Canton’s recognition as one of the safest cities in Michigan is reason enough to move there. A strong focus on education, Canton is well on its way to becoming one of the fastest growing communities in the state.
The area is ideal for families. It has a well-maintained park system which includes Independence Park and Heritage Park. Here, residents can bask in an afternoon of walking, watching their kids play sports, and bond over a picnic in the grass.
Commuters have a short drive to and from the cities (yes, two cities!). Canton is just a few miles from the city limits of Ann Arbor and Detroit. When you live here, most of your conveniences are located along Ford Road, one of the main thoroughfares.

Property Ratings at Ridgeline at Canton
The community has gone through a huge change, The new pool is finally done and it looks beautiful. Service has also improved very much!
Resident Treatment/Services are beyond awful. I couldn’t wait for the end of my lease. Also they make up extra charges out of nowhere and if you are lucky you might get your security deposit back.
Do NOT live at ridgeline at canton… I have had SO MANY issues. I haven’t had a working door in 7 months… trash including random mattresses all over the grounds for months… cat litter was just hardened to my floor upon move in…. So gross here.

Thank you for leaving us a review. If you can contact our office we can review any work orders or concerns you have with trash on the property. This will help us address your specific concerns and resolve any issues you have in your apartment. Thank you!
When we first moved here we noticed that we didn’t receive a welcome packet on important things like how to submit renters insurance. Also, we never got our patio light maintenance request fulfilled so we had to go out and getting hanging lights just so we can see at night what outside . When needing to contact the office , we never get an answer. When putting maintenance request orders in, it takes more then. 2 weeks to fulfill especially something as simple as a new door knob. And if it takes longer, we would have to go to the office physically! To remind them and then at that point it gets handled . The garbage area is horrible . In our unit, there are old tenants belongs still in the storage unit, so we have not been able to store our own belongs .
Me and my roommate lived here for almost three years with every month only getting worse, less responsive, and full of fake promises. The owners put more effort into setting up new flower beds outside than even attempting to fix things that took months to even get looked at (i.e. a stove that won't ignite, a bathroom fan that only worked for one month, water damage). We were almost Evicted in December because we “never paid November’s rent” even tho we had just paid December’s rent and (obviously, a month later) had already paid November’s. I had family live in an apartment here 25 years ago and say the same thing, I thought if it was that long ago it must've changed or gotten better, It certainly has not. I'm now leasing a 3 bedroom HOUSE for the same monthly rent as a broken apartment where nothing got fixed. My landlord lives in Texas and has been more responsive in minutes than the entire leasing office had been in months. The weight that’s been taken off my shoulders from leaving that complex is astounding.

We wish you the best in your new home.
My initial overall experience with the office staff started out extremely well. I was greeted well and had an amazing tour of the model unit. This initial visit was what made me want to become a tenant. It was not until after I was approved and accepted a lease that my experience spiraled for the worst. I have not had a great experience at all in my short time here. I am already looking forward to the end of my lease and currently not looking to extend after my year is up unless there are some major changes. There is A LOT of potential for this to be an amazing community and I am hoping in the coming weeks and months my opinion will change.

Nice and friendly leasing staff until you move-in or until you follow-up to get the issues addressed. To keep them friendly you should be ready to wait for months to get issues addressed. Friendly maintenance team who are quite busy/over loaded to complete one unit which they start. Be ready to welcome them in your unit for months to get the issues addressed

Great community. Moved in here a month ago. So far great experience. The new management is great, people are helpful in the community center. Maintenance is prompt. Major concern is the washer and dryer cleanliness in the basement of the building. The club house is not useful as of now. Gym equipment must be fixed, pool table/ping pong table should be added for the residents.

