MUST READ" I have lived here at Mosaic (formally known as "Fossil Ridge) for 7 years and it has become 6 years to long! I am editing my original review that I posted the first year as things have deteriorated over the years since Knight Investment Group took over in 2016. I would have moved, but the cost to move was too much of a burden, and when I could make the move, Covid happened. I take pride where I live and keep a very, very clean place. I am a responsible citizen who has always paid my rent every month "ON TIME"! Trash bins around here are always full and not enough bins to accommodate all the apartments. Trash flowing over or stacked up beside the bins. They may tell you the water bills will be around $24.00 to $35.00 a month, and they were until early 2020. Then the bills starting climbing and recent bill was over $103.00. They had so many water leaks over the past 2 years and some are just now getting repaired by Dunn's Plumbing. We the residents are paying for all those leaks. There is so much dog poop all over the place. If you have a dog, it will cost you $350.00 for each pet that is non refundable. I understand that, but on top of it, they also charge you $20.00 every month for each pet you have, but that does not mean they clean up after your dog. Not sure what that cost covers. The residents should be responsible for their pets, but a lot do not. If you want to walk your pet, you need to make sure where you step. The sidewalks are in bad shape and there are rocks/gravel all over the side walks in the complex, if you are not careful, you could find yourself in a bad predicament. The entry ways are dirty and ceilings in these entry areas are falling down. I have pictures to show how bad it is. There is more to share, but I think this says a lot. If you have more than one vehicle, good luck at finding a parking space that is safe. Marlena
I’ve been living here 6 months & am grateful for the staff, not only do that work daily to keep the property clean, but whenever there is an issue they attend to it immediately. I came to look at photos of the the two bedroom incase I decided to upgrade when my lease was up & couldn’t believe the reviews. Coming from someone who has high standards the only thing I wish was different is that it was gated.
My experience in mosaic has been execente the apartment is delivered super clean and your staff is very friendly and when you need to repair something go immediately. I recommend this place to live is excellent and very quiet

Mosaic is a great place to live. It is very affordable for the amenities they offer. It is central to school, shopping, dining, and close to major freeways. They respond to maintenance calls quickly and repair any issues. The complex is kept clean and the staff are warm and friendly. Based on my living experience here for the last 3 years, you would not need to look any further than Mosaic for an enjoyable place to live.

You don't have to listen to me if you don't want to but please THINK BEFORE YOU MOVE IN HERE!! I've been here for a few months already I can't wait for my 6 month lease to end and move out!!! The problem is not maintenance. The problem is The managers attitude!! I was trying to talk to her while she was walking around the pool and letting her know of a problem that I'm having or a concern but she never got off her phone while I was trying to talk to her. That's so disrespectful!! She never looked at my eyes and when I asked her a question her response was I'M SORRY WHAT WAS THAT? she never listened to me cause she was more about her texting then paying attention to me and that's what your gonna get if you ever have anything to speak to management about!! They don't care about you only YOUR MONEY!!!

I have been living here for 2 yrs and can't wait to move out as soon as my lease is up. I don't know if management or corporate knows what's going on here with their front office. But it's all a show!!! A really bad show!!!! You walk in the office and there's nobody to greet you or help you! All you hear is this wanna be MANAGER On her personal cell phone being loud. I walked in the office and there was nobody at the front desk. The assistant manager was with someone in his office I sat at the front for like 20 minutes waiting for someone and nobody came to help so I walked to the manager's office But she was too busy on her cellphone NEVER EVEN NOTICED I WAS AT HER DOOR. she was having fun with her little cellphone so I did not interrupt her and I walked out. She is always so rude and a big hypocrite. She walks around the property on her cellphone taking pictures of herself while the rest of the staff works their butt off. I'm very pleased with the leasing agent and the maintenance staff. They are always there when you need them and always at least try their best to make you feel welcomed But when you try to speak with their manager she is never there or she hides. They lie that she is not at the office. When she Really is. I had an issue and I needed to talk to her. she did not know that I saw her going in the office when I was heading to speak to her. I walked in and I asked for her they told me she was off for the day. CORPORATE IF YOU ARE READING THIS PAY MORE ATTENTION TO WHO IS RUNNING YOUR SHOW BECAUSE THE PERSON YOU HAVE IN CHARGE IS JUST NOT CUTTING IT!! This Is a huge part of why people are moving out. The renovations are nice and the price is still not bad the problem it's having to put up with someone who is incompetent and immature.

