This place is terrible!! They claim to be luxury but where is the luxury? The appliances are old and outdated, the building was gross and dark, the apartment colors made it feel dark. There is no dog park, there is no covered parking and the only way to get a garage is by having a 3 bedroom - yet maintenance has multiple garages in each building for their items. The security was horrible, my thermostat was so old one arrow hardly ever worked. Issues - Thin walls - to the point that you will hear the dog next door, the neighbors alarm, the person above you walking around. - The smell of the building is horrible and often smells of a mix of wet animal, animal urine, trash, cooking smells, and weed. - The "secure access" doors were all broken - anyone could walk in without issue. Apartments only have a single deadbolt, no other locks or security. - Trash is always over flowing and smells horrible - for paying $15 a month there should be valet or something better than having to walk the trash all the way to the 1 trash area - Stray cats live on the property and residents feed them - they sleep under cars so you have to check under your car constantly - Maintenance had so many turnarounds in staffing and there was no uniform so you never knew if the random man walking around worked there or was just hanging around - The building was never clean and I saw dog poop in the halls on the 1st floor multiple times - the one time they cleaned the carpets professionally they used heavy chemicals, did not warn residents, and it was so strong I felt like I had to lock myself in my apartment for days. - Dogs are constantly barking and there are a few units with some dogs that have an extremely aggressive bark to the point that I would jump when walking by the window and you hear a thud and barking as the dog tries to go through the sliding door to get to you. - The pool constantly had issues this year and I felt as though an email was sent every single day with some reason on why it wasn't open or why they would open late. There was even a threatening email at one point where the office said they would close it early due to issues. I will also note - the price transparency of the apartment is great until you can watch the price move day to day - I saw my actual unit I left fluctuate $200 and can regularly see the change. I can also have a true luxury apartment for just a little more in cost...

The place is disgusting with overflowing trash, broke elevators, leaks, sewage problems, the list goes on and on. Management is terribly rude! Most condescending responses and they don't care at all to help.

Place is a complete dump. leadership is changing managers like dirty socks. Slow maintenance and rude staff. Dog waste everywhere and Garbage area clogged due to pileups. Maintenance on one occasion told me to fix things myself. This review is based on truth, opinion and experiences I had as a tenant. Would not recommend at all.

I just renewed for my 4th year and have loved it so far. Like any other renter, I have had some maintenance issues but they have always been promptly attended to. The office is kind and professional as Tracy and Tara have been there for a while making everything great.

This was my first crib to myself out of my parents house and I DO NOT regret moving here. This place was home when I had my tour 3 weeks before signing the lease. The area is safe, friendly, and convenient. The appliances worked great and never had any issues with the office. They have nice rent day quizzes where you could earn your rent free for the month. Overall make the move here. It’ll be worth it!

Buyer beware. This is a turn and burn company which places an emphasis on extracting money from tenants. We had two clear provisions in our short term (4 month) lease and paid extra every month (a clear indication they knew we were short term) but they gladly took our money and then referred us to a credit agency for failure to give proper notice of our intent not to renew. Paragraph 3 of our lease only required us to provide 60 days-written notice of termination of our Lease Contract or our intent to move-out "if it is prior to the Lease Contract ending date." Furthermore, paragraph 45 (Move-Out Notice) clearly said “if you move out *prior* to the end of the lease term, you must give our representative advance written notice of your intention to vacate as required by paragraph 3. “ Furthermore, according to Kansas State Code 58-2509 and 58-25,105, notice to quit is not necessary, when "the time for the termination of a tenancy is specified in the contract..." Without so much as having a civil conversation about options to settle amicably they referred us to a credit agency and blocked our emails. They know people will just throw up their hands and pay. Not us. Don’t rent from this company. *update: I received a very professional and courteous call from a new manager who has promised to look into the issue for us. Keeping fingers crossed!
Alarm system has been beeping in the hallway of our apartment building for a week. Residences can hear it through our walls. When I call office staff, they sound exasperated to have to be dealing with residences requests. I find it very concerning that the fire alarm system states on the screen that there’s a system error and they are not resolving the issue. This could result in it not alerting residents in the case of an emergency but they could seem to care less. Also requested cleaning solution in the gym almost a week ago still none. Then they try to say they emailed a gym cleaning time - the cleaning solution has been out for at least two weeks. The office doesn’t need a maid to exchange out cleaning solution, their just lazy.
I have been living at Residences at Prairie Fire for 6 years and I love it! The Management Office responds to my requests quickly and resolves any problems I may have. The maintenance team is terrific! They are courteous, efficient and they clean up after they are done. The movie theater, restaurants and museum are walking distance from my apartment as well. Residences at Prairie Fire is a great place to live!

I have lived here for a year, and am very pleased. Management is very helpful and easy to work with. The maintenance department is quick to resolve issues. Restaurant’s and a theater are within walking distance. I would highly recommend this place.

