It sad to see the reviews on here, I've lived at this property for 5 years. I am a firm believer that if something is as bad as you claim why would you stay, why do you continue to renew and then complain. Albert Einstein said, " Insanity is doing the same thing over and over again and expecting different results". I know from experience that we all know people that complain about everything because they are not happy with themselves. They want to blame others for their unhappiness and expect for others to fix all their problems. Sadly, that's not the world we live in. I have seen a dramatic change in the last year or so in this property. I not only believe but I know for a fact that it is because of the staff. They have been pleasant to my family and I, plus we love the new events they have. They are pretty cool and give us something different to look forward to. We've gotten the items that we requested fixed pretty quickly. I absolutely love the new vibes here. I along with my family would like to thank Yesenia, Francis and the rest of the staff for making us feel at home.
I moved here in March and maintenance has to come to my apartment a whopping 25 times literally. 15 of those times were because of my refrigerator. First, the freezer was leaking, then the fridge was freezing my food. I had to throw away so much food. After the 14th time, after begging they gave me another fridge. Guess this one doesn't work either. I went out of town for the weekend and I came back everything in my freezer was hot and thawed out & the refrigerator portion wasn't working at all. Everything has to be replaced. I am a single mother of a toddler I couldn't even give my child her milk because it was spoiled. The trashcan is always overfilled, the walkways dirty, fire extinguishers are out of date.
I moved to this community recently. I had to make have a dozen service requests to fix some issues with the apartment. And then Air conditioner is not working. Maintenance team doesn’t respond and the leasing office team says it’s not an emergency until outside temperature is 85. It’s been a week since I opened the service request. Don’t come here.
A TOTAL NIGHTMARE, and I haven’t lived here two weeks. -Original move in date, postponed THE DAY BEFORE MOVE IN, for one week. -New move in date- arrived and staff didn’t know i was moving in, on the date they selected for me, due to the postponement. - While I was moving in, because I had no choice, the apartment was STILL not ready. Not detail cleaned, bathtubs had just been refinished(horrible smell). -Detail cleaning was 4 days after my second move in date, and just consisted of floors. DId not touch counters, drawers, counter tops, patio. -One bath tub has serious drainage issues. I put in a ticket 5 days ago, having to buy drano daily just to shower. - Bugs- every day I kill at least one bug. Was told pest control would be out. Never came. -Was promised a $1k giftcard, due to the move in disaster- still not arrived and no one has any idea when it will arrive. - have contacted corporate 3 times. No call back. No apology. Talked to regional manager once- he also promised the gift card that hasn’t arrived. -Staff is friendly, and seems to want to help, but communication seems to lack. Maintainence did respond in a timely manner to two other issues.
This property management company took over Park Lane apartments. I have lived here for 8.5 years and since they took over In October 2020 there has been nothing but problems. Took two weeks to fix my toilet. The manager and staff don't return calls or give curtesy calls about your maintenance appointments. They have lost my rent for Jan 2021 and called me on Jan 26th about it. I always purchase money orders and seal the envelope and drop it in the box at the office onsite. I emailed them back in November about my floors they have yet to get back in touch with me. I am very close to contacting action 9 news about my issues. Don't move in to River Birch/Landon or Park Lane/Landon Estates. I will be moving out for sure. Goldie and Michelle are terrible up communication and returning calls. I have sent numberous emails and phone calls with no return calls. If I could find out who the Operations Manager is or their regional manager I would be giving them a call.

