Its well maintained with new appliances and friendly people that create a great environment to live. It is also fairly secure with automatic gates for your vehicle and key pad access to the doors and elevators.
I really like this community, the personnel from the leasing office is really helpful, many community events are organized all the time and I love my apartment layout!

This is an amazing apartment complex just outside of downtown Orlando that provide you with just about every amenity you can imagine.
This location is the epitome of community involvement! It’s energetic, alive and welcoming. There is a mix of people that live here from all different ages but nothing that makes you worrisome. The location is superb to explore around and go out to enjoy yourself, or with your friends/family. Just outside of the downtown border line which makes it refreshing to know you can get home without traffic or road blocks of downtown night life shutting roads down. Different avenues and methods to access roadways which is a major plus. You have mini plazas near by that are about 5 minute drive, nearly 5-6 blocks away, so you have many options to choose from. Place is great !

14 months ago, I renewed my lease and moved into my second apartment in this building and in that time, new management came in and more residents started moving into the building. I have been renting in orlando for 14 years now. I have never had such a horrible experience in an apartment and with a management company. If you want to get any sleep...forget about it. The walls are paper thin. You will hear every conversation, music, dogs barking and my favorite, the motorcycle gangs that are deafening at 2-5 o’clock in the morning. The fire alarm went off at least 2 times per month, EVERY MONTH for about 6 months, at all hours of the night. The garage security gate was out of order for an absurd amount of time. We went months without being able to lock any of the doors in the building, as the locks were malfunctioning and could not be fixed. When COVID hit, my roommate was furloughed for over 5 months. She called the management company to see if it would be possible for them to do anything to help her with the rent payment that month, given the extenuating circumstances. Their answer was, no there is nothing we can do. No options, no extensions, no waiving of late fees or heaven forbid a discount on the rent. I called the leasing office back in September to see if there was any way, given the inconveniences, that we could break out lease early because we could not stand living there anymore. Of course, the answer was an immediate, no. I STILL didn’t post this comment. At this time, I gave them notice that we will not be renewing our lease. We moved out of our apartment in November and paid double rent until our lease was up in January just to get out of that place because we couldn’t take it anymore. After scrubbing the apartment on our hands and knees (I’m talking, vacuum, mopped, cleaned and sanitized every inch, counter top, cabinet, oven, stove, microwave, baseboards, windows, window sills, showers, sinks, closets, rooms) the place was immaculate when we left. I set up an inspection on the apartment in the beginning December. I called 5 times to check on the inspection. Each time they said they would have someone call me back, of course, nothing. Over one month later, I get an email saying we are being charged for an “oven deep cleaning fee, small trash fee and another one of their many hidden convenience fees” they like to charge. I have rented apartments in orlando for 14 years and have NEVER experienced this.

Juan and Herberto, the maintancd guys are great. I had an issue with my fire alarms going on and off, called them and in less than 15 mins they came and fixed them. Good thing knowing you have people to rely on in your community!

From the initial application to move in day everything went smoothly & staff were responsive & professional. The Novel Lucerne is beautiful! Love all the amenities! We especially appreciate that it is a pet friendly community.
The location is very good if you work in the area. Do not expect management to reply to you. It is too expensive for what it is.
Living at Novel Lucerne is exactly what we were looking for. The location is fabulous, just on the fringes of downtown. Our apartment, although a one-bedroom it is spacious & provides plenty of natural lighting. Staff was responsive & helped us with viewing the apartment virtually since we lived in Cape Coral. Move-in day was smooth with no issues. We especially appreciate that its a pet-friendly community.
Beautiful unit but not recommended for quiet, and I’ve lived in many apartments. Everything can be heard from around and above your unit. You can hear every footstep, each flush of someone’s toilet whoosh down the pipes in the wall, every hallway door slam, among anything else that can make noise. Also parking fees are mandated, yet parking lines practically invisible so park as you please! Trash service you’re mandated to pay may or may not actually take your trash. Evacuations from false fire alarms at any time of day/night. Apartment bugs. Low water pressure. Faulty plumbing. Resident crime, leasing office disinterested despite police reports. And good luck getting out of that lease termination fee.

