The location is great - very close to my workplace (downtown Columbus). The management people are incredibly professional and nice. They were very patient with us and treated us with respect. The property is beautiful and has several options in terms of floorplans, and having a gated one is a plus. Overall, a great place to live.
The property itself is nice. Very quiet, great location, incredibly nice people living here with the Quarry Trails park entrance nearby. The Management on the other hand is a mess. I never get a direct answer unless a manager is there to talk to, and when people say they will call you back, they don't even if you give them days to respond. IF you want something actually done you have to walk in to the office and be mean and forceful or they will give you everything BUT a straight answer. They promise things in a certain timeframe and NEVER deliver, propane being filled for the grills, getting maintenance done, improvements to the property they claim are coming. You will get royal treatment until you've been here 6 months. After that you may end up without A/C for 27 days in the hottest months of the year with one tiny air unit for your 3 bedroom to be told that one unit keeps them from any liability. The new management has not been any different than the old in my opinion but I'm minutely hopeful that maybe it will turn around.
Not only did they ignore all requests to come fix our AC when it stopped working back on June 28th but they just never responded to a voicemail, email, phone call or face to face verbal request. They also tried to give us a AC unit with bed bugs crawling all over it. They will take your money and evict you at the same time. BE WARNED!!!
To be fair, I must say there have been extreme improvements since new ownership and management have taken over. (December 21) They have made immediate changes to the upkeep of the grounds, they are in the process of improving the parcel delivery, and the mailboxes. The ongoing communication with the tennant's is what it should be. This company is run by professionals. With the changeover, I have contacted the office on numerous occasions with questions, and everytime I have been treated with respect by very friendly staff. I'm looking forward to see all the other changes.
Recently moved in and things have gotten a lot better. It pretty quiet and the apartments are nice for what I am paying. Much better parking situation from the last place I lived at. It's gated which is nice.
The new management is so much better! I like the location and it is quiet which is nice since I work full time and fulltime college student so when I'm home I enjoy being able to relax peacefully
Live absolutely anywhere else. Unfortunately stuck living her until our lease is up, moving out ASAP. The management is awful. They won’t fix anything you ask them to. Dogs constantly off leash leaving piles of poop everywhere. Lots of hidden fees making your monthly costs much higher than they make you think. The hassle of living here isn’t worth even half what I pay in rent. I’ve honestly never lived in a place where management cares so little about their tenants well being and comfort. Please please, do yourself a favor and do not rent here.
they dont fix anything unless you want to constantly email and request them about it, show up in person to ask for it fixed etc. When we moved in they were doing work in our yard, dug it up, made it muddy and didn't fix it until several emails, service requests, phone calls, and in person asks and 2 months later. they ignore service requests, so get ready to send multiple (like 5-7) for one issue. They will send their one handy man who will say it is fixed but it isnt. save yourself the headache and rent money. No one seems to care about the residents here. I regret moving here
I would not recommend this community due to high costs & fees, shady practices and bad customer service. Move-in Deposit: $1200 for a 1bd/bath w/ a cat&dog; not refunded (see below). Move-out Fees: You’re essentially charged the cost to flip the apt for the next tenants. After 3 years of normal wear&tear and throughly cleaning the unit, I was nickel and dimed an extra $860 for reasons including: - “General Cleaning” fee - Painting of floor trim, nail holes and “wall smudges” - FULL replacement of white vertical blinds, window blinds and screen door because they were “dirty” Other recent reviews yield similar stories of bogus move out costs. When disputed, I was told “it’s recommended” you hire professional services to avoid these costs. Rent: Went up an avg of $1500/yr. You are strong armed into signing your renewal 5 months ahead of time or they will threaten to increase it another $50/month. Utilities: Avg $300/month, including mandatory $120 cable/internet bundle and $60 trash/recycle (cardboard only) fees. Staff: High manager turnover and shady sales practices. Refuse to put things in writing and will not provide their name on the phone. This leads to it being impossible to hold them accountable for promises or unethical actions.