Horrible would not recommend to anyone. Rent is too high and the management is deplorable. Don’t even bother putting in a maintenance request

We are disappointed to hear that you feel this way about our team and community. Please give us a call at your earliest convenience so we can hear more about what happened. Thank you.
There is a lot I could say about this complex. I'll do my best to dissuade you from living here. - You can get apartments like the ones in the photos (I had one). For the most part, they're okay. The renovations are cheaply done, and it's pretty easy to tell after having lived in them for a year. - All appliances are okay, so is the AC/and all that. - The price you pay for what you get is quite high, other places have better deals for similar accommodations. - Parking is a nightmare. If you pay to park under a carport, 50% someone else will be in the spot, and management does little to solve it. I stopped renting the carport after 2 months. - Police and emergency services are constantly being called into the complex at all hours of the night. - The pool is a scam! It's never been open. - Workout room has broken/non-functional equipment and unmaintained restrooms. - Once new management/ownership was installed, people were constantly coming in and out, fiddling with our hot water tank (because they pay for the water). - When we had heavy rains over the summer, our windows leaked a ridiculous amount of water. No maintenance man ever came to look at it despite the numerous calls we made. - There is garbage EVERYWHERE. The photos you see of the dumpster are not an uncommon sight, they're a daily sight. - Up until fairly recently, the road in and out of the complex was so riddled with potholes that I almost couldn't drive through it and had to seek an alternate way out, as did many. They've since been "fixed", but I'm skeptical that they'll be repaved anytime soon. - You can call the office, 95% of the time they will not pick up the phone. They don't respond to emails or messages either. You genuinely have to call and call and call until someone picks up the phone. - I was made to pay a package locker fee, which is never used by any delivery service. The poor signage around the complex leads many packages to never get delivered, or stolen by residents. So yes, it is that bad! Don't live here! Not worth it!

Although we appreciate all feedback, yours is deeply concerning to us. We value our residents and care about them deeply and are disappointed you feel this way. Please reach out to us directly when you can so we can take care of these claims properly. Thank you and we hope to speak with you soon.
They led me and others on to think we could schedule an appointment today not letting us know that they are closed. We called support and they told us they would let the tour guides know we were there and nothing happened. It wasn't until maintenance came by did we figured out they were closed.
Property Manager at Ridgeline at Canton, Responded To This Review
Thank you for taking the time to provide this feedback. We strive for open and honest dialogue with our residents and apologize for any missed communication with you. Please reach out to us so we can resolve this and show you everything our community has to offer!
Only been here since July and im not too happy, they showed me a whole different apartment during the tour, maintenance requests took literally 2 months to fulfill, the fitness room is falling apart, garbage is always overfilling, the tennis court and basketball courts are abandoned and broken, light posts outside are hanging off and broken, potholes everywhere, inside the apartment is poorly put together and they claim they did $14 Million in renovations. NO. They cover cracks in walls and broken pieces of counter tops with caulk, everything is outdated and old and nasty looking.. all they “renovated” was the floors and maybe put a lil chandelier or something… the walls have cracks and all they do is paint over it, theres air bubbles in the paint and water damaged walls and paint. So many fruit flies and other roaches. My apartment had grease splatters all over the underside of the cabinets by the stove, the garbage disposal didnt work, theres a light switch that doesn’t work, theres literally a whole piece of wood on my counter top that cracked and molded and is probably at least 10 years old, there was a random dent in my dishwasher, knobs on showers not even attached to the wall, uneven and sinking floors, .. moral of the story is this place IS NO WHERE CLOSE AT ALL TO THE PICS.. AND I MEAN THAT. You can do better trust me.. I can’t wait till I find a place that’s professionally renovated and actually affordable. Im paying for crap
Maintenance is terrible and rude theirs no parking where ever you park you have to worry about getting a parking ticket rent is to expensive I can not wait to get out of my lease in March!!!!!!!
Property Manager at Ridgeline at Canton, Responded To This Review
Thank you for sharing your thoughts with us. We’re sorry to hear that you’re not pleased with some aspects of our community, including our maintenance service. Parking is a common issue among apartment communities, but we do the best with the space available. That said, we want to work with you to enhance your experience in any way possible. Please give our office a call at your earliest convenience.
Please don’t waste your time, patience, and hard earned money at this place. Parking is a disaster, next door neighbors are rude and obnoxious. Maintenance takes several weeks to even get back with you and show up at your door with no notice. It’s very difficult to get in touch with a member from the leasing office via phone or email. The amount of money they are charging a month for rent is a rip off. They would rather put more money into new renovations and then fix the current problems at hand. The main front door to my apartment building has been broken for two weeks now and nobody has come to fix it after multiple calls and work orders. Anyone has access to this building now, the police also like to chill in the leasing office parking lot.

