Ridge at Hamilton Crossing

If it were possible to give this property zero stars, I would. I moved out in May of 2024 and can say that this was the most disgusting and poorly managed complex I have ever lived in. Management is never at the office to pick up the phone even when the office is supposed to be open. There are two maintenance members that serve the entire complex, but the fixes are so poorly done that you are better off doing it yourself. In the year that I stayed there, my air conditioning broke twice and my dishwasher broke three times in addition to many other small things that needed fixing, and attempting to get any of this addressed is like pulling teeth. The staff that worked at the leasing office don't seem to care one bit about the property or the residents, as the pool and gym were both consistently in a state of disrepair. The units themselves are built very poorly, with water pipes bursting being a routine occurrence during the winter, and paper thin walls that let you hear every word of the TV show your neighbors are watching and every footstep the people above you take. When I moved in, the carpets were already stained with pet urine and the cabinets in the kitchen were broken, so it was clear that there is no pre move-in inspection on the property's part. There was no part of living here that I can genuinely say was pleasant, which is unfortunate given that Eastern Tennessee and Maryville are so beautiful. There are much better complexes to live at in the area, especially given how much The Ridge at Hamilton Crossing charges.

I began renting in Early 2019 and really enjoyed my experience at that time. Since then, multiple changes to the management company has occurred and it has gone downhill. The original staff is still kind but they have little control over the situation, and the new staff is not only rude, but completely unhelpful. It’s almost as if they are trying to long term renters to move out so they can charge new renters more money. However, 10/10 recommend if you are looking for bug and pigeon roommates, because they will make themselves comfortable. The Ridge seems to like their presence more than their renters. Notice how many of the original good reviews are from years past. That is for a reason. The housing situation is pitiful overall, but spend your money elsewhere if you can.

I've been a residence for 3 years and since Southwood Realty took over Hamilton Ridge as been headed on a downward spiral! 1. They will be making you sign up for a Valet trash service and charging a fee as well. The trash is left in the breeze ways and starting to cause pest and rodent issues! 2. The current pest service that they use only "maybe" comes once a month from North Carolina to service Maryville TN! 3. Currently theirs 0-1 maintenance technician to service 350 apartments...You do the math on when and if your concerns will be addressed. This company has put the Sales and Mgt team at the office location on site in a no win situation and I don't blame them at all! Southwood Realty only concern is recoupe as much of their investment as soon as possible! Pissed off tenant!

This review isn’t meant to bash this apartment complex but to give real and honest feedback and give some words of advice for someone looking for an apartment. We were looking for a nice apartment to do a short term lease while in between homes. The first thing we noticed is the bedrooms did not have lights or fans. The only light you could have is plug in lamps. Not what I expected from an apartment within this price range. Master bath was size of a small closet. The real issue was when doing our move out inspection. During walk through, carpet was pulled back and revealed numerous stains that were obviously left by previous tenants. We were informed we would lose our deposit and then some to pay for costs to replace. Luckily we were able to fight this and had lots of before and after pictures and ultimately got our money back. But it took lots of time and effort to achieve that. Again, I am not hear you deter anyone from renting here, it is merely friendly advice as I always appreciate honest feedback myself.

As a Senior at the Ridge, I am very satisfied with my overall experience and the response I have received on any request.

The Ridge is peaceful and safe. I love the layout. I haven't used the exercise room yet, but I'm enjoying walking my dog on the property. I see neighbors exercising their pets or just doing laps on the grounds. Very close to shopping, restaurants, a fantastic greenbelt and so close to the Smoky Mountains!

My experience has been super positive! I am very proud of my apartment! As soon as you pull in you can tell everything is well taken care of.

This is a very nice apartment complex with updated features and nice amenities. The move-in process was seamless and easy. I would recommend this complex to others.

We moved here from out of state, leasing the apartment based on online pictures, telephone calls with office management, and reviews we read online. The Ridge at Hamilton Crossing has surpassed our expectations. The office management team was easy to work with and really went out of their way to make sure our POD was delivered to the right location and that the movers could gain access at the scheduled time. Paperwork was completed prior to our arrival and we even received help setting up our online account. The apartments are well constructed and quiet. Chelsea and Rachael go the extra mile to make sure residents are well taken care of and for that reason, this is an ideal living environment for people of all ages (pets too)!!

