Property Ratings at Residences of Troy Apartments - Troy, MI
My son was offered an updated apartment, but got an old one with poorly working A/C. They still charged him for the updated apartment. Now the building has mold.
Lived there 4 years and the place got worse pipes constantly leaking appliances did get replace after massive bothering them to get things fixed. They take away everything from you. you can't visit with your friends on the outside grounds they consider it loitering. No hot water half the time no cold water half the time. People are constantly smoking pot all the time. They won't do nothing about it. Nowhere for children to play. They want to raise the rent. And when you leave they want to charge you for cleaning the apartment for painting and replacement of the carpet.
I’ve lived here for less than a year and the price has changed twice, once for a water fee they “forgot” to tell me about and another for a trash service that was involuntary. All in all the building is in disrepair. There are water leaks and broken locks outside the building, the elevators are constantly out of service, and while showering my water will go ice cold with no warning. The air conditioning is literally just one wall unit in the living room that is so loud you have to yell over it to be heard. The heating is inconsistent in the winter as it has a threshold temperature to activate. Also, the staircases could be used to shoot horror movies in.
Been here for two years. Last six months the new menagment team and both maintance guys, do really a good job keeping up with everything. Everything works as it should. Happy with their service. ??

Troy Place is a very nice enjoyable place to live and GREAT location. I moved away a few years ago and came back under new management and they are a awesome team. Keep up the good work!! Thank you Guys
After two years of living at Troy Place, I can honestly say I enjoy living here. The new management have raised the standard for this beautiful building and improved the experience. Built in the seventies, this window-filled structure gets lots of light, stays warm in the winter, and cool in the summer. The maintenance team are wonderful. They swiftly resolved any issues that were lingering from old management. If you're looking for an apartment in this area; give Troy Place a look.

I had lived in this apartment building for years with my husband. It has been going downhill for some time. The old original owners and staff were great. In the last four years everything is awful and a problem. I am an older woman and The elevator near my apartment was always breaking down… We may have only been on the second floor but that was too much for me to do at my age. The only other elevator was far on the other side of the building and I had difficulty getting to it. Management never cared. They never gave discounts on rent for the inconvenience. Greedy and terrible. I found a much better apartment in the area.
I am so happy we moved out of this building a few months ago. Do not believe their marketing materials. Elevator is constantly broken . . . the one that was on our side of the building has been broken for 6 months and we lives on the 6th floor! Lobby is dirty. Communication Poor. So many better options to rent nearby . . . do not waste your money!

This is my first apartment experience with previously renting homes I felt I wanted a much smaller place that was easy to commute to between home and work. The size of the one-bedroom is pretty good for one person, management did a great job in changing out the materials and prepping the kitchen prior to moving in. There was an issue with the AC, but once it was called out it was quickly fixed. The important thing to note is your always going to have some kind of problem no matter where you move into even if its a new build. But the attention and time that Xavier has taken to answer all my questions and concerns, as well as get things taken care of is extremely appreciated and just goes to show a great level of professionalism.
A honest review from a real tenant. Keep staring at your granite counter tops and poorly laid floorboards and you might not notice the surroundings. I'm always greeted with the most depressing landscaping of dead trees and trash. Everything is dusty and dirty. Sometimes a smelly mop is pushed around and an aroma of pine sol and mold is my treat. Everyone smokes weed here which is great if that's your thing. There's bugs which includes roaches but the office says they are working on it. That is only if they answer. The doors are constantly left open and the secure doors are secure because the locks are jammed. The elevator is constantly out. The one that works slightly better you can not actually put anything heavy in. THERE ARE REGULAR WATER PROBLEMS from no hot water to actual floods and water coming from the walls. I could not tell you who the current manager is there has been so many. The only person I accidentally ran into (Sara) kept a smile on her face while telling me, she will look into things and get back to me. Never asking my name or apartment number. What a joke. The pictures are nice, thank goodness for filters, however you can not see that the building is freezing. In the summers, its hot. (ac unit is a window unit found at home depot) Heat is supposedly included but if you want to stay warm, get a space heater. I'm giving this 2 stars because my neighbors, who happen to be a younger crowd, really love it here. As long as you pay the rent you can get away with ANYTHING! I mean anything! You can even win money off paying rent slightly early, a great sign from a great company that apparently can not keep this place staffed regularly. Who ever happens to be reading this from the constantly empty office. Do not respond. This review is not for you. It is to inform new people on what they are actually getting when moving here. The fake reviews claim to love the pool in the dead of winter. The pool is outside and only open in the summer. I fell for it and am hoping others do not, especially for the price. New renter, there are plenty of apartments within walking distance near here. Run from this place, but watch your step there's dog poop everywhere!

