Residences on Ronald Reagan

Be prepared for extra charges tacked on to your bill that weren’t in your lease! Our lease that starts the same days as their new mandatory internet fee yet they chose not to disclose prior to signing because we were told EXACTLY 30 days in advance. The same lease specifically states that to receive internet, we needed to seek a third party provider because The Residences doesn’t provide it. Hundreds of residents are now being forced to pay for the internet Birge and Held (owners of the complex) have selected, spent different six visits installing and are almost certainly making money off what amounts to internet exclusivity. Many people are locked into existing internet contracts and are stuck either paying both monthly fees (don’t worry, the complex’s fee is much higher!) or shelling out exorbitant cancellation fees. Their replies to negative feedback are hilarious. Reach out to management to ask questions and all you’ll get is “yes it sucks and yes we’re doing it anyway! Nothing you can do about it!” Look at reviews for other B&H properties and the company themselves. This is their MO, it seems. Do not rent unless you’re budgeting hundreds of extra dollars per year on top of whatever agreement you sign.

Trash compactor is always down with trash everywhere. Bogus fees. They just started forcing their own internet. You can’t opt out. It goes against the lease. It’s wireless and if you need hardwired then you have to pay to get it installed in their apartment. Started charging bogus package fees to sit packages behind a locked door. DO NOT RENT HERE!

I've lived at this property since Dec 2018 (I've lived in two apartments here), so I think I have a pretty solid idea about the property's strengths and weaknesses. I lived here before the new company Birge & Held took over and I have seen a decline in the property as a whole. Before Birge & Held took over we constantly saw maintenance out picking up trash and overall just making sure the property looked great from an aesthetic point of view on a regular basis. The grass was watered, etc. Since Birge & Held took over the grass isn't being watered by the apartments -- only by the leasing office -- so it looks patchy in the spring/summer/fall. Pool fixtures were not fixed during pool season and there's a street light that is constantly flashing by my building and hasn't been fixed for months. I'm not even confident they drained the pool before winter. Also, I'm pretty sure that before the first big cold and ice they didn't salt the sidewalks before Christmas 2022. They're usually outstanding at doing that in prep for bad weather. Overall, the super high quality that I was accustomed to has gone down. I think it's due to this company trying to increase the return for investors. They did replace all appliances (all floors) and flooring (first floors) but I'm not confident that wasn't just a cash grab to raise rent next year. (The apartments are relatively new so appliances and floors didn't need replacing.) Our apartment is being listed at over $200 more per month on the website for new renters than what we're paying now which is worrisome. Now, to be fair, this place was a great deal when I first rented. It appears they're trying to get this property up to "market" plus a little extra. I just hope they actually continue the good quality that we're used to. Time will tell if it's not already telling. Strengths: maintenance servicemen are quick and reliable, apartments are nicely sized for the current cost, small gym, lovely pool, leasing office staff has been helpful and forthright when I've asked some difficult questions, gift wrapping station in the winter, cute events throughout the year (which I've never gone to but it's nice that they put them on). Weaknesses: property maintenance hasn't been maintained as much. I'm getting the sense that for what I'm paying, I'm not getting as much. That's making us (long-term renters who always pay on time) look elsewhere.

DO NOT RENT!!! Staff have a mean girl’s attitude, not friendly and completely unhelpful when asked for help as it takes away from their time of socializing and gossiping during office hours! Walls in this place are paper thin, I can here every toilet flush! There is a dog living upstairs and I hear every single nail scratching on the wooden floors and barking at allll hours!! The drains stink! Smells like the people opposite are growing a marijuana farm!! The AC only works in the living space and will not reach the bedroom!! Uncomfortable living. Over priced! DO NOT RENT!!!

My husband and I have lived here for a couple of years now and we love it here. The office staff have been so friendly and helpful, the maintenance staff is also great. In fact, we know everyone by their first names. Our apt. is wonderful and all issues are handled Immediately. Once again, we love it, and we love our community. Thanks.

We lived at the Residences on Ronald Reagan for two plus years and our experience was awesome. Best apartment living you can find! First of all the office staff and maintenance is amazingly kind, caring, and accommodating. Shout out to Casey! They truly care about your experience. Casey remembered our names after only meeting us once. She made you feel like family. The apartments were amazing.... modern, huge walk in closets, lots of kitchen cabinet storage, storage outside of unit, nice garden tubs, and layout of apartments were great. The amenities were outstanding with a very large, well designed pool, valet trash, grill area,dog park, exercise room, and beautiful clubhouse. We miss their awesome pool! Let me say the grounds were always so well kept with landscaping being a priority. We moved away for a duplex experience and let me say we are regretting it now :(. You won't find a nicer west-side apartment complex than this! Thank you Casey and Ronnie for going above and beyond!

This place is awful the office staff is horrible the mantince don't fix any thing l have issues in unit for 4 months now have not been addressed. The wall are thin cigarettes all on the grounds. If you have any sense scratch this place off your list noise all day long inside and outside all day and night

This place is highly over priced for what you get. I can honestly say that looks are definitely deceiving in this case. The walls and floors are paper thin. You can hear the neighbors conversations and there phone alarms going off through the wall. Not only that but there pot smokes fills our bathroom up in the middle of the night. Which isn't the only time you smell it when you have the furnace or the air on off and on throughout the day as well. The car doors sound like you are laying next to them the walls are so poorly insulated. Things have been poorly thrown together for looks rather than actually put together right. There has been several time throughout the two months we have lived here that our door has been left open with no note or reason why someone would have been in our apartment. I leave very little but always at the same time And my husband is always right behind me coming home so there maybe a half an hour where someone isn't home and the door will be standing wide open. I've had random things come up missing that I've worn or used a few days prior to them just vanishing.

