pretty friendly. I just had one issue but management fix that asap. Thank you so kindly for your help. Now about the property. It's a very clean property there isn't garbage on the floor. Very quiet place. we are moving into a three-bedroom two-and-a-half bath townhome. the only thing I will say is that I did not see a playground on the property or any pools but from what I was told the pools are going to get worked on
I wouldn't recommend anyone to move here! I originally moved into the property in June, which is the worst thing I regret doing for the year of 2018. I informed the leasing agent to make sure that my AC unit worked correctly before even looking at the apartment or doing any paperwork. Its seemed like we were on the same page. When I moved in that wasn't the case, keep in mind I had to do a quick move for my job. The apartments wasn't cleaned properly, there were paint splatters all throughout the apartment, and the blinds were gross, and covered with food splatters as well. the water is turned off every Thursday, the electrical outlets were installed incorrectly, causing everything you plug in to slightly sit sideways. It took maintenance numerous times to fix the ac, when they came something came up missing from my apartment, which was report to the office. Nothing was done about it, never received any type of follow up. It was some type of plumping issues going on the ground entrance of the apartments causing stinky water was overflowing one of the walk entrance. Be sure not to select to model where the light bill isn't in your name, the bill will insane, and you might go through hell and high water getting them to show you a light.I mentioned to them that it was a leak in my bathroom, which has been leaking for 3 months straight as is leaking as of 11/20/18, and still haven't fixed or have tried to fix it. Kelly the property manager, isn't helpful at all, if you should the same energy being sarcastic all the time and apply it toward getting thing done and following up with tenants, she would be awesome. I requested someone from the corporate office to give me a call, waited patiently, still didn't hear anything. I brought this to Kelly's attention, and her respond was mind blowing. "We can't make anyone call you." I was done after that!!! I understand I can't make anyone call me, but if there is a issues a tenant was having, I would personally make the proper phone call so someone could take care of their concerns. No one seems to have any answers for the questions you'll have for them. It's always (I don't know), which isn't helpful at all. I waited forever to talk speak with the Community director Patrick, which he seemed like he had been avoiding my phone calls! I finally spoke with him on 11/6/18. 6 months!! I'm still waiting on my water leak to get fixed.
I wouldn’t recommend no one to move to these apartments they are HORRIBLE. They don’t fix nothing !!!!! They are money hungry. They never answer the phones in the office. It’s just a down right mess. Think twice before moving over here !

I moved in on June. So let me tell you about my experience. My application was lost so I ended up further on the waiting list. I had to fill out another. So after calling them over and over because I had already put a notice in at my other apartment, they kept saying we will let you know. Application was lost for two weeks. I could have been filing out another if they were just honest. I ignored the reviews. So now I get there they are like you have two days to move in. They never even told me I was approved. Okay so I looked over that. Apartment has potential trust me. If somebody else take over this company that obviously are not broke this wouldn't happen. So I move in and when I tell you I have never been bothered so much. They have papers at your door for inspections every dang day. Oh let's not forget the water is shut off every Thursday morning faithfully. But I could deal with that. Let me tell you my deal breaker. You can't get maintenance here to do nothing. When I say I moved in June and then I had a ceiling leak. It was a month later before it was repaired. It went from regular wall to mold and all types of stuff. So because they waited, they had to pay more to have the dry wall replaced. Okay so I'm thinking okay issue solved. The water is coming under the walls. My carpet in the living room is soaked every dang day. But slightly. So I was dealing. I told them, wrote them and they still have not put down the padding they took up. Let me tell you where I draw the line. It's raining and my living room is flooding. They claimed they fixed whatever leak it was suppose to have been. Im mopping up buckets of water. So I called the emergency maintenance line. That was six hours ago. It's still raining and one side of my living room look like the inside of a bath tub. No one has come. I guess they expect you to mop up and wake up through the night to make sure their foundation doesn't fall apart. I usually stay in Cordova but I was like let me give east memphis a try. I can't knock them all because of one. Knock them all. Move somewhere else. I haven't had peace since I have been here. They had enough nerve to leave a notice about being charged for a blind being missing meanwhile my apartment had a leak for a month. The nerve right. Moving forward I couldn't get my mail out my mailbox for a month. They didn't have a key. I'm a honest renter. Let me tell you something. If you pay your rent on time faithfully this is not the place to be.

