Horrible management company took over property. All but a couple employees jumped ship. Huge lack of maintenance. Ammenities not kept up. Rent being increased. You will not get the help you need. The only pleasant thing about living here will be your first visit when they are luring you in.

Been living here for a year and by far the worst place to live. Elevator always smells like weed, both ac units failed this summer and response time by maintenance team was 2 weeks. Had to live with 85+ degrees temp inside out apt. It was never disclosed that these Apts don't have high speed or even moderate speed internet when we signed out lease. 20mbps is all you'll get. My wife works from home and had to get satellite internet for her to work. Mgmt apologized for not dis losing that apt doesn't have decent internet speed Ceiling of the upstairs masters bedroom leaked and ballooned during rain, destroyed some personal property. If you do live here get extra insurance for personal property because mgmt will not take care of it. We had a broken patio door for months and mgmt could not fix it because "couldn't find the part, due to the building and parts initially installed were discontinued since the apt is so old". We had a break in, during this time, had someone come into our apt at 3am from the patio. He saw that I was armed and ran out instantly. I have already talked out two of my coworkers from moving here, after sharing my experience with them. Maintenance team will completely trash your apt if they do any kind of work in the unit.

I am so pleased with the outstanding customer service Camiece has shown me! She has been very helpful throughout the entire leasing process.The townhome is very nice and the property is well kept. I’m so happy to call this property my home!
We lived there for 4 years and the previous management was nice and reasonable. All the problems started after they changed all the stuff last year. The apartment complex became much worse. It's not clean at all, doors always broken, gates too. A swimming pool wasn't clean at the season; both grills didn't work. They do not close the pool area after 11 PM, so there was a noisy party until 5 AM. And if you complain about something they just blame previous management. But the biggest surprise was after we moved out. They charged us for carpet that was in good shape. But at the same moment, they said that they do not change carpet up for 4 years in the apartment. The previous management did change it after each move. So now when you move in you will have an old carpet plus they will charge you for it after you move out. You pay a pet deposit of $250 plus a non-refundable pet fee of $250 a year and $20 a month for your pet. And after you move out there fee of $75 for pet treatment! It's not mentioned in the contract. They also charged for scratches on the floor that was there before we moved in. They charged for the cook-top and stove. So they will charge you for everything that is possible. We moved from one apartment to another before and the previous management didn't charge us anything. It is also not a safe apartment complex anymore. Over the last year, there were a few thefts. One day they just glued stickers in everybody's car saying that it will be towed and then they even did not apologize -- they sad it was a mistake and you can go and buy glue remover and try to take it out. In the computer room, there are just a few computers working. There is no more scanner. No free coffee like it was for years with previous management. All the good reviews that you see they wrote it by themselves in one day. Unfortunately there no good reviews from real residents anymore. It was an excellent apartment complex until the stuff wasn't changed. And now it is falling apart. I hope one day the team is changed again and tenants just can enjoy living there.

Liana, we're disheartened by your negative feedback, as we work hard to provide our residents with a superb living environment. Upon move-out, an inspection is performed to determine any applicable charges and repairs needed to prepare the apartment for our next resident. Those with pets are subject to additional costs when pet treatments are necessary. We encourage any resident who might have questions about potential move-out charges to do a walk-through of their home with a member of our onsite team prior to move-out. Furthermore, our towing company enforces parking which includes placing stickers on vehicles that do not have valid permits or are inoperable; this is to ensure that we have plenty of spaces for residents and guests. With regards to the coffee machine, we understand that everyone loves free coffee, but we chose to replace it with a water dispenser in the fitness center, which is used more frequently. We still have the coffee bar in the leasing office available to all residents. Finally, access to amenity areas is restricted after certain hours via key fob system. We are unaware of the event you mentioned but ask our residents to please call us, even after office hours, so we can assist. If you'd like to discuss any aspect of your review further, please give us a call.
This place is a joke!! I’ve lived there for 3 years. Thankfully I was able to move out and into a home with peace and quiet. I don’t have to smell marijuana anymore on the daily. The “security” is just called security but do not secure the property. You call after hours and they do nothing. The office management changes frequently. They don’t even know who lives there. If you plan to move out, be very aware of the additional extra fees they will charge you. You give them a deposit, they keep it and will not apply it to move out. Rent is so expensive for what amenities you are supposed to be receiving. I do not and will not recommend anyone to move there. The facility is very unorganized. Maintenance will come 2 weeks later after you file for a complaint. Horrible place overall. The grills never worked, the pools had too much chlorine, discolored my daughters bathing suit. People who don’t live there, were at the pools, you can tell. Non residents parked in the residential parking because the gates were always broken. The cameras never worked. Horrible place to live and as I left, the office management has made me feel for comfortable with my decision as to why I left. She asked me the reason why I left, and I was nice about it and didn’t tell her upfront but boy I was ready for that move out statement because I was told to be ready for a bill. That’s what they do. If they are going to ask for more money, they need to put that money back into the apartment and do a better job and managing it.