The apartments are more expensive then I initially thought but are in a very good location and the amenities are nice.

Due to COVID19, the staff made the whole process easy, efficient, quick, and safe. The staff have been fantastic. The community here is clean, continuously maintained, safe, and the grounds are wonderful. The landscaping makes it feel like you are not actually in the city. I love how dog pet friendly the community is. It's extremely convenient to everything in the area.

Ive had issues with the maintenance here from the first month I moved in. Im not alone with this issue, according to some other residents. I like the location due to my proximity to work, but the value just isnt here for the cost of rent.

The ridge is a great community to live in, professional caring management team and maintenance team. Excellent work out facilities and walking area on sidewalks . The carwash station is a plus aswell

We have been here for over two weeks and had 8 problems at move in and none of the problems were fixed with any urgency. If there were any other decent options in the area we would consider eating the money and just moving out. We have noisy neighbors who liter their front porch while not picking up dog poop. The only thing that has been nice is the location. In our apartment we get 0 reception without WiFi. I wish I had some nice things to say but their has not been a positive experience thus far.

Right now I do not have anything good to say from the problems we have had.

We moved to The Ridge from Michigan two months ago. There are many stressful things about moving states away, but finding our new home and moving in was not one of them. We fell in love with our apartment two years ago during a tour and when we finally decided to move, Rachel was beyond helpful in making sure we had everything we needed in order. Since being here for two months, we LOVE it just as much as we hoped we would! Lots of activities at the office/pool, it's pretty quiet for the most part (we live close to the pool and can hear late nighters) and the maintenance team has been amazing! Would highly recommend The Ridge at Hamilton to anyone!

When we first got here a year ago, things seemed a little chaotic at the office and unorganized. Things seemed to be running much better now. There are so many units to maintain/manage/lease/etc for such little staff. Im amazed they keep up with all of our requests and still do community events. Its pretty brilliant. This wasnt something that happened a year ago. The newer staff knows what they are doing.

I love living here! I always feel safe, welcome, and at home in the community. I would recommend living here to all!

The staff in the office is terrible in my opinion. Nothing matters more to them then making money and putting it into their pockets. As a “gated” community the gates work half of the time and we’re left open for 6 months at one period of time. Also, there’s a huge dent in the exit gate.. Making thousands of dollars and the maintenance can’t even be performed correctly or even in a timely manner to have it fixed. The residents, poor behavior as well. Rude elderly people, tennents who complain on everything when it’s an apartment. It’s not sound proof. I can’t even run the washer at a decent time without worrying about being complained on. Once again, staff (office employees), terrible procedures. It’s never about customer satisfaction anymore.

This place is gorgeous and, the staff provides a level of customer service that I haven't seen in years. They are HONEST, kind, patient, and the just seem like genuinely GOOD people.

the employees here do not care about tenants unless they know they are getting their money!! whenever a problem or question came up, it would take 4 times to even get a response. would never recommend living here unless you need a place to sleep and don’t mind throwing money down the drain! absolutely horrible!!

Apartments are new, but staff is terrible. They do not provide timely assistance to residents. If you have an issue with your neighbors being loud you will have to call the police for a disturbing the peace as the staff will not address the issue. If you need maintenance, you might as well do it yourself as it will be days before it is staff arrives to rectify the issue. When you move out, you might as well not even clean because they will charge you to clean it anyways. TERRIBLE EXPERIENCE - STAY AWAY!!!!!! I would give it ZERO stars, but the system requires me to put at least one - that's more than they deserve! Do your research - find an apartment complex with better staff who are friendlier and will provide better assistance to their residents.

I am currently in the process of leasing a one bedroom apartment at The Ridge at Hamilton. First of all, the complex is drop dead gorgeous, so are each of the apartments. I love that it's a brand new complex and I will be the first person to live in the apartment I'm leasing. For a brand new complex, the price is great! And I love that water is a flat rate each month. The girls in the leasing office (Samantha and Amanda) are absolutely wonderful. I'm coming from NY and they are always answering my million questions and they couldn't be nicer! I can't wait to move in and be in such a wonderful place!