I was a little skeptical after reading a few reviews but I decided to go visit anyway. The team in the office was amazing and so kind. The units look amazing and the common space is beautiful. The prices are great and I’ve been living here for about three months and they’ve been very responsive to any concerns I’ve had. I love that heat is included.

We want to continue to our excellent relationship, so please feel free to reach out to the office staff at any time. Thank you again!!
We were attracted to Troy Place apartments for the updated units, relatively low cost, and the trash chute on every floor. (Not winter people). When I did the initial showing of the place, we stuck around to ask a few people in the gym and the elevators what they thought about troy place. Some just moved in and didn't have any complaints while others warned me about terrible management. Given these views, we really wanted an updated apartment so we went ahead and signed. We made a HUGE mistake. We have been here 6 months and hated every moment of it. Maintenance will close tickets without fixing them, it's SO hot (+80* with AC on), the trash is always over flowing and it smells like trash in the hallways, and the elevators barely ever work. A few weeks ago the whole apartment complex had no hot/warm water. We were without it Saturday- Tuesday. Completely unacceptable. Move in if you enjoy freezing cold showers. The fire alarm randomly goes off for no reason. If you have a baby, good luck. I would HIGHLY recommend living anywhere else. Do not make the same mistake that I did by being fooled by the updated apartments. It is not worth it. Management does not care about you.

This is not our standard, and we would love the opportunity to speak with you further about this with our new manager. Please contact us at your earliest convenience so that we may schedule a meeting with you.
I lived here for a year, and this place isn't as nice as what it seems. Don't be fooled by the fancy website and the nice lobby/pool area. The building is old and falling apart. It is scorching in the summer and freezing in the winter. This last winter I informed the office my apartment was too cold, below 60 degrees when it was 10-20 degrees outside. Their response was "use space heaters"... The trash areas are disgusting and commonly overflowing. The hallways are dirty and run down. The elevators are rarely working. The office staff is nice, but inadequate to manage a property. Not very helpful. SG Companies doesn't care about tenants and are not trustworthy. Spend your money elsewhere this place is way overpriced for the living conditions. It is NOT luxury living!!

Don't rent here. You can find somewhere nicer and less expensive in the area. Place is a dump. Don't be fooled by the nice lobby and pool area. The rest of the building is literally falling apart. Its freezing in the winter and scorching in the summer. Heating and cooling is terrible. During the winter I told the office my apartment was too cold, their response was "use space heaters". The elevators are constantly out of service. The laundry room is gross and the trash room is usually overflowing with garbage. Overall my year renting here was an very unpleasant experience. Always was something wrong that was not being addressed. The office is incompetent and not helpful at all. Again, do NOT rent here.

Hello Sir/Madam, Thank you kindly for your review and feedback. Our resident’s happiness is so important to us.. Our resident’s concerns are normally always addressed promptly. We truly apologize for the circumstances that you endured during your stay with us. Troy Place Management
The place is alright. A little pricey for what you get. The air circulation in these units it terrible. I lived on the top floor and during the summer time, the ac unit is not strong enough to cool the apartment. Because it’s on the top floor it’s extra hot. Maintenance is good to repond if there is an emergency. My biggest issue was getting them to stop charging me after I left. I ended up buying a house 2 months before the end of my lease. I found a subleaser, and they were moved in on the first of that month. I told the office to remove me from the lease and take me off of auto pay which they said they did and would. Two months later, they are still charging me for rent and it’s a struggle to call them up and actually get them to do there job and remove me. They continue to give me the same line about “it’s not them, and they use another company for billing.” That’s great that you use another company for billing, but at the end of the day, you are responsible for removing your tenets profiles and stopping auto pay. Mediocre place for the price, good location, management I thought was alright, turns out to not be the case. Would not recommend. Elevator is broken more often then it works.
I moved here in the fall its been a great place I go down to the fitness area to exercise twice a week and the management has been really good the staff keeps this place up for as big as it is .

