I was moving from another city and Cindy went out of her way to take care of me. I thought the office closed at 6 instead of 5 on my move in day and she stayed an hour late just to help me get my keys. I’m very grateful to her and the rest of the staff. The community is amazing and the ambiance of the apartment is top tier. 10/10 recommend. Ask for Cindy to help you with your move in process, you won’t regret it
Over the past 2 years this property and the residents have taken a major downslide. The management staff is constantly revolving and for the most part ineffective. Managements response during the pandemic was and is a joke. First they tried to raise rents on leases renewing during the height of the pandemic and then when people renewed they had residents sign waivers promising not to sue them if you get sick due the properties inability to roll out and enforce any proper protocols). The mail room is a nightmare. Good luck trying to get packages; and as for security? Try 911 because no one at the property will care - cars are stolen from the garage in the middle of the day. Maintenance, when they show up, fixes one thing and breaks two more. Tenant beware: do not expect a straight answer from the leasing office.

I live here now. Amenities are good, they keep it up for the most part, but I would absolutely NOT stay here if you can’t get a fourth floor apartment. If you do check out an apartment make sure you do a noise check at different times. Poor design. Neighbors above are disrespectful. Running kids, stomping, heavy walking is ridiculous. I’ve sent recordings, called office plenty times, nothing gets done. I still haven’t gotten a response. It’s an apartment so sure you are going to here some noises, but due to price point and level of noise it’s unacceptable. Our apartment literally shakes. We are waiting to get out of here for sure and let this be another persons problem.

I don't write reviews, but when people do right by you, my mom always taught me to pay it forward....thus this review. There's an absurd amount of apartments to choose from near the Galleria, and they all have great amenities. But what really sets Avenue R apart from the rest is their staff and management. I've lived here for almost 4 years and when renewal time comes around i'm always asking myself whats the best place to live...and each year Avenue R has more Pros than Cons. Pros - 1. Management goes above and beyond to take care of maintenance issues. Work requests are done very quickly. 2. Management treats each raised concern with personal attention and care. They seriously go above and beyond to address your needs and help out with anything they can. 3. Management is always making improvements to the facility and improving services ( garage maintenance, building maintenenace, new gym equipement, new websites and resident portal to bring residents closer to each other about who lives there and raise issues as needed ). 4. Easy access to 59 and 610 5. Cleanliness 6. Great Pool with multiple cabanas and grills 7. Dry Cleaning service 8. Apartment has black hardwoord floors and high ceilings and open-concept layout with huge kitchens and latest appliances. 9. Safety - Guard on call every night and updated entrance gates making difficult to get into premises if you're not a resident. Cons - Parking is difficult sometimes if you come home late from work. Halls could be maintained a bit more see dog pee and poop at times. This place is like my happy place...i want to come home feeling relaxed and comfortable. This place is special, its safe, and makes me happy...which is exactly why i've renewed 3 times now.

I’m a current resident at Avenue R. Recently, a resident hit my parked car in the parking garage. They didn’t leave a note or any indication of who they were. After I filed a police report, I contacted management and was told the property does not have cameras in the parking garage, only at the entrances and exits. I was also informed that the courtesy officer had the information of the woman who did it, but they wouldn’t share any information with me. It was implied that they’d like to stay neutral since it was an issue amongst two residents. After giving me the run around for weeks, management continued to suggest that I use my insurance for repairs. I still don’t know who hit my car and this is over a month later. No one from the office or management team ever contacted me to express any concern. I sat down with the manager, Ashley, and she didn’t offer anything beneficial. She shared a personal story of being in a car accident and how much of a headache it was. Which isn’t even close to experiencing a hit and run of my parked car at the place where I once considered home. Since they weren’t being helpful, I attempted to post to the community forum asking if anyone saw or heard anything and also informing my neighbors of my experience with management and my post was denied by management. After inquiring why it was denied, because they didn’t bother to inform me, I was told that they like to be private and the forum was for people to find workout buddies and not for complaints. So I took it a step further and posted my note on every apartment door in the building.I received feedback and support from other residents. One resident expressed that someone kicked a dent into her car door. Management advised her to file a police report and did nothing further. Another resident’s car was broken into, management did nothing. Another resident expressed that her car had been broken into three times and she complained incessantly and management did nothing. She also tried to post to the forum and management blocked it. Many residents responded saying they agree that management is lackluster when it comes to dealing with real issues and concerns and they were happy I put the notices on their doors. There have been various break in’s and criminal activity on this property. Please beware! This place prides itself on being a luxury apartment home, it’s a facade. If you’re considering living here, take it from someone who currently lives here and think again.

