The maintenance team at River Mill Lofts has done consistently excellent work in the two years I've lived here.
The balcony looking out to the river & the dog park along its banks are pretty nice & everyone seems friendly. The complex is really close to all the things you would need...its like 10 minutes to almost everything. And my dog loves the dog park. The residents all seem friendly. Overall its really nice place to live so far - its only been a few weeks.

This is such a neat property! The dog park is so big and right on the river. The location is great to get anywhere within about a five minute drive.

I think River mills is awesome! This complex has been such a breeze to move in to, it feels safe and secure, and the residents I've met are calm, cool, and easygoing. It's super pet-friendly, and the staff is amazing and super helpful. My partner and I moved from out of state and this complex was such a hidden gem to find. It's close to everything, parking is easy, and the dog/human park across the street is awesome. I wouldn't say it's the most kid-friendly (no kid park) but otherwise, it's so amazing. Good price, and again, awesome location.

So far... The pool is never open and the ceilings are paper thin (you hear everything upstairs and there are 4 floors!)... Think twice about getting a room here.

The River Mill staff is unmatched by any apartment complex in the area. It is so easy to get in contact with them and they are so attentive to make sure you have a good experience. My husband and I originally were looking at another apartment complex to move into because it was recommended to us. We were moving from out of state, so that personal recommendation was important. Long story short, that complex’s communication was so terrible and our application was lost, so we were scrambling to find a place within our budget 6 weeks before we were moving. We reached out to River Mill on a Friday afternoon at 3 pm and within 1 hour, we already had a unit picked out with the application sent in. The next morning, we were approved and sending in our security deposit. By the next Wednesday, we were already signing a lease and starting to set up utilities at River Mill. We cannot thank the River Mill staff enough for their sense of urgency, responsiveness and kindness during such a stressful time. Now that we’re moved in, we are loving the River Mill and recommend it to anyone looking for a community off the beaten path with everything you could possibly need from an apartment.

River Mill Lofts River Mills Lofts plugs itself as “luxury” apartment living. But having lived here for several years, their idea of “luxury” is pretty standard. While the first floor’s concrete flooring is a great touch, there are so many inconsistencies from one apartment to another that are questionable. But it’s definitely not worth the hand over foot rent increases (of 10-15% on top of already high rent prices) that happen every time you turn around. When I first moved in at River Mill Lofts, I could say without a doubt that this complex was one of the nicest in the area. It was a small, close knit community, with great on-site management. The property manager could actually do things to HELP residents rather than being a mouthpiece for corporate. The maintenance staff and other support staff kept the property beautifully landscaped and CLEAN. And then Greystar took over. From the moment Greystar Property Management took over, River Mill Lofts has gone wayyyy downhill. They’ve cut staff to a minimum, and they’re all overworked and overwhelmed. (No wonder their turnover rate is so high). The maintenance of the landscaping is almost nonexistent. There’s constantly trash all over the grounds. Not to mention, constantly having to side-step to avoid stepping in dog poop, even on the sidewalks. The major downsides are having only a small exercise room for two buildings with close to 300 units, and a pool that has to be shared with two other properties. In the summer, it’s like living in a frat house. Additionally, parking is atrocious. (It did get better at one time when there was active towing, but that seems to have stopped). One thing the previous property management group (SEMCO) had in the works was to potentially move the existing exercise room into a renovation of the clubhouse for easier access from both buildings. Greystar, however, seems to have put a stop to that and is fine with having an eyesore of initial construction (rubble from previous concrete, and mud). All in all, it’s beyond disappointing to see what has become of a once amazing complex at the hands of a management company that clearly doesn’t value residents.

Keep looking for other property unless you like walls that vibrate from HVAC units on the roof so loud it wakes you up at night, trains going by with whistles multiple times of the day and night, building common areas that are nasty without housekeeping, electrical outlets without covers, water pipes that burst, dog waste in hallways/elevator/sidewalks, limited parking area with towing, trash dumpsters/trashcans that overflow, smoke alarms going off at all hours for no legitimate reason, loud amplified music from pool area at all hours, staff entering apartment without 24 hour notice or prior approval, your apartment inundated with so much marijuana smoke you could fail a drug test, coupled with unresponsive leasing corporation, management staff and courtesy officer. Although, I must give positive points for the maintenance staff, they seem to do the best they can do, given the other circumstances. Note, other properties in the area provide community activities, a larger/nicer gym, in-apartment washer/dryers, etc. for similar prices. Unless you are a college student who is hoping to live in a frat house style community, consider other options.

I moved here 5 years ago when the building opened. I loved it when it was only one building and I had the opportunity to know the office staff, maintenance, and cleaning personnel. The community gathering events put on by the property management company was such a nice touch to get to know my neighbors. I wrote a stellar review at that time. Things have changed. I'm not sure that my hallway has been cleaned since the cleaning staff that was hear since the beginning was released.

My husband and I moved in at the beginning of May, and so far are really enjoying living here. Some of the other reviewers mention some issues with trash and the package rooms, and I agree, but this is nothing we haven't experienced living in bustling apartment communities outside of Asheville and both of these issues have been addressed since we moved in. We live on the top floor so don't have much issue with hearing our neighbors, definitely not more than I have heard in any other apartment I have lived in. I've had pleasant experiences with the staff here and it seems to be well maintained, there are definitely some growing pains for a newer apartment community that are apparent but overall we really enjoy living here and the area.
An honest review of good and bad: The apartment itself is fine. The 2nd bedroom in the Chatooga floor plan does not have any windows, just an opening in the drywall with no glass to the kitchen which is weird and probably wouldn’t be suitable as an actual bedroom as you can hear and smell everything from the kitchen and living room. The riverfront dog park is fantastic! The second smaller dog park is not worth mentioning it’s about 30sq feet. There is no option at all on the premises to recycle which is super worrying especially in such a progressive city as Asheville. The trash bins are always overflowing which could probably be alleviated if there was a recycling option. They are in the process of installing trash compactor, again though, recycling would be 1000% better. The trains go by about 3-4 times per day and honestly aren’t that bad, but my apartment is quite a bit away from the tracks. You can also hear everything from the apartments above you. We have a tiny 10lb dog above us and it sounds like a stampede with barking all day. You can also hear everyone above you flush the toilet which is...an experience. The leasing agents aren’t super friendly. We signed site unseen and didn’t feel overly welcomed and never got any tour or introduction at all. Their emails are a bit short and could be more friendly. You can walk into town via a sketchy train line or over the giant hill through a neighboring development and be in Biltmore village in 15 mins. 5mins drive or less to tunnel road and all of the shops. Overall, a good place for a short amount of time or if you have dogs.
I agree with the last review. There are two tiny trash containers for both buildings which are almost always overflowing and there is no dedicated recycling. There is no package room in the second building and the one in the main building is a disaster. Noise complaints are routinely ignored or you are told to deal with it yourself. The location is close to everything, however, there are no sidewalks on Thompson Street so you still need to drive to just about everything. It would appear that the only things management cares about is the filling empty units and the landscaping.
Trash is constantly blowing around. Packages are repeatedly lost. Masks aren’t worn or enforced. Electronic payments aren’t accepted. Door locks and access panels are repeatedly out of service.