This place is just trash. The only options that have for employment verification/rental history verification is by printing out a piece of paper and signing it. No electronic options which is ridiculous so, hope you (& your boss) have a printer. They were so quick to take my money to apply, yet I STILL haven’t heard back from them on if I’ve been approved or not. It’s been 5 days. I’m over it

Great customer service if you need anything fixed they fix it in a timely manner and will help you anyway they can. Misty is one of the best employees they have and has helped me a lot. If she ever left I would go with her. She listen to all complaints and gets them fixed thanks misty you the best

First the model they show you looks nothing like the apartments. They upgrade the leasing office and mode room but the actual apartments are super old and outdated. You can see the walls, floors and everything cracking. Been here for 4 months and will be breaking my lease due to all the issues. When we first moved in there was bugs on the floor because there is no housekeeping. I also had to fill up a lot of cracks where bugs were getting in. There have been 3 appliances that have needed fix again because the whole place is old. Big issue number 1 was a water leak from above apartment flooded floors and carpet they came in put a bucket under the leak and brought in humidifier to try and soak up carpet which will leave a smell anyway but they don’t care. Big problem number 2 is we found a snake, YES A SNAKE, in the apartment and “has no idea how it got in the apartment” and after multiple attempts to get someone here NO ONE has come to inspect it to find where it came from and stop another one. After talking to management our options are PAY to move to a new apartment or PAY to break the lease. So if you like bugs, snakes, and leaks sign up if not find another apartment complex.

I recently leased an apartment here and all I can say it WOW!! Chris, Lou, Indira, & Goldie has given me the BEST move in experience. I had a issue in the beginning but with great communication and dedication the issue was quickly retified. Thank you for being a great team it doesn’t go unnoticed!!

I went to view this apartment today . The office staff was very friendly. On the tour I was introduced to a Maintenance guy name Lou who was very nice as well. He spoke to me in my native language and seemed to be an upstanding guy. I'm sure I will be leasing with them. They were different from the other properties and was very helpful. Nice apartment, nice people and the right location for me.

There are plenty of communities with comparable floor plans and prices within walking distance than to settle for River Birch. The staff is less than pleasant and does not care about your need as a tenant, to enjoy your home. My toddler and I left after being mistreated by staff, maintenance requests incomplete, and noisy neighbors.

I've been living her for less than 1 year now. Although the other reviews read negatively I have to say that my experience here has been different. My move in experience was normal and whenever I have a work order it's completed within so a day or two. The staff is always friendly and I LOVE my apartment. My rent is at a good rate and I live close to a lot of stuff. In my building everyone minds there business and we all get along knowing that. I have no complaints. I will say this to anyone that's reading this, come here and judge it for yourself and you will see what I'm talking about. I know everyone's experience isn't the same but mine has been good.

Since moving in to my apartment there have been non-stop work orders needing to be processed with repair issues arising. This started the day I moved in and has been on going with the most recent, a major flood that happened from the upstairs unit into my unit with significant water damages throughout. The time frame for correcting issues via work order processing is longer and overall, this place was a very bad experience to say the least. Additionally, when moving in, my place had been occupied by a smoker and I am not a smoker so I had to deal with fans being set up in my apartment to try to air out everything in which it really never did as my place still smells like cigarette smoke, and they used my electricity that spiked on my invoices to do this and never reimbursed me either. I would highly recommend to NOT moving in to River Birch Apartment Homes, unless you enjoy living with work order issues non-stop and having your life disrupted often......
Very poorly run management. They will never answer your phone calls or return them in a 24 hour time frame. The maintenance upkeep is a joke. They fix items in your apartment home with "professional grade" super glue instead of actually replacing the item that would best need replacing. Pest control? Nope, not here as there is a constant roach or two that can be found crawling underneath your door. If you don't pay your rent exactly on time, they will charge you late fees months later rather than charging them on the month that the rent was late. Therefore you are hit with a $40 charge on your rent and they will not notify you of what the charge is for. Seeing as they won't answer their phones, you have to go down to the office and hope someone is even there to get the answers to your questions. Beware.

While the pictures look great, it is not great to live here. Noise is a very big problem. Management acts like you are committing a crime if you complain. Their response is "it's a part of apartment living." So people do laundry, run vacuums, and have loud get togethers from midnight until the wee hours of the morning. Your tough luck if you have to work. God help you if you need a repair. Sometimes they come quickly but the mess they make with it - is hardly worth it. The pipes sing and I was told that it was too difficult to find the source. Management treats the renters like they are dirt. I have found them to talk down to me, lie to me, and just plain be rude! Don't walk run from these apartments.