Every year this place keeps declining in service and unfortunately Prairie Fire Apts is at the same level as a Trailer Park. Save your money and go anywhere but here. The ponds across the street at the golf course are better to swim in then the pools here and don't get me started about the Management here - zero customer service. Great location, but an absolute horrible place to live!!!!! DP

Wish I’d have chosen a different apartment. This place is poorly built - I can’t believe how much noise from the outside I could hear at night. Didn’t get one good night’s sleep the entire time I lived there. They nickle and dine you to death with extra fees for insurance, a parcel locker that I never used, etc. You can certainly do better than this place.

Let me first preface this review by saying I never write reviews for any establishment and I am so dissatisfied with my experience living here at the Residences at Prairiefire that I am gladly going out of my way to leave this negative review in hopes that it will prevent others from making the same mistake that I made. This is by far the nosiest apartment I have ever lived in. The place is horribly constructed, the walls are paper thin, the neighbors are noisy, I am next to the elevator and for some reason is really loud (like really really loud) and makes noise at random times even when it is not in use. The people that live above me never stop stomping around in the evening (which gives me major headaches from the THOMP THOMP THOMP noise). I am on the first floor so I also have to put up with the air conditioning units outside my bedroom window (I don’t know why those couldn’t be on the roof) and the traffic noise coming from W 137th St (again poor insulation and construction). To put the noise issue into perspective, the dorms I lived in throughout college were much quieter. I will give a shout out to the staff at the front desks and the maintenance crew because they are top notch and frankly they would stand out at any apartment community. Kara, the manager, however has not been helpful. I cannot wait to move out of here.

I've been a resident for a little over a year now and I must say this is an excellent place to stay. Just some context here, I am 23 years old. No family yet. I'm on the go quite a bit and with all that being said, for my situation in the KC area, this is the best spot to stay. Its not overly expensive like some of the spots downtown are, but it has the same luxury feeling to it. You walk outside and surrounding you is a pizza spot, a dessert spot, burger spot, dinosaur museum!!!!, a pool and many more things. You are a quarter of a mile away from lifetime fitness. A ton of shopping malls are within the same distance. I just cant complain about the environment being from small town. In addition, the staff is extremely welcoming and they are just fun people to be around. Maintenance is absolutely on top of it.. they are true professionals. My door handle broke and they were there within 30 minutes. My only complaint is that the dinosaur museum wont allow me to ride the dinosaur.... similar to like a toy story kind of thing.. if you can picture that! :D All in all, its a pretty sweet spot and high recommend!

I have been a resident for some time and will not be renewing my lease. While I realize that Residences At Prairie Fire is multi-family housing, If you got a bunch of architects in a room and said, "Design and build a worse apartment building" they wouldn't be able to do it. The elevator rarely works properly and maintenance is an absolute joke. Hallways are never cleaned, broken light fixtures never fixed and filthy staircase windows are an eyesore. Heap onto this the fact that the roof leaks into my bathroom and hallway and, well, you might start to get the picture. The quality of the interior is Cheap Charlie. Laminate that won't stay on the floors, walls that were built crooked, paint that smears and finding cheaper appliances would be impossible. For the rent charge, Residences is nothing short of a joke, a cruel one. There is absolutely zero attention to detail. For example, the leasing staff use my building for two model apartments. The light bulbs at the entrance they use have been out for weeks. If they don't care enough to at least make the area they "show" to perspective tenants nice, what do you think goes on for the rest of us suckers. Truly, Residences is indicative of Prairie Fire in general. A hastily built, poorly maintained development that is a big bust!

If you don't do stairs this is not the place. Elevators go out on a regular basis. I would have never moved in with a bad hip if I would have thought I needed to do 3 flights of stairs at least once a month and now twice in a week. I would never recommend this place and never !
I've had next to no maintenance issues in my apartment and I moved in last July. I'm on the 3rd floor and my utilities stay pretty low due to having interior hallways! I love my neighbors and having a real sense of community here! Resident perks card is also awesome, I use it all the time at Threshing Bee. Being able to walk to Brewtop and Ulta is a plus as well.:)
Nice place to live in the day time, but don't expect to get any sleep. The walls are paper thin. I could hear my neighbor snore all night. Furthermore...they charged me $100 because I turned in a key fob and parking sticker 2 weeks after my move out date, even after I turned them in.
The Residences at Prairiefire will provide you with a unique way of living. The designer did a great job paying attention to detail when developing these reasonably priced units (inside and out). Granite countertops, modern color schemes, and upgraded utilities are just a few of the perks that sold me. These trendy apartments are right smack dab in the middle of one of the hippest new spots in town. You not only get a great place to call home, you get to be part of a new (and safe) community including restaurants, shopping, and entertainment--with discounts included. The complex is pet friendly and meets the needs of various lifestyles (e.g., families, singles, couples, etc.). You truly cannot go wrong here.