The Corporate office and management treat the tenants as if they are second class citizens. You can be sure to wait for any repairs but your rent is expected on time regardless of the horrible situation that you live in. It may cost more to live somewhere else but don't be tricked by the low rent. It comes with a higher price on your safety and sanity.

I've been living here since February and all I've had is such bad experience.. I've had work orders since March 2017 and yet issues haven't been resolved.. They are based on LIES LIES and they are so UNPROFESSIONAL.. My AC been out 4 for a month and they continued 2 lie about fixing it after they sent letters out stating they will fix my AC... Well CODE ENFORCEMENT came out and yet no AC..I advise anyone who's thinking of moving here 2 run let this be your verrrrry last option I suggest going 2 a HOTEL but please DO NOT move here... Don't let them show you a model bc it's nice but your actual unit will be nothing as the model they present 2 you.. I will be moving ASAP as well as getting a LAWYER... Never been late on my rent so why should I have 2 live in such conditions like this???? Edens of Liars Edge is what their name should be not a place 2 live..

i moved in these apartments and couldnt wait to get out maintenance sucks the people sucks the manager sucks its ridiculous i pay my rent on time but when i moved in everything was ok it had a few things wrong with it for example the walls looked like they been damaged my patio doors wouldnt open the knob on the closet door was not screwed on right or tight and the kitchen was ok until a few months after i stayed there my sink stopped up 3times from another apartment complex and it smelled really bad it overflooded within those 3 times i was stuck cleaning and mopping it up even though i called them several times in normal business hours they kept throwing me off so i got to the point where i was tired and got code enforcement involved not to meantion i call emergency maintenance after hours but they never answer they dont like fixing anything then within that time my tub where i run water had stop working they came and took the parts off and left them in my bathroom and it wasnt fix for almost 2 months so i decided to put my 30 day notice in and i left they been on the news several times i recommend this apartment complex to no one ...

I been here for a couple of years. The management here is VERY crappy. They don't fix anything. I have been in the heat since last summer. I have been constantly putting in work orders but no one would put in the time to repair the air condition but they'll have your car towed off the lot because it's damaged even if it is legit and still running. I DO NOT RECOMMEND THESE APARTMENT TO ANYONE. RUN AWAY FROM THIS PLACE. IT IS NOT WORTH YOUR TIME OR MONEY. I think at this point I will be consulting an attorney. I pay on time but yet they don't repair anything on time.
I WOULD NOT RECOMMEND THESE APPARTMENTS TO ANYONE. THEY DON'T FIX ANYTHING. THE NEIGHBORS ARE LOUD AND INCONSIDERATE. THEY SHOOT AND BREAK IN CARS. MY AIR HASN'T WORKED IN MONTHS AND THEY HAVEN'T FIXED IT. THEY WANT THEIR RENT BUT DON'T FIX ANYTHING.

