Property Ratings at River Bend Park
All of the apartments have been remodeled, including mine! I like it here!!
They accept breed restricted dogs, which is what makes the price such a good deal. I've seen Pit Bulls, German Shepherds, & Great Danes around the property. They also supply dog bags to pick up after your dog across the property for free. The landlord is a nice guy, I'd describe him as an older hippie type. Don't think that doesn't mean he isn't a businessman, and that he won't keep you on the up and up when it comes to your finances, but he's relaxed enough to handle most issues without getting angry or becoming unprofessional. Al's often seen standing outside the office Monday - Friday. I'm told the Assistant manager lives on site, but to be honest I've never met him or seen him. The neighborhood is "low income", but it's not anything like the 1 star reviews say: Since April 2018 I have seen a total of 2 cop cars. While we did see a roach, the day after we told management there was a notice that our building block was being sprayed. All and all, really good considering we are right next to a river. Overnight there is a private security that comes by a few times, they lock up the laundry from 10pm - 8am. On the note of that little caveat, here are a few other things to be aware of before renting here: **Laundry** The Laundry uses a card that you recharge, while it sucks paying the $5 to buy the card, after that it's pretty convenient. You can recharge the card on site with debit or credit. The washers and dryers are also of odd sizes. You can wash 1 load, but efficiently dry 1.5 loads. **Pet Policy** Unless it's changed and I haven't been billed the new way yet, the Pet Policy is EITHER $250 per pet for the year, OR $25 per pet a month ($300 total over the course of the year). This was helpful when we had to dog sit for a month while my parents were out of town, no need to have a secret pup with this method. **Pool** The pool is clean and maintained, but be aware you need to go to the front office to borrow the key for entry. Each resident does not get a key to enter and there is no code. **Renovation** You can tell long-term tenants from newer ones, as the renovated ones are new from door to floor. **Features: High Speed Internet Access** The apartment doesn't come with internet, but it is ready for either DSL or Cable without a service person coming by. I think this was just a box the landlord checked without understanding what it implied. **Features: Smoke Free** Can smoke outside, not inside. Each unit has a Balchony.
One of the VERY FEW apartment complexes in Rancho Cordova that accepts pit bulls! Pet fee was just $250, and proof that our pit was registered in Rancho Cordova and up to date on shots. The unit we rented was renovated with new appliances to boot! Super close to the river and dog park, property has a pool, water and sewage are included, and there's private security company that works the site (also have to ask for the number). I'm going to guess most of the bad reviews are from people who got evicted, as this place has been great to us for the past 4 months.
Considering the prices of other apartments in the area, this place is a sweet deal. New appliances and newer flooring. Can’t beat being so close to the river as well. The manager is very friendly about dogs too.
Did anyone actually check out this rat-hole out before putting it on this site. The part where it says features is a huge lie. The air is a crappy window air-conditioner/heater that is located in the Kitchen, so good luck trying to get comfortable in the bedroom. There is no laundry service or High speed internet, in fact, the crappy old phone lines have so much noise on them that getting DSL is a huge pain and keeps losing connection. All the windows leak and they just paint over the mold and cracks. There are roaches everywhere no matter how much raid and bug spray you put down they keep coming back from the neighbors that have nasty apartments. There is never any parking because there is no assigned spots so anyone can take up all the spots and leave you on the street where there is so much crime, you have to get up every 5 minutes to check on the car, or you can bribe the millions of wondering crack-heads and bums to watch it for you, since they are around at all hours of the night. I could go on and on but I think you get the picture.
