Property Ratings at Ridge Parc
We moved in shortly before the pandemic hit; at the time, the management in charge was insufficient, and a lot of these prior postings were not far off. As of this posting: New HVAC units (inner and external) have been installed, the roofs have been completely redone, and the office staff are more available when calling in for details. Maintenance staff is more on point with repairs in a timely manner. Recent staffing for trash valet has become more punctual and taking what has been put out rather than leaving anything behind. There are still issues with the complex gates remaining open all the time, as a result there are issues with vehicle vandalism/theft. My own vehicle had a tire stolen and left on the ground. While the rent is super doable; if you want to move in, make sure to also take steps for your own protection.

Maintenance never comes, the front office staff doesn’t even acknowledge when you need a request. They’re unprofessional and rude! I’ve been here 6 years and it’s getting worst everyday. I’ve been waiting almost 3 month for them to fix my oven but they have no problem charging late fees to late rent. Do not move here!
For one someone was just MURDERED over here last week so it's NOT a safe place at all. I also hear people cars get broken into a lot!! They NEVER answer the phones. The assistant manager is extremely RUDE he has very poor customer service, he went off on a tenant because they were mad about a payment mistake THEY made. They are not handling business like they are suppose to.
I have lived here since Oct 2014 and it was ok at first. But, the office staff is HORRIBLE! The office is only open Mon-Fri 9-5 . Closed weekends. There are only 20 something year old guys there who have car shows in the parking lot of the office while the office is closed. The office closes during random times of the day .. like until 3 . Or maybe 4. Depends on when they feel like coming back . But the most frustrating... we pay the rent through the paylease app. Well, if you're late on you're rent and you make the total payment which includes the late fees, their system doesn't count the extra money as the late fee.. so it still looks like you owe a late fee.. obviously their book keeper doesn't know how to book keep and manually disperse this money into the correct allocated portion so they're just going with what their computer says and will put a lockout sign on your door until you pay the EXTRA late fees on top of what you've already paid!! DO NOT MOVE HERE IF YOU VALUE YOUR MONEY AND SANITY!
they don't do their job on time and trying to charge on tenants, it is very hard to reach office staff they do not answer phone calls.
My family have been residents at Ridge Parc for over 10 years. The location is perfect in regards to the major highways, 408 and I20. The staff are very friendly and helpful, always there to serve you. However I do feel they take 2 hour lunch breaks so getting in touch with them in the afternoon is difficult. The apartments have a full size basketball court, a small workout center and a nice size pool. The room sizes are bigger than your average room and the included appliances are high tech. What I really love about these apartments is the atmosphere. The people are friendly and management keeps the area very clean.
Ridge Parc is pretty nice. They pick up your trash from the front door at very strange hours of the night. There's also a helpful staff in the lease office that you can speak to in person as long as your free hours aren't during their 2 hour daily lunch break or weekends. You can even get AT&T U-Verse, but hopefully that's ALL you'll want because that's ALL you can get and if you aren't satisfied with the service and you want to switch YOU HAVE TO MOVE. (AT&T has an exclusive contract with the property, sort of like a monopoly) Rent is reasonable, we've been trapped...err uh...living here for several years because no other place can beat their prices/standards. Our rates haven't increased at all since we've lived here, but if you want to move you have to give a 2 month notice. Try finding a place to live that'll hold it for TWO MONTHS for ya! The rental standards are no prior evictions and an income of, at least 3 times the rent. No clue how much those standards have changed since we moved here in 2010, but the neighbors do things like play loud music at 11:45PM and allow their kids to play right outside the bedroom window at 2:30AM, so MY neighbors are just lovely! My brother-in-law was living here right before he married my sister and his car was broken into as were a bunch of other tenants, but there are police officers who live in the complex, so you're "pretty safe". Since I've lived here for such a long time there have been maintanence issues (understandable), but in an emergency maintanence case where the apartment above me began to flood and water was pouring through my ceiling and down the walls of several rooms the maintenance man told me "That's not my job" when I asked for a wet-vac...and management reiterated that I'm supposed to have renters insurance to cover any loss we could experience (ie, waterlogged electronics) due to the "rain". The grounds are well maintained, mowers frequently mow during the day and they mow pretty often! (Good luck night shift workers) The exterminator frequents the complex for roaches and ants, but it doesn't keep the termites or large black winged ants away. Management got someone on it right away though...and when the mold in my bathroom was so out of control that the tiles began to fall out of the shower wall, maintanence repaired it and left plaster/spackle on my bathroom rug (tossed it, didn't come out in the wash) It's affordable. You get what you pay for though.
This apartment has every amenity that I could think of, my cousin is disabled and she is able to use her motor scooter around my whole apartment. Trash is picked up as a courtesy after 6 p.m., and the complex is very quiet any time of the day.
I have lived at Ridge Parc for about 2 years. I was new to Dallas when I moved in and my biggest concern was finding an apartment that was close to work and did not have roaches. Ridge Parc served that need. I live in a 1 bedroom and there is simply not enough space. There are 3 closets. 1 in the bathroom a small bedroom closet and a small living closet. The kitchen has lots of cabinets but storage has been a major issue here. The bedroom is also small allowing only enough room for a queen bed and 2 night stands with those items you literally have furniture wall to wall. The walls are thin and I can hear my neighbor cough and shower. The pool isn't well maintained and the new trash pickup is a headache. The office has bad hours they are open when most people are working and you will get a late fee if they are closed when its time to pay the rent even if the cutoff date falls on a holiday or weekend. Amado in the office is most helpful Sam is arrogant and oddly argumentative. There are fees for everything. Overall the apartment served its purpose but a 1 BR for 700 with only 680 sq ft isn't worth it for this area.
