Moved here back in July, everything is well taken care of and the community is welcoming. maintenance always available
Old buildings, parking lot close to your bedroom windows, the windows are out dated so you hear everything. Unpleasant office staff and security is a joke. They do not keep up with the maintenance, even though they have a team on site. They only fix something when it breaks. The hallways are dirty and need a paint job. The trash can in pet area always full for days and no bags to use. People DO NOT pick up after their dogs. Buildings are in flood zones, making it a nightmare when it rains. Most of the neighbors are unfriendly and inconsiderate and loud. They do not renew your lease, and they ask the neighbors how you are as a neighbor to see if you are renewable or not. Which is horrible if you don't get along with a neighbor. That's not a fair way of deciding if you're a good tenant. Laundry rooms always have the machines broken or the dryers do not work well, and are over priced. Place just looks old and dumpy behind the scenes. Don't be fooled by the pretty trees like I was. There are plenty of other communities to rent from in this area. Don't fall for it. You will regret it and be miserable. Oh and don't hold your breath on getting your deposit back either. Good luck.
I had a horrible experience with the rental office today. Last week, I called and spoke to a woman at the office and made an appointment to come in on Monday, the 24th, at 9am to view the property, talk about rental options and get on a waiting list if nothing was available. On Friday, the 21st, she even called me back to confirm the appointment and I said I would be there on Monday at 9am. I took a day off from work to come to the appointment. When I arrived at the appointment, the guard informed me that I was not listed. She gave me a number to call the office. I tried several times to reach someone and finally a man answered (would not give his name) and he told me I didn't have an appointment and he could not help me. I explained I took time off from work to be there. He would not let me in to speak to him in person, would not show the complex and would not discuss apartment availability. The rental office agent was extremely rude, unhelpful and unprofessional. He just kept saying I didn't have an appointment and he could not help me. I asked if I could at least come in a see the complex and he said no. I asked if I could come meet with him briefly since I was there and he said no. He offered no help. I took time off from work for this appointment and I was treated horribly by the rental agent. He had no customer service skills and was very rude. Now I know this is a place I do not want to live if this is how they treat their perspective residents. The way he handled the situation was uncalled for and I will warn everyone I know looking for an apartment here to stay away.
Management is the worst, they love to leave you warnings and fines of $100 for nothing, they love saying that they have proof of why they are giving you a fine but “they do not have the need to show it to you “. They honestly do not care about their tenants , the only nice thing about this condominium is the actual units because the stairs are always dirty , with mold and I have never ever seen anyone cleaning it . I honestly will never come back , there are way better condominiums with more caring management in Miami .
I have never had an issue with leasing/applying to any property until I applied here. The leasing office was consistent with poor service and I wasted time calling, visiting, and e-mailing for them to tell me the unit wasn't available two weeks later.
They are horrible don’t waste your time. The first red flag was when they stood us up for a video tour. Second red flag was when they told us our move in would be delayed due to “materials missing”. We got an Airbnb and were inconvienced but then they told us they were moving it again to. later week and never even offered an apology. Management was extremely rude and had the audacity to blame us for their shortcomings. They broke the terms of the lease and treated us like poo in the process. If you want a stress free move go somewhere else! They will probs respond with whatever to make themselves look good but you have been warned. Don’t ignore the red flags. Good luck
I have been living here for almost a year and I am so happy. The office staff (especially Olga) and the maintenance staff have been so kind and are always willing to help. There have been negative review posted in the past, but do not let these deter you from living here. Residences at the Falls is a really nice place to live, clean and SAFE! And now we have a gym! It's been a true blessing to live here.
I had some doubts about this condo since I had never entered, but on the recommendation of a friend I went and I loved it from the first moment, the great location, the super well maintained facilities, but the best of all is the attention in the leasing office, everyone is very attentive and they treat you very well but there are 2 girls that you should look for when your men are Tffany and Sheila, I am super grateful to them for all the help given as they made my experience much easier and I got my apt such which one I was looking for ... thanks
Past reviews are exactly that, the PAST. Don't judge this place based on those reviews, it has changed A LOT!! This place is great, we've been here for about a year and a half, got our lease renewed, no problem and no raise. Maintenance staff are awesome, and very friendly and if you are nice to them they will help you with anything you need. Remember to always treat others the same way you want to be treated. Office staff is really nice if you follow rules you will have no problems at all. There is plenty of parking space. Security is great, green areas are very well kept. Laundry room is always clean and there is availability. Apartments are really nice, spacious and great looking.They are always renovating and everything is looking great. Pool is always clean. And now they have a community club house. Only thing I would like is a Fitness Center. They have storage spaces available for a small fee. Pet friendly, and again, if you follow rules, you will have no problems at all.
