Property Ratings at Ridley Park Court
The apartment itself is a nice living space and a good starter apartment. However, the William Penn Reality Group is terrible. They are impossible to contact at all levels (leasing, accounting, maintenance). If you call at any time during business hours you get a voicemail no matter which office you try to speak to. If you are experiencing a maintenance emergency no one will answer the phone, and more often than not, no one will call you back. We went over 3 months with a hole in our bathroom ceiling and after 5+ voicemails, 2 emergency calls for a leak, and a call to the leasing office, were forced to resign ourselves to the hole. We also had a leaky window that after 3 maintenance calls was also never addressed. Occasionally, they will respond via email, but typically only when they have a request for you as the tenant. We also experienced the accounting office on two occassions mishandle our payment and contact us that they either could not find the payment or that we were late when we had in fact paid. Overall, I recommend finding an apartment with quality management. You can make any space enjoyable if you trust that your rent money is being well allocated. Look elsewhere.
The William Penn Realty company is terrible. They do nothing for you when you call, whether its for something that needs to be fixed or people that should not be parking in the lot physically BLOCKING your car in becuase they made their own spot. Time and time again I call and call and they don't return a single phone call, EVER. I have had my roof leaking for almost a week not from the apartment above me and they have not fixed it or called back with any update or anything. THE ROOF IS LITERALLY FALLING OFF AND THEY DON'T ACKNOWLEDGE IT. But don't worry, they will totally increase the rent and hold you accountable for any tiny thing you do not abide by in the lease, but they will break everything they are required to do without an issue. Highly suggest not living here, I am trying my best to get out.
They are the worst if you have a problem. Do not answer maintenance calls or care to fix things. Always an excuse. Keep emails so you have proof, take pictures and document. Management is horrible. Lots of issues that need to be addressed. Owner doesn't care either. A shame cause apartments are nice, old yes, but much needed work for safety reasons. Doors don't shut well do to alignment. Snow plowing is good, but shoveling and salting not so good. Should fix the problems before they get worse.
Neighbors and people that work for the company are all incredibly lovely and nice, but the regulations are very strict to where it seems like they are doing you a favor by letting you live in their community, I believe it should be the other way around since we are the customer and paying for it. the building is old, which is okay and acceptable, their systems and ways of doing things are very old and ineffecient as well which is not acceptable in 2016. Just about everything must be done by mail and the maintenance line is a phone number you call and eventually they will get around to it, other buildings have an online resident portal that you submit maintenance requests to. Heating is not very good in the apartment as well, runs a lot, this may be due to the windows not being very well insulated. Have to pay for heat and hot water, which with thin windows can get costly and sometimes the hot water isn't even very hot, especially in winter, sometimes if it is 65 plus degrees outside they willl shut the heat off, making the apartment very cold inside especially on a cloudy day - not sure what Im paying for then. Only comcast is available in building. Paying rent is confusing, they do not want the rent a day early or a day late, which is confusing because paying online means you pay $3.00 processing fee to have it processed in THREE BUSINESS DAYS, I find this antiquated and annoying, might as well mail a check in. They count rent on the day money leaves your account, so if you submit the payment on the first, it will be late because they will receive the money on the fourth. Snow removal is ridiculous, I wish they would pay a company to bring some excavators in and take the snow away like the neighboring community does, Instead they pay an elderly man to shovel snow all day long, which takes up parking spaces and means your car will get stuck in the lot because of the built up snow. Kitchens are renovated which is nice, but the wiring is old and some appliances will not work at full efficiency. Doors are misaligned and do not close properly or at all. Lighting is good in the parking lot, very close to the gym and grocery stores, about 1 mile. Had to move here because of proximity to airport where I work. I believe they can do so much better, they have the means to improve systems and review their policies and procedures, don't have to live in 1999. Three stars because the cabinets look good and there's real tile in the kitchen.
