Nashville’s Riverfront neighborhood is an up-and-coming sector of Downtown with premier proximity to everything that makes Nashville the Music City. Property Ratings at River House (TN)
I've lived at River House for a couple of years. While it was great initially, the new management team has been unresponsive. The property is often dirty, with trash accumulating in common areas. There are also serious structural issues on the exterior, such as cracks in the floor and water leaks in the ceiling. Security is a major concern, with multiple cars being broken into. I have had several packages stolen. The new management staff does not address these problems when approached. I cannot recommend this apartment building as there are many better communities in the area!
River House seems to be a new, up and coming place for people in all walks of life. It is also in a growing part of Nashville that is very accessible to downtown. It is also very easy to apply and get set up if River House is where you choose to live.
I love my Residents and my managers and everybody on the staff
Property management is rude and unaccommodating. The elevators are constantly down, as well as most other amenities. Car break ins are frequent due to the large homeless camp at the bottom of the hill. If you value safety and peace of mind, look elsewhere
The apartment is just where I want it. The location I mean. My view is great. And the piece is wonderful. The staff is great and always there when I need them. Love it here….??
River House has been a great place to live! It’s nestled in quiet location that’s a convenient walk to downtown with views of the river. The staff are friendly and very helpful!
River House is a place for you to relax, enjoy, and have fun with other people. Management is so nice and they care about you. Your neighbors will be welcoming to you moving with River House. I appreciate this community so much!
This is a very nice place to call home! Convenient location, great outdoor space & amenities, nice spacious bathroom and living area! Staff has been great to work with and great view just out the door to the river and stadium night lights!
River house is a wonderful community! The location is great, the amenities are amazing and everything is always kept very clean. The finishes in the apartment are modern and industrial and this is by far my favorite place I have lived in Nashville!

I have enjoyed living at RiverHouse for the last few years but as of late it has not been as good. The exterior of the building looks dirty and the garages are disgusting and need to be power washed. The company needs to do better in cleaning the building.
This community has been welcoming since day 1. I truly lucked up and stumbled upon River House while leaving 1 of the 4 communities I looked at, and I instantly felt like this could be my new home. The leasing team was amazing, the process was simple, and my doggo loves it much more than I thought she would. It truly is a blessing to have found this place and I am so happy to call River House my home!
I love this apartment community! They have all of the amenities that you could want and the staff is exceptional. I have to shout out Marianna! She is so sweet, but more importantly she is knowledgeable and accommodating. I have never asker her a question she did not know the answer to and she has always been SUPER helpful! River house is great, but Marianna is AMAZING!

This whole process of moving in and getting approved has been a breeze! The apartments have more square footage and amenities than any others I looked at and still have a better price. The leasing agents are awesome, super responsive, and incredibly helpful! Marianna helped me with my whole process and she's been amazing. :)

Marianna in the front office is very nice and helpful. She made it a seamless and easy transition adding another person to our lease. We also had some maintenance requests to fill and Henry completed everything quickly and was very friendly in the process. The people here separate them from other places we have lived!

I have had an unpleasant experience with the management company. My lease expires August 6th. I reached out 4 months in advance to when I would be getting my renewal proposal, I was interested in possibly renewing if my rent price went down. I was told I will be receiving it approx. 90 days in advance to when my lease expires. The 90 day mark came and went, I continued to reach out to the leasing office multiple times with no response. Finally on May 23rd, I got a response stating my renewal proposal will be presented at the beginning of June, I expressed my concern then, since I knew there was a 60 day notice to vacate rule. At that time an apartment rep told me that 60 day period would be waived to the delay with getting the renewals out. On June 16th, I got my renewal proposal, 51 days before my lease expires. July 6th I put in my notice to vacate. July 8th I was notified I am responsible for rent until September 7th due to not abiding by the 60-day notice to vacate rule. When I reached out to the leasing office to try to get this corrected due to informing me that 60-day period will be waived, they did nothing. I don’t know how myself or anyone else can sign a lease or decide to leave without knowing the renewal price or the lease term. If I gave my notice to vacate on the day I received the proposal, I still would be charged due to it being after the 60-day period. The property manager Kendall was very unhelpful with this situation. She informed me that the 90 day renewal proposal advance is not required, so they are able to send them out whenever they choose to. It is our responsibility as the tenant to figure out if we will renew or vacate prior to even having the renewal. When I expressed I needed to know the price before deciding to renew, Kendall said "on your notice to vacate form it says you wanted more space so obviously the money is not the issue". I was so taken back by this, if the renewal rate was lower I was planning on staying. I've tried to reach out to corporate about this issue and shocker, no response. Be aware of what you will be getting into with leasing at River House. While the building and units are nice (minus the elevators that break down), you will be dealing with a management company that is unprofessional, unresponsive, and is misleading. Be on top of your lease and know that no matter what they tell you over the phone or what date they send the renewal proposal, you still must give the 60 day notice to vacate.
River House was a nicely finished, well maintained, generally quiet community for the year I lived there. Maintenance staff was particularly fantastic and was very consistent. There was a bit of turn over in the main office. Occasionally the pool area would get a little "fratty" on weekends for lack of a better descriptor, but nothing out of hand. The building always felt safe as well. Initial concessions made the rent a good deal but the rate for a second year pushed it into the territory of being more than I wanted to pay and I was tired of hearing I-24/I-40 in the not so far off distance every time I stepped outside so I moved out. All was well and good at move out until my final bill when I noticed two charges that seemed off. Despite maintaining required renter's insurance coverage, I was charged for 2 months (4 days in one month, one day in another) of their default master renter's policy. Again I had maintained coverage and sent proof via insurance documentation after the charge surfaced on my final bill emailed to me two weeks after move out. I got a pretty canned response from the office saying this charge could not be removed although the exact reason was vague. I pushed back since lease documents didn't have language supporting their stance, but I received an almost identical response again. Ultimately, the impression I got from these responses was this wasn't a particularly uncommon occurrence and this is their standard response. I also got the impression from the responses that since I was already out and the fee was relatively small, they would just hope I'd go away. Overall, the building is a nice place to live albeit a little expensive and a little too close to the highway. Just be extremely diligent about what they might charge you for because they probably won't budge when you're gone.
