Westchase is largely known as a business district, and many of the local residents are corporate professionals seeking to avoid the long, traffic-laden commutes that Houston is known for. The community is home to numerous office buildings, with a popular shopping area along Westheimer Road and several medical centers and schools in the mix as well. The rental market includes a variety of property styles, from swanky country club homes to modest efficiency apartments, catering to the needs of the diverse local workforce.
Golf courses and large public parks around Westchase are popular among locals seeking time outdoors, particularly the trails around Arthur Storey Park. Houston’s Chinatown is nearby, and Asian cultural influences contribute to a unique environment. Downtown Houston is only a short drive to the east, and the sprawling George Bush Park is just a quick hop away as well.

Property Ratings at Rise at Elmside
This apartment complex used to be a place I was proud to live in. Now, especially since the new company has taken over, it has really hit a new low. There is dog poop all in the garage, you can’t walk down a hallway without smelling marijuana, and packages are stolen straight out of the mail room (a service that you are now charged $15 extra for). False fire alarms have been a weekly, if not daily, occurrence. It’s especially fun when they go off at 10 pm, 1 am, 3 am…especially on a weekday. When you try to tell management, they are extremely dismissive, if they don’t just ignore you outright. Their customer service skills and the way they treat residents are pitiful at best. This is my last few months here and I can’t wait to leave. There are much better options nearby, even if it means paying a little extra.
Lived at this property for five yrs when it was Residences 2727. New management took over and it turned from elegant and sophisticated to trashy and dumpy. None of the amenities were ever working, Spa, Pool and Gym. (always down). No security, homeless people sleeping in the lobby at night. two shooting at complex. Westchase hood!!
The apartments themselves are beautiful but it’s the INCOMPETENT STAFF that make this place HELL! The supposed beep in gate is ALWAYS broken. No matter how many times you report it, it remains open to whomever. Same for the front door. Random people have walked in from the street their has even been homeless people sleeping on the corner corridors and benches. As for the parking garage get It finally was closed after several cars got their windows busted and NOTHING was done about it. Office is randomly closed through to the day and they NEVER pick up the phone. My roommates and I have literally watched them be on the cell phones watching the office phone ring as we were calling. The can’t answer simple questions and act as if you telling them about a concern you have is a huge inconvenience to them sitting down on their job the whole day. We called maintenance one to come look at our dryer because it was making a loud noise. He asked “does it still work?”. We said yes but it’s the noise that’s troubling. He replied it may be something caught in it. Give it a few days and it should stop and said that if not he’ll be back. It’s been 3 months. The noise is louder and has Anatole been back by NO! Their are much better places with much better amenities with much better STAFF! Search elsewhere!

Ricki, we're dismayed to read that you haven't enjoyed your experience here in the community. We aim to deliver exceptional service, and we apologize for missing the mark with you. Although we want our residents to feel comfortable at all times, unfortunately, crime can happen anywhere, at any time. We'd like the chance to improve upon our original communication moving forward, as well as learn more about what steps we can take to better accommodate you, so we encourage you to bring your concerns to us in person at our office at your earliest convenience, thank you.
A lot of drug use on property. Even in the common areas in the middle of the day. Management has been informed, but refuses to clean up the drugs. Serious security concerns that are also never addressed despite repeated requests from the residents. Apartments are getting broken into. Garbage is left in the common areas and not cleaned up for days or sometimes weeks. Our brand new vehicle was damaged in the parking garage and no note was left on the car. Not worth the money that we pay.

While we appreciate you reaching out, we're very sorry to know that you have these concerns. Residents are reminded that crime can happen in any community, and it is important that you report any unfavorable behavior to the proper authorities. Of course, our team is more than happy to address what we can, and we ask that you stop by and see us or give us a call at (713) 706-7000 to discuss these things in more detail. Thank you.
My roommate and I have been living in the apartment for more than 3 and half years....Besides issues like trash accumulation in the garage or roaches constantly in the apartment, the A/C unit is a huge trouble during the summer. For the first week of A/C outage, my roommate and I were told the unit may have some leakage issue and Freon needs to be changed as well. The whole process takes more than a week without being able to live in the unit. After a week, the unite has been changed and we finally can come back to live in the unit. During a weekend that the weather has triple digits, the unit did not work again. My roommate and I have to find elsewhere to live again. The management explained that a bigger unit is needed for the unit. This entire process has been very frustrating and wish the management could order the right unit at the beginning without providing all the excuses that why the bigger unit is not ordered. This apartment was like a home to my roommate and myself. After all the A/C unit issues back and forth, it would be hard to trust that the management office did care about the living experiences of their residents. The conversations with the management office was used to be friendly and pleasant, which now is no longer to be that way.

