Property Ratings at Rio Cancion
Great customer service from my leasing agent. Willing to go the extra mile.
Had to cancel moving in because of unforeseeable issues. Asked for my refundable deposit. Claimed they had to take off market for 2 days. But still on their website listed as available. They kept the deposit instead. Apparently, they're hard-up. I would worry if you rent there.
There's NO CAMERAS! There has been 13 robberies and 1 car jacking! My car was yanked out of my car port. Once I told the front office, they expressed to me that it wasn't their problem with absolutely no empathy. The inside of these apartments are poorly made and very cheap for the amount of rent is charged here it's ridiculous! Please please find a safer place to live

This place is AWFUL!! Broken down, old and not well maintained. If you are looking for a nice apartment complex- look elsewhere!!! We lived here for 2 years and everything was always breaking and instead of fixing things, they would just put a cheap patch on it. Our cars were broken into over 8 times during the course of this time, they installed "security cameras" only to find out that they weren't ever turned on!!!! They make you pay extra for a "Premium unit" when really they just did a shotty paint job over the old 1980's building. If you are looking for a decent apartment complex- DONT LIVE HERE!
I am giving it a one star because you can’t go below that but if i could i would give them ZERO stars. This is probably one of the worst apartment complexes in Tucson. They advertise themselves as luxury apartments when the reality is that the units are built very cheaply and the walls are thin like a paper. You can hear everything from the unit you share your wall with and you can only hope that they don’t have kids or pets like big dogs next door because you will hear all the running around, crying, screaming, TV and even sounds when they use bathroom. I can’t believe how poorly these apartments are made. They run out off water every two weeks and have faulty electrical grid which causes the power to go out atleast once every 3 months. Many of my electronics have fried because of this. No wonder more than half of the units in this apartments are empty.
The owners of this dump are scammers -- lookup TransWest Properties on the BBB to see their F grade -- and the buildings are in complete disrepair. The walls and ceilings were caving in when I lived there. Drug dealers hung out in the parking lot (which may be a plus or minus for you, depending). My locked bike was stolen. Nearly every piece in each exercise room was damaged and out of order. And the property manager was a screaming nutcase. Have fun!
My fiance and I moved into Rio Cancion in January 2015. The location is really great if you want to be close to the University of Arizona campus without being right on top of it. There are several great places to eat, shop, and just hang out on Campbell Ave. There is a farmers market at the corner every weekend. A Trader Joe's is also within walking distance. There is a rush hour in this area, so sometime turning left out of the apartment onto River is tough -- you can always take a right, then flip around at the next light, which sometimes we do. The apartments are very nice, have lots of space, and lots of room for you to add your own personal touch. The rent is, however, a little high. Part of what you're paying for is a closing gate (it does, however, break and stay open sometimes -- also, we've had two key cards break on us, but the office just exchanges you a new one). There are three pools, hot tubs, a work out area, a BBQ area, etc. on the grounds. All units have their own washer/dryer but they also have laundry rooms if you want to wash something large or gross. I personally take my dog beds there. You also have access to the River Walk area, which is great if you have dogs, like biking, walking, etc. There is also a small dog park on the grounds. Very, Very, Very dog friendly community. They allow up to three pets, which is one of the reasons we chose this place compared to others. Maintenance guys are really great and have always fixed anything we were having issues with. Only problem is, sometimes the front office takes a maintenance message and forget to get back to you for a few days. That can be frustrating, but just call back. Front desk people are always really nice. They're great about getting your packages that USPS leaves there. UPS and FedEx will deliver to the door though. You get one covered parking spot. Extra cars can park anywhere that is uncovered parking. There is plenty of room to have friends over. We've never had trouble with the neighbors. Everyone is very friendly. Also, your rent includes trash/recycling and water is a flat fee. Everything else you cover. My only complaint is on their online website they say that you can pay online. This doesn't work. You cannot pay online. You cannot use a credit or debit card to pay them either. They only accepts checks or MO. I highly recommend this place. Great units and really nice staff that help you whenever needed. Rent is high, but there are a lot of perks.
Rio Cancion Apartments in Tucson, AZ are a fantastic place to live! The location is close enough to the University of Arizona campus for a reasonable drive every day, but far enough away from it that you don't get a lot of campus drama, noise, etc. The apartments are very spacious with contemporary layouts, have their own washers and dryers, and allow three pets! We are so glad that we found this place, and cannot see our family moving from here until we move out of Tucson.
I love living here! My neighbors are really cool and the apartments and amenities are really nice. Whenever there was a a problem it was taken care of promptly and correctly. It sucks to be leaving in a month, but hopefully our next living experience is as great as this one was.