Management has gone through far too many changes since this place has opened in 2018. The prices for these units are exaggerated and you can find something just as nice for much less. If you enjoy neighbors smoking weed all the time, at a non-smoking community, and don't mind looking at unkept hallways filled with trash, then this is your place to live!

This place is awful! There are so many other places you can live in downtown Orlando or Sodo that are much better. If I could give this place zero stars, I would (they aren’t even worthy of one star). The walls are so thin that you can hear your neighbors going to the bathroom, flushing toilets, opening and closing cabinets, walking around, playing music and watching TV. Also, if you don’t live on the top floor all you hear is stomping. Everything is broken, including the elevators and you are constantly locked out. The key cards don’t always work and the main system to get in to the building (the butterfly system) is always broken. The management company recently switched over and they are just as awful as the last one. They care more about posting Instagram videos then fixing problems or making the property better. This place is a complete dump for basically being brand new. Sign a lease if you want to hear annoying ambulances at all hours of the night, roadwork being done on the expressway, construction on the adjacent building, loud neighbors stomping, access to subpar amenities, dealing with things being broken, being locked out and dealing with a management company that doesn’t care. Word of advice- don’t move here!

Living in Novel Lucerne has been and unending pile of frustration and unease: -At the pool, the first week we were here, we observed a man in his 50-60s kissing and groping a pre-teen-aged girl. After alerting management, I was told there was nothing that could be done. The situation appeared to be illegal, but was ignored. -Our car was then broken into. We reported it to management, but were told there was nothing they could do to help secure the garage. After speaking with management at a later date, it sounds like theft was a recurring issue, but the residents were not notified . -Soon after that, I was in the apartment alone with a direct view of the front door. I heard someone stick a key into the apartment door, watched the door fully unlock, and then re-lock. I assume this was maintenance or staff beginning to enter the wrong apartment. No one should be entering our apartment without knocking. -The fire alarm has gone off countless times for no reason. So many times, that residents are now not taking the alarms seriously. I work from home every day in a demanding, time-sensitive field. Getting interrupted for up to an hour at a time for no reason is unacceptable. -About a month ago we entered a service request for our dryer, which had still has not been fixed after maintenance came three different times. It fact, it got worse after the third request. The dryer is apparently fixed now after the fourth maintenance visit yesterday. Additionally, in the service requests, we requested a call before maintenance came to our apartment, but instead they showed up unexpectedly at the door knocking every time. -The garbage smell is another issue. It is gross. -Our car was then broken into again. $3,000 worth of items stolen. The entrance gate was stuck open that night, and the exit gate was stuck open the next morning. We filed a police report. We spoke to the Assistant Property Manager, who was a rare pleasant spot in our interactions with Novel Lucerne. We were told the Property Manager would call us that day. At 5:30 with no phone call, my fiance went to the Property Manager's office. The first words out of her mouth were "Why was there so much stuff in your car?" Security issues are not taken seriously by management. I work from home by myself every day, and I not feel safe, especially after the events described above and the complete disregard from management for any concerns we have raised.

Until Novel Lucerne does something about residents' cars getting keyed, I wouldn't sign a lease here. I currently live here. There's a side street that runs between buildings 1 and 4 (Main Lane), and when the complex was built, they also added a few parking spots on this street. Someone has been keying cars on this street for months, and this week I parked in one of those spots for about an hour and he keyed my car too. I went down to the front office to talk about how they were dealing with the problem, and I was told: - They've known this was an issue. (Management sends out emails all the time, but I checked and they haven't sent any warning about cars getting keyed since I moved here in April.) - One person's car has apparently been keyed four times. - Management's position boils down to "technically it's a public road, so there's nothing we can do about it, this is why you should park in the garage." - They won't put up cameras on the outside of their building, and they won't adjust their security guards' route to walk across that street when going between buildings. This is an issue that is causing a lot of damage for the residents here, so regardless of whether it's *legally* their responsibility to do something, they should be taking action instead of doing nothing. The apartments themselves are nice, and until today I've had nothing but good things to say about the apartment and the staff, but unless they make resident security a priority I won't be signing another lease.
