Property Ratings at Richmond Apartments
If only our excellent maintenance and ground crew could run the new S2 managed property. They bought us 2 years ago and it’s been downhill since. Avoid this property. They respond to reviews “email or come by”. Which means if there’s an issue, you have to take time off work to come to the office. Unfortunately the rotating doors of office staff and apathetic useless “management” have turned this property into a joke. As a resident of ten years, it’s really sad to see such a nice property run down. Management is the issue. They don’t enforce any rules or safety in the community. The Memorial Day (‘24) storm took down many trees. It’s been four weeks and still looks like a disaster area. Calls and emails to management go unanswered and ignored. Residents can do anything now. This doesn’t need to be a boot camp but if they would make the smallest effort to enforce community rules, things could get better. Pool parties. Loud music. Minors with no adults running amuck. It’s going to be further run down when the long term decent residents leave. So good luck with that S2.

I absolutely love living in this Apartment complex. It's so peaceful and beautiful. If I have any issues they get addressed immediately. It's very quiet here as well

There are not enough doggie stations around the buildings closest to Preston but other than that the apartment is great.

Maintenance is one of the best parts about LC. They have always been kind and efficient! They are prompt to address the request/issue most of the time.

The property is nice for being so old and the grounds are well kept. I always felt safe.
I think that there needs to be massive updating to HVAC system with air quality being top priority. No one likes to breathe in the constant marijuana smell or smoke from someone who is a non smoker.
I would recommend because they are affordable and decent. I would not because the staff has changed and are not as efficient and lack of communication
I know the area from my previous time spent living in the adjacent complex. Itâ??s been peaceful and without neighbor issues. Area is relatively clean compared to most previous apartments. Easy access to tollway and various shops/grocers.
I have said over and over, I wish the office staff could answer the phones more and communicate better. Thats the only complaint

The grounds are well kept, parking is always available, stores and restaurants are nearby (Jollibee should be opening soon!), and the highways are close which make for easy travel.
The staff is very friendly and the environment is clean.
I feel safe here, and most of the grounds look pretty. However, there are a few places which need some landscaping or grass. It's hartd to take a walk when you have to jump over mud on the sidewalks.
It's incredibly hard to find a community that's safe,clean and affordable.This apartment community seems like it's a good combination of all three.

Carlos is the maintenance man of excellence. He knows his craft well and is very personable and kind. His disposition is genuine as he showed a great deal of patience toward my 21 month old that followed him in every space of the apartment.

I have been living in this community for 3 years now. For the first 2 years, I felt extremely happy about the service and the response of the staff. I don't think that's the case anymore.

The apartment is located in the perfect spot for easy access to highways and food locations. The layout and quality of the apartments are perfect for day to day living.
I love the area. It’s so quiet. I don’t see people hanging out late at night. I really feel safe staying at these apartments. Glad to make this my home. I plan to be here for awhile since it’s close to my job, about 20 mins away while traveling down Preston. No more traveling to work one hour one way. I’m so glad I don’t have to get on the highway at all anymore unless seeing my mom.

When I moved here 6 years ago, it was a different staff that was very friendly and helpful. I loved it. I stayed in my unit for 3 years despite the annual 10-20% rent increases and outdated appliances, carpet, and wall paint. I later moved into a noisy unit facing Preston road that was overpriced because it had a "sunroom" which is basically a corner room with large windows on three sides. The traffic noise was unbearable and then of course there was a $200 rent increase when it was time to renew. I downgraded to a smaller one bedroom and will definitely start looking for a house now. These unit are as basic as can be but are falsely advertised to be luxury high end upscale units. The model units you tour look nothing like a unit that is used by tenants all year around. Stone coutertops are laminants. Crown molding at the base of the floor are always in bad shape. The windows are cheap and do not insulate outside temp inside. The cabinets are always uneven and cruddy with dirt buildup. This property in the past two years I have noticed is going downhill. It starts with the leasing office leadership but corporate office should be accountable as well. Most of the positive reviews on here are from LPC staffers. The trash service here is abysmal. All you have to do is drive by the dumpster and see all the garbage on the side of the road and make your decision that Lincoln Crossing probably wouldn't be your top choice. Entering my sixth year here, a lot has changed here and I dont mean in a good way. I urge any future tenants and apartment hunters that there are far better housing options in North Dallas/Plano area.
By far the most disappointing apartment experience!! I am generally not a review author, but I feel the need, to make others aware of the lack of moral compass, and efficiency of this apt.complex. When you first arrive at the complex as a potential tenant, they will show you a model apt., that appears nice,clean, and modern. After you sign a lease, have paid your deposit,and receive your keys, you will be incredibly disappointed, when you open the door, and your newly rented apt, and see the actual unit that you have rented. (a classic case of bait and switch) This is an older complex, which is not important if it is maintained sufficiently, however, once you get moved in, and begin looking at the details, it is obvious that everything is held together,with bubblegum and a few screws. The walls are paper thin, and you can hear your neighbors conversations, and are well informed, when someone flushes their toilet. Even more disappointing than the unit itself is the office staff. I have never experienced such arrogance,incompetence,and absolute greed. They impose the most ridiculous fees for every little thing, and I refuse to be a party to their revenue generating, tactics. The office team, are useless, and you could get better service from a kiosk. You can stand in the lobby for 10 minutes before anyone looks uo from their computer monitor. I think that if upper management were to investigate, they would be very disappointed. They are just terrible in every sense of the word. Do not pay their unscrupulous fees. Take them to court, and fight!! Management pretends to make changes, buts it's all superficial. Do yourself a favor and stay away. Dallas is booming and their are so many new and affordable places with competent staff. Happy apartment hunting
I would recommend this apartment community. My neighbors was great. Never had an issue. I hate I moved but things happen for a reason. I would still be in this community. Best place so far.

If people here would stop blasting there music and respect there neighbors then community will be great. Pros is that the apartments are surrounded by so many things and is closer to toll roads if needed.
Based only on this most recent maintenance request and the fact that I rate good maintenance very high on my assessment of an apartment complex, I would likely recommend this community.
I was told within 24 hours of my move in date my apartment would not be ready. No apology was given. I was told I could move in a week later and that was that. Front office promised me a new lease within the day. They did not have it ready for several days, and only sent one after I called back to request it. New lease still listed the old move in date and claimed I owed prorated rent as if I had move in on the old move in date. After pointing this out they sent me a new lease with the dates/dollar amount corrected in one place, but not in the rest of the document. Throughout this the front office was unapologetic and slow to return my calls. Despite having another week to get the apartment ready, the day I walked in the living room was littered with trash, there were old blankets in the middle of the floor and the bathrooms were disgusting. Called to have this taken care of, again no apology was given. Because I signed my lease during a special they were running in December, I was supposed to get $250 off my first full months rent. Well, when that comes around I get the amount due and surprise surprise, they charged me full price. I had to call the office and "remind" them of the deal they promised me. Cannot recommend enough that you stay away from this apartment. I cannot tell if they are incompetent or malicious, but either way they do not deserve your business. Stay away from this place!
The staff is wonderful and very helpful. I'm on our 3rd lease and planning to renew again; hopefully to a larger apartment. If you want apartments that are quiet, clean and have a professional team; this is apartments for you
I would recommend this community to anyone. It's quiet, close to stores that I have easy access to walking distance. I feel safe taking a walk around the complex at night, especially the fitness center. I love how everything needs access with a key.
I am always happy with this services but this time I don't think he made a corrective action using just a desgreaser or disinfectant.