We’re sorry to hear that your time in our community has not met your expectations. We certainly strive to address all maintenance issues promptly. Today on May 3rd 2021 over 7 cars rims and tires were taken off and left on bricks. Their increasing every Rent $80-$130 after renewal and no longer including free car ports. Your vehicle is not safe here at all it’s no TYPE of added security but the rent going up.
Property Manager at Ridgeline at Canton, Responded To This Review
Thank you for bringing your concerns to our attention. Our team wants nothing more than for our residents to enjoy the place they call home. Unfortunately, crime can happen anywhere at any time. At your earliest convenience, please contact our office directly so that we may discuss your experience in greater detail.
I’ve lived in the Crossings for over a year now. In the past when I have been late on rent the office has been very attentive and quick to act. They must after all secure their income. When the shoe is on the other foot you may as well flip a coin to determine whether or not I’ll be seen or heard. Maintenance requests sometimes get handled instantly and at other times they rot in the list of work orders for weeks and require frequent attempts to communicate before I’m given a date they will be completed and I can go and flip another coin to determine whether or not it will actually happen. What really infuriates me though is that while I can’t be the slightest bit late with rent, other tenants seem to disregard the terms of the lease with no repercussions whatsoever. For weeks I have been next door to a new tenant who smokes inside his apartment. I don’t know if the units are poorly sealed or if the vents are just shared but for whatever reason the smoke comes into my apartment and it is putrid and rancid. I have severe allergies and this smoke causes them to flare up. I do not have a problem with people using THC or tobacco, I just can’t handle the smoke. That’s why I moved into an apartment complex that doesn’t allow smoking indoors. Tenants are free to smoke outside or devour any amount of edibles inside, but the lease specifically forbids smoking inside on threat of eviction. Yet when I and another neighbour in this building have complained multiple times to the office about this neighbour there is no change in his behavior. There is no perceptible attempt to make enforcement of these rules or the terms of the lease. Communications with the office result in meaningless attempts to calm me down, promises that something will be done, reminders that it’s difficult to monitor a situation remotely. Still the new tenant is smoking every day and pouring more of this miasma into my home and into my lungs while my sinuses burn up. I’m sure the moment he fails to pay his rent there will be a big red piece of paper taped to his door instructing him that he has a month to get up to date or get out, but so long as they’re getting their money I don’t think the management of this place cares in the least what tenants do or what happens in these units. Things go wrong anywhere no matter how nice, and if the landlord doesn’t do anything about it you are powerless. Don’t surrender your power to these people. I know I’ll be moving out as soon as my lease is up.

The shared mailroom has no lock, they don't use the secure lockers even though they have them. Expect LOTS of stolen mail. There is also no management accountability so your concerns will not be heard except by other potential prey like myself and yourself. There will be no improvement because they don't care.

The outside looks terrible. Trash all over parking lots dog poop all over the grass. No one picks up after their dogs. No one gets ticketed or held accountable. There is one trash dumpster and trash compactor for the entire property. People just throw trash everywhere. They new more people out picking up trash and debris. The townhomes is really nice there were some issues when I moved in back in Dec back they have been resolving the issues. Everyone compliments how beautiful the inside of my home is but says the outside looks like the projects. The parking lots have huge potholes everyone. For the amount of money they are charging this plan e should look amazing. There are properties around that are charging way less and the up keep and grounds look nice. Maybe they need to ask other properties how to make theirs look nice or hire more grounds people.

