Property Ratings at RIVER DRIVE APARTMENTS
I've lived here for about 6 months now and I'm pretty happy overall. The heat works great (windows are a bit drafty) and is covered by the apartment, the A/C is also covered but I've yet to see how that works. The building I live in is quiet and my neighbors seem pretty nice. The balcony is gorgeous and the grounds are pretty well maintained. The only reason I don't give it 5 stars is because I feel like the bugs are a lot more common here than anywhere else I've lived. For the most part the bugs I've run into are boxelder bugs which are totally harmless and generally just fumble around minding their own business, but we have had some spiders and the likes floating around as well. It's annoying for sure, but nothing huge.

I’ve been in this apartment for a year now they have really bad earwigs in the summer time they come from your bathroom vent and your heater also your bedroom windows. In the winter time it gets very cold the heat doesn’t work that good because the windows are really bad. One thing I can say I like about this apartment is that they are very understanding and you don’t have to pay for heat or cooling here.

River Drive has a pest control company that comes weekly and is free to all residents. You just have to call and be put on the list. All the windows were replaced in 2017. The heat does work great and if there was a issue with the heat we have 24 hour emergency maintenance to assist all residents.
I stayed at this apartment for several months. Overall, this place is okay, but really can be better. The best thing about this apartment is the location. It is actually quite convenient, its located right at the border of Ypsilanti, so you can get to Ann Arbor quite quickly. You can get to downtown Ypsilanti in 5 minutes and downtown Ann Arbor in 20 minutes. It has many stores, pharmacies, and grocery stores within reach. Btw, this place is literally right next to EMU. This place includes cooling and heating, but you may need to call up the maintenance people often because the apartment is old and things don't really work as expected. Keep in mind that it can get real hot in the summer. The temperature controls don't really work either. The staff is okay. According to my personal experience, they try to be helpful, at the very least. The most helpful was probably the maintenance people. The a/c and heat unit in my apartment was broken and they actually were able to fix it, though had to wait for a couple weeks for them to get the parts. In terms of the negatives, I have a few things to mention. First, the security cameras are just for decoration, the intercom too, they don't really work, even the staff admitted that. And if you ask the staff about the cameras and the intercom, they would tell you either they have been trying to get it fixed but the head company are not responding, or the guy in charge has been sick. If it's true, I hope he feels better but this is a serious issue because it raises security concerns (though if you have common sense, like you lock the door and you don't flash valuable things, you should be okay). Second, the neighbors are a little introverted and some of them are unfriendly. Most do not really say "hi" when you pass one another. Most of them do not even respond even if you do. So, if you are looking for a community, this may not be the place. Third, i must mention the free storage in the basement. If you do use, use it at your own discretion, because if you put things there, expect people to go through your belongings. Overall, this place is really just okay. If you want somewhere luxurious and new, this is not the place. But if you are a student and you only need to rent for several months, or a place to stay, this place is fine, you will survive. So again, this place is okay, it meets all the basic needs but definitely not the most luxurious place you can find in the area.

River Drive Apartments does not have air conditioning. River Drive has a cooling system and we are very up front about this and the function of the system to all prospective residents prior to moving. No community can control the kindness of neighbors but we do take any violations very serous. River Drive has never advertised as having up graded apartments. The units will be clean and everything will work. The units are a great price for the size and location.
Abysmal office staff, they're not here to help you. The machines in the laundry room break down, and they let water fester and stagnate in the machine for three whole months. They've yet to fix that. The property manager, June, backs her staff on everything and resolves no issues. The maintenance will force themselves into your home and claim a water emergency every single time, though they find nothing. They rent hike an already outrageously overpriced college apartment. 1000$ a month for faulty ACs that leak into my floor and mold all year long, when they actually "work"?? When I brought this to the attention of the company that manages the property, Wilson White, they "very much doubted" that any of this was true. They would not help, they would not address the issue. Don't move here, if you have any other options. The only redeeming quality of the apartment complex is the fact that they don't charge you for the gas stove, or the forced air that barely works, and they only turn on when it's been almost 100 degrees for a month straight.
The place itself is great, besides the heating/cooling never working properly. The thing that is making me leave is how residents are treated. I accidentally wrote my money order to the wrong name and was never notified. I had to find out by seeing my bill not paid for weeks. This happened on several occasions. I was also NOT notified that after 3 missed payments in a year, they can kick you out. NOT very professional and I will be making sure everyone I know won't be living at River Drive. Let's not forget when I called the Emergency # after the basement flooding and they let me know they'd be out right away! And they never came leaving the basement smelling like mold for months. I’ve also been at this place for almost 2 years. I have been parking in the same place my leasing manager told me to since day 1, when I moved in. Recently I have now received 2 parking tickets for not having the right permit. The leasing office is taking no responsibility for the $500 I have to cough up for their mistake of telling me I am allowed to park there with my permit hanging. OH and rent will keep going up every year , even with no renovations and all of this going on. Don’t EVER live here.
The owner always has an attitude and never wants to work with you, the maintenance is horrible and will walk into your apartment whenever they please, the A/C is always breaking, and leaking into walls and carpets, and into the kitchen floor! Nasty pool, and annoying neighbors. I wouldn't recommend living here. Almost $1000 a month isn't worth it when the place would be worth $450-$500 down south. If you see this place, RUN.
I have lived here almost a month now and it has been the most disappointing apartment experience I have had to date. The units are poorly maintained inside, the AC that is supposedly provided rarely has worked (maybe half the time) and when working barely cools the apartment. The staff is friendly and moving in was easy enough to set up. This could be a really nice place to live with better management and maintenance staff. Truly unfortunate.
I’ve been in this apartment for two years. Perfect apartment. If you call maintenance they are there within the day!! I’ve been here for two years, and the only thing that I had a problem with is my leaking a/c Unit, same for above me. Causing the ceilings leak. Wasnt their fault, just apartment issues. Amazing apartment, staff, just got new carpet in the hallway, as well as updating the intercom system! If your looking in the area, this is the way to go, cheap rent with a lot to give!! 10/10!!!
Scheduled a walkthrough tour with staff. Some trepidation after reading poor reviews online. However, was pleasantly surprised with professionalism and consideration for all residents. Online reviews are very polarizing; either super positive or extremely poor (you don't see much middle ground of the majority). Called to say that I decided to lease with another apartment closer to my work, and management was very understanding and in good spirits.
The AC units are old and they don’t work well or at all. Management will ignore you about any request to fix them and lie to you they work fine but they're old and there is nothing they can do. If you don’t mind having no A/C in the summer, then other than that this place is average. Well they have a bunch of ants to but you’ll get used to them.
Having been lived there over 3.5 yrs since May 2012. I left excellent for their management. Honestly, the building are a little bit old, but they tried to keep the best condition as they could. The likes: The Rents! Curb side trash pick up, holding packages for the residents, great location for EMU students, utilities covered, quick emergency response on weekend. It was very nice for them changed new dishwasher and balcony for my unit, It will be nice to have GYM, but it's ok for me since I could go to School for it, And it will be even nicer to have carports for winter michigan. The only reason I moved out is because I graduated from school and need live some place closer to my work. Overall, my roommate and I enjoyed the River Drive management and our unit.
The maintenance staff and office staff including the manager are terrible. Takes them MONTHS to fix any issue that they have. If you try to call the office they often don't answer the phone or you cant get a hold of the manger. I have even had people that work in the office hang up on me while trying to get an issue solved. I have had several issues even had to call corporate just to get them to do their jobs!
