I’ve lived here for a year and a half with my family. We have been happy since moving in very last minute since we had to leave our prior apartment in a hurry due to water damage mold. From move in to living here the staff at Seven Trails have been nothing but helpful and caring. A night and day difference between the management and maintenance we had before that treated you like dirt even after being a good resident. Ryan in maintenance installed a door chime for us with Brianna’s assistance in the office getting approval from the manager. My son with autism loves the pool which gives us peace of mind that he cannot try to go there without us. Our neighbors are kind and respectful in addition. So thankful to live here!

Staying at this place for about 5 months now. At times there were some issues that needed to be fixed. Gina was awesome following up with the work order faithfully till work was done. Mike, the technician who fulfilled our recent work order was a responsible, professional and efficient guy in getting the work done in no time. I have rented a townhouse for 10+ years because I am not interested in ownership. All the maintenance staff is very helpful. I have been dealing with a bathroom and kitchen sink issue off and on for half of the time. So this and parking are my main issues. The location is great to drive to about any store, walk to a park and drive to major roadways. I'm in a good location in the complex where I see trees out the back of my place so pretty quiet unless emergency vehicles are going down the road. Would recommend the complex just make sure you know your exact location of residence before moving in.

My family and I lived here for almost 10 years. It’s beautifully landscaped and taken care of. We felt very safe, too. There are also very nice staff that take good care of the property.

My experience so far with this place has been unbelievably amazing! Just moved in a couple weeks ago so haven’t fully settled in yet but enough to where I think I can share my opinion. First, the staff and front office people are incredibly nice and genuine. I was fortunate enough to work with Gina who is a sweetheart! Super friendly and really wants the best for the residents and people who are interested in becoming one. She made the entire process easy and understandable. I could not say enough nice things about her and the other members of the staff. I believe the other person I talked to was Jamie, but not 100% sure. They honestly made the process enjoyable and not just boring paper pushing and signing documents. Just to give some background, the landlord of my previous house informed us in mid-march that they were selling the place and gave us a month to clear out. So, one of my roommates and I decided to check out some places and we felt super rushed/ stressed trying to find a place. When we first started looking, The Retreat was one of our first choices for a number of reasons- low rent, location, etc. During the initial phone call, Gina answered all the questions I had (which apartments are currently available, costs, amenities, etc.) and then quickly set up a showing the next day and was able to work around my schedule. I really felt that the staff was already working to provide us with everything we needed to make a decision. During the initial viewing we knew this place was going to be a good choice. They have multiple swimming pools, a little dog park, a club house, everything seems to be well-maintained, and most importantly the residents are kind and friendly. So we filled out the application that day which was a breeze. Gina explained everything that was going on and let us know what documents we needed to finish our application. Once we sent those in, it was only a couple days until we received a response. We moved-in a couple days later and immediately the neighbors introduced themselves and welcomed us into the community. Again, I want to mention how awesome the staff is and say thank you to them for all their help and effort in making The Retreat such a great enviornment. Gina was amazing with addressing any questions or concerns I had so you shouldn’t hesitate to ask them about anything.

