Richland falls is a good place to live. It’s cute, plenty of space in the apartments, and the staff are super friendly. They are always doing stuff around the apartments to make them look better. This place is always really good at communicating when these plans are happening to make sure everyone is aware of what’s going on. They also do things every month for the community.

I lived here for two years and all they do is take your money. I paid my rent on time every month for two years. My last month was in the middle of the month and they charged me full months rent. I tried getting in contact with someone from the leasing office 5 times and no one answered. I paid my rent one day late until they prorated the amount for my remaining time. That then charged me a late fee for their awful communication skills. They can’t seem to ever get back in contact with people. I then got in contact with the management of the properties and they lady laughed at me over the phone when I needed help. These people are the most difficult people to work with. All they do if find ways to trick you into paying stupid fees. If you don’t have money to waste then don’t waste your time living here. Moving out of Richland was the best thing I’ve ever done.

This place used to be nice and quieter. They have removed the gates and security at the entrance. The cars that roll through here are so loud and I know it constantly wakes up the entire apartment complex. The walls are thin so you hear your neighbors a lot too. When my lease is up I am going somewhere else hopefully quieter.
We have lived at this community for 3 years and some change. We are glad that our renewal came when it did because it made us realize that if we are going to pay this much in rent we should be able to afford a home. They went up on our rent way more than the previous years. When we asked what the reason for the high rental increase they responded " you will be paying less than a new resident coming in by X$ a month." The gate that NEVER worked more than a few weeks at a time is now taken off and replaced with PLASTIC speedbumps. The maintenance staff is great. It is really close for MTSU students and convenient, but the vandalism and theft has gotten worse over the past year.
Used to be nice. Saying it’s gated is misleading, gates do not work Most of the time. Off campus people come in and out constantly and all hours speeding through. There is No security, working cameras and thefts and vandalism’s are increasing. It stinks here and smells like an outhouse bc of the sprinkler system. You will not be able to enjoy your patio for the bugs or the sulfur smell. New mgmt are running it down, not available and lack communication. Rules don’t apply to everyone. Take this advice, rent somewhere else.
Horrible management HAVE A ISSUE WITH BUGS. There was a bug stuck in the stove clock and they are taking sweet time to fix the issue. Get the run around from the management. for this kind of money dealing with this issue is ridiculous.
I've been residing at Richland Falls for almost 2 yrs. The staff is dedicated, determined and dependable. They are friendly and knowledgeable about whatever you need to know about Richland Falls. The staff is also very understanding and will work with you with issues of any kind. For example, I had a neighbor complaining about two of dogs barking when they visited. The staff was willing to have s sit down to resolve the issue. The staff remained polite and curtious.
Staying at Richland falls has been amazing so far. The office staff is always friendly. They plan fun events each month! Great location and it’s gated! They just renovated the gym (which is amazing). I don’t have any pest control issues or many maintenance issues. The community is very quite and they just hired some security to patrol the property for some added security! If you’re looking for a great place to call home. I believe this is the place for you!
I enjoy staying at Richland falls the office staff is very friendly and its very easy to get things done I made a good choice with staying here it has been worth it thus far. My neighbors are very friendly besides the downstairs neighbor who doesnt understand that they live in an apartment complex But other than that its a great place great set up Im very happy here.

Richland Falls is a great place to live. Whenever I see the maintenance staff, they are friendly and call me by name. Before the pandemic, the office staff arranged regular activities for the residents. I enjoy food truck Thursdays; it allows me to see my neighbors and experience good food.

Richland falls has been the best apartment I've ever experienced. They have multiple dog areas, The management team is super outstanding with there performances of there job! When I decided to relocate to Murfreesboro, I looked at several apartment communities, Richand Falls was the best kept property that I visited.

