Property Ratings at Residences at Park Place
The improvements are amazing this year. The pool deck has been expanded; there are new chaise lounge chairs, tables, umbrellas and new, huge, modern-art-looking pergolas; the newly renovated two-story gym is almost ready to open (with new equipment) and it looks great - as does the game room below. The roads have just been resurfaced, the front entrance, lobby and office in my building have been completely remodeled. Today, all the shrubs are being trimmed and it looks very well cared for, as usual in each season. The staff has been so friendly since moving in 17+ months ago. I keep waiting for the honeymoon to end. But they are genuinely very friendly - with new, more frequent catered events. And maintenance is always quick at fixing any issues that pop up. As a former homeowner, I love not having to call a lawn crew or a handyman to deal with issues. It’s as simple as using an app saying my light bulb is burned out, or whatever, and they magically appear with the parts needed to repair or replace the things that’s not working. Love it! (And no… I was not asked to write a review… and I was not offered any type of compensation for saying any of the above. Just wanted to pass on to potential new residents that it really is a pleasure to live here.)

The apartment layout of a perfect fit for me. All of the buildings are very nice and clean. I love the location- close to all stores, restaurants, and Town Center. It’s nice to be able to walk across the street and be in Park Place. There are always events hosted by the apartment. I love the amenities here especially the sauna. I have always had issues with loud neighbors until living here. Everyone is extremely nice and friendly. But the best part is definitely the staff. Super nice. Super helpful. Anytime I need something they are quick to accommodate. Everyone from maintenance, cleaning, and management is always friendly and helpful. Park Place is easily the best apartment complex I’ve lived at.
Living here from spring 2021 to winter 2023 and considering extending my lease again. The buildings are well-maintained and feature-rich. It's a compact, suburban complex but not much in outdoor space. Pool is pretty small, and more for sunning than swimming. Movie room, game room, a couple of coffee lounges, yoga studio, exercise room - even a little sauna. Several big parking garages are on the first couple floors of each building, and apartments are above them. Compared to places that will have parking outside, even if covered, this a real bonus. Apartments are spacious, but do tour them before signing - the location could look out into the pool area or into an office building. Fully modern appliances, nice cabinets, granite counters. I really like the area, several good local restaurants nearby, AMC theater, library, and Leawood city hall. I work from home, and rarely need to drive anywhere. Bike racks are in the garage, so no street theft. Building management is friendly, courteous, and efficient. They put on social events for residents regularly. Work orders are resolved within 24 hours. Four stars because the cost is a *little* high relative to greater KC metro, but the facilities and location make it a good value. No complaints.
The actual apartment units are nice, except for the loud noises coming in from all directions. Seems to be a correlation with the other reviews. I have been a resident for several months and I was having a great experience until extremely noisy neighbors above moved in. The apartment office willingly knew the new neighbors had a young child and would be noisy... the kid/family above is constantly running around back and forth and I have contacted property management multiple times. This noise is not only constant during the day, but during quiet hours from 10 pm - 7 am! They refused to address the matter appropriately with the neighbors and told me that they aren't in violation of noise levels. In fact, the property manager came to the unit and heard the noise loud and clear and said she would do something... the next workday they contacted me and said there is nothing they can do about it since it is normal "apartment noise." They told me to contact the Leawood police going forward and dismissed my concerns like it was nothing. It is disappointing that the property management here would rather have the cops called to deal with the matter and drive down the property value and appeal for future residents. Don't ignore the other reviews... I was foolish enough to move in here when there are much better places in the area. The noise is unbearable and the wood flooring in the apartment actually amplifies neighbor noise. Can't sleep, can't live here in peace without constant noise being pounded in your head. Nobody wants to pay this much money per month to deal with noise issues and lack of empathy from the property management here.

Live here and never ever get good sleep EVER Woken by maintenance barging in in the AM or THE LOUDEST AND WORST CONSTRUCTION NOISES AT THE EARLIEST HOURS NON STOP AND THE CONSTRUCTION NEVER EVER EVER EVER EVER ENDS ITS EVERY SINGLE DAY LOUDEST MOST AWFUL NOISES THERE IS NO DESIGNATED DAYS ITS EVERY SINGLE DAY AND IT IS SO LOUD AND EVER SINCE I MOVED IN HERE I HAVEN’T HAD A GOOD NIGHT OF SLEEP SINCE. I can hear my neighbors every night like a bad cheap motel because the walls are so thin and not like normal apartment thin walls like so thin I can hear my neighbor go to the bathroom CLEARLY and hear every footstep of the people above me. Can hear dogs barking like they are in the same room as me at all hours. The elevator always smells is never clean and is SO SLOW.

NOT LUXURY - sulfur smelling plumbing in the bathroom, terrible filtered water from their "high-end" fridge, and low quality finishes (even on the Axis Lofts!) Do not - I repeat - DO NOT move here if you genuinely are looking for luxury!