We worked with Stacie for the entirety of our move in and leasing process, and she was nothing but amazing and helpful the entire time. She answered all of our questions, helped us understand the paperwork, emailed us easier ways to secure all of the information that we needed, and was extremely patient the entire time. These guys... it is hard to even give one star at this point. The only rules that apply are the ones they profit from and we're tired of the "tape and wire" fixes by maintenance, the terrible poor office attitude and management of the office. 1. We were yelled at for having dogs and not telling them, we calmly pointed out that we did put it in our application and they ACTUALLY LOOKED and saw that we had. 2. When we moved in, the bathroom was missing the entire drain and we were just told to buy the new one. 3. We've now been here 4 years. We've been trying to find a new place, but with the economy and COVID, it's been impossible. These people have raised the rent on us TWICE during this pandemic. 4. Again, 4 years we've lived here and we've requested things get fixed. These guys will fix something and a week later it'll come apart again. They use glue on floors instead of replacing. Our "patio" has been falling apart and all they do is come in and point a few of the old nails (not even new fasteners) and call it a day. Your maintenance is like the old uncle that knows how to make to TV work with a coat hanger and gum. We've asked the maint several times to fix the bigger problems, and they say the office has to approve. Okay, then get the office to approve. 5. The contract/lease: We were told that certain things were okay and not to worry about them... ie bbq. Then suddenly, we'll get emails about removing bbqs and candles or else. 6. We actually had to get the property manager's management company to get them to leave us alone about our children. They kept accusing our kids of things when they weren't even in the city. 7. Every year they inspect the fans, every year the motor on the fan in the basement doesn't work right, they even admit that the motor is going out and they'll be back to fix it and they never come back. 8. If it costs the resident money, this place is all about compliance and following the lease. When it comes to following through on their end it spending money, they fail every time. You have dogs, give us money... you have a BBQ, get out of here... you want satellite, give us money...you need bigger space for your family, pay us money on top of more rent... you need anything in your house fixed, only if it's less than 20 bucks...you need your patio replaced, sorry we just redid the dog park and everyone else's patio as soon as they moved out. Great location though.

I just recently moved in but so far, everything has been excellent. The apartment is clean, spacious and incredibly nice overall. The service team was on-time and very friendly when installing my washer/dryer. All of the neighbors have been very kind and helpful as well. Mainly, I have to thank Kayla. Without her, I wouldn’t have even been able to get in the apartment. She went above and beyond to help make sure I would be able to move to the area and start my new job. She’s really just a pleasure to work with! I really do like this apartment and community as much as I have any that I’ve lived in over the past 10 years.

The first couple of years was okay, but the last year was a nightmare. Through out the 4 years my apartment kept flooding, at least 2 to 3 times a year. During the last year my apartment was over run with roaches (due to the upper neighbors who moved in) to the point I had to move out early because the apartment complex wasn't doing enough to get rid of them. Their pest control company was doing an inadequate job. The office does not communicate very well when it comes to specific problems. If there is an issue which can cause a extra charge to the tenant it's very important that they do what they can to reach out to the tenant. Not everybody looks at their email. Something that important they should not only send as an email but also make a phone call and leave a voicemail and for this I was stuck with a charge that could have been prevented had they called and left a voicemail, I mean what is the point of giving them our phone number if they are not going to use it. If they would have done both and I didn't respond then it would have been my fault, but because they ONLY sent an email, I didn't see it and so I got stuck paying a charge that could have easily remedied. They also don't honor the lease agreement of a prior management company whenever they take over ownership. I would look somewhere else. For what they charge, i would expect more professionalism.
I have nothing positive to say about the staff at Seven Trails. I loved my actual apartment, 909 sq ft 1 bedroom apartment. Almost unheard of. But the staff was so rude, their policies are ridiculous. Every other month they come in and do a ‘safety inspection’ never saying what they’re inspecting. I don’t have an air filter to swap out so that eliminates that need. They have me 8 days notice to pay the charges accrued from the walk through. I’ve never had such short notice from an apartment complex. Usually it’s at least 30 days. Wouldn not recommended this place at all. Extremely disappointed by the staff.
I have lived here over a year. The apartment staff are atrocious and impeccably incompetent. ALSO BUGS AND FLESH EATING VENOMOUS SPIDERS ARE EVERYWHERE. I have had a consistent bug issue in this apartment, which is frustrating because they charge an extra $5 a month to go towards pest control.There are BROWN RECLUSE nests in the walls, and that is not an easy fix. I was sent to Urgent Care for a confirmed Brown Recluse bite and had to get treatment. I told the complex and they didn't seem the slightest bit concerned even after something as serious as this. When I first moved in my apartment was filthy and had bugs but i was reassured that it was because no one had lived here for a while and it was near the woods, but after a while I realized it was an issue that you're EXPECTED my management to live with. One day, I was awoken by workers were throwing roofing paneling blindly off of the third floor roof and stomping around, and when I decided to leave because the noise was so loud, and on the way out a piece of paneling was 6 inches away hitting me. I wanted to stay in this apartment so badly, I think with the market rate price and the size it was an amazing deal and I don't think I'll be able to find one so spacious for such a low price. However when I vocalized that I wanted to stay here but I needed the guaranteed bugs to be fixed, they said they would contact me with what they could do. That never happened, when i followed back up with them, they proceeded to lecture me about how the meeting "hadn't happened" and that it was "my fault" for not making sure that their employees did their job. At first glance this complex will amaze you, but like most things that seem too good to be true this may be one of them. I hope you take this review to heart because when I looked at this place, I genuinely loved it. BUT literally after the first week, the bugs took over and i wished I hadn't moved here. The walls and everything are warped, doors will not close without lifting them. Cabinets have fallen off. This is not as nice as it seems, please heed my warning.
This community has gone downhill since Monarch took over. The office staff is beyond rude as well as unprofessional. The upper management is no better. Our deck is rotten and unsafe. The grounds are nice. The apartments need renovating. The garages are shared and it’s not uncommon for items in the garage to come up missing ????????????. They have no garage door openers or locks. I would not recommend this property to anyone. The office staff (mainly the property manager) is enough reason to look elsewhere when looking for an apartment. Monarch has been nothing but a bunch of lies as well as double standards. This company and its horrible management is driving everyone out of here!!!!!! Look elsewhere.
This complex is quiet, in a great location and has great schools, but since the new management took over I have experienced a lack of professionalism from the staff and the property is not being taken care of the way it was when we first moved in. I have put in nine requested to have the heat in our townhouse repaired this winter and each time it is patched up and goes right back out. My family has woken up in the middle of the night freezing on multiple occassions and we spent this Christmas with my elderly mother visiting without heat. From a management standpoint stories like mine are of no consequence, because when you tell the young ladies in the office that you spent Christmas without heat with small children and an elderly parent they respond as if it is no big deal. I would advise anyone to steer clear of this place unless you hear that the management has changed. It is currently 32 degrees in Ballwin, freezing rain outside, one "repair" done this morning..and the heating unit has stopped working again. We won't be renewing our lease.