I have been in the complex less than six months and I already know I will not be signing a lease for another year. They boast that they are putting $14M into renovations. The problem is, this place needs SERIOUS structural work, and the money is only going towards badly done cosmetic changes in the apartments themselves. The demo unit they show during tours is NOTHING like the actual units. Bad spackle and paint jobs, the “wood look” floors are poorly glued down and starting to pop up. The “new” bathroom is one of those plastic covers that fits over the old bath (already pulling away from the wall now). The shower fixtures are old and ugly. My unit has water issues — when it rains, water leaks in THROUGH the wall and under the floors in the bedroom. Next: the grounds/amenities. There is still active construction going on in other apartments, and the construction crews and maintenance constantly drive trucks across the grass. They tear up the grass making HUGE divets, and they never go back and fix them. Many of the lampposts are crooked and damaged, and don’t even work. There is not enough parking. Many people park in the fire lanes/non-parking spaces with no consequences. They charge extra for the storage spaces in the basement, even though there is one storage unit per apartment. There is regularly poop all over the grassy areas, and the waste bins for doggy poop bags are always overflowing. So is the SINGLE dumpster unit for the ENTIRE complex. I have no desire to use the gym because of the bros I see in there. I pay for an outside gym membership. I have never used the package room because of delivery issues (that management knows about and won’t fix). The USPS delivers regular mail inside your building with no issues, but FedEx, UPS, Amazon, etc. all have issues with deliveries to the package room. Apparently there were people “messing” with the room, so management has decided to start locking it. It was supposed to be a 24 hour mail room. Now, any package delivery service who doesn’t make it to the package room before the leasing office closes, tries to deliver the package to your apartment. The building front doors are locked and the intercom systems are disabled, so they just leave packages on the front step of the building where they get stolen regularly. Lastly, crime. The crime rate here is VERY high. In my first 2 months there were multiple assaults, robberies, and a shooting. The cops are here at 3am regularly. I urge no one else to move here.

Firstly, the apartments are way overpriced. Useless staffs at the office. Beware, they barely respond once you apply or sign the lease. Pretty much all they do is try to lease apartments to people who did not know any better and that is it. What you see is not what you get. The final apartment will be different, they will tell you one thing and you will get another. Police cars frequent the place. One shared overfilled compactor deep inside for the entire complex! Parking system is horrible, very limited open parking and you probably have to walk 5-10 mins. Terrible package handling, stuffs can go missing all the time, if you don't pick it up within an hour, they are usually gone! Internet hook up is not up to par, old lines cant support high speed internet. Noise isolation and winter insulation is terrible as well. You can hear everything. Doors do not close during winter due to poor design. These are just some of the most annoying things and the list goes on.

When you think of a place to call home, you think of comfort, peace, and your own sense of luxury. When I moved into the Crossings , I thought that’s what I was getting. The office staff, was pleasant and helpful. I was offered an apartment behind the leasing office because they had nothing available in the front of the complex, where it is beautiful and renovated. As you progress into the rear of the community you will start to notice how shady this place is and why the police is always circling. I’ve been here nearly 2 years and was told that the car ports would be updated by April, 2019; April has gone and come again and they’re still old, rusting and look like they will collapse on our cars any day. When ordering food or having guests over, be prepared to go to the door, because the buzzers, which were supposed to be updated in 2019, do not work. There is 1 dumpster for the entire community and there are mountains of garbage piled in and around the area. It literally looks like a junk yard on Saturday’s and Sunday’s. Not sure how the machines are in other buildings , but the washing machines in my building have had a buildup of water, detergent and God knows what else backed up in the softener compartment for over a year. I have more security packing my clothes up and washing at the laundromat. For what Is asked in rent payments, I should be able to wash my clothes without issue. If you’re someone who orders online, do not, have your packages delivered here. They’ll either be stolen or piled up outside of the lockers which are supposed to be used for securing packages until the owner retrieves them. The pool hasn’t been but opened in 2 summers. Overall, the units look great, the updates within them are beautiful and if you score a unit on the 3rd floor you’ll get vaulted ceilings. The leasing office is really nice as well, with a nice club house and theatre in it. Unfortunately, with the Crossings at Canton the bad outweighs the good and I am extremely eager to end my lease.