First let me say thank you so much for your review, we know you are very busy and it takes time to put together a detailed review. We always do our very best to learn and grow from each review. We also appreciate you and your roommates long term commit to the community. We also understand having any A/C unit issue is very upsetting in this Houston heat. In the review you stated how you have lived here for several years and really enjoyed the experience until these new A/C issues, and how we have made several attempts to repair the A/C with each one of your request, including but not limited to replacing the unit recently, and felt we should have known your apartment needed a larger unit to cool the space, correct? Please understand we replaced the unit with the same size unit you have had through all the wonderful years here. Once you reported, it was still to hot in your home, then again this weekend, the maintenance tech. stated to me based on his experience, the size of your home, location at top of our Midrise and the current unit is blowing cool at 68 from vent, we should replace with larger unit, which was ordered first thing this morning for you, as I explained. Please understand we are here for you and will keep trying to improve ourselves for all our resident's living experience. Your feed back helps us grow and if you would like, we can add you to the pest control list for this week or anytime you call us to schedule for you. Thanks, Property Manager Angelica K. Martinez
I lived in 2727 Residences for the last one year with no much complaints, The staff and the management were very nice and had very less complaints on maintenance as they were fixed immediately. My apartment was very spacious , upgraded and nice with 0 roaches which made us really very happy. Only thing which we did not like about the apartment is we had double shower in the guest bedroom , which we did not like.
I don't like to give bad reviews, but after living here for a year and talking with other tenants it's clear that people are constantly complaining, but not posting online. Major issues: Security, Professionalism, Quality, and Cleanliness (roaches). Don't expect complex-wide issues to get fixed quickly. Front doors? Broken for at least a month because management was too cheap to pay for quality work. Garage gate? Broken. The gate between the garage and the complex near my area? Broken the entire time. This would be an easy complex to break into. The pools were shut down for months. If you're someone who wants to deal with honorable businesses, this place isn't for you. Residences 2727 ignored our emails when it suited them. Upon move-out, they charged me an extra $800 of rent due to an ambiguous technicality (whether an email is considered "written notice") and when I confronted them, they told me to take them to court and afterwards ignored me. Issues with your apartment will get fixed quickly. The maintenance crew is very prompt and nice, and it's certainly not their fault the management doesn't want to replace A/C's that break down even in the spring when they're not being used much. Something that simply couldn't be fixed - the air quality. I would ventilate our place several times a week, but each time by the end of the day it would smell stale and mysteriously funky because the air is circulated through large portions of the complex and it was horrible for my allergies. Laminate flooring in poor condition. We also discovered a nail sticking up in the carpet near the doorway by stepping on it. The caulk in the bathroom is very poorly done and desperately needs redoing. It was hard to constantly ward mold off when its cracked and perforated surface was such a good growing spot. Also, having carpet below the bathroom sink is as weird as it sounds - I did not get used to it like I thought I would. We had issues with the management. For one thing, a staff member entered our apartment when we weren't there without notice or permission (which they are required to give) for something we didn't ask for. That was highly disconcerting and made us feel like the staff did not respect our personal space. Staff members have been rude to both myself and my roommate. They were also directly rude to my roommate when she was concerned about the garage gate being broken for a long time.
These apartments are great. I've had minor issues, but they've been addressed accordingly unlike previous places I've lived. The staff is very friendly and helpful. I love the fact that the apartments have a parking garage and are mostly internal entrances. I don't plan on moving anytime soon.
Been here a few months, location is great. A Kroger is right across the street and there are a bevy of other shopping/food options down Wertheimer headed towards the galleria if that's your thing. Apartments have a hotel feel to it, staff is very helpful, small gym and pool but they do the job. Noticed small roaches and they are good about sending in exterminators upon complaint. Might have something to do with some unsavory renters leaving their trash outside their doors in an enclosed building overnight which really grinds my gears. Ample parking in indoor garage and rent is fair I guess for location. As implied good so far will update in a few months.
