Property Ratings at Residences at Silver Hill
I’ve lived here for two years and have not experienced any issues nor filed any complaints. Location: I love that the property is 5 min walking distance from Suitland Metro Station, 5-7 min drive from 4 grocery stores, 1 Park, two schools, three shopping centers and two malls and 15/20 min ride from DC. Amenities: I love that my unit includes a washer and dryer. Residents: My building houses 4 units only which means a lot! 4 UNITS limits the amount of traffic and loitering. My neighbors are all very respectful and quiet. There was one building, out of the many buildings that wasn’t as pleasant because of the loitering and trash left outside of building after 5. Staff: Maintenance Staff and Management are great and welcoming. A garment was caught in my washer and I submitted an order to have the matter addressed and received the assistance within 4 days. From my experience the staff are good with their response time. Rodents/Bugs: I did not experience rodents or bugs and I did not have to update model unit. Rent: The management will work with you if anything happens and you are unable to pay the rent during the first week of the month. Communication is everything. I am grateful of my experience.
I went to the leasing office at Residence at Silver Hill to inquire about available apartments. I met with a Bernadette. Bernadette at first seemed very polite and informative but it turned out to be a facade. After seeing the new renovations I immediately was interested in the apartment. I paid the application fee and the holding deposit. I was promised that I would get the holding deposit back if I decided not to get the apartment. Bernadette commenced to tell me about the affordable prices of the unit, but after looking at the list of monthly bills I would have to pay I realized I was misguided by Bernadette. Also, During our conversation I witnessed a resident talking to the police because her car was broken into. The resident was complaining because this was the second time her car was broken into. She was trying to get the police officer to take a look at the security cameras but no one in the leasing office knew how to access the cameras. Bernadette and the other employees were extremely rude and lacked any sympathy for the women. In addition, I saw many things that made me realize that the front office was not professional and did not want to do their job. After realizing this, I changed my mine and decided to go to another apartment complex. After telling Benrdatte I decided to move with another choice, she refused to give me my holding deposit of 100 dollars back. I called corporate office and Daniel blatantly told me that there was no way I would get the deposit back. Her excuse was that I did an online application, when in actuality I did an in person application. She also said that Benadette told her I ask after 74 hours when I clearly asked for my money back within a day. This establishment is disrespectful, unprofessional and callous.
Saturday, Dec. 16 I reached Bernadine via telephone who was positive and informative in preparation for an appointment same day to lease an apartment. Once in the leasing office, Bernadine was attentive to my arrival while completing two applicants ahead of me. During this time, she also managed the telephone continuously ringing, and resident emergency requests. Pleased with the apartment I would move into, the professional efficiency, all done with a smile. I look forward to my future residence with Residences At Silver Hill!
I really love it here. Ms. Bernadine is very nice. I had maintenance request and they come in timely order. I love my new kitchen and washer & dryer. I have no roaches or mice. No kids standing outside and very peaceful doing the day and at night... Every morning cleaning lady is outside picking up trash. I also love that they come to your front door to pick up your trash can.. The apartments have been renovated ... They have kicked ppl out that was behide on rent so any one giving bad reviews take that in consideration (they may be the one). The kitchen is fully renovated.. NO Roaches!!
I wouldn't even give this place any stars but I had to click at least one to make this review. THIS IS THE WORST APARTMENT COMPLEX IN SUITLAND! The staff are rude and unprofessional. Most importantly the place is INFESTED with roaches. When I moved in I moved in with all brand new stuff. My $900 coach has to be trashed because I'm not taking that to my next apartment. I have had maintenance come several different times to exterminate and that still hasn't fix the roach problem. The roaches literally be outside in the hallway and on the doors. They are in the bathroom room, they are in the cabinets. I've never lived with roaches in my life. When i told Mia (the person in charge) she made it seem like i'm the reasons the roaches are here. The lady across the hall from me literally broke her lease, took her stuff, and left because of this problem. I am going to attach a few pictures or roaches I made a lot of videos to but that can't be uploaded. Now I'm in the process of suing the for my security deposit and leaving. These apartments are too expensive to live with roaches. This was my first apartment and the worst experience of my life! I hope no one else goes through this!
When you renovate something, you make sure the floors are even, you make sure there are no cracks so ants and other bugs won't enter your apartment. Also when you renovate you replace single pane windows with double pane windows. I can smell marijuana come from my neighbors apartment everyday I come home from work. The one counter kitchen is a joke. The cheap stack-able washer and dryer is just as tacky. The bathroom, I still haven't taken a bath. May as well call this updated projects. I cannot wait to move. When you renovate you don't add mix match flooring. When you renovate for the cost of these apartments you'd sound proof the upstairs apartments or put carpet. I have not had sleep since my neighbors moved in because of their walking all night. No use in the valet trash service because they don't pick it up always. The owners of this property chose the wrong company to manage their property. The apartment manager is a has no common sense, no experience, rude, disrespectful and unprofessional. They have security officers that sexually harass the tenants. Corporate won't do nothing to help the tenants. It snows they don't put out salt nor shovel the steps or walk ways.Your utility bills will be high because of the poor insulation and no sound proofing in none of the apartments. Enjoy living in the Renovated Projects of Silver Hill! Don't waste your money!
You will get what you pay for, and at the same time, you will not get what you paid for. The "renovations" are of a very cheap quality, there is plenty of ant and rodent infestation in the apartments and around the buildings. The are trash dumpsters taking up parking spots (yet they have dedicated areas for dumpsters, but it is overran by shrubs). Half of the community amenities listed on the website are non existent. You can hear your neighbors through the thin walls. There are left over construction/renovation items left in the apartments. Various aspects of the apartments were not installed/renovated properly. Lack of insulation in the apartments, mold issues. The mandatory 'valet' trash service is a joke, but you have to pay for it. The list is endless Then there is property management. Summary: A bunch of village idiots. What they say and (don't) do, are two different things. Good luck trying to get anything fixed [in a timely fashion], if they do "fix" something, expect for it to break again in the near future (more than once). They are there to just collect a paycheck and ride it out until they get fired or replaced by someone 0.1% more competent who will work for less money. The security guard(s) are pretty friendly. Before renovations, the place used to be a dump apparently.. This is a classic example of "putting lipstick on a pig". Just do not get your hopes up if you live here. It is a series of disappointments
These newly renovated apartments, The Residences at Silver Hill, are nothing but cleaned up and newly painted. The floors and walls are hideous and the plumbing is non functional. If you are ready to have your things destroyed and replaced because of your claim to your rental insurance company by all means; that is what everyone else has done. The insurance company should file a charges of insurance fraud against the owners. Actually, these units should have never passed inspection. We waited from a promised move in date of November 2014 until March 2015. Several prospective tenants did not renew their lease based on this false promise of availability. Once moved in OMG what a terrible disappointment. I'm not giving them one red cent, I WANT OUT, I WAS LIED TO AND DECEIVED, THIS APARTMENT IS NO WHERE NEAR WORTH THE MONEY ESPECIALLY IN THIS AREA AND IN THIS MARKET, YOU CAN GET MORE VALUE FOR YOU BUCKS JUST A METRO STOP AWAY. ANYWHERE BUT HERE!!!!!!!!!!!