This is going to be my 3 rd year in here and I have no hesitation in extending the lease. Since they renovated the units, the place has been a blessing to live in.
We moved here from New Mexico and have had nothing but positive experience so far. The place is really quiet, with nice common areas and a clean swimming pool.
My experience at the complex was great. I have been living here for a while. A couple of years ago the property went through some extensive remodelling with plumbing, painting that changed the property only to the best! Also, I am glad to see management constantly doing renovating projects and keep on improving the property.
Very nice complex, they have fully-remodeled apartments and safe community. Office crew is great, my leasing agent was Daria and she was amazing! Maintenance guys are friendly too.
Renting here since my 1st year of college at MDC. Now I transferred to FIU and I usually bike there along US1. very convinient location for a college student. Great pool and tennis court for me to be used after classes!
I am writing this review on behalf of my retired mother living there. My mother has been living there for 1 year and we have just renewed her lease for another year. I visit her every week to take her out for lunch. Safety was a big concern for us, but 24/7 security(2 officers) and approval process of all tenants brings a total peace of mind for my mom and me. Her neighbours are very quiet and she even made some friends with other retired ladies in the complex.
Very friendly staff, I came in on Monday and I am already moving to my new apartment this weekend. The application process was very easy and my leasing agent processed it as soon as I gave her all of my info.
I highly recommend Residences at the Falls. From the very first day that I inquired with the leasing office to present (I have resided here for one and a half years), I have experiences excellent care from Management, the Leasing Office Staff, Maintenance and Security. Living here not only provides me with a beautiful, clean and safe apartment and environment, it also gives me peace of mind. I can only say thank you to all employees who dedicate their hard work day in and day out to provide the residents with a very nice quality of life.
I was very fortunate to call the residences at the falls home for two years. The staff members were always very friendly to tenants, once an issue is reported to the office maintenance is there to fix it. When it comes to security no one is willing to settle for less, at the residences at the falls you have 24 hour security. You can never have enough vehicles to park since they have way too many parking spaces. This complex is a place to really call home , everything is near such as U S 1, hospital, shopping centers , Highways, Banks,malls you name it. The only way I would leave the residences at the falls is because I bought my own home. If you are looking for a place where they do not see you as a tenant but as a family member you need to check RESIDENCES AT THE FALLS FOR AVAILABILITY. Very clean, remodeled , spacious and centrally located. Thank you very much to the whole staff of the RESIDENCES AT THE FALLS, your professionalism, honesty and courtesy were always the corner stone of your business.
We enjoyed living at the falls. The staff was very professional especially Sheyla. The security was also excellent. We felt very safe. Everything was very convenient including laundry room, shopping, close to schools and entertainment. The grounds were well maintained including the pool. Never a problem with parking. When I moved into my apartment it was newly remodeled and clean. Me and my family want to thank you.
Stray cats everywhere, not enough parking, threaten to tow vehicle even though there NO PARKING! They place tow stickers all over everyone's vehicles and I was recently told (because they are under new management) I can not have overnight visitors unless they are on the lease and have been over a consecutive number of evenings. I work graveyard shift so my work day starts at 11pm - 7am... I have a two year old who I can not leave home alone and when I spoke about this their response was." Well I at your child asleep while your working?" "Can't the child stay alone?" WHAT?! Absolutely not! Then I was questioned about the gender of my "babysitter" "you really have a man babysit? " apparently men can not watch children. Extremely rude! Considering my daughters father is the one who watches her, yes his gender is a male. Have dealt with too much negativity here! I will not renew my lease .. Oh and every year the up your rent about $150 a month. Not worth it!
Not a friendly place to live. Very unsafe. Cameras or not working properly and my car was stolen and never received any apologizes from office or anything just notices of being evicted because my friend was taking me to point A to point B because my car was stolen and stated that my friend was living in my unit but the only thing they were doing was helping me get to work so I can pay the rent on time. I hate the people and the buildings. No maintenence is being provided through out the day. Everything they say is a lie.

