Property Ratings at River Hills Apartments
A tenant is lucky to get Luke warm water at best for Bldg 12. This issue has been brought to Maintenance and Property Manager at least 15 times and nothing has been done to correct this issue. This property charges the highest rent here in Fond du Lac and as tenants deserve for the money being paid to turn on the faucet and get HOT water. I have spoken to ALL tenants in Bldg 12 and they feel the same way-FRUSTRATED!!! In speaking to maintenance they know the system has an issue but have refused to do anything about it thinking the problem will go away. I think not. Think twice about spending your money at a property that cannot provide its tenants the basics of HOT water.

On the outside, this place is really nice. It comes with a pool, a workout area, an amazon hub, and a nice property to walk around on. When you first walk inside the apartments, they have a nice look on the inside and look modern. The problem is the vent systems allow you to hear EVERYTHING that is going on above you. Whether its people talking, urinating, flushing the toilet, water running, closing cabinets, or even on windy nights the vents will be loud. I haven't heard any noise from the people below me, so I would suggest a 3rd floor apartment. In addition, I needed to switch to month to month for my final month. They provided a price in the move out confirmation letter, and then charged additional amount when it came to that actual month. Why provide a price is you aren't going to honor the price you listed?

I moved out prior to my lease ending and have no issues paying through the end of my lease but instead they charged me almost $250 over what my charges should have been. I have been asking how they got those numbers and they keep telling me that I have to wait several weeks until the lease is actually up to get a statement of the charges. This is ridiculous since they already took my money. Their charges on their resident site don't make any sense.

My Fiance and I have lived here for just about a year. Jade, the leasing consultant, has been nothing short of AMAZING. She has helped us with any issue we have ever had. Our apartment is amazing, our neighbors are nice and when we leave one day we will definitely miss it.

The walls and ceilings/floors are so thin you can hear everything around you. I have been woken up by people entering and exiting the building. I have heard my upstairs neighbor urinating, talking, yawning, opening drawers and cupboards, walking. The rent is far to expensive for that to be acceptable.

I moved to Fond du Lac from the Twin Cities, and the price and quality of River Hills is incredibly affordable. I've noticed a little noise from above, but it's mostly just foot steps. You can hear a full conversation and noise from the balconies right through the walls though. So, it's a quiet community but neighbors can be tough. I was especially pleased with Cassie and Jade's assistance with the whole moving process. These things can be a real headache, but I was able to coordinate everything via email prior to my move!

I moved in with my wife early last year as one of the first residents at River Hills. Overall, we've had a great experience living here. Nice finishes in the apartments, modern, spacious, and a great layout inside. Also a great location with 151 and 41 nearby, and a grocery store one mile away. Management and staff are friendly and easy to work with. Parking can be in issue and I've had to park a good one hundred yards away once or twice. However, a short walk 2 times in the last year and a half isn't a deal breaker for me. A nice touch is the pet waste bags located free of charge at various points across the entire property which saves me a couple bucks. They also just opened a little dog park up as well, with the community center and pool hopefully coming soon. Definitely one of the nicer properties in Fond du Lac. I'd recommend these apartments to anyone

When searching for a place to living in Fond du Lac, my husband and I were hoping to find something a little nicer than other apartments we had lived in. River Hills pretty much met our criteria. Having in unit laundry is a big plus, plus we really like the white trim. So many apartments feel dark and dingy inside. These ones did not. Any of my friends looking to live in the area , I always suggest here. I love all the Facebook contests they do. I have even been able to win money off my rent.

After looking at multiple options I stumbled on this gorgeous property. I stopped in and got some information from the great staff there and they were awesome at answering all of my questions. Large dogs are welcome which is an enormous plus! Heat and water are included in your rent as well as washer/dryer in the unit. Those features alone pulled me in. This community is impressive and a place I'm looking into moving to. It's out of the city some so you have some quiet of the country. Definitely take a look at this amazing property!

Moved from first floor to 3rd due to extreme noise issues. Still have them on 3rd floor. No insulation, can hear EVERYTHING. Don't hear too much from Hwy 151, but do hear some traffic as well along with several trains. Construction noise is very loud with very early start times. The windows are not good. We had an issue with flys in the Summer because the screens don't fit properly and they rattle when there's any bit of wind. In the cold Winter, condensation builds up and literally soaks a paper towel when wiping up. Too expensive especially with no amenities and for the way they are built. Seems they went up in a hurry and they are being compromised. Parking is always an issue. Dog owners still not picking up after pets, even with pet stations all along property. Several move outs, but they seem to fill up quickly. The manager is good at trying to fixing issues, but there are far too many issues to fix. I hope this review stays on the site as I noticed other "negative" reviews have been removed. Just an honest review from a tenant who is not an employee of the complex.
The apartments are beautiful inside and the best I've seen in Fond du Lac. Noise isn't bad; we really only hear neighbor's footsteps above us, but never any noise from the sides. I really like all of the grass space around the buildings; it makes our dog very happy with a lot of room to play. Great location with a grocery store and several gas stations one mile away, and right on the corner of both 41 and 151. Traffic noise is not an issue. Landscaping is also beautiful outside, and makes the apartments feel even more well-kept. It is still new construction with more buildings being put up, so there is minor construction noise during the day. Management has been responsive and quick to fix any issues that have come up. Overall a wonderful place to live and I would recommend it to anyone
