Please explore your options before moving here! It has truly been a nightmare. I had to hire a professional cleaner to come in and clean before moving my things in. Less than a month in I noticed there was a pest issue. The breezeways are always dirty and disgusting! The water also has a gross smell. Not to mention the gate is more of a headache than a luxury. My gate code hasn’t worked since living here leaving me to constantly have to drive to the gate to let my guests in. After expressing my concerns to the office and waiting weeks for a response, no fair solutions were offered!

We've been here going on 3 years now, the only reason we are renewing our lease is that covid has completely crashed the housing market and this is still the best living situation for our work commute. Pros the apartments are nice, spacious, and Maintenance is super responsive and happy to help. They were very understanding during the pandemic and followed all the safety measures. They even had food trucks come into the complex which was super helpful if you were stuck work from home and didn't feel like cooking. Cons: Rules are not really enforced, and it's never really quiet despite the quiet hour rules put into place. Noise complaints go unheard. Parking is atrocious at times, be prepared to walk out and find yourself blocked in or your car doors damaged from other residents who just don't care how they park. People with large vehicles taking up 2 to 4 parking spaces. You have to be very careful while driving in the complex. There have been many times I've nearly been hit by vehicles taking up the entire road, or nearly hitting children who've been darting out between cars. Trash times are inconsistent, some days they take them first thing in the evening others they won't take them until early in the morning. There are days they miss trash for entire buildings or floors. Everyone is allowed into the pools, including people who don't live in the complex. No one picks up their dog excrement, and people are always smoking off their balcony or in their apartment. There are days our entire apartment smells like weed.

I've been here going on 3 years and over time management has become slack. Management should do more to enforce the policies & terms agreed upon in the lease. People don't clean up after their dogs, Smoking is my biggest issue we have a son with asthma, a 2 year old and a 3-month old and we can't even open our windows on our patio or sit on our patio because people smoke on their patios and it makes our entire apartment smell like cigarette smoke. We've taken the issue to management several times and they still don't do anything about it. People drive through the neighborhood drunk and management won't do anything about it. The only reason we're still here is because of the convenience to work for my wife and I.

We would like to address your concerns and hope to improve your overall experience. Pet waste cleanup is always an ongoing effort, and is addressed per incident. We do ask that residents let us know if they see someone not cleaning up after their pet to help us have an eye out at all times. Smoking is also addressed per incident, and we do enforce our smoking policy. It was our understanding that the smoking issue mentioned had been resolved. If that is not the case, please let our property manager know so we can look into the issue again. We also looked into the vehicle specified and have not been able to identify the owner. If someone is suspected of driving under the influence we do ask that the police are notified immediately. DO NOT RENT HERE! First the bait. The apartments are very nice and spacious. The maintenance team is extremely responsive at fixing issues. The office staff is always friendly and willing to help. Second the contract: The contract seems fair and legit. Third the trap: Even you clean your apartment to the best of your ability they will find a way to not only keep your deposit but, charge you for damages you didn't do. I was charged for a damaged carpet that left spotless. The only proof of damage I recieved was a photo of carpet already ripped up from the ground. They damaged it by ripping it up. I wasn't even sure it was my apartment. They keep there apartments nice by charging tenants for new items after they leave. The corporate office lady told me she has been doing that for 35 years and getting away with it, so beware. Read your contract carefully and take lots of pictures and videos when you move and when you move out or you end up filing a civil complaint in court if you decide to move in here.