First of all, the place is nice, what you see is what you get. People are nice, place is well taken care of. However, as the title suggests, I am not happy about their business practices. For the past few years the management kept adding services such as: 1- cardboard only recycling bins, and charged residents a monthly fee (even though companies pay you to take your cardboard, not the other way around) 2- The complex is connected to multiple ISP’s and residents chose their desired service and provider. However, last year, and unfortunately during the pandemic, they signed an exclusive contract with spectrum to provide a unified cable/internet service to all residents. A super fast internet and two cable boxes, sadly I don’t have enough devices to take advantage of the full bandwidth nor do I have enough room for a second tv since I live in a one bedroom apartment. Billing and payments goes through their utility bill not spectrum. 3- a locked package room, where package are held there free of charge for 3 days. Past that, a $5/day fee is charged until the package is removed. All in all, I end paying around 20% of rent for the utility bill, which does not include electricity.
To start, spent one lease year with them. At the beginning I asked if utilizes are included in the rent fee, so when they said yes, I was very surprised at the 2nd billing fee of almost additional $300 halfway through the month. I also had my ceiling fan break, submitted a maintenance request. Said they could not fix it and had to order a new one and I had to pay $172 for the replacement for their faulty equipment. If I could give no stars I would.
I was a little annoyed by the use of fomo to get me to come in asap to look at and rent the apartment. From there, after debating it for a while I decided to give it a shot because I would like to have a yard for my dogs. My employer was nice enough to switch my start times so that I would not have to take a half day. Wish that I had looked at the reviews first. I checked out 4 different websites, and this one had the highest rating. Every other had a minimum of a 2 star rating. Their ratings were easily divided between 1 star and 5 star, no in between. Big red flag. A lot of the 1 star say the same thing. It is reiterated over the years. On this site, I found that a lot of 5 star reviews are saying not to go through with renting. So, I texted the rep and told them what I found and how I was going to continue looking. They responded by telling me that is was unfortunate since the last bad review was a year ago. So, I told them, the last post was 3/3/2021... That was 3 days ago. Straight up lying to me is not a good way to get me to rethink. Beyond that, there are quite a few bad reviews over the year of 2020. I cancelled my tour, and will be looking elsewhere. Not happy about the treatment I received before even looking at the apartment.
The management here is completely heartless. The pandemic did not stop them from raising my rent 12% at the end of my lease, and telling me that my apartment would be rented out from under me. Overall, the entire complex is shoddy and run down, with a gross gym and stairs that are falling apart. The only good thing is the maintenance staff, everything else is terrible. This apartment complex makes me feel sick to my stomach, and they treat residents like we're less than human. Utility prices are extremely high. Avoid River Oaks.
I wanted to give this place the benefit of the doubt despite reading multiple negative reviews, but I was clearly mistaken. The apartments themselves are ridiculously subpar for the cost, the amenities are lacking, and worst of all, the rude and arrogant employees either have no idea what they're doing or are intentionally misleading people. After speaking with a friend who used to hold a higher position within their parent company, the Connor Group, I learned that the entire company and their respective properties are greedy and shady as can be. If you want to have a good living experience, stay far away from the Connor Group and River Oaks.
DO NOT LIVE HERE. This place is a joke. They charge you however they possibly can and will deceive you at every turn. It’s grossly mismanaged and there have been 3 managers since we started living here less than a year ago. They also have a “retention specialist” that harasses you months before you have to legally give notice of your intention to either move or stay. When we asked why they keep bugging us, they claimed it was because we have one of the largest single bedroom units and our property was in demand. The grounds are always wet and the drainage is poor so the yards stay soaked and attract bugs and odors, lawn care is unpredictable. The dumpsters are emptied almost daily but people drop their large trash items constantly like refrigerators and furniture so it looks like a city trash drop off. The walls are paper thing and you can hear EVERYTHING. This place is a cancerous wreck amongst other great properties across the city. Look elsewhere. The only bright spot is Dave, the head maintenance tech. He’s awesome.
Logged into app to pay my rent for 2/1/2020 which was on a Saturday. The app didn’t work. Tried again Sunday app didn’t work. I called them Monday as soon as they opened up to let them know. They said sorry you have to pay $150 late fee. Had meeting with manager to ask why she was reluctant to do the right thing. She just set there with no compassion. STAY AWAY from river oaks.
