Property Ratings at Retreat West Hills
Donna at the leasing office was an angel sent on our behalf trying to move from St. Louis to Knoxville for my daughter's internship. She is extremely pleasant, diligent, professional, knowledgeable, and encouraging. We are grateful for all of her help which was truly above and beyond! When Donna was off one of the days of our leasing transactions, we worked with her teammate Elliott. She, too, went above and beyond helping us in a short turnaround out of state stressful moving situation. After looking at and talking with about 30 other rental agents in Knoxville, we can say without reservation that they were the most pleasant, professional, and caring people we dealt with. The apartment they were able to get us short term was the nicest and largest, best designed, and safest looking out of all the ones we looked at in Knoxville. Their maintenance supervisor was so positive and accommodating to us during this highly stressful time in our lives. We are truly grateful and would recommend Retreat at West Hills and their wonderful staff without reservation, and with enthusiasm. They are under new management and any past reviews are no longer relevant here. They are a great property. Thank you!!!
Where do I begin?? I moved here on a whim and needed a place to live. I got this place without looking into it very much, and it seemed fine. 2hrs into my 4hr trip here with everything I owned, I was EMAILED, not even CALLED, about the person who lived in my apartment prior wouldn't leave and they hadn't evicted them, even though my lease had been signed for TWO WEEKS! About two months into living here, I had an issue with my apartment's heating and I put in a work order to get the issue fixed. It took them three weeks to even answer! And by then, I had already fixed the issue myself! This is the worst part - the complex called one day in February and said maintenance needed to come into my apartment and fix a leak downstairs. So they did, and I came back home to a big hole in my wall! It's May and they STILL haven't come to fix the hole!!! I have called them, emailed them, and visited during open hours and NO ONE has been able to give me a reason why. They all have been pretty rude about it too. There has been absolutely NO communication from ANYONE about them fixing the hole. To add insult to injury, both neighbors are really loud and bang on the wall constantly or play loud music late into the night. One neighbor makes the whole building smell like weed from dawn until dusk. Complaints have been filed and yet nothing has been done. Do NOT move here.
Honestly I came in and it absolutely reaked of cigarettes and mildew. I still have a huge issue with mold and the smell. All my dishes come out smelling like mildew and when i put them in the cabinets they come out with paint chips. I have to hand wash them all before using. Me and my neighbors all have to use multiple large dehumidifiers and even then, it only helps a little. They told me my apartment was cleaned but when I moved in there was hair in corners of the bathroom just caked together and my carpet was weirdly sticky. I asked if I could have a new front door since all my neighbors had them and mine had stab marks all over with what looked like attempts to break in but they said no because it didn’t need to be renovated even though my whole apart has patch work everywhere and paint chipping and doors/floors splitting. There is no light in the bedroom so lamps are all you can use to see and please do not let me forget to mention the laundry room. The machines don’t clean the best if they even work half the time. I didn’t have a weather strip in my door so if it was hot or cold outside it all came seeping in. We’ve had issues with the A/C not working, either blowing extreme hot air or freezing cold randomly. I only ask if you’re interested to please see the apartment initially. You may have a renovated one and that is great but if not please beware. I moved in without a tour because it was cross country and i thought it was okay. It’s not. The secretary did not take me seriously when i showed her the photos of the things i found (cigarette burns in the floors and splitting doors). They truly only show their office because it’s the nicest thing they have. It’s a beautiful location, very private, but besides that, not worth the hearty price.
Management is very good and on top of things ; a specific secretary is very rude and unprofesional. After asking for a maintenance service, I was told "if you don't like it, we have a line of people waiting to move in". That's 1 week after I renewed my lease.
My fiancé and I got an apartment here a few months ago and we enjoy it here. With the new management it seems that they’ve really turned this place around. Maintenance is usually pretty quick to respond, usually between same day and 2 days depending on what you need. The office staff have been great and the amenities are nice and in good shape. Of course it would be nice to have a car wash area or a basketball court, things like that. For a place built 40 years ago it’s really not bad. We had no issues when inspecting our apartment and haven’t had any issues with neighbors either, it’s fairly quiet for an apartment complex. Even with rent being as crazy as it is, it’s pretty decent for what you’re paying. I just wish we had in unit washer and dryers, the laundry rooms aren’t the nicest.
