Get ready for leaks, broken appliances, water leaks, gas leaks, incompetent contractors that break what they're trying to fix - even in my FRESHLY RENNOVATED unit nearly everything broke the first time I used it and I just came home to find the gas leak from my fireplace that was due to - according to the emergency repairman - parts so old they aren't made anymore was just "fixed" by the landlord and I'm SMELLING GAS AGAIN. This was after MONTHS of construction in the unit next door that made it impossible to work from home due to the noise. For what I'm paying for this place I expect the washer to NOT break when I use it the first time, the sink to NOT leak under the drainpipe, the bath to NOT leak into the ceiling of the appartment downstairs, the balcony to NOT have random construction tape warning me I can't go out my own front door. It's absurd and irresponsible> The units look nice but are non-functional. Oh, and it's VERY LOUD on the weekends thanks to street performers with amplifiers. The location is nice enough that I'd deal with the noise, I live alone so I can put headphones on without being terribly disrupted, but on top of everything else? STAY AWAY.
Besides the only other 1-star review, the other reviews here are all fake –– I know this because I talk with all of the neighbors. This apartment has easily been one of the worst living experiences of my life. Let me explain: 1.) Management sucks. They're unresponsive, lack empathy and are unhelpful. They will be nice to you to get you to sign the lease but once you do, they'll have no further regard for you. 2.) The public parking garage/alleyway behind the apartment is a hotspot for loitering past midnight. Unless you're in a front unit, expect to lose sleep 4-5 nights a week. This is amplified by the fact that the apartment only has single pane windows that don't insulate any sound. 3.) The homeless problem is out of control. Every single neighbor in this apartment has a story of getting assaulted or harassed by the homeless. If you enjoy walking around your neighborhood in the mornings, expect this to happen on a regular basis. I would recommend carrying pepper spray when leaving the house.
I wish I could leave zero stars!!! DO NOT EVEN CONSIDER THIS PLACE! YOU WILL REGRET IT!!!! I have been a resident of this place for almost a year & it is the absolute worst apartment building I've ever lived in (I've lived in many). The management is terrible, unresponsive, rude, and not qualified at all. They do not care about their residents, their apartments, safety of the building or tenants, or any issues that we have. I have came to them about over 10 issues in my unit and the building & they have not attempted to fix them or even act like they care. From the sinks to the patio doors to the lighting to the a/c to the electricity to problems with other tenants, you name it & it hasn't been taken care of. THEY SIMPLY DO NOT CARE ABOUT ANYTHING BUT MONEY. DO NOT DO THIS TO YOURSELF!!!!
If you are reading this review then you must be thinking about moving to the "Residence on Third Street Promenade". This place checks on the boxes for an excellent place to live. The staff is amazing. Always helpful and positive. This is the entire staff from maintenance (Alonso and Luis are great at their job and great people as well), house keeping, security, and of course the Property Manager, Paula! The location is perfect, you can walk to the beach, roller skate / bike on the beach for miles and miles, shopping, the movies. If you want it do anything, this place puts you right in the heart of it. If you wonder about safety, they have you covered. It is top notch and I guarantee you and your family will love the systems they have in place. There are also features that may seam simple but it makes your everyday living here top notch. The trash chute is very convenient. I know that seams silly but most places you have to walk several floors and often into a sticky area. The common areas with Wi-Fi allow you to use your laptop or phone, the grill, the fire pits, the seating area, oh by the way this is all on top of the building over looking the ocean and the city. Ok, your probably wondering about the inside of the apartments. It is just as incredible as everything you have read so far. We had a two bedroom with a spiral stair case. Everyday we would spend the evening on the porch watching the sunset and sailboats on the ocean. This company has set up everything in this apartment to ensure you have the best experience ever. Top grade appliances, cabinets are beautiful, soft closing doors and drawers, you can not hear the dishwasher running it is so good. The bathrooms have a shower that is second to none. The fireplace is a nice touch when you have a cool evening. If you want be close to the ocean, be surrounded by nice people, and enjoy living in Santa Monica then this is the place for you.