DONT MOVE HERE! Moving out is awful here, they charge you enormous amounts in "damages" with no actual proof of the damages. We didn't even find out about these charges until 12 hours before they were going to send them to collections and had to come up with over $1000. Tried to get some proof of why they had to replace the carpet and charge us so much but they had no evidence claiming it was "the smell". They say they informed us about the bill months ago through email and voicemail and say it wasn't their fault that we never got it, even though we actually never got any kind of email or voicemail and they didn't have any proof of this at all, no original email on their end or phone record. Staff (except for Dave) is a nightmare to work with.
River Oaks pays tenants for 5 star ratings by putting money in their utility account. My toilet hasn't worked for 4 months. I was moved into the wrong unit - a cheaper, smaller unit than what I was shown/signed a lease for. To compensate, the office offered to add a note to my file to resign the following year without a rent increase (10 months later they are increasing rent by $300 a month) The unit was ok but w/ obvious repairs needed, low grade /cheap fixtures, no granite countertops, partial stainless steel appliances/mostly black - definitely not "luxury" as they advertise when compared to other apartments in the same price bracket, similar or better neighborhoods. It was nice for 4-5 months until: The master bathroom toilet stopped working the beginning of May and hasn't been fixed as of August 20th, The office erroneously contacted me to move out two months in a row because they had written their address numbers incorrectly. The third month, manager Jessica, who is very unprofessional, combative and lacks proper communication skills for her position causing confusion, requested an "annual" inspection 6 months into my lease. I took the morning off unpaid to accommodate her request and she didn't show up. I reached out to the office to follow up - no one responded- not prior to the no show, and not after to apologize. I left messages, sent emails to the corporate office and River Oaks office over 4 months period to resolve these issues and obtain a copy of my new lease for review with no response. Jessica called me on 8/18 to say I needed to provide 60 days notice by 8/21 if I was moving out or sign a new lease. I stopped at the office and she informed me I'd already provided written notice (I hadn't) but could not show it to me. She also wouldn't provide me with a new lease. I sent an email stating the next month's rent would be placed in an Escrow account if these issues weren't resolved. I got my first call from a supervisor, Regional manager Sal, who said he would send someone to fix the toilet the next day. I worked from home to see if they actually would. No one showed up. I received a call the following day from a corporate office sales rep who was in town and wanted to discuss the issues. He was able to send someone to look at the toilet (still broken) and offered a lease renewal with a $300 a month increase - which wasn't supposed to be increased since I have been paying a higher rate for an inferior unit for 10 months.
UPDATE 8/7/19 - a new update. It’s gotten worse. I didn’t know that was possible. I’ve sent 3 or 4 emails over the past couple of weeks and have received NO RESPONSE. I got a call from the property manager, called back and was told I’d get a call back in 30 minutes... 2 weeks later and I’m still waiting on that call. Each person I talk to gives me different information. I’ve spoken with organizations who help with landlord issues and they tell me totally different things. I’ve been trying to get ahold of anyone there to work it out - nothing. I’m charged for the unit, yet I don’t have keys. I’m charged for a pet fee, and there are no pets there clearly. Please don’t live here. There are so many new apartments that are similar in cost with much, much better management who will actually care about you, not bully you, and treat you like a person. All the bad reviews you read on here are true. I’ve had the same experience. Please trust the low star reviews and don’t move here. Review on 4/9/19 — PLEASE do not rent here. It’s a disaster. I had a broken sliding door and when maintence came to fix it, they only half fixed it. I went to use it later and it fell on my dog and me. On the second floor of my apartment, there are blood splatters. I’ve reported them, but no one will clean them up. I pay a lot of money to live in complex so NOT cared for. They won’t let me out of my lease for any reason. Please go spend your money at a new complex with a management team that cares and values you as a resident.
The property manager and staff are extremely unprofessional, rude and disrespectful. The complex is disgusting with dog poor everywhere. They never fix anything in a timely manner and they bride you to write 5 star reviews for them. They are dishonest and will just tell you what you want to hear.