Almost moved in the apartment I was able to see it the day I was suppose to sign the lease.. The apartment was very ran down, damaged everywhere they just tried to paint over everything but the shower was disgusting ?? mold and rust all over it! Can’t believe they even felt comfortable with letting me see it like that
Worst experience ever. Fridge went unfixed for three months. No air conditioning, buy a fan the office said.
The location is great and my neighbors are fantastic. However, the quality of the apartments are terrible. I’ve lived here less than 3 months and have nonstop leaks in my bathroom that’s been reported numerous times, went without hot water or water pressure in my shower the first two weeks I lived here (only have 1 bathroom in my apartment), and cannot put anything in my closet that’s not in mold/mildew proof containers due to plumbing/leaking issues being a common thing around here. Had to buy several ‘portable closets’ to hang up my clothes. Also, over half of my electrical outlets don’t work - when you try to plug anything into them the plugins just fall right out. When talking to others, apparently these are common issues across other apartments.
Mold, leaking, cigarette smoke inside. Not to mention the shooting on property that was never addressed by staff. Worse place I’ve ever lived. I hate it here! Staff is also wanting me to pay to break a lease due to my health issues caused by mold!

We regret to hear that you had a negative experience with us, but would appreciate the chance to turn your experience around. We would really like to speak with you more regarding this matter. Please reach out to us and we look forward to hearing from you.
Mold under kitchen sink, horrible smell that travels through the apartment, mold on ceiling. I have a CONSTANT headache because of it. Rain drains inside bedroom window (stains the wall dampens carpet), hall light still isn't repaired (can't see in closet), water pours from above gutters and runs underneath door, screens to window missing (can't let air circulate unless you want critters inside). Took photos of EVERYTHING before I moved in even have video of rain pouring down my wall. Can't upload because they only want you to see images professionally taken. I put in requests for maintenance several times. Nothing. Needless to say, I won't be renewing my lease.
This is the worst place to live in my 3 years of stay my apartment flooded 4 times. Had fleas problems every 6 months even though I don’t own any pets. The office staff and Maintainance is a big joke. There’s mold everywhere and the outsides of the apartments are never kept clean. It’s over priced based on the services they offer and you don’t even get any good treatments. The management is clueless about any questions or inquires you have regarding Maintainance issues you have reported.
I moved in a month ago and I have been terribly disappointed. The day I toured the complex they took me through a beautiful remodeled apartment with plank flooring. You receive the keys the day of the move in and it was horrible..it’s actually cheap linoleum flooring throughout most of the apartment and whoever did the painting and repairs was incompetent. There were holes in the walls and the paint job is unfinished. You can’t take a bath because the water won’t stay in the tub and there is minimal water flow and no pressure in the shower or sink. There is also a musty mildew smell that Is very strong under the kitchen cabinets. The doorway going into the bathroom where the washer/dryer hookups are is only 26 inches(less including the door) so there so no washer or dryer that will fit. I asked several neighbors how they got their washer and dryer in and none of them had one. I was told the fitness facility would have a lock box for 24/7 access and there is still no lock box so you can only use it during office hours which are limited. I have reached out to staff and management through numerous emails, texts, calls and visits to the office and I am getting no response. This is by far the worst experience I have ever had renting and not worth the price. I am only here short term but this is going to be a miserable few months to say the least.

Thank you for your feedback. We would be happy to address your concerns and fully explain our processes. We apologize for any miscommunication and are looking forward to clarifying things for you. Please reach out to us directly at your soonest convenience.