The fact that Sadie is allowed to live here for only a small fee. I would never live in a place that does not allow dogs.

We are so glad that you are able to benefit from Troy Place Apartments becoming a pet-friendly community! We certainly are loving it too!
They keep the walkways and the parking lot salted, which is more than I can say for the other places that I’ve lived and unlike other places where I’ve been this place doesn’t toss out write-ups like free candy, which I appreciate.

Thank you so much for your review of Troy Place Apartments! We take pride in our community, and are so glad to hear that you are happy with our service and community!
My husband and I rented in Troy Place for one year. I moved out this past spring and it was the best decision we made. We were in an apartment rented through my husband's company. The apartment itself was fine although this was the first time ever in a corporate apartment, which my husband and I have been in many times over the years due to the nature of his work and travel, where they did not pay for utilities, cable, Internet. The building is not clean. The elevator did not work for the majority the time we lived there . Pool does not open for the entire time we lived there. There was no gym open the entire time we lived there. All of these were promised to us when we moved and that they would be fixed etc. Multiple property managers… Each one worse than the one prior and none of them cared about the residents, ever offered any type of discount or courtesy given the extreme inconveniences, and had an attitude like we should have felt privileged to be renting from them !!! The administrative assistant in the office was always lovely. The maintenance crew was rude and inept. Spend your money elsewhere!!!
Now I have been waiting outside the offfice to drop off my rent check for 30 mins; the office hours is 10 to 2PM on Sat but there is NEVER a staff available after 1PM, this has happened a few times to me. Moreover, now both elevators are broken, meaning we won't have elevators for next a few months. Anyway, the management is terrible. The management/staff used to be better before the renovation, and now the rent increased but the services is much worse than 2 years ago. I usually don't comment or rate things online but this is ridiculous. Look at the other comments and think about if you wanna move in.
The new owners are awful Main elevator has been out of service since October 1, 2016 Pool was out of service all summer Fitness center has been closed for a year Property managers do not care nor do they compensates residents! Spend your money elsewhere!
I couldn't recommend this place any less. The tenants here are out of control, there is loud music playing in the parking lot all hours of the night. There is a pack of roving kids unsupervised all summer long, breaking bottles, leaving doors propped open, generally being awful. The elevators are the slowest i've ever seen, it makes them worthless to use even when they are operational (not very often). The pool is ice cold, pretty unusable and has been under "construction" for 6 months, even though they promise it'll be ready in 2 weeks over and over again. The office is constantly closed so forget about getting your packages. The apartment is horribly cold in the winter, I literally can't get it above 55 in here some days. The outer wall has been molding for months and they will do nothing. There is no gym, that's a lie. They constantly have contractors in the hallway playing loud music. The laundry machines work sometimes, the vending machines steal money, the trash chute is always backed up leaving garbage overflowing into the hallway. They drag around the dumpsters at 7am so you can't leave your windows open. False fire alarms are a way of life here. The air conditioners in the wall are ridiculously loud so you get to pick between sweating or watching TV comfortably. Oh, and you can expect that the water will be shut off about twice a month. I wish I could give 0 stars. The good: it's very close to I-75, and the water is hot. It's only marginally better than sleeping under the overpass.
I am staying here since Aug 2014. It has been good, leasing staff is polite and courteous and very helpful. Maintenance is quick. But one maintenance person is very rude. Few other small issues. Overall it is very good apartment to live. No 2-bed-2 baths.
I have lived here a few years and am looking forward to moving out. Services here are seriously sub standard: -Water gets shut off in the entire building every month or two. It has been like this for years. -They are supposed to provide heat...it never gets above 65 degrees. During winter months I have to use space heaters causing my electric bill to go up $80/mo. -They don't have central air conditioning...just a very loud window style unit. -The elevator goes out a lot. -The laundry room is disgustedly filthy. The washing machines are full of crud and mold. -Stairwells and garage is filthy
