Terrible place to live!!! Roaches, floors falling in, roof leaks, horrible management company. If you like living in unsafe conditions this is your place! Would not recommend to my worst enemy!
Poor construction!! Ultra thin walls!!! Floors are unsafe and so are the decks that haven’t been replaced yet. Property manager said water, sewer, trash is included in the rent but it is NOT!! Not only do you get a large bill but you also get charged for them making the bill. You are not on separate meters so if you don’t have a washer then you are paying for other people’s water bill because the main bill is divided amongst the tenants. Roaches and bugs are a problem here. The mold in my apartment is oppressive! I was shown a nicer looking townhouse prior to renting. The one I got is a dump. Couldn’t look at it prior to moving in because it was being worked on - still being worked on. Was told by her: maintenance was on vacation. He’s sweet but not to experience. Property manager doesn’t answer her phone nor replies to her messages. Worst place I have ever lived in and worst property manager I had ever had!! Overpriced rentals! Find something else!!
Construction is thin walls. You can hear everything. Built in the 80’s and not maintain. Floors slope and are soft. Decks that haven’t been replaced have rot in them. Property manager never answers her phone nor calls you back. Inexperienced maintenance boy. Bugs, mold and hidden fees. These apartments should only be $400-500. Dog poop everywhere and manager won’t clean it up.
there are MASSIVE roaches that management refuses to acknowledge, the floor boards are falling apart underneath the cheap flooring they have despite the beautiful renovated units they show you at first but really you end up in a unit that hasn’t been touched since 1980, maintenance takes days to respond even if you say it’s an emergency and most importantly they TURN OFF YOUR WATER WITH ZERO WARNING and then over charge you on the bill every month. do not EVER sign a lease here!!!
The walls are thin you can hear everything. Water is included yet the send you a 40 bill each month for it and refuse to show you your water usage. My water at my house I just recently sold is less than that and that's with 6 people in house. There us never ant poop bags for the dogs but they will fine you if you dont pick your dog poop up. The townhouse is poorly maintained outlets don't work water isn't really hot for showers. There is ALOT of stuff wrong with this place!!!. I will be moving as soon as i find something available. This place is the Worse.
At first I was excited to move in but not long after moving in, I noticed: - the pool was awful - my carpet was never cleaned (I documented this on my move in damaged form) - my blinds had bite marks in them ( also documented in move in damages) - bugs The only thing improved was the pool. Even after 7 maintence requests about bugs, the exterminator only visited twice. To top it off, I was charged upon moving out for the carpet and blinds. They also charged me a pet surcharge even though I never had a pet. Please live somewhere else.

Upon move out, the carpet in each apartment home is either professionally cleaned or replaced. I'm sorry to hear that your request for pest control was somehow missed as our professional pest control service visits monthly and is complimentary. We document each move out with pictures and keep files in their entirety so I ask that you please contact us directly if there are any charges you would like to dispute. We are more than happy to look into anything you wish.
Awful business practice. They charged us $1,200 on top of keeping our $600 security deposit to move out when we bought a house. They claimed damage to the carpet from our dog, when in fact our very first work order we ever made to them was about problems with the carpet. They also charged us $130 for extra carpet cleaning because we had a dog. We paid $300 for a pet deposit and $10 a month to have our pet. Is that $300 not for things like extra cleaning? NO, the fact is they charge you ridiculous fees and pocket all of your hard earned money. The apartments are old and not well taken care of. They never change the carpets and when they paint they use the worst quality and slap it on their so it's all over everything. Nothing is done with quality or care. It's obvious they care only about making money and not about the well being of their residents. I wish we had never found this place.

We understand that moving can be costly and hate that you left on bad terms. We explain the lease in detail at move in and understandably much of the info is not retained such as the difference in a pet fee verses a pet deposit. These are quaint two bedroom town homes with good storage and medium sized kitchen, tucked right into the lush greens of the smoke mountains. At least that is all you see while you are on the complex. Located right above Alcoa highway, next to the airport and the railroad, you'll never know you are so close to all needed conveniences, especial since rarely any noise penetrates to the complex. The common areas ,such as pool, dog park, and parking lot are always well maintained and the landscaping is professionally maintained on a weeklybasis. Staff are very helpful, and maintenance requests are resolved in a quick manner. Power bills normally run around $60 on average, and gas approximately $28. For a low price you receive a piece of Smokey Mountain living with all modern conveniences and great staff to accommodate you. I truly enjoy living here.
Riverhill is a place like no other.. Its seems like you're miles away on a mountain top. But you're not the city is at the foot of the hill. Beautiful Salt Water Pool.... Relaxing deck to relax on after a long days work.