I recently moved here to Indiana from Pennsylvania. Needing a place to live I start looking around and came across the Residences on Ronald Reagan. When I first saw the floor plans they just blew me away. I couldn't believe how huge they were and so up to date. With marble top counters in the kitchen and garden tubs in the bathroom. A REAL gym/fitness room, the pool and patio so family friendly I just knew I had to see about getting in. Things only got better as I inquired about possibly getting a unit. The staff here was one of the best things to happen to me. They are the most helpful, understanding and so willing to work with me about getting in. Needless to say, I totally love it here. I HIGHLY recommend this place to anyone, you won't regret it!

I love it here! I live in the one bedroom and the layout is so functional! The bathtub is huge, laundry in every unit, so many amenities! The staff at the leasing office is wonderful! To give an example, I just had ordered a present for my friend's birthday and it came in a giant box (think bigger than a mini fridge) and weighed at least 75 pounds. You know it had to inconvenience the staff, especially cause I couldn't retrieve the box for several days. They totally didn't mind and were so wonderful about it! The maintenance staff are incredible too! They are thorough and friendly and always make me feel at ease. I am a young woman living on my own and in the past I've been very uncomfortable with maintenance being in my precious apartments and these guys are absolutely wonderful. I've had a couple of issues requiring maintenance simply because that's what's to be expected in a growing community, but it's all been handled swiftly and thoroughly! The other residents are almost all super friendly and with the exception of just a few bad apples, I feel great living here! There's a great mix of people from all walks of life, nurses, cops, mechanics, managers, families, singles, all ages and races and I love that about this place! All in all, I love it!

This is one of the nices roomiest apts I have ever lived in and its acturally a very good price for all we recieve. Very nice place to live

I moved to the Residences on Ronald Reagan in August 2015. I was impressed with the knowledge, kindness and helpfulness of the Leasing Staff, and Maintenance Staff. It has been a top notch experience for me, transitioning from my last apartment to my new apartment home. I had many questions for the staff during the process, which all were answered quickly. The particular apartment that I moved into was new. I was the first one living in it which I viewed as a plus! The first thing that struck me upon walking in to my new home was the quality of the granite counter tops (very spacious I might add), along with the vinyl plank flooring. Also, there is lighting through out the apartment, with led track lighting in the kitchen with pendant lights over the granite counter tops. Very nice touch! Overall I am highly satisfied, with the quality of the construction, and look forward to calling this home for many years!

This place is awesome! brand new construction! They got a sweet new pool. a new gym that is 24 hours and a office station with computers and printers also 24 hours! its clean and it even has a garbage valet! we had a small leak problem but it got fixed in a timely matter. but this place is clean and comfortable to live in for sure!

Residence of Ronald Reagan in Avon is a new complex offering more than the standard communities. It has a complete (24 hour)fitness center, a full size pool and a pool for kids with fountain, BBQ area with amply seating, car wash area and much more. The complex is still under some construction but nearing the end and the units are going fast. The complex is within 1/2 mile to restaurants, business, etc... R of RR is pet friendly. I find this to be a better option than owning a condo and paying HOA dues and property taxes. This is a great place to live.

hi the apartments is same like house its such a nice apartments the people who's working here they are nice person I love this apartments were happy in this apartment its nice bulding thank you for building the new apartments in this apartments have a gym swimming pool also child center we love it and there have it party system which one is very good thank you very much

The Property IS new, but like ANYTHING first staring out, there are going to be delays, unexpected issues, & things that are simply out of ones control, i.e weather. The units are beautiful, great floor plans, & I believe priced at competitor pricing. I personally feel safe here. I have seen at least 2 police officers that appear to live here & I think they help with security of the grounds. The pool(s), yes POOLS are fabulous. There is a 'kiddie' pool for the kids and a beautiful 'standard' pool with an AWESOME waterfall connected to it. The workout facility is top-notch as well. As I type this, there are still buildings being built & the grounds are being kept clean and neat. Oh, I forgot to mention, there is an on-site car wash & vacum site for our convenience as well...{No more HAVING to spend money at the car wash!!} ;-) . Did I mention the washer & dryers in each apartment?? Yes, the grass may be 'different' in some spots than in others, but "I don't have to cut it".. haha. Don't want to walk to the trash dumpster to throw away your trash?? You don't have to, just stick it outside your door, and the Valet Trash Service picks it up everyday. Not only are 'The Residence' nice, but so are the 'Residents'.. :-) Several of my neighbors are friendly, they say hello, & they even SMILE too. :-) I HIGHLY suggest here.

Our apartment was "broken" into and we had a few thousand dollars worth of sentimental jewelry stolen. There was no sign of forced entry. The police officer said that the lock had not been picked. Draw your own conclusion. It has been a week since we filed the police report and the front office notified. There has been no acknowledgement by management of our loss. We are moving out.

This is a brand new development and I am understanding when it comes to things-to a certain degree. My toilet doesn't work properly and apparently there's nothing that can be done... I have no grass, yet the units along the parking lot have beautifully manicured sodded grass that looks like each individual blade of grass is cut with scissors... the pool only opened 2 weeks ago, and who knows when it'll close... I put up a magnetic mesh over my door to have my door opened and was called to take it down (I did the day I was called), yet there were several units that had the exact same screen up for weeks. The layout of the apartment itself is nice, but for things that should be finished by now and aren't, looking back I would would strongly consider another location.

The Residence on Ronald Regan is an all around amazing place to live!! Ive live here for a month so far but everything, from the buildings, the maintence, the workers the pool ect are all very well kept and everyone is so friendly. Its an awesome place for families an pets.