Me and my now fiancé have lived here for a couple of years now and it's a great place to live for the price. It's nice there is a police department right behind you so you don't have to worry about much. But overall I would recommend this place to everyone who is looking for a place to rent in the ballwin area.
We loved the complex and the apartments in general. Applied online and received a call to let us know that we were not approved because of bankruptcy that had been disclosed prior to applying. They credited a portion of the application fee and told us that because of the error on their part they would credit the remaining as well. Ever since this took place they have refused to communicate and have been very rude. Corporate has not replied either. Very disappointed in the lack of professionalism.
I LOVE these apartments! They are right by maryville university and many restaurants. There is always something to do! There's a golf course, park, tennis courts, and a few pools! The staff is also extremely friendly and helpful.
My wife and I moved into a two bedroom apartment here a year ago and we are definitely going to renew our lease. The grounds are impeccably maintained and they always are quick to take care of any problems that may arise, of which there have been few. A great community right next to a park as well as a fitness center and pools. Love it here.
The location is ideal for those with pets or children. Vlasis Park is in your backyard, and lots of close by restaurants. Great grounds maintenance, yet getting maintenance to respond to an emergency is impossible. Management is repugnant with no true amenability towards tenants. Wonderful location, awful living experience
Was at work, son called to say there was a carbon monoxide leak, called the office and they said they would send maintenance over asap. 30 mins later nothing. Ended up calling 911. Pretty typical of the response for anything at this place. Even when it's an emergency the response is terrible. And this was just one of many bad experiences here. Glad I am moving in 28 days!!!
This is an amazing place to have childeren or pets! The location is perfect! It is right next to a large park and you can't beat the ammenities! The staff is understanding, friendly and there for you 7 days a week! It usually takes about fifteen minutes for maitience to respond to any issue.

Not sure if paid to write good review or just had really good luck. My entire experience from before signing to lease to my upcoming move out has been a major disappointment. The failure to accommodate, communicate, and tell the truth is only matched by one other experience I've had in my life. I wouldn't recommend these apartments to ANYONE.
