Property Ratings at Reynolds Farm
I lived here for three years. First thing - the apartments look nice in the photos, but are constructed poorly. Cheap cabinets/flooring and no sounds proofing between units. You can hear your neighbors talk at a normal volume through the walls/ceiling. Every step, every argument, every door close - you can hear it all The building managers are absent at best. They don't work nights/weekends, so if you have a 9-5 you'll never see them and can't get ahold of them. Elevators are constantly in/out of service and when they're out of service there's no trash pick-up, but you'll still pay for that as part of a monthly fee. The worst part is the miscellaneous charges that just keep happing. I've been double charged for insurance multiple times and upon move out I was charged both to have the carpets cleaned and also to have them replaced. Why you need to clean carpets your replacing is beyond me and apparently management because they can't answer why or provide any photo evidence of why its needed.

I would caution anyone considering living at Reynolds Farm. It is very expensive and there is little consideration given in return for the high cost. AR/Reynolds Farm is very corporate and all about making a profit at the expense of the residents. I lived there for ~2 years. It appears nice but there are many signs of shoddy workmanship. There are hefty fees charged for everything but if mgmt doesn’t provide services they charge for there is no consideration given to the tenants. There is a mandatory monthly charge of $200 for trash/recycling pickup and mediocre Cox tv and internet. But if the internet goes out for several days you have no recourse. The elevator in my building was out for a week. There are several elderly people that were stranded in their apartment until it was fixed. I was charged $350 for not picking up dog waste, that occurred when someone else was walking my dog when I was in the hospital. I currently am battling management for being charged an excessive amount for new carpet which I didn’t find out about until the final day allowable by RI law, which was FOUR days after I started receiving emails, calls and texts from a collection agency! When I moved and did final checkout with the manager at the end of Aug I was told everything was fine with the apartment and paid $200 for the carpets to be cleaned. I was billed $2280 for ~340 sq ft of poor quality carpet installed on cement with thin padding. RI state law allows that reasonable cleaning expenses and repair charges can be charged. AR says in the lease that it charges $75/hour for all work and an admin fee of 50% of costs. Those rates/fees do not comply with RI law. I paid a pet fee of $300 to move in addition to the damage deposit) and paid in excess of $860 in total monthly pet charges. Reynolds charges the initial $300 and $40 monthly fees to all cat and dog owners. This implies that all those fees are to cover wear and tear on the apartment. Since cats do not go outside nor do they get DNA “pooh” tested, management cannot claim that the fees charged dog owner are for any additional landscaping or testing costs. Any damage done to the carpet was not in excess of the $1660 ($300 security deposit + $300 pet deposit + $860 monthly pet fee + $200 carpet cleaning) in miscellaneous deposits and pet fees already charged which amounted to ongoing collection or anticipated pet wear on the apartment.
I lived here for a couple years, initially thinking that it looked like a great apartment complex. After living there I can tell you that they are full of problems and is not worth anywhere near the rent they charge. First off, the buildings were not well constructed. The sound proofing is nonexistent and I could hear every word my next door and upstairs neighbors were saying (and this was with them speaking in a normal tone, not yelling). The electrical wiring was done poorly, and my lights would flicker on and off on an almost daily basis. The office staff is difficult to get ahold of and unwilling to help with basic problems. The elevator would break down on a regular basis, and there were constantly hallway alarms blaring for hours on end.
keeps going downhill. alarms going off weekly, no service to call emergency number now that all the buildings are up, things not getting resolved, no property managers on site during the evenings or weekends, too many dogs and chaotic trying to get in and out of apartments, builders entering your apartment without your knowledge or consent, etc. etc. etc.