I absolutely love living here. The property is always in immaculate condition, the staff is super friendly and professional and the apartment has had very few maintenance requests. They've always have been so good to us in many ways! !! Love the personal connections with employees which is different than what we've experienced other apartments.
It was close to where I worked and that's the best thing it has going for it.
There is a lack of communication between them. The issue was resolved yesterday but then more came today and redid it not knowin someone had already taken care of it.
The apartments look better than most. And the staff are all very nice including the manager.
It's really a great community overall. As with any apartment home situation, you will have good and bad neighbors.
I lived in this location for two years and seven months, and I figured out that it was a bad period for dealing with my apartment office . There are many reasons why I was saying that. The staff and managers had changed three-time through my term. When you asked them anything, it's easy to say that was with the last manager so don’t care about you. Also, all my friends had a bad experience with them in deposit refund. They will refund you nothing for nothing as what happened to me. They told me that we would charge you about $200 for damages. Then, after I moved, got all my deposit and cost me extra $150 which sent it two collections to run my credit low. I am going to file a lawsuit to solve my problem even I pay more than I have. To everyone who attends to live in Richland Falls be careful, you will be in terrible.
Make sure before you move in that a good complete walk through has been done by both you and management.
I would recommend it to someone if they could afford it, however I do not think what you receive is equal to what you pay.
The reviews that make it a point to tell you how kind and sweet management here is must have been put there by employees. Any resident of these apartments will tell you that the head of management runs this place like a dictatorship. The apartments/community is great ,but it's just not worth it to deal with her. Please please please ask someone that actually lives here about management before you decide to move here. If you do make the brave decision to put up with it just have your attorney on standby. To recap: community is great, maintenance is good, management needs to be overhauled. Just ask a resident.

I can’t say enough good things about the friendliness and professionalism that this apartment complex offers. Not only do they get back to you in a timely manor but the maintenance staff’s quality of work is outstanding as well.
The apartments are good, but walls are very thin. You hear everything that happens in the breezeway, also paying separate for water is ok, but being forced to pay for a trash service that doesn't work all week or on holidays or when the weather is bad is crazy. Also when we have to take out our own trash as it is not picked up everyday the trash bin is often times over flowing. It is a nicer newer apartment, but not the best. Over priced for what it is.
I have lived here before and had a positive experience all around, I am confident that the maintenance staff and performance will increase and things will go much smoother! I love the office staff, they have been very helpful, and the appliances in the apartment are all premium and I love the lamp shade lightening in my dining room and the granite countertops!
I personally like the community. I read a lot of bad reviews but I don?t want to let other opinions go over mine.
Outside of the gate and the noisy upstairs neighbors I have no problem with anything. Something is broken maintenance comes.
I love this complex! I wish it was not so expensive, but for what it charges there are many amenities and an awesome staff!
I lived at richland for 2yrs and left because I got a house. Richland so far is the best apartment complex I've ever lived in so far. The apartments are modern and up to date, so things are in good shape and work well. I think I only once had an issue with the A/C unit dying which was fixed the next day. Management is very nice and is always super helpful. Even the maintenance staff is very helpful and cordial. I think the price is reasonable for the quality of the apartment. I would definitely live here again if I needed an apartment.

I would recommend to my friends looking for a higher end apartment, who are not yet ready for a house. I would not recommend to friends looking to pay minimum on an apartment
We've lived here for 2.5 years and have been very satisfied with both the apartment and the management. We've had a few maintenance calls, but they were answered quickly. We've made a few complaints about dog poo and the management immediately responded. It is a good place to live.
I think Richland Falls provides an amazing community with beautiful apartments and a helpful staff, there may be a lack of organization and communication. Also demonstrated by the fact that, for a month, 1 of the 2 checks we submit every month was lost and late fees were applied (and removed after it was found), and these were submitted together.
The apartments are nice, but I was looking for more then just an apartment I wanted a home. The sales team seemed to be bothered by me each time I came in. I have just given up on them. Very disappointed, loved the place just don't want to live somewhere that I pay good money and feel like a nuisance...