I was told a month after I moved in that I would be paid to provide a 5 star review in the form of a credit to my utilities account. Still naive an unaware of the actual living conditions of this community, I happily obliged. Fast forward 6 months later, I wish I had never lived here. Check the reviews on other pages and you will see the actual truth. This place is terrible! Broken glass from discarded liquor bottles all of the place. Numerous fees have been added on to my rent since I have moved in stating they are "upgrade fees" to improve the community - not fees that were included in my lease, nothing I agreed to. The gym is absolutely disgusting. Equipment is always dirty, room is hot, and trash everywhere. There is dog waste all over the place, you cannot walk to your car without stepping in it - which, good luck finding parking, the lots are over crowded, no assigned parking for tenants so everyones guests can park where ever they want. They just allowed someone with 3 very large dogs who bark all day long to move in below me into a small, 2 bedroom apartment. A few months ago, they called to do a walk-thru because they erroneously had me scheduled to move out - even tho I was only a few months into my lease. I asked them to sort it out and call me back,. no one did. A couple months later they wanted to do a maintenance inspection which required me to take the morning off work - unpaid - and no one showed up. I tried contacting them for 30 minutes after they were late. no one has contacted me regarding that. There are car break ins and thefts here all the time, despite it being a "gated community" They told me if I wanted to resign my lease, the rent would go up $200.00 / month. Who do they think they are kidding? There are plenty of places to live in Columbus where the tenants are treated nicely, with respect, and the apartments aren't outdates, and provide parking. Run away fast.
A couple of weeks ago I moved into a 2-bedroom apartment at River Oaks. I love my new home, the safety of the place and everything else they offer. Erica provided me a super smooth transition and resolved any question I had instantly. I can really recommend this facility. Christiane

River Oaks is a great location convenient to Grandview, Arens district, downtown and Hilliard. Apartments are nicely renevated with security and various amenities. Depending on units they have patios with storage, attached garages or fenced yards. Those numerous options are unusual. The staff was very helpful in getting me into this apartment using online means during my physical absence which helped tremendously.
I recently moved to river oaks and my experience so far has been great! The apartments have huge windows, a balcony with a sliding door, and tons of storage! I have a 1 bedroom and its really homey and only 10-15 from downtown. The staff is very friendly and made the entire move-in process so easy! I definitely recommend this apartment complex!
I stumbled across this place by mistake and ended up finding a great place to call home. It has a great location the fits my lifestyle perfectly. I’ve never been anymore excited to decorate in my life. Payton did a great job setting me up with everything I needed. I was given so much positive vibes throughout the entire process I felt like I was their first ever tenet. This place is awesome!
I have been living in River Oaks apartments for a month now. I had to move in within two days, and it was the fastest rental experience I've ever had. The management helped facilitate my moving by processing my application as quickly as possible. Staffs are friendly and have been very prompt responding to a few maintenance calls I had. I love my apartment; the appliances are well-kept, and the neihborhood is calm and just 10 minutes drive from OSU.
Just moved in a week ago and so far so good. I needed to move quick and they were able to assist in speeding up the process. I worked mostly with Payton and he was great at answering all my questions and getting back to me quickly. Since moving in, I have needed a few repairs and the maintenance staff has been very timely with responding. Hope to stay here for awhile so its nice to know the staff cares and I can count on them.

I absolutely love living at River Oaks. The apartments are beautiful, the staff is so friendly, and the maintenance men have fixed everything in a timely manor. I would recommend River Oaks to anyone who is living in Columbus!!
I have hated everything about living here for the past year. The location is now what is says, its at least 10-15 minutes from downtown, gas stations, groceries stores, and any restaurant. Maintenance claims to be 24/7 but I'd have to call multiple times before they'd come out to fix things or it'd get to the point where I'd just let it go because I was tired of calling to ask for them to send someone out. The girls in the leasing office are not approachable and seemed to get annoyed with me when I was frustrated with the lack of maintenance. Lastly, they have no grace period for rent - which is fine but when the first lands on a Sunday, and the leasing office is closed, and they do not have a dropbox for checks I feel it is unfair for them to charge me $100 late fee. To me that is just greed and the leasing office wanting more money out of their tenant which does not sit right with me. Do yourself a favor and don't live here.