I am about to sign my 3rd yearly lease. I have had very few issues or complaints while living here. It is a quiet complex-which I love. The maintenance people are spectacular. Ulysses (I think he's the head guy) goes out of goes out of his way to help the residents and is always friendly. He has even reminded me to lock the door behind him. The only unresolved issue I have is an old dishwasher whose soap dispenser doesn't work- they've come 3 times to try to fix it and the new managemen told me just to squirt soap in the bottom. I had expected a bit more service and care from the manager, especially with all of the other upgrades and their desire to keep residents happy. Other than that, I am happy to resign my lease and recommend others to live here.
This apartment complex is a joke. You can't use the pool and when you can you cant have an alcoholic beverage or you get charged 50 dollar fine. The head of maitence guy is always being rude. The parking sucks. The nice apartments they show aren't in all of the buildings, and the one we moved to they didn't pull the carpet out and we moved in got bed bugs the first week of living here
We have been living here for over 3 years now, and we LOVE it other than the parking situation. There is limited guest/free parking, but this generally isn't an issue as it's easy and quick to cut through the complex to get to our apartment from the uncovered spots peppered throughout. The big issue is other residents that permanently park their vehicles and motorcycles for MONTHS on end. When we brought this to the attention of the front office, they didn't do anything about it. The uncovered parking is sparse enough as it is, without people taking up these precious spots for extended periods of time. Each apartment only has one covered spot, so for families with multiple vehicles it makes it a headache. Another annoyance is that in the 3 years we have been here, there is a covered spot closer to our apartment than the one we are assigned that has NEVER had anyone park in it. When asked if we could switch spots, they said it wouldn't be fair to the other residents. I don't quite understand how, but whatever, I guess. Other than that, maintenance is always prompt and professional, the new management seems great so far (aside from not wanting to update the lease regarding vehicles that sit for months on end), and I would recommend living here.

Not going to tell anyone not to move in here! Cause it is a beautiful place to live I love it here,I been here for 3 yrs and love it here but I may be moving at the end of my lease! Management have changed office manager's twice already since they took over and every time they change managers you almost have to go through new rules and changes!!!!!!!! it drives you crazy!!!!! This new manager OMG!!! "I DO NOT KNOW!!! but you spend 3 minutes talking to her and you leave the office with a HUGE HEADACHE!! almost like she's on something!! She doesn't TALK!! She YELLS!! if she was a NASCAR driver she'll take 1st place at all times cause she is going 100 miles per hour while she talking to you!!!....if you want to move in here do it! You will love it,just stay away from office!!
I been at this apartments for about 1yr. I just renew my lease for another yr!! I always love changes when they are for good! I understand that changes can be hard sometimes but it's all the way you look at them! I love the new management the way they appreciate you living here and always willing to listen to you when you go to the office! My friend is been living here for 2 yrs and she has told me that now she really enjoy living here and feel like the front office is great and professional!! Maintenance has always been great since I been here they always on top of everything and always asking if everything working fine when they see me around!! Bad things always go around fast! But when something good is happening or going on nobody takes the time to share or pass it along!!! Great job and thank you for making me feel like home!
I lived at Fossil Ridge almost 4 years. Mosaic took over in Dec 2015. Do your self a favor stay away. The pictures they are posting may be in a few units. Majority are old and everything inside are old. My tub and sink are both loosing their coating and rusting. Old carpet that has not been replaced since I have moved in. The grounds are not lush as they describe. The outside of the buildings are also old. Pitted cement sidewalks up to entry ways.They have replaced a few doors, window blinds and painted a few of the fireplace brick on the outside to an awful blue color. My water bill (individual) has gone for 25.00 a month to 45.00 a month. So you can imagine the cost for a family. Any maintenance issues have not been resolved in a timely manner. I have even had to call it in a second time and they still did a bad job. I am sure I will loose my deposit because of their own maintenance team. So please go else where. I know I am as soon as my lease is up.
This complex was recently taken over by new management and while they are "upgrading" certain aspects of the property, the management has taken a sharp turn for the worse. After two years living here with nothing but satisfaction and compliments, the past few months under new management has forced us to move. If your car sits for more than 2 days, expect a sticker from the towing company threatening to be towed. Also, if you have anything shipped to you and the package goes to the office, don't expect to be notified at all; that's up to you to hunt down. And if you like sleeping in, avoid this place. Lawn maintenance now takes place several times a week starting before 9am usually. If you like customer service, sadly you won't find it here. When you go to the office, if no one is in sight at their desk, expect to wait until they're done on their personal phone calls. Even calling the office while standing in the lobby won't help. You'll just hear/see them ignore those calls. While the apartments may need some updating in certain areas, the upgrades they're installing are of FAR inferior quality than what's being replaced. It's clear that the new management, Knightvest, is just out to turn a profit. They will no longer be getting my money.
I have been in my apartment for two years. it is the one bedroom but is big enough to hold the king size bed with the dresser two night stands without crowding the room. Staff are very friendly and quick to respond to issues. Complex is clean and quiet. Rent is cheap. Will renew for sure.
The central location is convenient to just about anything you could want. (Shopping, Dining, Getting to or leaving is great.) Covered parking is excellent and not for extra. Management is in tune with community and very responsive to tenants needs and requests. If you have to rent this is just about as good as it gets. John S, Haltom City, TX
