As far as Austin neighborhoods go, South Lamar is an often overlooked option. It’s no wonder why, since it’s wedged between the wildly popular South Congress neighborhood and the elegantly historic Barton Hills. But South Lamar offers a subtle beauty all its own. It is home to top-rated restaurants, terrific shops, and the legendary Broken Spoke, a dance hall where toes have tapped since 1964. This venue has played host to a variety of country music legends when they were just starting out, including George Strait and the Dixie Chicks.
South Lamar sits just across the Colorado River from Downtown Austin, spanning about three square miles. The neighborhood’s main thoroughfare, South Lamar Boulevard, is lined with a broad range of shops and restaurants, so find your South Lamar apartment near this strip if you enjoy dining out frequently or like to be a short distance from shopping.

Property Ratings at Retreat at Barton Creek
DO NOT LIVE HERE! This apartment complex has to be the worst in Austin. First off, I lived in a 2 bedroom apartment where my bedroom would flood every time it rained. I'd have to use my bath towels to try and soak up the water until maintenance would come (2-3 days later). They told me they didn't know where the water came from (because I had already cleaned it up and it had been days). It took them ~ 3 months to come out and "try" to solve it. Every other day I had to go to the leasing office to try and get them to do something about it. No matter what, nothing was fixed. 4 months later they put us in a new unit in the back of the complex with the homeless. Homeless camps are right behind our building and you can see them, hear them argue, and their dogs bark all night long. Unfortunately, they "can't" do anything about it. Cars getting broken into often and the homeless will knock on your doors. Also, do not sign up for covered parking. They make you pay this $50/month fee until the end of your lease, although you don't sign any paperwork to get the spot (they don´t tell you this). I'm no longer in need of the spot since I bought a house, but they're forcing me to pay the fee as they automatically tacked it onto my lease. You also have to pay for trash pick-up, even if you don't use it, which is terrible. I'm a 45sec walk from the dumpster and take it myself, but still have to pay the fee. They should get with the times and only have people pay who are using the service. Another drawback is when paying your rent online (app), you have to pay a fee (you're paying the apartment's fee for them to have the app). Please avoid this place at all costs. The rent may look good, but this place is disgusting. If you do sign, your rent will go up ~$500 each renewal. Your appliances will constantly break and the water gets turned off at least 2x/month. People had to go to the Gold's Gym and LA Fitness close by to shower because they said someone hit the main water line. Also, should you end your lease, they charge you $250 to not renew. If you find a roommate to replace your unit, you’ll be charged $500 for “they’re damages of finding a replacement”. You've been warned!

Poorly managed, property seems nice until you look closely and see things are not properly maintained. It’s a great location but management makes changes to save money regardless of if it’s inconvenient for renters. Only positive is the front pool which is frequently closed

As a resident you are now required to register each time you have guest. They are allotted 6 free day passes until they have to pay to park with one guest pass per resident. Avoid this complex like the plague if you ever plan on having family or friends over.

Hi fellow Reviewer! New changes can be frustrating. All resident feedback is being considered. As the new system rolls out, I’m confident management will update the visitor parking policy as needed once the system shows how many guests are coming, etc. in order to make it work for residents and their guests and assist the community with unauthorized vehicles and assist the areas where residents have very limited parking like by building 2-5. We appreciate the responses as this policy takes shape.
The property and location are okay for the price, but the recent rent hikes are outrageous! I've been here two years and my rent has hiked $500+. There are such few amenities for the amount we pay to live here and the security is terrible. LOTS of homeless as well. There's a camp behind the Greenbelt that's hosting a large group. This is making the "trails" they advertise false.

Location is great, apartments quite old, same as appliances. Expect to see cockroaches all the time. Make sure to see the unit days prior to moving in, as if not you’ll find it poorly cleaned up and probably painted; we received a unit with all the construction remains on the patio as the odor of the paint so strong that had to go to a hotel while it cleared. They won’t offer any help or apologies, but they will make sure to make you pay for everything. We gave our leave notice 3 days prior to the 60 days’ notice, so they charged for the three days. No reason would work, so we agreed. We handed over the keys 19 days prior to the original lease end date, as told, we paid for the extra 3 days late notice. Here comes the ugly part; they again discounted us the 3 days from the deposit. Make sure to give your notice on time, if you don’t, expect to be charged twice, and if you wrote to them, expect to be gaslighted by them. Sure, you’ll have from time-to-time snacks and wine, but for the moment one paid, the complex should be offering better amenities, service, appliances, etc…

Solid place to live. Been here for just over 5 years and have had very few issues. One of the few issues I've had were a few instances of A/C and water heater in the apartment above mine leaking, but management and maintenance have been on point in getting the issues fixed ASAP. My compliments to managememt as well for giving me a little extra time on my lease for moving out due to a construction delay. My biggest issue has been security. Being located near a few overpasses, homeless will occasionally set up camps, and that leads to dumpster diving and theft. Had my license plate stolen twice, so keep an eye on yours if you get a place here. Also, be sure to take advantage of the Fetch Package service for package delivery to avoid theft. Other than those issues, this place has been great in general. Only reason I'm moving out is increased rent prices and finding a cheaper place with a detached garage.