I have been here for a year now and I can't wait to continue my stay with River Oaks! Everyone is so nice! The property is kept very neat and clean. The pool is getting updated with new furniture and i can not wait!!!!
Pros: office staff are very friendly and personable, and not in an artificial, business-like way. They really seem like their interested in your concerns and getting to know you. I am moving out of my apartment early and entering a new lease elsewhere; the office manager Chloe realized this and called to say she will try to lease my apartment ASAP after I move out, so I can avoid paying rent for 2 apartments. While the apartments look pretty good from the outside, the inside of my apartment does have some issues (see below). The amenities are not as great as some of the luxury complexes I have lived in, but they have gotten me by since I've lived here, and I would imagine most other people as well. Outdoor lighting was terrible when I moved in, but has since been greatly improved. Cons: the awkward location on Dublin Rd. (which in one lane in each direction at this location) makes it really difficult to get into and out of the complex sometimes, especially at rush hour. I've waited almost 5 min. to make a left turn out of there. Overall, I feel that the apartments were poorly built and, at times, are poorly kept. During the warmer months, my roommate and I had very bad bug issues. The first night I moved in, I found at least 5 live bugs within an hour. I understand that this is more likely with a first floor apartment, but the amount we have found and continue to find seems ridiculous. Speaking of bugs, at the beginning of my lease, there were bugs all over the floor in the gym. It took at least a month, if not longer, for the dead bugs to be cleaned up. Our apartment is also very drafty during the colder months, and this is coming from someone who hates being hot! We have an "updated" apartment, but it is obvious that the renovations are cheap at superficial (i.e. more modern, dark paint over outdated light-colored wood cabinets). Overall, most of my complaints about River Oaks stem from the fact that this complex does not coincide with my personal preferences and expectations. I do regret not researching River Oaks more before signing a lease. For those who desire a decent, safe apartment complex, with slightly above average amenities and a semi-convenient location, River Oaks is likely right for you. However, if you are accustomed to or interested in living in true luxury apartments, you will likely be disappointed.
I’ve lived here for about 9 months now and have had a wonderful experience. The apartments are spacious and the residents are all very friendly! This place has been absolutely perfect for my dog. She has a nice, spacious back yard I can let her out in at any time. On top of that, it is extremely safe here. I feel comfortable outside of my apartment at any time of the day. The gate is a really nice feature that has made my overall experience much better. In my time here I have had nothing but positive experiences and would recommend this apartment to anyone!
I have been lived this apartment for 7 months now, the location is very convenient, close to shops, work, and school. It is very safe here, only people with the key can get in the gate. The 2 ladies at the front are great, they are very easy to work with, the maintenance staffs are very nice too. I would strongly recommend River Oaks Apartments for someone just move to Columbus, OH, it is quiet and affordable place for everyone.
River oaks is a great place if you want to be close to downtown, but not right in it. You can get to the city in 10 mins. The apartments themselves are nice too, the fireplace and balcony are a nice addition. Its the ideal spot for a people who are looking for a chill spot that isn't to crazy, but isn't a retirement community. Gym isn't great, but it's not bad. Pool scene is nice and very laid back. I've had no issues with other tenants or the staff. Cost of rent is reasonable as well.
I have been living at River Oaks Apartments for just over 3 months now. I have had a great experience living in the apartment complex with no issues with management or the unit itself. Gated community, great amenities for the price, and great customer service. Management has been excellent to work with, as well as the maintenance staff. I have only come across a few small cosmetic issues in my unit, and the maintenance team is quick to respond when I submit a service request through the mobile app. For someone who works downtown, it's hard to beat the price for what you are provided at River Oaks Apartments, as well as having a short commute. I would strongly recommend River Oaks Apartments for someone looking for a quiet place to live, with great service from the staff, and affordable rent.