First off, the application processing took FOREVER. They never even told me we were approved. Never got any emails or phone calls. Finally when I found out we were approved, they kept pushing our move in date back further and further. Initially they told us early August and we didn’t get the keys until mid September. Once we finally get to see the place, it isn’t even finished! None of the doors had paint and were scuffed all the hell, there was grey paint on the white cabinets, all the faucets in the bathroom were covered in tape because they basically just spray painted the tub white to look newer, one of the handles on the shower faucet was broken, one of the windows was not even in the tracks, letting all the A/C out (which barely functioned anyway), and there was hair all in the medicine cabinets, the dish washer didn’t work, and one of the locks is broken. A few weeks later, our sink completely falls through the cabinet, full of water and dishes, soaking our floor and carpet. If all the noise from the construction going on wasn’t enough, their contractors cut our internet cable, leaving us with no internet for a week. Recently, I went to open the blinds in the kitchen, and the whole thing fell onto the counter. They were supposed to come fix it about a month ago and we still have no blinds in the kitchen meaning anyone in the parking lot can see into our whole apartment. The upstairs neighbors are loud and smoke weed inside and the downstairs neighbors cook horrible smelling oriental food all day so our apartment ends up smelling like a frat party on the weekends. They are CONSTANTLY doing maintenance on the buildings so you may have no water when you wake up to shower for work. It is unsafe for children because there are nails and glass EVERYWHERE and the walls are paper thin. So nap time is impossible during the week. Please go somewhere else and spare yourself the misery of a 12 month lease.
Everything about the property was great with the exception of a small group of apartments in the bottom corner of the complex. We arrived to drive by a unit we were contemplating renting and several loitering people outside started screaming st our vehicle. The primary reason I chose to do the survey is because of how kind the staff is. Kim and Serena (sorry if spelled incorrectly) were so accommodating and kind to us. I feel like good experiences should be reported along with the bad. Ultimately because of some challenges we had in our credit report, our application was denied, but even after it was apparent that we could not rent there, the staff was kind enough to talk to us and tell us about some other local options. I would like to see the apartments take a more human discretion based approach to leasing and credit, but that is my only suggestion. They are doing everything else right! The staff and amenities are top notch, and I would have loved to have been able to bring my family there. If the company would consider allowing a regional or local manager to override the suggestion of the system after verifying some information, you might not exclude people who would make excellent tenants. I am a law student getting ready to graduate and my wife is a nurse. Together our future is much brighter than our past. Not everyone's credit history tells the story of what they will do with an opportunity in the future. Nevertheless, Kim and Serena, thank you for your time and kindness! Go Vols 😃
tHE APARTMENTS ARE VERY NICE INSIDE. I HAVE HAD SOME ISSUES IN THE PARKING AREA BUT MANAGEMENT CANNOT MAKE PEOPLE ACT NICE AND CONSIDERATE. i HAVE BEEN BLOCKD IN MY PARKING SPACE WHEN i HAD AN EMERGENCY MEDICAL ISSUES AND HAVE NOT BEEN ABLE TO GET OUT WHEN NEEDED. iT IS ALWAYS AT TIMES WHEN THE OFFICE IS CLOSED. WHAT IS THE PROCEDURE TO HAVE A CAR TOWED WHEN YOU CAN'T GET OUT OF YOUR SPACE?
I would recommend Westwood because of its affordability, amenities, and welcoming leasing professionals. The grounds are in excellent shape and the environment is very comforting.
My kitchen flooded every time there was a thunder storm from 2009 to 2017. It was obvious that the water was getting in by going around the kitchen window. This also allowed a cold draft in the kitchen during the winter. Your office staff did what they could. However, I could tell they were not being allowed the needed funds to fix the actual problem even though they tried the best they could to protect the company name and not give out such information. Those of us who have worked with the public for many years can tell when something is being hidden behind a smile.
Serena was absolutely incredible. She went above and beyond helping us in the process of moving and that was a huge reason we decided to go with Westwood.
I would recommend this property to someone who was starting out, and looking for an affordable, temporary place to live. I would not recommend living at Westwood for ANY other reason.
Feel safe here. I can walk/exercise outside without worry and enjoy all the trees and quiet.
Safe, secure environment. Any problem quickly and thoroughly resolved. Courteous maintenence persons. I would, and do, recommend.
I would recommend the price for the space you are receiving. I love the neighborhood never had any issues with neighbors or staff.