My apartment had mold in the closet. The mold was covered by items in my closet. I had only been there three weeks and started to sneeze a lot and feel ichy like I was allergic to something. I also had chronic headaches along with other side affects from mold. I soon found the mold. Then reported it to the office on a Friday. I came home to my apartment smelt like bleach. They kept saying they rectified the situation. I have had to go to urgent care and the hospital due to symptoms.I had a mold inspector come and his reports came back saying the mold spores were so high the apartment needed to be evacuated. This was after they kept saying, "We have rectified the problem". The management spoke to me as if I was an idiot and was not compassionate about the stress, loss of belongings and enconvenience. Finally I was allowed to move to the unit next door to mine. I moved my bed in and slept there with nothing but glad to be away from mold. New tenants moved into my old unit and became sick. The management said there was "black mold" but they rectified the problem. Then the management retracted the statement saying it was mold that was black.my neighbors had a terrible time just like I did and was treated horribly and lied to many times.
So far we enjoy living here. The treatment from management and the entire staff is everything we've desired. My neighbors are friendly along with everyone who visits the shops. My luxury apartment is exactly what we seeked with this type of living, the monthly resident events are great for mingling and getting to know the community, oh and did I mention pet friendly!!! The maintenance is great (Devon) is my go to for everything that needs repaired and you eventually start developing friendships with every single employee. Construction is almost done, however without it there's no way it would look this pretty! Along with the value and the location you can be sure to live around well mannered; good looking folks! As for me this is exactly everything I was looking for and I am lookforward to staying here for as long as possible. C&M

Did not do anything they promised. They will lie to get you to sign a lease. They even bribe people to write good reviews because there are so many bad ones showing up. No one I've met here is happy. The elevator smells, if it works at all. The hallways smell. The garage doors never work. There are leaks, and bug problems throughout the building. Look at all of the vacancies and available now apartments. What does that tell you? Nobody renews their lease. G
poorly constructed, overpriced, glorified apartments. not only constant construction due to faulty building materials that has been going on for months, can hear every noise including the flushing of toilets from upstairs neighbors. management is rude and abrasive. can't wait to leave.
In most experiences you pay for what you get. In our 6 month experience at the residences at Park Place, our family has paid for what was offered on the lovely brochure and gotten anything but. Our experience here is not unique. Every neighbor we have seen or spoken with has had issues with the constant construction noise and dust. Torn up entryways and scaffolding are hardly the worst part of this "luxury" living nightmare. Each and every one of us paying $2-3,000.00 a month has brought our grievances to management. We have asked for rent concessions during construction and we have asked for communication. We have gotten neither and they will now no longer even recognize our letters nor phone calls. Management can only do so much. That is understood. Owners need to be held accountable for renting an unsafe, under "surprise" construction building for these exorbitant rent rates. The concept is great. The inability to live up to what was promised is not acceptable. Perhaps in 6 months, when our lease is up this place will be habitable. RENTER BEWARE. NO END IN SIGHT FOR CONSTRUCTION OF THESE PRIPERTIES.
Our experience at the Residences at Park Place has been far from the "luxury" lifestyle advertised and does not come close to justifying the high rental rates. We moved into the Axis Lofts building less than a year ago, and problems have continued to compound since then. For starters, we believed we were moving into a brand new, finished building; however, scaffolding was soon erected on both sides of the building due to the potential hazard of defective tiles used during construction. This scaffolding remained in place for almost 8 months until construction actually began. Now, for weeks, residents have endured deafening construction noise, obstructed building access, and garbage strewn about, to name a few of the inconveniences. Despite repeated pleas by many residents, management/ownership refuses to provide any rent concession - instead, residents are forced to continue paying $2-3k/month to live in a construction zone. Furthermore, the entire property is turning into a wasteland of dog feces. I've reached out to multiple members of management - probably about 10 times now - and still no improvements have been made. The only "solutions" offered were implementation of a $50 fine (which has not helped as enforcement is virtually impossible) and the assurance that the 1-2 maintenance workers would walk the entire property daily to remove dog feces - which is unrealistic and clearly false because we've seen multiple piles of dog feces untouched for days or weeks. Then there's all the lies we were told by the leasing office before making the decision to move in - zero entry pool, real hardwoods, free yoga classes - nope. Fogelman Management has an excuse for everything and couldn't care less about residents' concerns. As a result, I can count on one hand the number of original residents remaining - many have moved already with more to follow (and this is from a property less than 2 years old). Now the quality of clientele is decreasing, with the police even being involved in some situations. I urge you to think long and hard before paying premium rates at this mediocre property - it is a huge disappointment that is NOT luxury and not worth the money.
These are very spacious, and the attached garage is a bonus. Very well kept grounds, and mainenance service is excellent!!! A great place to live!!!!
