1) The roach problem where they crawl between the apartment in the middle of summer is disgusting. The pipes are so old that there are gnats coming out of the bathroom and kitchen pipes...after home remedy has reduced but still disgusting. 2) Maintenance is terrible- My roomate and I were supposed to get a new stove after move in the apartment management staff has changed but after living here for 10 months and asking repeatedly i finally got a new element and a new eye 2 eyes still need to be replaced ont he stove. There was a leak when they were renovating the apartment beside us and it came into my kitchen, bedroom and bathroom-NO one came out for 3 days....it only takes 48 hours for mold spores to start growing mind you. 3)The leasing office never answers the phone no matter what time of day you call I have had to call the maintenance line to get a message across to the leasing office and I have had to call Franklin Johnston Group personally which I get directed to vm that are full just to get anything handled. 4) The violence is uncanny and it's really close to aquaeduct so if you ain't used to gunshots when you move in you will be by time you leave.

Okay, so my husband and I moved in, desprite for some place to live off post since he is military and we just got married. We we're young and foolish and got sucked into this place nearly two years ago now. We have been three i repeat THREE NEW MANAGEMENTS. since living here and NONE OF THEM are any better than the last. We have had SO MANY ISSUES with this apartment starting with when we first moved in ROACHES and BLACK BEATLES then the SPIDERS and as I was nearing the end of my pregnancy a rat (just one) but still A RAT came into my room in the afternoon and crawled all over my stuff IN MY ROOM. I called for maintenance more times than any one should have too trying to get them taken care of. No one came. Then my bathroom ceiling began to fall into my shower in the middle of the night raining water from above. It smelled like bleach and when I called no one came for DAYS!!! I had a one month old at this time.... Very unsanitary, and harmful I ended up having to call the city I Spector on them and when they showed up they kicked it into gear. New air system was installed bathroom ceiling was fixed to perfection and my dish washer was fixed. Sadly issues continued after that. Then my toilet backed up countless times and no one came to fix it until MIDNIGHT, and not to mention the kids of the complex having their bus stop ON MY FRONT POURCH. I got woken up every morning at 5:30am by screaming horrible children banging on my glass windows blarring music exc. And when I demanded they be told to leave my pourch to the management they told me that was their bus stop..... WHAT? There was a bus stop right up the complex not on my pourch! And then the kids knocked over some bricks and the complex tried to charge US FOR IT. I never even go out there mind you. They also drew on MY CAR and played under it and nearly got hit. There is a crazy man who shoots his gun off in the 3rd complex FOR FUN!! And drugs, my neighbors hot boxed their house every night and blarred music until all hours of the night. Had no respect for anyone. I could go on and on and on but the biggest one that got me. Is you better not need anything SERIOUS because their emergency maintenance line is ... Wait for it... DISCONNECTED. o.o just PLEASE especially if you have a family DONT RENT FROM HERE!! this place should be OUT OF BUSINESS!! I'd give it NO STARS IF I COULD!!
RUN FOR YOUR LIFE! If I could give this place no stars I would. It has to be the worst place to live ever. Let's start with then I first moved in, I immediately had an issue with rats. They finally after two weeks resolved it. The rent fluctuates and now they're under NEW MANAGEMENT! You would think that would be a plus but it's worse than the last. The new property manager is completely insensitive to the residents' needs. Her first week in, they hired people to fix the toilets. Of course they did a horrible job and my toilet started leaking. To note, I stay on the second floor, sorry 1st floor neighbors! Anyway, her fix to that was to wait until they got back from lunch. Huh? Next, as soon as the summer crept in, I immediately started having A/C issues. This whole summer, maintenance has had to come out once a week to correct the problem. They don't come on their own though, I have to call them and tell them to and IT'S ALMOST FALL! They won't compensate me on my rent knowing I'm living in an apartment with an old unit. So yeah, myself and my dog have to live with a friend once a week. I could go on. And on. And on. Just stay away! Please! For your sanity!
I had some issues in the past with the previous property management and maintenance staff after losing my apartment to water damage. Then, I wrote a review about how poor my service was at the time. Since then, new management has come in, along with maintenance, and the property manager been nothing shy of amazing in helping me get my account credited for the incident, while the maintenance is professional and prompt. Carolyn has taken on a great task in getting things in order, which will take time, but she is consistent, reasonable and stands firm on her word.
If you are looking for a community close to public transportation ,mini mall,and good food this is the place to be. They have lovely spacious apartments with plenty of room ,nice size kitchen .The space is comfortable and the staff is awesome. .Stop by and check it out a great place to live.
To start it's a nice place to live. Having very little in the past, it was great leasing my own apartment. It has been a big step for me moving in. The community is well secured, very calm on my level from the second floor, not to noisy, and very spacious. It has been very settle for me, being my first rental. My mother in mexico would love to see how good i'm doing for myself. My parent's are everything to me. Just wish I could take care of them more than I can. I'm definitely most close to my family, my older brother has moved in and my mother and little sister will be visiting soon and hopfully stay for awhile. We are a very close family, and help each other out. Even though we may not have much, we still look out for each other no matter what. They'll love the neighborhood. I quite enjoy being a resident here at the Heritage Trace apartments, and feel everyone here feels the same.