Would give 0 star if possible based on the behavior of the staff with me for past 3-4 weeks. Rude representatives and worse staff ever (Will tell you to return your calls but would never do). I have been trying to contact the property manager and Leasing Manager for 3-4 weeks to resolve 1 issue in my lease. Whenever I call them they say that they are not available. I have tried to call them at 10 am, 12pm, 2pm and 4pm on working days. None of that time property manager is available. They do not even return to my calls as well. Packages gets stolen and the representatives do not want to do anything about it. In last 2 weeks I lost about 4-5 packages of mine which were delivered to the mail room and they were just not there. When I called the leasing office to let them notify about this the lady tried to transfer my call to someone else. I was trying to explain it to her that what is happening and she just transferred my call to someone else and didn't even listened to what I was saying. They say that we have a locker system but I never get any information about them that if any of my packages have been delivered in the lockers or not. The leasing staff would lure you to get an apartment here but when you do they just don't care anymore that whether you are getting what you need or not. So my overall experience is just awful here and would not recommend anyone to stay here if they order stuff online because 70% of the times you are not going to receive the packages and you have to keep talking to your shippers about your shipments as the staff don't care about you anymore.

There was a roach in the dishwasher the day I moved in. 2 months later there were two more on the kitchen island. Maintenance came but did not exterminate that time because they didn’t see any activity. 2 months later there was another roach on the counter top.

I went to tour the apartment community and was pleasantly surprised. Misty showed me the clubhouse and the two bedroom unit and they look exactly as advertised with the new renovations (wooden floors, new cabinets, new appliances etc ). The clubhouse was also very nicely decorated and user friendly. Decent gym, Theater and new Apple computers that residents can use.

For sure I loved the neighborhood and newly updated interior and layout. I must say money well spend in renovation! However, I am writing this review to purely acknowledge the staff of crossings at canton, namely Heather and her team including maintenance staff. No matter which industry one is in an excellent infrastructure can be copied by competitors. However, its the people at ground managing customer relationship creates an everlasting differentiation which can not be copied. I must say staff at crossings at canton leasing office has demonstrated an unmatched empathy and understanding in my complicated situation while I was in a transition phase from a renter to a 1st time home owner. Not everything can be put in words. However, truly speaking because of these guys I was having required comfort level, peace of mind in managing things in a seller market. I will recommend crossings at canton not only for renovated property but also for an empathetic, practical and logical staff. Thanks again for all the support and caring shown during my stay with you guys!

The Crossings at Canton has very nice looking apartments, but that is about it. I have submitted two work orders while here, with no action taken on each of them. The first was a simple task that was put in in March, it is now almost July with no action taken. I also had a leak in my bedroom window and put in a request to get that fixed. No action taken yet, I sure hope I don't get charged for all of the water damage. To put the icing on the cake, maintenance came in today for some mandatory upgrade and left my apartment an absolute wreck. They locked my cat in my bedroom with no food, water or litter box. Left plaster, wood shavings and even metal shavings all over my floor that I now have to search for so my cat can't eat them and become seriously injured. When moving in I knew there may be some hiccups, no apartment complex is perfect, but this is by far the worst apartment I have ever lived in. The only reason I am staying is because I signed a bad contract with no early move out clause. Can't wait until April next year. Do not recommend.

We were recently victims of the recent fire that occurred at the Crossings on March 8 2019. We had been living at the crossings since 2017 and paid a FULL security deposit plus first month rent (over $2,000 total) to move in. At the time they were under another management company but we were told our security deposit would transfer to the bank for the new management company. We ended our lease after the fire and they are now saying we never paid a security deposit. They are putting millions of dollars of renovations into the complex but have not put up the proper fire walls in place, which could have slowed down the fire (as told by the fire chief on the news) and now on top of that we’re fighting to get our security deposit back because of THEIR screw up in THEIR paperwork. Mind you when we moved in during 2017, no one told us about the upcoming renovations which started a month after we moved in so we never had a chance to use any of the amenities during the 2 years we lived there. After loosing EVERYTHING in a fire, fighting for our security deposit is the last thing I would think we would have to deal with from them.