I lived in this place for just a year and it was horrible. The office staff is rude and the security personnel obviously hate their jobs because they are just so pleasant. Don't expect them to renew leases. Most places simply renew a tenant's lease, but here, only if they want to and they don't give you an explaination and they only give you 30 days and we didn't even get that. We left that apartment in immaculate condition and they still stole have of our deposit. The laundry rooms that are supposed to be convenient are twice as expensive than an ordinary laundry mat. They were suppose to be finishing a fitness room, but that never end happped. The worst part is the limited parking. For as much as they are charging in rent, there should be an ample amount of parking for everyone and visitors. Stay away!!!!!
I been in this apartment for 12 years. The rooms are big. The kitchen is nice. The bathrooms are great. I love this apartment. It is really comfortable.
Be careful with your security deposit, they want to keep it not matter what... Also be ready for Problem with laundry machines, a lot of poor stray cats, rude office staff, poor maintenance dirty common areas....
I have been living in a 1/1 here for about 5 months and I am very happy. My unit is a second floor unit which has a decent sized balcony. Unit is fully renovated. The layout of the unit is great. Has a very large living room and my particular unit has the kitchen open to the living room which is really nice. Kitchen and bathroom has granite counter tops and look very nice. The bedroom is also large as well with a unexpectedly large walk in closet. I cannot really comment on the pool or tennis courts because I don't use them. I will say that overall the buildings and common areas look nice but I think the buildings themselves could probably use a repaint soon. Parking is also excellent near my unit which is something that was really important to me. There are always plenty of spaces available no matter the time. Having the 24hr security is nice as well, my vehicle has a pass so I never wait in line. There is sometimes a line in the guest entrance but as a resident you do have a pass to go right in. Also, this is in a very nice area which is very centrally located for excellent shopping, parks, etc. Overall I'm very very happy here.
I currently live here and I absolutely love everything . The apartment is gorgeous very nicely remodeled and maintenance men respond promptly with any issues needed to fixed in the apartment. They are currently remodeling the laundry rooms which I greatly look forward too. The staff both maintenance and office personal are very helpful with all of my needs. They give a 4 day grace period to pay the rent which is awesome. the girl that helped me was Brittany and she was very nice and attentive. I absolutely do recommend this neighborhood to anybody looking for a nicely remodeled apartment .
The staff is terrible specially that Brittany person. The fire alarms are constantly triggered by "weather" and they are all connected (inside your apartment and hallway) and there is nothing you can do to stop the ear splitting noise. They also perform construction on weekends and holidays. Also, complaints go unanswered as management does not make themselves available to tenants.
I have been in my new apartment for a month now , I couldn't be happier , it's a very safe well taken care off building Brittany who helped with all te paperwork was amazing . All our appliances are new and the rest of the apartment is remodeled . My daughter loved her room and the building . I wish I had my own washer and dryer I hate the laundry , this is the only negative but everything else is great.
The remodeled apartments are nice but they skimped on the sound proofing…I'm on the second floor and hear noise from downstairs, next door, and the Ale House that is down the street on 136 St...I also get food smells from other apartments seeping through my vents.
