Property Ratings at Reunion at 400
DO NOT MOVE HERE! On the surface, the units appear to be nice, but do not be fooled. I understand that living in Florida roaches are somewhat inevitable, but this place is out of control. I keep my unit tidy, and I am not on the first floor. I have had more roaches at this apartment then I have ever seen in my entire life, and these are GIANT roaches. They charge us monthly for "pest control" but I have never seen anyone spraying and I have seen 0 results. On top of that, there is a terrible rat problem at this complex. If you ever need to take your trash to the dumpster, good luck... I opened the door just to see the dumpster and door crawling with rats. No one here picks up after their dog, with some residents even leaving poop all over their balcony area. I cannot wait for my lease to be up

Thank you for taking the time to share your concerns about our pest control service. We are proud to offer weekly treatment options to any resident who makes a direct request, as we must obtain permission to enter and spray your home. Nearby construction has contributed to pests in the area, and we encourage you to report any concerns to us so we can address them. We also notify residents regularly via our portal and posted letters to clean up after their pets, and our maintenance team cleans the grounds every morning to minimize any cleanliness concerns. Please email us at reunion@alapts.com for further assistance.
For anyone who lives at or is thinking of moving to Reunion at 400 Apartments please be aware that the price for the EV chargers has gone up to $2.00 per kilowatt hour. This is a 12X increase and equivalent to gas costing over $35 a gallon. The property manager tells me that this is a corporate decision to raise the price. DO NOT MOVE HERE, THE OFFICE IS USELESS.

Thank you for sharing your concerns. The rates for EV charging have increased in our area and the surrounding community. Our EV stations charge $0 per kilowatt hour, but there is a $2 hourly parking fee. We have shared your feedback with the appropriate members of our team so we can explore possible solutions. If you have additional concerns you would like to share, please reach out to us at reunion@alapts.com.
I was there for a year. That place has turned to a dump. No one cleans up for themselves or their dogs, it reeks of dog poop everywhere, the gate is always broken, also it’s not really “gated” people can walk right in. My neighbor got his car broken into. There is a serious missing Amazon package issue. This was daily, packages got delivered to wrong doors and people never return them to its rightful owner. The internet is terrible. It never works properly and good luck connecting every single device by MAC address, if it even allows you to. I’ve had to sit all day sometimes trying new things like deleting the tab and turning Wi-Fi on and off lol restarting my phone. I get home late from work and there was never parking. I’ve never had roaches in my life! Even at first moving in there for the first seven or eight months I never saw or had an issue with roaches. All of a sudden around my eighth month being there I start seeing them to the point where I was anal about making sure everything was spotless and corners sprayed down with roach killer to diffuse the issue. Not to mention they raised my rent by $800!! In ONE YEAR. The list could go on and on. I’m furious about the roaches honestly. It’s enraging that I payed that much money for a dump like that. I was so disgusted being there. I’m so glad I left.

We are truly sorry to hear that concerns about pests, upkeep, and internet affected your enjoyment of your home, and we are relaying your feedback to the team for further consideration. We wish you all the best in your new home.
We’ve lived here for almost a year. We will be moving shortly. We moved here to get away from American Landmark and then they bought this place out. They don’t hold anyone accountable to the rules (dog poop everywhere, smoking, trash issues, etc.), the gates are always wide open so people can come in (people have had cars broken into) and they charge you for everything. They charge a fee for the locker delivery system that the office uses for their personal use. When lockers are full, Amazon delivers to doors and packages are stolen. They let the landscaping die because they don’t want to pay to water it. Lastly, they raised our rent by over $600 for lease renewal. There are plenty of other new builds out there to move to. Management is not worth it here!

I moved in two months ago and I love the community and the staff. Everyone is so friendly and willing to help. Thank you, Natalia for finding the perfect home for me and Luke! I’ll recommend this community to my friends and family.
Moved in was told it was a secured gated apartment. It is not now office claims it is a privacy gate one that anyone can get in so forget your privacy. Neighbors leave dirty diapers and trash outside all the time not adhering to pick up times and management does nothing. They threaten alot but the residents doing it don't care. Place has gone to complete trash and things promised a year ago including a business office with fax and printer never happened but hey you can send the office by email your personal business and they will print it for you. Oh and just got a renewal notice they want to raise the price close to $500 what my original rental was. Actually I would avoid ANY apartment complex managed by American Landmark would give it a negative if I could.
DO NOT MOVE HERE. You will constantly be blindsided by fees. We now have mandatory parking decals and towing. We do NOT having a parking problem there is ample parking for residents and visitors. The new management keeps finding innovative ways to make nonsensical rules. First start by following the lease agreement that was signed
This place was great when we first moved in. It was sold about 4 months after , new management company has made a lot of changes that are NOT for the best. Technology package goes down often. Now they are demanding entrance into apartments to do renovations on closets, this is a brand new building no need for renovations. I do not want work men in my apartment all day while I’m at work! Also not comfortable with people I don’t know in my home with COVID still going on.
Very nice and new apartments in a decent area. The only thing is we can see that there was more money put into the smart home technology. There is a code used to lock and unlock doors but no key. If the system fails or the lights go out after office hours, then you’re out of luck until someone helps. I love that the balconies have screen covers to keep out rain and insects. There are no computers or printers in the business area, but the gym has nice equipment. Staff is nice and professional but communication is very confusing.