I'm new to LA but have lived and worked here for a few months now, and every day I still can't believe how great this location is. There's so much to see and do, with plenty of great restaurants and shops practically right downstairs. The Pacific Ocean and Santa Monica Pier are only a couple of blocks away. You can get some exercise under the sun at Muscle Beach, then take a jog on the famous Strand path toward Venice or the other way toward Pacific Palisades. We have a car, but just about everything we need is within a few blocks, so I find I only need to drive a handful of times a month. It's a good thing the Residences provides excellent parking! The apartment itself is gorgeous. Everything is updated, and the place feels really solid with thick concrete floors and superior soundproofing. I absolutely love the "Skydeck," which is the outermost rooftop common area for residents. You can see it on the website. It's beautifully designed to take advantage of the fantastic view, with lots of comfortable places to sit and relax. The community grill is awesome. Lastly, the staff here is outstanding. If anything ever needs attention, or we just have a question about something, all we ever have to do is ask. Everyone is so friendly. I would definitely recommend living here to anyone who wants to live close to the beach in the heart of Santa Monica.
I've lived here for almost a year and will not be leaving anytime soon. When I moved to Santa Monica, I toured most of the complexes downtown but none of them checked the boxes of what I was looking for. Once I toured the complex here I immediately knew that this was the place for me! The apartments are conveniently located in downtown Santa Monica right on the promenade, with spectacular views of the mountains and the ocean. Short walk to shops, restaurants, bars, parks and most importantly, the beach! It is a small community and every neighbor has been so friendly and helpful. Paula and her team are phenomenal and take care of any issues in a timely manner.
I loved living here! All my neighbors were friendly, in fact, the whole building is like a small community. The building is very safe and well kept. The location is amazing for getting to the beach every day. The balcony and barbecue provides iconic views. If you have a chance at living here, take it!
I have lived here for over four years. I love it! It's convenient to everything and the staff are incredible. Very safe. Faub access to all point of entry and cameras everywhere. Parking under the building too. The is a great big terrace for residents with barbecue pit and sitting areas. one block from the beach and of course I'm living on the 3rd Street Promenade so the stores are all right there. The pandemic has been tough on everyone but I would rather be here than anywhere else in town.
You seriously cannot beat this location. It's literally on the 3rd Street Promenade. I've lived here almost a year now and can confidently say this place is head and shoulders above all other apartment complexes/buildings I've lived in. So many options we haven't even explored after 9 months since there is so much to do in the area. I don't even drive on the weekends any more because everything you need is within walking distance. Fine dining? You got it. Casual drinks/dining? Tons of options. Fast food? A few. Food trucks are right around the corner if you want to grab something quick and picnic at Palisades Park or on the beach. The only utilities we pay is electric and TV/internet, all else is included in rent. Always feel super secure since the resident parking is in it's own area separate from the rest of the garage (the building also has offices on some floors) and you also need your fox when using the elevator. In the short time we've lived here there have been a number of improvements/construction elevator lobby, exterior, etc.) the building has done which I think is nicer now. Parking is included also which was not that common when I was looking at other places in the area. Neighbors are all pretty cool too. Bottom line: you won't regret living here
I’ve never been so pleased to have found a rental property like this. Weeding through reviews of different apartments nearby and visiting a lot of them, I’ve truly felt like I found the best place to rent. From the management, staff, location, and just overall vibe of this place, I don’t know what else I’m missing. I was a bit skeptical at first since it is on the higher end of my budget, but I’ve gotten full monies worth even in the short time I’ve been here. Being able to walk for all of your essentials, and shopping on 3rd street is the dream. I want to personally thank Paula (the manager) for making out application process, move in, and just our time here so seemless. She’s always saying don’t hesitate to ask her any questions, and almost feels more than just your “landlord,” but someone who is truly looking out for your best interests. Sucha rarity nowadays to find someone like that. Eric the security guard is also incredibly helpful, kind, and just fun to talk with in passing. Alonso is a great maintenance person who quickly fixed the few repairs we had moving in (the apartment we’re in was staged for the last year so no one lived in it, which I found suprising since pretty much everything was working perfectly. AND on top of all of that we have arguably the best views in Santa Monica looking down on third steet and checking the surf. It’s nice to be out on our porch listening to the live music being played on third steeet, or to close up the doors and windows and have a pretty quiet and relaxing apartment. All the appliances are very impressive from the google nest to the microwave, dishwasher are some of the nicest ones I’ve used. I could go on and on, but this really is an amazing find and am so thankful to be here! Thank you Paula, and the rest of the staff for making this place truly feel like our new home!