I’ve lived here for almost a year now aside from the location there is no reason to give anymore stars than one. There’s break ins, hit and runs and even though there cameras (that probably aren’t even real) then they say it’s not their problem. I’ve met ALOT of other residents with similar issues. The whole point of paying this much and living in a “secured” gated community with security officers, is to feel safe. That’s not the case. Don’t even waste your time.

I have lived at Avenue R for a year now. This property has been the BEST i have lived at. Apartments are well maintained and the management is wonderful. Anytime i have gone into the leasing office, i have been treated with nothing but respect and kindness. I highly recommend this property to anyone looking to live around the Galleria Area.

I moved in 3 years ago when Gray Star managment was in charge, then they sold out the complex to another company and has never been the same. My main complain is that the walls are super thin. You can hear your neighbors on the other side and also the footsteps on the top floor are the worst. My whole apartment rattles and shakes when my upstairs neighbors walks in the middle of the night, waking me up all the time. I asked to move upstairs, since I am constantly being woken up by my upstairs neighbors, but they wanted to charge me $500 just to change my apartment with no other solution to my problem. This is not the way to treat a loyal resident!
We have lived here since January 14' when it was a Grey Star property. During the G.S Management it was a secure and well maintained property. However, when the Morgan Group took over it has become just average for the price point. The overall units themselves are well maintained however not updated. That matters because they have extremely high turnover. Very few residents stay more than a year or two at the most. The biggest difference is the quality of tenants has decreased. Initially the biggest problem was just a few rowdy preteens with nothing to do on Friday and Saturday evenings. Now within a 6 month period there has been several strong armed robberies on the property; inclusive of a carjacking, break-ins and in building armed robbery. There has been victims of hit and runs inside the parking lot ( which the Management dismissed as not their problem. If there is a storm the key fob entry wont work; you cant get in or leave which then leads to an overall safety concern because the gates and doors will need to remain wedged open. Please dont get me started on the prostitution being ran out of the building ( which isnt so bad because at least they stay to themselves and are clean). The management team puts a lot of stress on the maintenance team to keep the property as clean as possible however IF the residents had some personal etiquette they would do their parts. Daily; trash and food is just thrown down in the parking garage, hallways and around the grounds. Residents wont even put trash in the shoots or the actual large garbage bins, they will just toss over the railings in the back Units. Then there are the parties held on the top parking deck, videos being shot in the social room, random homeless showing up in the workout room/ non-residents working out, car stereo's blasting in the front of the leasing office on any given night between 2 - 5 in the morning and this is with having so -called security on the property. The caveat is the; is the although the proper thing to do is to send emails, drop in to tell the Leasing team or call, all those things dont matter because the emails never seem to make it and the phone calls are never returned. The reason we, meaning not only me but several residents that have stayed in the Leasing office keeping them informed is its happening all over the galleria... I initially loved the property and have THE BEST UNIT on the property but it is no longer enough to keep us on the property.
This place is in an excellent location and if you're single or married with out children is the place to be. It's at walking distance from the Galleria mall and about 20 minutes from Downtown and 15 minutes from all sport venues and if you like good food your close to WESTHEIMER Ave where all the good restaurants are located. The apartments are spacious and with a modern touch. The floors are the down part, but you can deal with that. Its all just about location in Houston.
MANAGEMENT MANAGEMENT MANAGEMENT! of course they seem all great at first while they are trying to close the deal, then afterward everyone in the office is not polite and no longer available. I will say this however the maintenance crew rocks. They are really great. Although, ever since Morgan Group took over Greystar at Avenue its been beyond awful. Please revamp management.
Hello, I have been living in my apartment since they built it. It has since gone through management changes. This location is by far the most laxed when it comes to upholding policies. If no one is yelling at them about doing their jobs they will not do it. From basic maintenance to ensuring a good residential experience. Its insulting to pay to have things done and not get them. The empty promises are horrible. And the tenants that move in should be held accountable for doing horrible things like letting their pets relieves themselves in the hall to parking in other assigned spots. Some days its ok...but, other days you just want to yell at them. The apartments are wonderful, nice and stylish, which is why I keep renewing.
