Property Ratings at Riva
The management staff is absolutely horrible at this property. They are rude to you on the phone and do not care to help you when their job is to be nice to the tenants THAT PAY RENT HERE. Besides multiple instances of them not willing to help us out and saying verbatim, "how is that my problem" the one that sent me over the edge was them not even putting any effort or care into taking care of a dangerous-looking homeless man who entered the garage when I left it in my car. This is RIGHT AFTER they had a homeless man break in and break into someone's storage unit. It's so unacceptable, I've resorted to calling the police when there are problems because they don't care about you, all they want is your money. I feel incredibly unsafe here and I certainly feel that they should get staff that genuinely care for people and want them to be safe. They are the worst management I have ever come across and these problems are absolutely not worth the arm and leg you will have to pay living here. Never would I ever recommend signing a lease here.
I contacted the property for a virtual tour and was told only one apartment is currently available months out so they can't give any tours of similar apartments...because they don't have any similar apartments, showrooms or videos? I've been contacting a lot of different places in Santa Monica and this has by far been the worst. Don't waste your time, there's plenty of higher quality for price apartments nearby that actually want new tenants. Remember, if they treat you like crap when you're just applying it's going to be 10x worse when you're there.
It is really a combination of factors. Great location, Great office team and maintenance crew, safety, parking, etc.
Great location, friendly staff and timely maintenance response. The only thing i would like to see improve is the packaging system. Since moving here, Ive lost so many packages because there isnt a safe place to leave packages when we are not at home, in particularly after leasing hours and weekends. Most delivery personnel cannot access the bldg and leave it outside where it can be stolen/lost.
I would talk about the safety issues. Always new people staying here sub letters being a big issue for me. Apartment itself is good. Walking to everything is nice. I'd be upfront with someone about the pros and cons I know sub letting is not allowed here.
The staff are amazing. The location is perfect. Life the building parties. It brings tenants closer together to help look out for each other.

The leasing office is great. The neighbors are all very friendly! Location is good and community balconies are great. Looking forward to the wag sponsored balcony event.

Eddie is awesome but we need security in the parking garages. My car has been broken into twice in 2 years
Prices are a little high, and the building has very few amenities I.e lack of a gym space the most notable.
It is a very good building at an excellent location. It has the potential for great improvement. Example: NMS car and employees are parked around and in front of the ONLY Electric Vehicle Charging station. I think there should be an upgrading to standards by providing more charging stations.