We can’t believe we found this hidden gem! My wife and I live in a one-bedroom unit, and the size is perfect for us. It’s not giant, but we don’t feel cramped. We have a good-sized patio that almost creates another room, which is great for when we’re both on work calls. The kitchen has stainless steel appliances, clean white counter tops, and a giant farmhouse sink. The central air (Nest) and in-unit laundry also win extra points for us. As far as the location goes, it’s seriously amazing being so close to the beach. It’s definitely a touristy area so it gets pretty packed over the weekends, but to me that’s not an issue. We’ll usually take our dog for a walk along the beach path in the evenings, and it never feels too crowded. I’ve lived in walkable cities all my adult life, so when I moved to LA, I missed being able to just walk everywhere. Living on the Promenade definitely gives you that city-feel, popping outside to grab a burrito or a coffee without having to get in your car. It’s mostly quiet inside the building, so it’s a win-win for city-living. The building staff is awesome. The property manager, Paula, is so nice and is always working on something or another to make this place even better than it is. We appreciate that. Alonso and Luis take care of so much around the building and have helped us out countless times - they’re great! It’s really nice to have such a supportive staff around the clock.
My husband and I have lived here for a little over a year and we love it! The units were recently remodeled and have a modern aesthetic with a sleek kitchen, dark hardwood floors, and a lovely fireplace. Our unit also has an amazing patio that we (and our pup) love!! Our unit is closer to the alley, so we occasionally hear sirens and car alarms going off, but that’s just part of living in a city. The building is really secure with multiple places you have to use your fob to access. There’s secure garage parking with some extra storage space down there, too, which has been so helpful for us! Also, the community rooftop patio is stunning - we love sitting out there to catch the sunset over the water and neighbors will grill over the weekends, etc. The other residents we’ve met are so warm and respectful, and even our dog has made some new furry friends around the building. Paula is the building manager and she is so incredibly helpful and kind. It makes a huge difference to have a someone on the property full-time who is both easy to talk to and solution oriented. Overall, great place to live!
After living here for just under a month I wonder if I'll ever find a place as nice and comfortable as this again. The apartment itself is extremely spacious and natural light is constant throughout the day! I've gotten in the habit of taking my work breaks on one of the two patios to listen to the music and watch all the funny interactions happening on third street. The moving process couldn't have been any easier too. Paula was super responsive to all our questions and made sure our move in went seamlessly. Since then she has been sweet enough to check up on us and offer any advice on how to get the best out of Santa Monica. Also shoutout to Eric! He is super kind and welcoming and has gone out of his way to help us with packages and parking. This residence is truly special and a great pick for anyone with a young heart looking to live up the Cali Lifestyle!
This complex is the place to live if you want to experience the Los Angeles lifestyle. The complex is clean, quiet, and safe, which are the main components I look for when finding a place. The location is incomparable; when you step outside, you’re immersed in the culture of the famous 3rd street promenade where you find numerous places to eat, drink, and shop. The units are soooo nice and updated with new appliances and GORGEOUS views of the ocean, the city, and in between. I would highly recommend giving this place a look if you love the beach, sun, and fun. First off, the apartment manager Paula is amazing and incredibly helpful.
I lived on the 6th floor of Promenade Gateway for a year (2019/2020). It's one of the best locations in Santa Monica, but it's high enough off the street/Promenade that you don't hear any noise. You can walk to groceries or the Pier, and jog/bike along the beach each day. Great management team and great security.