I just moved in about a month ago and I really can say that the price for my 3 bedroom townhome was the best price around town! You get a lot of square footage for the price! My process was very smooth and I got to walk the apartment before I decided to take the apartment!
I've been here one year and I love the area. Very convenient as a single parent and local schools. Everyone is friendly. Staff is very attentive and always been able to get my request in and things done in a timely fashion. They always follow up! That's a plus. The current property manager and staff have helped me a lot when I've had concerns or complaints or issues regarding the property
I moved in my apartment in October of last year. Overall I have had a good experience. I read all of the reviews and did lots of comparing before deciding upon this location. I was referred by two residents and I am glad that I chose this as my first apartment. The staff was and is still to this day very friendly, the grounds are kept up, and the neighborhood itself is nice and quiet.
I moved in June 2011 and the only problem that I have had was management made me remove my grill from the front of my apartment, Which I understood was a fire hazard. But this is a good, nice well-kept property. All my maintenance request are taken care of in a timely manner. It seems to me as if the property manager's really cares about me and the other residents.
I HAVE BEEN LIVING HERE FOR 2 YRS NOW I CAN HONESTLY SAY THAT I HAVE NO COMPLAINTS THE STAFF IS NICE AND MAINTENCE IS EXCELLENT I WILL BE HERE UNTIL IM READY TO BUY A HOME.
Move in process was quick convenient and amazing. The staff was/ is friendly and we'll knowledge I'm enjoying my new home thanks so very much. I'm so glad I chose these apartments and I will refer every one I know!!!
I am absolutely comfortable at this community. They care about my needs and safety. They also take good care of the surroundings! This is the best apartments by far that I've ever lived in. Also I have already recommend these apartments to my Aunt. Now she is over here too!
It's a very nice place to live and it's so close to places you can shop at,eat, work out an enjoy playing basketball. Me and my daughter love watching the ducks at the lake. One thing I do like is it's closer to the express way!!!
Eden At Watersedge is an awesome community to live in. The staff is very friendly and they are extremely helpful, even in the simplest ways. I'm very satisfied with my rental unit and would encourage anyone to take a look at them if you are looking to move
Don't Move Here! The leasing staff has a NASTY attitude and the apts are roach infested. Be careful, other residents watch your schedule to break in. Nothing gets fixed.
I love these apartments so much. great living space and with a low affordable rental price. I have been living here for 3months now and don't have s single complaint!!! I recommend these apartments to anyone
My apartment reminds me of the country peace. I feel safe in my neighborhood. It really feels like home. I moved in March 2016 and I really feel like I made the right choice. Every issue that I have had maintenance has got right on it. Nathan is my maintenance tech and he does a real good job. The community is coming together as one. The groundskeepers work hard to keep the apartment clean.
I am so impressed with Chelsey and her professionalism. She took very good care of me when it came to getting me moved in on short notice. Antonio came and fixed everything in one day and he was on point. They are the best.
EDEN AT WATERSEDGE IS A VERY PEACEFUL AND AFFORDABLE. AS FULL-TIME MOM, STUDENT AND WORKER THIS PLACE HAS BEEN EXCELLENT TO ME. I HAVE HAD NO PROBLEMS. MAINTENANCE IS EXCELLENT AND RESPOND IN A TIMELY MANNER ALL OF THE TIME. THE STAFF IS GREAT TO WORK WITH AND VERY ATTENTIVE TO MY NEEDS.
I have been here for about three months and I couldn't have made a better choice. I love sitting out on my balcony watching the waterfalls from the lake. The price that I pay for this apartment is phenomenal compared to the space that I get.
I have been living here for four years now, and I have not even thought about leaving. Maintenance get on it when I have an issue. The office always calls to check and see if my problems have been fixed. They office staff are very nice and always make me feel welcome and not like a burden. I would recommend these apartments to anyone.
We were absolutely perfect renters: on-time with every payment, kept the place spotless, and were good to our neighbors. For a solid year they would never fix the upstairs shower or toilet, which didn't work at all. Then after we moved out we got a call from a collections agency (six months later!) saying we owed $500 and had 5 days to pay up . They claimed that things were broken, dirty, and so on. You have nowhere to turn and nobody to fight for you, so you have to do what they say. Stay away!! They will mistreat you and cheat you out of your money!
legally gets away w murder, physically and otherwise, and does not care to fix the issue. robs you blind. doesnt repair building, and when they do, they cut off your utilities repeaedly and yap yap to code enforcement that they have no other way to fix anything but nothing gets fixed. I ha bad wiring from ac unit on roof to mains below on the ground virtually the entire building could have caught fire and not even code enforcement can beat the daylights into the complex mgmt to correct the problem. They use a 'kick em out quick' lawyer who slanders you in court if by no other way to get thier money, then they steal your mail and freeze your credit files so you cant get a unit elsewhere, so I hope your lease runs out before this happens. those piles of trash out there are not so much bad tennants as units they refuse to fix and force people out that they cannot extort.medina,mn new life fam and this dba llc need to be put out of commision. place needs to be treated like tulane and warren. closed permenantly. I have video and dozens of 911 calls to support my claim.
Roaches. Shootings. Robberies. Mountainous speedbumps. Weeks of unbearable heat for us and our baby because they are more worried about painting stairways than fixing anything for the tenants. Don't move here unless you have to.
