Rented an apartment in building C. Out over $10k due to them having an existing roach problem and needing to end the lease early. Poor communication on managements side during breaking the lease (they wouldnt get back to us/would not update portal without us reminding them multiple times). Also when notifying about roach problems no evidence of exterminator coming to the building. Broke the lease and other manager informed they were never told about roach problem.. like these are peoples houses with their personal belongings in them. Whole experience was a joke. Only reviewing so nobody else wastes their time or money.

It is good because it has been updated... However.. The entryway needs the walls painted, , and the Carpet on the stairs leading to the apartments needs to be cleaned!! As well as the carpet in the halls.. the building has peeling paint on the baseboards where mail boxes are: The exterior needs leaf removal ... the property was disappointing in terms of how it is represented on the internet... Also there is a month security deposit required which according to the website. No security deposit is required:: NO mention of a “monthly administration fee” upfront... Why is there a monthly charge?? For the Amount charged I was disappointed in the exterior appearance and maintenance

Thank you for your feedback! We are in the works for new paint so stayed tuned for that. We also appreciate resident feedback to help us to continue to improve. We do offer a $0.00 down security deposit but this is credit based. Residents that do qualify are given the option for the $0.00 down or put a security deposit down. Please stop by the office we would love to talk over any confusion with the additional monthly fees.
When I moved in RidleyBrook five years ago it was magnificent. But the last two years I felt like I was in a scene of the show Good Times. From the mice to the cockroaches, trash in the hallways, smell of marijuana all times of the day . When you call management about it they don’t seem concerned. Please talk to other tenants before moving in.

I understand that Harbor Management Group is in the business to make money, but they need to care more about their clients. You shouldn’t have to raise your children living in unlivable conditions. My children smelling marijuana in the hallways also seeing cockroaches and mice where they lay their heads down at night.

I’m changing my review from 5 starts to 2 Pros: great location Chloe is great Great friendly maintenance team! Really friendly! Cons: 1) trash dumpster area is always a mess. Disgusting. It’s the worst. It’s gross. 2) 2 different websites to pay for rent and “utilities “ aka, water and whatever else 3) expensive rent- expensive rent for having window units for ac, and carpet 4) shared laundry - the laundry is expensive and the machines only accept credit or “app”. Both such 5) excessive dog noise- I know everyone has a dog here but barking at all hours of the night. 6) parking - parking sucks here. They make you register your car- no one cares or checks. Too many cars 7) kids in the lot - there are tons of kids, who don’t pay attention and just run all over the lots, even tho there is a park behind building C. 8) halls - hallways always smell - I don’t know what the smell is , but even after cleaning the hallways smell and are always dirty. 9) trash/dirty parking lot- ppl throw there the bags on the cars And drive it to the dumpsters which are so far from some buildings- and if it falls off they run over the trash and it stays there till someone cleans it up. 10) you pay for everything- you legit pay for everything. No extra storage space. It’s “extra”. Water? Extra! Heating? Extra! 11) dirty ac units- the ac units are disgusting- I mean when I turned them on idk what came out of them but It was black and It was Gross. Absolutely disgusting 12) no living room light- there’s no living room light. You’ll need an extra lamp - so get one. Lighting is crap Honestly I needed a place to live and it’ll do for now but this place is the worst. They charge for everything, I mean everything. Only advantage is it’s close to everything. 95,476, shopping. You can definitely find a better place for cheaper.

When we moved in a year ago, the apartment was filthy and still had visible grit of the previous individual. The microwave was rusted and seemed to have been painted over to cover the rust, unsuccessfully. There were used pod packs by the dishwasher on the floor. We immediately took the complaints to the on-site leasing office and the lady, who shall remain nameless, was so defensive and without an iota of remorse for the situation we were in, and proceeded to get into an argument with us, telling us that as long as the microwave was turning on and off, it would not be replaced. We documented the state of the microwave and filthy house in pictures. Tears welled up in my eyes because we had already signed the lease even without visiting, as it was during the pandemic and in-person visits were not permitted at the time. Based on the online photos and reviews, it seemed like a good place to live. We promised to start a ruckus if at least the filthy microwave was not replaced, and eventually they did. They sent somebody to clean the apartment but she politely reported that she was not paid for a thorough clean, but instead a "wipe-down". After painfully watching her "wipe-down", we put her out of her misery and got down on all 4s to scrub the floors. It was that bad. A few days later, our delivered packages worth a couple hundreds of dollars, were stolen. The leasing office reported that this was commonplace and advised us to secure the services of the Amazon locker down the street. Tell me, if they knew that this happened often, why did no one say anything, better yet, why did they not install surveillance cameras to deter the offenders? This is certainly not the kind of place we want to raise our children. So it was obvious we had to go. Because of our grueling work schedule, we could not fight to break the lease (there were so many solid grounds to set us free from the lease) and begin a fresh apartment search, so we tried to stick it out. By the end of the calendar year, we had found our place, and by the time our lease was up, we got out as fast as we can, very grateful to be out. I write all this not to be malicious to Ridley Brook but for all of you apartment-seeking, to know before you make a decision. Ridley Brook failed to provide us with a suitable home, and additionally failed to rise up honorably to fix the problem when it was uncovered. For that, they lost us as long-term residents and will probably lose other potential great residents.

I would like to start out by say I couldn’t be happier with my experience so fair since moving into Ridley Brook. The staff and maintenance people are amazing, so friendly and sweet. Our neighbors are equally nice. Everyone is so friendly and helpful. It’s very clean and I feel very safe. I’m so happy we made this decision in this complex. My first apartment as well.

I have lived at Ridley Brook for almost a year and I just signed for another year here. This is a community that cares about its residents needs. Frequent follow up emails to ensure residents follow the rules and regulations of the community, host events so residents get to know one another, and also are updating the apartments and buildings to look fantastic! I am in love with my apartment and how updated it was when I moved in. New kithen, bathroom, and carpeting. Also having a washer and dryer in unit is a rare find here in Philly. Only gave them one star because that's the only option. Management is the WORST. They don't care about their tenants whatsoever and the lady at the front desk, Gabrielle, has a horrible attitude. We've spotted mice often as well so if that's an issue for you just know that it's a possibility you'll have them too.

(NOTHING INCLUDED/No UTILITIES) u get a separate bill from the company they work with! it's not worth the stress. They charge you for every little thing . The rent goes up $50 after one year! Which is So unheard of ! They don't have enough parking for the people who (actually) live there! most likely you will have to park near the field ..And the cleaning/ maintenance people seem to just walk around and smoke cigarettes, instead of actually cleaning. You also have to walk a long distance to the dumpster b/c there is only one! I wouldn't recommend this apartment to even a family member, A rip off!

This building is within walking distance to stores, fast foods, banks, and transportation which gives access to other means of transportation. The office personnel and staff are very pleasant and helpful. The building and outside grounds are well kept. The apartment is bright and spacious. After downsizing from a big home, I never realized how happy and comfortable I would be in an apartment.

Ridley brook is an excellent apartment complex. They are responsive to resident requests. The grounds are well kept. Maintenance is available 24/7. If anything breaks they replace it in a timely manner. I recommend them to anyone looking for an apartment in a well kept complex, Ridley brook is a good place to reside. The host resident appreciation month and have a website available to residents with updated information.