I WOULD NOT RECOMMEND THIS PLACE TO ANYONE. I HAVE LIVED HERE TWO TIMES DURING MY TIME LIVING IN MIAMI, ONCE WITH MY FAMILY AND ONCE ON MY OWN WHEN BREAKING OUT OF THE NEST. THE FIRST TIME I LIVED HERE THE COMMUNITY WAS MANAGED BY A DIFFERENT COMPANY AND ALTHOUGH IT WAS QUITE AFFORDABLE IT WAS NOT A VERY SAFE ENVIROMENT. AFTER A FEW YEARS AND MANAGEMENT CHANGE I HAD HEARD FROM FRIENDS THAT THE PLACE WAS COMPLETELY RENEWED AND THE NICE PLACE TO LIVE. THEN AFTER A LONG SEARCH I DECIDED THAT THIS COMMUNITY WOULD BE THE RIGHT PLACE FOR ME. TO BEGIN WITH THE PLACE HAS DECENT AMENITIES, OH YEAH EXCEPT FOR THE MISSING GYM OR THE GYM THAT HAS NEVER BEEN FIXED. SECOND, THERE IS VERY LIMITED SPACE CREATED FOR PETS. THEY ARE LIMITED TO ONLY BE WALKED ON THE EDGES OF THE COMMUNITY BY THE PARKING SPACES, SO NOT ONLY HAVE PEOPLE STEPPED IN POO WHILE GETTING INTO THEIR CARS BUT YOUR PET IS NOT VERY MUCH WELCOME IN THE COMMUNITY EITHER (AS IF LIVING IN AN APARTMENT WITH A PET WAS NOT CROWDED ENOUGH TO PLAY AND ENJOY). FINALLY THE COMMUNITY TOWS YOUR CAR WHENEVER THEY FEEL LIKE IT. IF THE SECURITY GUARD IN THE FRONT JUST HAPPENS TO READ YOUR PASS INCORRECTLY AND GIVES IT BACK TO YOU NOT RENEWED (ALTHOUGH IT IS THEIR JOB TO MAKE SURE IT IS RENEWED) YOU WILL WAKE UP IN THE MORNING WITH YOUR CAR TOWED, ONLY TO FIND OUT THEY PUT A WARNING STICKER TO ADVISE AT 5:00 AM AS YOUR SLEEPING THAT YOUR PASS WAS EXPIRED AND TOW YOUR CAR AT 7:00 AM ONLY 2 HOURS LATER. ONCE YOU COMPLAIN TO MAKE AN INVETIGATION ON THIS AS YOU THOUGHT YOUR PASS WAS FINE THEY SHOW THE VIDEO OF WHEN YOU LAST CAME IN WHERE IT CLEARLY SHOWS THAT THE GUARD DID NOT DO HIS JOB BY NOT CHANGING YOUR PASS AND NOT ASKING FOR ID AND THE GUARD ON DUTY TELLS YOU THAT ITS NOT YOUR FAULT. YET NO ONE HELPS TO GET THE MONEY BACK FOR THE TOW OR APOLOGIZES FOR THE INCONVENIENCE AND JEOPARDIZING YOUR JOB. WHY WOULD ANYONE WANT TO LIVE SOMEWHERE THEY DONT FEEL SAFE OR CARED FOR, I MEAN ISN'T THAT THE REASON ASSOCIATIONS EXIST?
The apartments are nice, the pools although they said they remodeled them, look outdated. The clubhouse is not for the use of the tenants, which seems ridiculous is for the use of the association and management!!!!. That is a first, a place where you cannot use the clubhouse!!!. Office staff is rude and unatentive, they seem to be lost always...awful laundry site and the trash you have to go in your car to be able to dispose of it....
To begin with, the apartment itself is beautiful and looks exactly like in the pictures. Big walk in closet with built in shelves. The kitchen is also very nice. The staff is not very friendly, sometimes rude. The receptionist in the front seems like she is lost and does not know what is going on half the time. No matter how clean you keep the apartment, there seems to be a roach problem (they have pest control come every month, but still will have bugs). The garbage dump is far so you have to take a long walk to take out the trash. Also, the laundry facility has old machines that look dirty. I rather pay to go do laundry elsewhere. I will not be renewing my lease.
These apartments really are nice! Look exactly like the pictures on the website and do not dissapoint. Would definitely recommend checking this place out! Office staff is no good (the lady walked me to the apartment and stood there once inside; no tour or show around; had to check it out myself and ask questions to make her speak). Otherwise it's really a great place with gorgeous apartments
To start off on a positive note, the remodeled apartments are nice. They are spacious, have crown molding and the rooms are a good size. Everything else is a let down. The office staff is unhelpful and extremely dismissive. The outside of the buildings need to be pressure cleaned and the pest control is lacking to say the least. The laundry facilities have run down old machines that steal your money and leave your clothes full of soap mid cycle and the dryers stop drying while there's still time on the timer. The 2 "beautiful, olympic sized" pools are usually out of order. Also, they charge for a 2 bedroom what you will pay in a better area. AVOID THIS PLACE AT ALL COSTS.
the apartments are really nice, the problem is everything else. For being such pains over stupid rules, when you actually have an issue nothing is done about it. my lease is up and i am out of here!
