La Riviera is a small neighborhood along the American River. The area is mostly residential with ranch-style homes and streets lined with classic California palm trees. Residents can go grocery shopping or grab a bite to eat at one of the two small shopping centers nearby. The area is family-friendly with two community parks, low cost of living, access to good schools, and kid-friendly activities including a skating rink and drive-in movie theater. La Riviera is also a great option for commuters. Downtown Sacramento is only 15 minutes away and there are several bus stops in the neighborhood, plus a rail service station nearby as well. Property Ratings at River Blu Apartments
Lived here for three years and it used to be you get what you pay for (cheap..ish, but crap quality), but with recent price increases, you pay for more than what you get. They took out all the trees so now there is no shade during the summer. If you want to see what it looked like before, go to the adjacent apartment complex down the road. I had my bicycle stolen from my balcony when i first moved in. When i told management, they replied they knew about it occurring in the complex and where somewhat certain they also knew the homeless man that was doing it, and then she proceeded to say "maybe we will put a warning in next months newsletter." Had my car broken in to twice, with one instance appearing to be random vandalism, as 6 or 7 other cars had their windows broken as well. Had my mail stolen twice. Its so bad that now the mail room is open between 830am and 500pm, work regular hours... welp, you better get used to getting mail/packages only on Saturdays between 10am and 330pm. The gym has similar hours, so you can't use it if you work, which you kind of have to in order to be able to pay rent. Two individuals where killed here last year, not sure about specifics. All i know is i saw the county coroner van one morning when i left for work. And then there were a ton of candles outside this one apartment door, which was boarded up (windows too) for two months. The apartment used to be spacious for what you paid, but you can get same if not better deals elsewhere. The refrigerator is incredibly loud. Called maintenance, and they said they can't fix/replace it unless it literally stops working. The A/C system is mounted in your ceiling, and sounds like a miniature harley davidson when it runs. So if you like a lot white noise drowning you out, then you are in luck. Overall, at the current price point, i would shop around, you can get a better deal elsewhere. Do like that its river adjacent. But thats it.

After the rude customer service I just experienced, I had to share this. I called to report stolen packages from the mail room. The lady that works on Saturday's was so rude and condescending to me! I was confused as to why she was mad at me when I wa the one that had my packages stolen and was being polite. I'm the one that's meant to have the stink attitude, not her. She sounded like I was interrupting her weekend break. Very poor service. So far I have had 3 packages stolen from their lockers. The least management can do in such a situation, is to empathize with its residents. Customer service 101. If I can't get my packages from your lockers, can I at least get good customer service??? Big fail!

Two boys was killed here, car broken in 6 times even though I have nothing in it. other cars around me also broken into. Cockroaches for days. enough for all you can eat for your family. Management is no good at all. when you need work on your apartment, they take months to get it done after nagging them a couple of times. they give last minute notice to enter your premises, and then you wait all day, no one even comes. what a waste of time!

I was excited about coming to live here. But over time, there's been a lot of turnaround in regards to management and staff. A lot of times they do not communicate well. Notes are posted on doors saying they need to come in and inspect something inside your apartment and you sit there waiting but no one shows up. A bit overpriced for what you get, despite the fact that they say they try to keep it below market level. On top of that, if you don't renew a lease your rent goes up another $200 if you do month to month. On top of THAT, they keep charging you for all these utilities that just don't seem to add up. With everything you end up paying monthly, you're better off paying mortgage on an actual home.

When we moved in we were supposed to have a unit next to the laundry room, and 2 days prior to moving they say we have to change units because the other unit wouldn’t be ready in time. Now I’m super far from laundry. About a week after living here our front door locks broke, and we were unable to get into our home. Maintenance came a first time and played with the locks and it started working. Then the next day, the same issue happened and we had to wait a couple days before someone came to change out the locks. During this time someone had to be home at all times to make sure we could get back in. We have water bugs. I understand this is normal in hot weather and they have scheduled for someone to come spray our unit. It took days before someone responded to my email. I asked if the spray would negatively affect my dogs and the response I got was uncalled for. They claimed we didn’t tell them we even had dogs, and that we would have to pay all this money to have them. However, our dogs are serviced and 3 days before moving in I provided all their paperwork. Which the leasing agent respond to saying thank you. After I forwarded this email to her again to prove we did tell them about or dogs, she said that the email didn’t have the attachments to it. So my question is why didn’t she say this the day she got the email? Three months later you tell me you never got them. This just goes to show that they are unorganized, and that she didn’t even check the email, or put that we had dogs on our lease, but then comes at me side ways when I simply ask if the spray will affect them? A week ago, on Sunday we go to do laundry. Upon arrival we see a sign on the door saying all amenity locks have been replaced and we have to go to the office to get the new key. How are we supposed to do that if you guys are closed on Sundays? Sunday is a very popular laundry day as well. I would have expected this to be sent in an email to every tenant to ensure we can all get our laundry done for the next work week. Today, I got fed up. This is the second time we have went to the pool during pool hours and it has been locked with a pad lock. It’s Sunday, so the office is closed and we can’t get in because no one is on site to unlock it. As you can see the office people are unorganized, and need to get on top of things. The ladies in there are very nice, and helpful when I do call them but I do feel that they need to change a few things to ensure everyone is properly taken care of.

These apartments are okay. Make sure you get a updated unit when you move in, your rent will go up constantly and you won't get any more for your money. I get that rent prices have gone up in the area and they are keeping in line with the trend, but my rent has increased by $600/month over the last 7 years (nearly double). I haven't received any additional value in that time other than unnecessary landscape "improvements". These apartments are a good value if you go to Sac State, or work in the immediate area, but for the price of rent you might as well just get a mortgage on a house in the suburbs. Also parking is hit an miss. If you have a second car, get home early or you will have to park in the biglots parkinglot. It wouldn't be an issue, but there are trailers, storage units, and other items from the complex taking up parking spaces. Some residents park in the Firelane overnight, just hope their is not an emergency.

These are beautiful apartments in a great location close to the river. Good deal for the cost. Staff are friendly and helpful and the new management team is making an effort to make the community better.
This community is so nice! I lived here alone and always felt safe. The community and maintenance staff was always kind and helpful when in need of something. Great place to call home!
Very nice location, and the management is reasonable and respectable. I am very happy here. Only a couple of neighbors have been a small issue, which management quickly addressed. (PS - Not loving every neighbor is common in any apartment complex) Overall, this is a lovely place to live in a central location, close to everything including the river and pretty views. No complaints from me!
Let's start positive, the only this going for River Blu on La Riviera Drive is the location. It is right on the river, but don't let that fool you. The place is being ran to the ground. Within the 6 months that the new management took over (which is how long I was forced to live here until my lease was up and I got out as soon as possible), I've had a drug dealer and a woman beater move in next to me. When i call to report something, nothing gets done. The office acts like they're on top of things but when it comes to getting stuff done or the safety of tenants, they're no where to be seen. Furthermore, when you decide to move out don't anticipate on getting any of your security deposit back. For some reason we got back dated over 4 months of our utilities and charged for the painting of the entire unit although when we moved in there were already tack holes throughout the apartment. Don't move in to this place! You can find a much better apartment community anywhere else in Sacramento, CA.
