Property Ratings at The Wayman
I have lived in this property for almost 10 years, and have seen it fall into disarray. This property is poorly maintained. Tenants pay for pest control, but the community is riddled with rats, mice, roaches, and spiders. The breezeways haven't been cleaned in years. The pictures on some of these pages are at least 7 years old, before the leasing office burned down. The gates are broken more than they are working, leaving the property open, and unsafe. Several of the residents have porch cameras facing the gates. Over the course of 2.5 years, or all of the gates have been working for 29 days. Not even a full month! The property is fast to tow paying tenants' vehicles, with visible parking tags, but the parking lot and parking bays are falling apart, literally rusting away. "Construction", has been taking years. Your water turns off at the most random times for hours on end. If the poor conditions, lack of safety, and poor management is any indication, this apartment complex does not care for their tenants. Save your money and go elsewhere.
We moved here 2 months back into one of the renovated unit. The community is not clean and It is not maintained well! We had rat issue in our apartment. Every night it used to mess up our kitchen and eat everything that is kept overnight. It would even eat out the carpet/wood to enter into our home. Its not just one or two mice/rats. There's a family of them. We gave complaint about this to leasing office. Christian put up the glue traps and it caught one in the boiler room. But after that, same episodes continued to happen and we found 2 more in the same boiler room. This time they were caught by the traps that are kept by the pest team. And we gave up on this apartment as it is health hazard and mental stress to live with rats. We moved out of the apartment a week back. Previous Manager understood and helped us in moving out. We had to go through the whole headache of this issue and now they charge us a cleaning fee for staying there for a month when we moved out of the apartment keeping everything neat & tidy!

Everything is old and nasty. No one comes to fix anything when you call, all they do is take pictures and "document it". they don't fix anything. Mold is growing everywhere, A/C units spread black dust everywhere, even when the filters are new. The gates are always broken and property gets damaged all the time.
Worst apartments we have ever lived in. Everything keeps breaking down. From our dishwasher to our fridge and now our AC is going out too. We pay so much money for a luxury apartment, yet we don’t have a pool, gym, or an actual business office. After 4 1/2 months of living here they finally rebuilt the mail boxes because we had to go into the post office to pick up our mail that most of the time would get lost. Do yourself a favor and don’t move here. There are other apartments in the area that are a lot nicer for the same price.
Super disappointed in my 3-month stay here. I've had maintenance requests from the day I moved in that STILL haven't been fulfilled. These problems include a kitchen sink that barely drips water, a dryer that takes 2 cycles to dry even the smallest load, and a silverware drawer that doesn't close or open basically at all. My AC finally started working after numerous maintenance requests and nearly 3 months of living here. Lastly, my fridge broke nearly 3 weeks ago and still hasn't been fixed. I had to throw out hundreds of dollars of food and have had to eat out unless I want to eat spaghettio's every night (most food requires some kind of refrigerated food). They originally said that a part was being ordered and would take TWO weeks to come in. Then, another maintenance person figured out that my entire fridge needed replaced. He said it'd take two days for the new fridge to get here, and it's been nearly a week. I've reached out several times to the staff, and they seem indifferent to all of my inconveniences (to say the least). TLDR: The staff is incompetent and awful at communicating. Maintenance requests are not a priority here. There are so many other apartments around that there is no reason to even consider living here.
I lived there over three years. My company transferred me and I had to break my lease four months early. I moved out early from my "60 days notice" and asked them to let me know the prorated rent I owed. They never let me know and turned me over to collections and posted bogus charges on my account. The management is terrible.
Came in for a tour and was excited about what i saw. The property was clean, even for it being a weekend. Staff was friendly and welcoming. Assisted in answering all my questions and helping find the floor plan that best fits my needs. Looking to relocate in the near future and this place seems to have great location and ammeneites. Pool looks amazing. Will def. be back in the spring!

