!DO NOT WHATEVER YOU DO MOVE HERE! Make sure you note the fact that you need a 60 day notice to leave your lease. Not 30 like the state of Michigan says. We didn’t even live there for a month and we still had to pay for everything. When we turned in our keys they said we were good and didn’t owe anything else. Nothing showed in our rent portal that I checked for another month and a half after we turned the keys in we also attempted to call twice to make sure we didn’t owe anything. But they never answer their phones. Front desk staff was constantly on their personal phones whenever we went in person as well. 4 months later I get a letter from a collection agency stating we owed over a grand. Never received anything from River Oaks themselves stating we owed anything. Not in an email or mail box. But they did call us twice to ask if we were renewing our lease after we gave notice and they came to check out our apartment. Even in those phone calls they mentioned nothing. And then they are trying to charge us for fees from 2 months prior; and the kicker? I can’t get into the rent portal to get my past payments to show that I did pay the past months. Idiots all of them. Set clear and save your self the time and money. We didn’t even have a working dish washer for 6 months and there were literal holes in the wall near the windows and lastly the front door to the unit never locked. Not a great look

We've lived here for 3 years now, and will be moving soon due to job changes. The apartments are modest (some appliances are older, some sloppy baseboard and tile work in the kitchen and bathrooms) but are well maintained, and while we've lived here the windows and refrigerators have been updated throughout the entire complex. Maintenance has been excellent in their response times and considerate when entering our apartment. We had no issues with water leakage or insects. The grounds are well maintained as well. The apartment design overall is a little awkward to fully utilize. The cubby in the living room has the cable jack, but won't fit modern entertainment centers. There are few to no lighting fixtures in the common areas. The One Bedroom model has an irregularly shaped bedroom. However, these are minor concerns. The location is excellent. There's a corner grocery store and a gas station within walking distance (that's it), and downtown Dearborn and the Fairlane shopping mall are both a very short drive away. The complex sits on Ford Road, which is basically always noisy, so be aware if your living room or bedroom windows directly face the street. Also be aware that the police often idle in the complex's parking lots to set up speed traps. Our only major complaint was laundry. Each building has hookups for private machines, which we did not have, and the "laundry facilities" are 3 washers and 3 dryers attached to the lease office, which was a long walk away from us. Those machines service the entire complex, so they are very worn and are usually taken. There are a number of coin laundry places on Warren and Ford road, and we ended up utilizing them heavily. Overall, I would highly recommend this complex to students or families. It is not top of the line, but it is great for the price point!
