Not sure how this place has a 3.8 out of 5 rating. Hopefully this review will help balance it out to reflect reality a little better. You don't want to live here. If you're stationed at Fort Hood, live on base or post, it's cheaper and easier. Whatever you do, do not believe the BS 5 star reviews. They try to dress this place up to appear decent, but I promise you it will be the worst place you will ever have the displeasure of living in. The unit will not be clean when you move in, and they won't show it to you before move in day because they know how horrible the units look. Things will break constantly and will never be properly fixed, that is if you can even get someone to come by and actually work on it at all. Pest problems especially during the hotter months. Allergic to any kind of stinging insect? Well according to River Oaks, thay isn't their problem and pest control will "come by" to take care of it. They won't, I don't think there even is a pest control company hired to work the complex, because I've never once seen them here and certainly never seen anyone spraying pest control solutions. The paid parking is a joke, they spray paint an uncovered parking spot with a number, and it gets an ugly black spray paint rectangle over the spot when it's no longer a paid spot. The dog park is also a joke. It's literally a fence. That's it, nothing else for your dogs, not even a bench for the pet parents to sit on. Hope you like trains too, because you will hear train horns day and night since the tracks are less than 30 feet from some of the buildings. If you like getting the ol' landlord special paint job, good! Because your bathtubs will be painted with the same paint they use from the trim and doors. Just some good old family fun pulling bubbling, peeling, disgusting paint off the inside of your tub. Love hearing the sound of traffic? They got you covered here, due to the extreme thinness of the glass used for the windows and patio doors, you'll have unimpeded sounds of screeching tires and modified exhausts. If you'd like to live in literal hell, River Oaks is the place to be.

Please do not waste your time, your money, or your mental capacity in this complex. The nightmare starts from them charging you well over a non-refundable $1000+ fee just for moving in which supposedly covers internet (that hardly works), trash, miscellaneous fees, etc, to deleting maintenance issues without resolve (I had a leak in my bathroom ceiling for 2 months which caused black mold, and a constantly running toilet for 3 weeks), to the office staff being incompetent as they send notices months behind that have already been covered and posted in their own resident portal app, and sending passive-aggressive emails with multiple misspellings and misinformation to the residents. I tried to work with them on multiple occasions, had to go to the BBB and county commissioner just to have an attempt at resolution, and they never responded to any request. Please save your mental health and your money and choose to live elsewhere.

So unfortunately, before I could see all of the horrifying reviews of this place, I signed a lease. I requested to see the unit i was going to be renting before moving in and they told me they have a vritual tour.. of due to covid i understand some establishments are not doing in person tours. The tour however was of the model unit... ok of course the model unit looks nice. I pretty much begged them to let me see the property maybe 2 or even 1 day before move in. They notified me that the unit will not be available for viewing until the actual day of move in which I've never heard of that before a day in my life. I told them that that's unreasonable and they told me they would ask management if I could get a date to view the unit... still nothing. I informed them that my husband was notified that he has pending orders and that we will not be moving in the unit after all. The lease starts on the first of the year. it's on the 11 of december.. they told me that i would be responsible for subletting charges. eventhough we will not even be occupying the unit at all... anyway I can see why they dont let tenants view the property beforehand. according to the pictures the units are riddled with mold and the units are unkept... I am shocked as to how this place isn't blacklisted. PLEASE PLEASE PLEASE DO NOT RENT FROM THESE PEOPLE!!! THEY WILL DENY YOU TO SEE THE UNIT AND ANY PLACE THAT NOTIFIES YOU THAT YOUR UNIT WILL NOT BE READY UNTIL MOVE IN DATE IS VERY FISHY!!! I am so happy that I didnt get stuck with this place and i am going to work hard with jag to see what can be done about getting this rental place blacklisted due to all of the horrible reviews and experiences.

Ms. Jenkins, I understand your frustration but as we have discussed it is our policy not to show units that are not ready yet. Your particular unit is scheduled for make-ready the week of move-in. As for breaking your lease, we have to follow guidelines placed by TAA (Texas Apartment Association) and the SCRA (The Servicemember Civil Rights Act), this ensures that we comply with fair housing laws. This place is deceitful, do not judge a book by its cover. Management straight up does not care, they charge ridiculous fees, 4 separate charges in regards to water and sewer. Internet "provided" never works. Liz and Sarina, are condescending and rude. Please don't waste your time or money.

From day one there has been an issue with this apartment! It started off with a horrible mildew type odor that emitted from the vents everytime the heat was turned on. After a few trips from maintenance they finally figured out that somehow the smell was coming from the garbage disposal, go figure! They cleaned and flushed out the disposal which did alleviate most of the problem but I still had a hint of that same air coming through the vents. Fast forward to present day. Management was notified that my a/c was not blowing cold air at all. After numerous attempts to fix it properly they said they had to order a part. Until the part came in and the unit supposedly fixed was roughly 7 days. 7 days my baby and I had to stay in a super hot apt. because it’s been 90 degrees everyday! Managements solution was to pack up every night and stay in their air conditioned model apt. which with a newborn is not practical. After many excuses new unit put in and A/C just stopped working in the middle of the night waking up to yet again a hot apt. Once again being told someone is going to work on it to make sure it’s right. This has been nothing but a fiasco from the beginning and their management from front desk Desiree to Courtney the property manager should definitely learn what it means to have a sense of urgency in situations like this and at least act like you care instead of constant excuses. As a paying tenant that pays on time every time I expect things to work or get fixed in a timely fashion. If I were 7 days late with my rent I would be getting threatening notices. I would never recommend anyone live here and will definitely look to not renew my lease in the near future.
Toured this property and it is beautiful. The office staff is very knowledgeable and helpful. Well worth the money. Best property in the whole area and if you are stationed at fort hood this is a great place to live.