My wife and I have lived at Ridgcrest for over two years now. It was a great place to live when we first moved in. At the end of 2017 a new management company took over and they are HORRIBLE. They have been overcharging my wife and I for over six months for waste. They have also been charging us liability insurance despite the fact that they have a copy of our personal renters insurance. We have addressed this issue many many times and it still has not been resolved. Every time I bring it up they just tell me they’ll fix it but they don’t. The company is called Internacional Realty. I have tried numerous times to call their corporate office in San Antonio. No one answers and no one responds to voicemail. This company has one star and an F on the Better Business Bureau website. This is no surprise. There are many other negative things I could say about this company. Please if you want to live at ridgecrest make sure the management company changes before you move here.

I have lived in this apartment complex for more than a year. Has new management are very attentive ladies and if they solve the problem. We are satisfied with the care and maintenance of the place, also the renovations of the apartments. Ours was new and everything works fine. The pool, the gym, the billiard room and the bathroom are kept very clean now, which does cause them to be used. I recommend this place to live, for all the above mentioned and for its location.
This complex was my first and I only left due to work and now I wish I could go back.very cozy, great and understanding management. The grounds are kept up great and the neighbors are friendly with a Walgreens literally next door. Reasonably priced with great amenities. If I can go back I will with luck. I highly recommend this place.
Absolutely horrible experience with new management. I would not recommend signing a lease term with this apartment complex, you will literately be stuck in your lease even if there is a safety issue. They do not hold up to their word on anything they say in the contract.
Awful place, infuriating customer service. * Walls paper thin, I had to wear earplugs every single night during the 19 months I lived there. *Gates are always broken, maybe that's why they don't give you a code for your visitors ever. * They take absolutely no reponsability for the packages you get, they just bury them in a small closet and don't look very well. If you ask, they say it is not their job, but the mail service. They found a package after four months it got in there, when I asked for another one. "There are two for you". I had to have my mail sent to a friend's address, I couldn't trust these people at all. * Charges after you leave are ridiculous. It was only one adult living in the apartment and they are sending me letters to pay them money to fix the place. What about my deposit?! Isn't enought to keep that?
Despicable people. They will nickel and dime you to death, even after move out. There is no "normal wear and tear" allowed, and you will be charged for repairs just like I was, even if you only spend 6 months living there. We actually cleaned the filthy carpets, and left no signs of wear, but because it was old and ratty when we moved in, we have to pay for it now. Trying to reason with the management was a joke. They simply told me that because I didn't note damages that only a carpeting professional would have possibly been able to identify on our move-in forms, it fell under my responsibility to fix it.
Living here has been an awful experience and I cannot wait to get out. This morning I found a slug in our shower for the tenth time. While in the bathroom, I also was treated to the sound of my neighbor urinating through the paper thin wall. Meanwhile the upstairs neighbors had begun their daily ritual of hammering at 6am, which started their puppy barking. Complaining about the noise has accomplished nothing. Every item in this apartment, and the apartment itself, is as cheaply made and maintained as possible. Management cares nothing for the residents, only for the obscene amount of rent collected every month. Don't move here.
The maintenance staff is the ONLY saving grace. We would know - we've been here 2 months and had to have them in about 8 times. The management is awful. The "gated" complex is left with the gate hanging wide open for days at a time. And the sound proofing is a joke - you can hear people using the bathroom through the wall. DO NOT MOVE HERE.
We have been leaving here for over 2 years. Beautiful place, well maintained loved it. Recently bought by new management, they have upgraded some units. The upgrade came with price increase though but they did a good job. New management isn't as proactive with maintainace as previous owners. Valet trash is a pain, mandatory payment even though you don't use it. Pool and club house is nice. Miss the access to computer with a printer. Move out can be pricy so watch out and document as much as possible which is same for most apartment.

The staff is nice, our maintenance team are great and fast. The parking lot needs improvement. Renovations are still in progress so, I'm hoping the parking lot is next. This complex has events for residents! Overall, the staff is what makes a good living experience.
Great location near Domain, Whole Foods, and only a few minutes drive to downtown. Though the complex just switched management transition has been smooth.
The staff is very friendly and the facilities are well taken care of.