Let's talk about the Crossings. First and foremost, the staff in the leasing office is very responsive and willing to listen to all of your concerns. I would almost always receive a follow up email or phone call about any of my complaints. When entering the leasing office, staff is always there to assist you. Maintance is fairly responsive, given they have over 700 units, the lawns are mowed weekly, and snow removal is done in a fairly timely manner. No problems with bugs, rodents, water leakage, noisy neighbors, or an abundance of people sitting around during the work day. So there are some positives about living here. So let's talk about the other things. The Crossings suckers you in with what appears to a beautifully renovated apartment. Flooring, countertops, cabinets, appliances, all new. However, it is all surface pretty, and the bones are still old, wiring goes bad often. When the washer and dryer in the basement went out, it only took 1.5 months to get it fixed albeit from an outside company. The promise was given to us when we viewed the apartment that "at the end of the month" the pool, gym complex, movie theater, and package delivery room would be available for use. Well, it's a year later, and still no pool, no movie theater, and no gym. The package room started off nice, companies deliver your package and lock it in a locker so it's not sitting outside your apartment, but now, packages are just thrown into the room, which is not locked, and anyone could walk in and take your package. The garbage is terrible, one medium dumpster for the whole complex, which is guaranteed. to be overflowing quickly and people then leave their trash sitting on the ground near the dumpster. If you have a family and are looking for a place to stay, be mindful that Canton PD only comes to this complex in pairs, never alone. The outside doors to the apartment building are not locked, despite bringing this to the attention of staff multiple times, nor are the lights near the doors in working order. Driving through the complex, the apartments you see will be lit up, but I would encourage you to check the apartments not visible from the main strip to see what your apartment will be more like. It seems as though the standing thought of management is "It'll be finished at the end of A MONTH", they just never specify which month. I'm appreciative of the roof over my head, but will not be renewing nor recommending this complex to anyone in the future.

This is the worst experience I have ever had with an apartment complex, and I didn't even live here. My boyfriend and I applied on a Monday ($50 EACH application and $95 to lock down your apartment which the sales women are so incredibly adamant about being done that day). We finished turning in all of our paperwork by the following Tuesday. I was told it would take 24-48 hours to hear back. Come Thursday, I called and asked where my application stood. The woman on the phone, Misty, said she wasn't in the office the day prior so she would get back to me later that day. I waited by my phone and received nothing. Come Friday, nothing. My boyfriend tried calling as well and no one picked up. Come Saturday, nothing. Come Monday, nothing until the evening when I received an email from the corporate office saying that I needed to sign my lease (excuse me?) I called corporate to let them know that I hadn't been accepted and the woman, I believe her name is Cynthia, said that I had been accepted on Tuesday (Oh! Thanks for the follow up management!) I explained the situation and she said I should call the property manager, Jinny, to get refunded. (I'm also surprised that she had me call considering that she's corporate). So I called Jinny and spoke with her and explained the entire situation. She admitted that she was disappointed in her staff for never (and I mean, NEVER) following up and that they "definitely dropped the ball." Over the past two weeks I have spoken with her three times and the phone conversation always ends with, "Oh, I'll call you back later today." I haven't received a phone call, as you could imagine. This place has so much pride in the $14 million dollar renovations that they have zero respect for customers and do not care for their well being. Thanks for letting me view your apartments for $200, Crossings at Canton! Do not view this place unless you want to be scammed. Also, drive to the back and notice the siding halfway hanging off the buildings. Thank GOD I don't live there... I couldn't even imagine what that would be like. P.S. We ended up finding a very nice apartment for less, with extra bedroom, more square feet, a nice quiet neighborhood, and a total of $30 no matter how many applications. No lock down fee, and they got back to us the next day. The grounds are beautiful and the exterior of the buildings are actually taken care of. That's a company who cares. Keep looking and do not bother applying to this dump.