I love the community. It would be great if they were more proactive in cleaning the pond. There's a lot of trash floating in there which is detrimental to the animals living in there and depending on the water. Also, it makes the community look bad to have trashy water.

Retreat at Barton Creek is great for me. I mostly work from home, and I get to hang out with my dog all day. We can walk around the grounds, go down the Greenbelt, use various dog parks; it really is pet-friendly! Location is great, too. Its on a bus line that takes me straight to UT. There are so many stores and restaurants, and major highways to quickly get to most everyplace in Austin. Its really working for me so far!

The location is wonderful! You have the outdoor remote feel while being in close proximity to downtown, bars, restaurants and shops. It feels like I am getting the best of both worlds. I have been so pleased with the entire process of my move and the complex is everything I thought it would be and more with moving in site unseen.

Have only lived at the Retreat for two weeks, but so far it has been good. The application process was quick and simple, the price was good, and you can't beat the location (S Lamar AND on the Green Belt). The biggest downsides were the unit was dirty when we moved in, and I have already witnessed a homeless person use the pool as his personal bath.

Barton Creek is an apartment complex unlike any other. When you come home you feel like you are entering a wooded areaa retreat away from the city life. Only 15 minutes from downtown, this is a real treasure.

I love this apartment complex. Im on my second year. The first year was amazing but I got frustrated with service entering my unit a few times for service I didnt submit without communicating. I signed a second year thinking itll be worth it anyways because I love the office and staff. So great! But Service has entered my apartment without letting me or the co-signer know too many times since January of this year already that Ive lost count. Im pro getting what needs to get done and fixed whether its an order submitted or just because maintenance is needed for the sake of other units but the entering the unit whenever theyd like without a heads up has become not worth it anymore. Ive addressed it to them many times and its been disregarded.

I have lived at RBC for 18 years mostly because of shopping convenience and the lovely grounds. Public transportation is important to me and Capital Metro is very convenient from this location.

This is BY FAR the best apartment Ive had since moving to Austin! The area is wonderful whether youre a foodie, partygoer, or outdoorsy type. The gym has everything I need, so I dont have to pay for a membership elsewhere, and the two pools are also gorgeous and well-maintained. Huge plus: Maintenance is always timely and they do a great job with pest control, which are both godsends in an apartment complex. Oh, and you and your friends can park anywhere as long as its uncovered thats striking gold. Ive recommended Retreat at Barton Creek to everyone I know whos looking for a place, and I know Ill be hanging onto my apartment as long as I can.

My first month at the Retreat has been great. The move-in was seamless and the staff was very responsive. The apartment was in overall great shape when moving in. I'm excited about the number of events the community staff have put on since moving in.

Retreat at Barton Creek has a great staff that is always willing to help. They are very kind and keep up with property well. The amenities are outstanding and always enjoyable.

The ONLY good aspect about the Retreat at Barton Creek is the maintenance team, they're great. Aside from that the apartments are way too expensive for the poor quality living conditions. Be careful of the hidden fees you will not be informed about until you receive the first months bill. They turn the hot tub down so low in the winter you are unable to enjoy in and the fineness center is not maintained- equipment will was always broke. Also, be prepared for your car to get broken into. My boyfriend and I couldn't be happier to get out of there! Austin has so many better options for y'all ;)

Overall, I have really enjoyed living here, and it is in a great location with great amenities. There are, however, a couple of fairly significant downfalls to be aware of. Pros: great location close to good restaurants, shopping, and the greenbelt; helpful/friendly staff; well-kept, updated interiors; well-maintained common areas; two nice pools, one with a great view of the greenbelt; quiet, friendly, respectful neighbors Cons: can get really loud depending on where in the complex you live- not due to the neighbors but because there are several businesses nearby that have trucks making deliveries at, what seems like, all hours of the night; prices go up significantly each year- rent increases in Austin are certainly not uncommon, but I've never lived anywhere that goes up at this rate

This apartment complex is absolutely amazing! It backs up to the greenbelt, allowing for easy access to trails and nature. Waking up on a brisk morning looking at the trees is really wonderful! The office staff is the friendliest I've ever met, they offer monthly resident brunches along with other goodies as well.

The Retreat at Barton Creek is an excellent place for young professionals. It's only 10 minutes to the heart of downtown and is close to SoCo and everything South Lamar has to offer. You can walk to a grocery store, Starbucks and a number of restaurants/bars. It's amazing! The common areas are well maintained and any maintenance request I've had has been addressed within 48 hours. I love living here!

I've only lived here for 2 months but so far I have no complaints. The location is PERFECT and can walk everywhere. Josephine in the front office is so helpful and sweet. Live here if you want to be close to downtown and have an awesome place to live.

Even though I just recently moved in I am so far impressed with the complex. Moving in has never been easier and the staff is all really helpful and friendly. It's a great location and the apartments are well kept. I would recommend this place to anyone looking for a nice, reasonably priced apartment in this location.

I love my location, and the price is great for living in downtown. But old management was a lot better and definitely cared more for the residents. New management iraised the prices on everything and seems to only care about taking your money. Other then that maintenance never takes long at all and all the appliances work pretty well. We had a problem with the stove for a bit but they fixed it for us with no problem. It has it's ups and downs but mostly ups.