I have lived here for 3 years, the pool is great in the summer and the location is convenient to MANY places Hilliard, Grandview, Upper Arlington, downtown & Dublin. The complex is quite, the provided washer & dryer is very nice and the bathtub is huge. I have a one bedroom but the layout makes it very spacious. There is a monthly bill on top of the rent and the trash is EXTREMELY over priced but the dumpsters are emptied on a regular basis for the most part.
Apartments are quiet and we never hear our neighbors. Spacious and home-y.

River Oaks is an awesome apartment complex. The maintenance guy came to check on our AC and ended up fixing our doorknob too "just because it bothered" him. The property is safe, well maintained, and pet friendly. Honestly the community here is as social and nice as anywhere considering our generation has the weird tendency to never speak to our neighbors ever. If you're tired of living on campus, not having a dishwasher, not having an ice maker, not having parking, not having a safe place to walk your dog or any combination, move here. You won't regret it. Chloe and Tanya are PHENOMENAL and just a blast to interact with. Dave is hands down the best maintenance person I have ever dealt with and just a genuinely cool guy to be around. He is always very loving with our dogs and a really friendly, safe dude. They make a lot of efforts here to keep things fun and exciting. This is a quiet community with a lot of charm, and there are always fun balloons and weird giant inflatable holiday themed creatures at the front entrance to greet you. The new speedbumps are awesome, the new computer room / business thing is awesome, and the dog friendly community vibe is still awesome. The gym is still not great, but this has more to do with Connor Group not investing in their best property in the whole country (HINT HINT CONNOR GROUP UPDATE THE GYM). Despite the lackluster equipment, when we had concerns about the lights being out in the gym hallway, the stellar maintenance team were there to resolve the issue that day. The amazing staff here make up completely for any minor issues that may arise on the property. 12/10 recommend
I moved into a 1 bedroom apartment about 3 years ago. The apartment is around 900 square feet and is adequate in size. The kitchen is a bit outdated, however it is being upgraded---for a monthly increase in rent (not by choice). The balcony is spacious and the storage space next to it is great if you have bikes or the need for other storage! The bathroom itself is small, however the shower space is very large for an apartment. The use of low-flow water features is a downgrade, however, you can install your own shower head if so desired. I have a king size bed in the bedroom and still have plenty of space on each side to maneuver. My closet is only 1/4 filled, that's how big it is. I am satisfied with the overall value of the apartment and the location is really nice and isolated but only 10 min from downtown. One thing that could be improved is the pet waste stations. There are only 4 around the large complex and most of the time they are out of pet waste bags. There is a high community trash/facilities charge per month for things I don't use and these things are non-negotiable. There can be issues with wasps in the soffets and birds building nests under the covers of the balcony if you live on the third floor. The facilities are OK, the pool is not very big so it is always packed with meatheads blaring music and selfie Sarah's which is kinda a deterrent to other residents. New management is much better than previous years and I have seen things improve greatly in my time here. Overall, the apartment community is quiet, tucked away, gated, close to downtown, and at a good price..try it out.
Apartments are in a great area of town and reasonably priced when compared to similar living arrangements. Maintenance is always dispatched in a timely manner and resolves issues. The guys are super nice as well. The upgrades look good as well. We've been here for 4 years and we have seen several management changes. There were issues with the previous management team but the current team has done a great job since taking over. They're a little strict but they are consistent.
I moved in to River Oaks back in August 2014. I have lived in a 3 bedroom unit and currently live in a 1 bedroom unit. The units at River Oaks are very spacious and sound proof. I never hear my neighbors, which has been an issue at previous complexes. Maintenance is always friendly and very quick to fix things. They also allow large breed dogs and that has always been a struggle to find in Columbus. Recently they have changed management and Chloe has been a huge help for my husband and I! I highly recommend these apartments!
There is nothing bad I have to say about this place! Great price, amazing staff, great location( right by 270 and right by grandview), tons of space, quiet, huge rooms, fun pool, great workout room! I would highly highly highly recommend this place to anyone and everyone!!
The management team is wonderful and kind. Maintenance team works very quickly to make repairs - we have never waited longer than a day to have our air conditioner or even a hole in the wall patched. The neighborhood is safe - kid and dog friendly, and the apartments are clean, updated and spacious. I would recommend River Oaks to anyone.