This is my first time resigning the lease. It may be my last too, but I’m not sure yet. I like the area because it’s closer to my job. The staff before this current one kept up the cleanliness of the elevators and grounds better than this current staff. I do like the new lady in the office. She is very nice and when I had issues she was very helpful. The two guys in the front, I don’t care for at all. Especially the one who sits to the right. I’ve been in customer service for years and I know that it’s important to go above and beyond for clients to secure those relationships. Things like eye contact, concern, compassions goes along way and could change someone’s day. I asked him about purchasing a new fast for my building. Not even looking at me he says “It’s 50 dollars”. I said ok can I pay in cash now? “No, you can’t we only take money orders, cashier checks and so on”. He didn’t ask if I could get into my building. He wasn’t helpful. He was friendly. Didn’t even really look at me. And I had just handed him my rent that I was having issues with and stressing out over. It’s the little things that go along way. Remember that we all go through things. We are all battling things behind clothes doors that other may have no idea of. It’s always good to be kind and helpful. By the time I got home the office was closed and I had to wait almost an hour for someone to come through the gate and ask them politely if I could come in behind them. Thank the lord that they recognized who I was.

After explaining my horrible situation from my previous apartments, PTC was so understanding and got me moved in the very next day. Nicole made the process so helpful and easy. Everyone is super friendly and I know I will love my time living here. So happy with the decision I made! Definitely recommend moving here!
As a person who doesn’t normally write reviews, this time I really had to. I’ve got to say, I have spend double the amount for a high-rise in downtown, and I see way more value at Pearland town center. The location is nothing less than amazing. The apartments are top-notch and up to date. And the icing on the cake has to be the customer service. Nicole A. In the leasing office has gone above and beyond multiple times to make sure that my needs are met. I just started my second year here, and there is no question this has been the best place I’ve ever lived in. I wouldn’t normally do anything more than a 12 month lease in case I want to leave but I have no reason to, so I just signed up for my 18 month lease. As I sit here writing this trying to think of something that could be improved on, I sincerely cannot come up with anything. I would give five stars on every aspect! Kudos to Nicole and the team of the residence in Pearland Towncenter!

I moved to Residences at Pearland Town Center at the beginning of 2017. I have to say that I'm really enjoying living here. Staff working at the leasing office are very friendly and helpful. Also, the maintenance people try their best to get things fixed if there is any. What is most important to me is that the whole team there is taking care of the residents. I do appreciate the efforts they've made to be sure every resident is happy living here.

After looking at 5 local Places we settled on PTC because of the leasing agent Nicole Arron. Renting is never easy and reviews don't always tell the real story's. During the Hurricane Nicole went beyond by providing me with a place to stay and meals even know I haven't even moved in yet. My furniture was in Biloxi and had no place to stay but she showed compasssion and humility by looking out for me. There are always 3 sides to any story but this one only has one. Wouldn't be here if it wasn't for Nicole... Management don't relocate her promote her. Been in customer service for over 30 years and you can't teach what she has. Newest resident of PTC...

With the good comes the bad. We really enjoyed our first year here, the second was an absolute nightmare. Had we not known we would need to move the following summer, we would have been out a lot sooner. Firstly, at move it they will try to sell you a suredeposit. Don't fall for this, it's not what they will tell you it is. It will be sold as a type of insurance to benefit you, you pay 180ish dollars and it covers 750 dollars in damage upon move out. What they won't tell you is that suredeposit is a collection agency essentially, if you don't pay the full amount owed they will pay it and then charge you interest. The apartments will stay humid inside, so much so that your rugs, their carpet, and walls will slowly turn dark. You won't notice until you pull up your rug and see the difference in color over the two years youve been there. They'll charge you to repaint all the walls and replace all the carpet, even though it's their system that damaged it to begin with. If you live on the side over the dumpsters, you will be inundated with gnats for about 4 months out of the year. If you want to go to the pool, it will be slam full of non residents and their kids. Their "gated community" will constantly have gates broken and left open, or doors broken and left unlocked. Maintenance staff will often wake you up with a leaf blower between 8 and 9 am cleaning out the halls, I hope you don't work nights. If you have a package delivered to the front office on a Monday, better get there before 5 otherwise you wont be able to get it. Even then, I left work early twice and got there about 10 mintues before they were supposed to close and the doors were already locked. I could write much much more in complaint of this place, but apartments.com limits my characters.

This complex is by far the best apartment that i have ever stayed in. Its right above the mall and minutes away from great restaurants and grocery stores. The office staff is very nice and keep the ground very clean. There are 2 resort style pools, very clean gym, a nice media center and plenty of parking. The rent is on the higher side in this area but its definitely worth it. if you like being in the middle of everything this is the place for you.
I enjoy living at the Residences At Pearland Town Center. I have lived here for over a year now and this has been the best experience I have ever had renting an apartment. I love the contemporary design of the building and luxurious apartment amenities. My apartment is simply amazing, with huge beautiful windows and a patio big enough to fit a table and chairs I have breathtaking city views. I am very impressed with the professionalism of the staff, the leasing team especially (Kimberly) assisted me with my move and made everything effortless. For someone who travels a lot for business, I can appreciate having a staff that makes coming home even more enjoyable. The maintenance team is awesome every request is handled promptly and professionally. Anyone looking for a fabulous apartment with (5) star customer services should definitely consider moving to the Residences at Pearland Town Center. Thank you to the staff and (kudos) to Rey from the maintenance team and Kimberly from the leasing team; you guys are the best.
